      <description>&lt;p&gt;Today was a bit cold, so on a day like this I love to look at something colorful.&amp;nbsp; I chose Peonies.&lt;/p&gt;
&lt;p&gt;Two years ago when my daughter was getting married the peony&amp;nbsp;was one of the flower she wanted, now I can't even remember what flowers she actually used; I suppose I will have to pull out the albums.&lt;/p&gt;

      <title>So you think you don't qualify for the first time buyer tax credit? Think again.</title>
      <description>&lt;p&gt;Today while consulting with a &lt;strong&gt;first time buyer&lt;/strong&gt; client I brought up the subject of the &lt;strong&gt;home buyer&lt;/strong&gt;&#160;&lt;strong&gt;tax credit&lt;/strong&gt;.&#160; I was told there was no need to discuss the subject since he did not qualify.&#160; I did not drop the subject but was curious to know why he said what he did.&#160; After further probing I found out that he was correct, but only under the old guidelines.&lt;/p&gt;
&lt;p&gt;The&lt;strong&gt; tax credit&lt;/strong&gt; has been extended and expanded to cover more than just &lt;strong&gt;first time buyers&lt;/strong&gt;.&#160; You should have seen the look on the young man's face when I told him that the income guidelines for a single person had been increased to $125,000.&lt;/p&gt;
&lt;p&gt;This encounter made me realize that there might be a group of potential &lt;strong&gt;first time buyers&lt;/strong&gt;&#160;who have&#160;ignored the program&#160;because they are thinking that only the time frame was extended and the other requirements have remained the same.&#160; So if you are one of those who did not qualify under the old rules that might not be the case now.&lt;/p&gt;

&lt;p&gt;At the intersection of Route 199 and Route 308 in Milan, NY when you are stopped at the light you can't help staring at this Prozac capsule.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I can't tell you how many times I have gone by this and&amp;nbsp;it always get a chuckle out of me.&amp;nbsp; I am still not sure what is&amp;nbsp;really the&amp;nbsp;message that the creator of this piece is trying to convey.&amp;nbsp; Should I simply&amp;nbsp;not worry and be happy on my own or just take that 1,000,000 MG of Prozac and stop worrying altogether and be so happy. I never really had the urge to find out.&lt;/p&gt;
&lt;p&gt;So after staring at this over the years, while&amp;nbsp;on my way to preview a house in Standfordville last Friday I decided to get a shot.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Wordless Wednesday is a reminder to me to post a photo but I find it impossible to be completeley wordless so forgive me.&lt;/p&gt;
&lt;p&gt;I have always found the sky moon amd stars fascinating, I remember as&amp;nbsp;a &amp;nbsp;child I would spend hours&amp;nbsp; star gazing and daydreaming and I even loved the nights when it was pitch black except for the moon.&lt;/p&gt;
&lt;p&gt;So it was not a surprie that I would want to capture this scene.&lt;/p&gt;

&lt;p&gt;The day&amp;nbsp; of my visit was a bit overcast, however, I was entertained by the birds, beautiful swans and a flock&amp;nbsp;of smaller birds.&lt;/p&gt;

&lt;p&gt;In Hyde Park NY during the month of October there were 21 closed sales in the single family detached market.&amp;nbsp; There were 3 mobile home in the mix as well as several foreclosures.&amp;nbsp; The selling price range from $48,100 a foreclosure to $323,000.&lt;/p&gt;
&lt;p&gt;Hyde Park continues to be an area&amp;nbsp;with a good inventory under $300,000.&amp;nbsp;&amp;nbsp;Now that the Tax Credit&amp;nbsp; has been extended I am sure we will continue to see the Hyde Park inventory moving.&lt;/p&gt;

And a &lt;strong&gt;3.8%&lt;/strong&gt; decrease over same time last year.&lt;/p&gt;
&lt;p&gt;The absorption rate on the Condo/townhouse market is&amp;nbsp;&lt;strong&gt;15.44 months&lt;/strong&gt; (386/25) a big difference from last month when the absorption rate was &lt;strong&gt;7.64 months.&amp;nbsp; &lt;/strong&gt;The current dollar sales volume also was less than 50% of last month and 21.8% less than same time last year.&lt;/p&gt;

&lt;p&gt;These are sea grapes.&amp;nbsp; You will find this interesting plant along the beach in tropical climates.&amp;nbsp;&amp;nbsp;The fruit is&amp;nbsp; green but when ripe turns purple.&amp;nbsp;&amp;nbsp; I can remember that as a child I had fun gathering and eating this unusual fruit.&lt;/p&gt;

      <description>&lt;p&gt;Wednesday is a typical Broker's Open House Day in Dutchess County NY.&amp;nbsp;&amp;nbsp;Agents can find these open houses by looking on the Multiple Listing Service; although, not all agents make use of this tool.&amp;nbsp;&amp;nbsp; Most agents will send out email invitations&amp;nbsp;and now and then you will get a direct phone call.&lt;/p&gt;
&lt;p&gt;Last Wednesday I saw several homes and each was a different style and price range.&amp;nbsp; I got to thinking about those sellers, although they are in the minority, who refuse to have any sort of open house; to me that is like shooting themselves in the foot.&lt;/p&gt;

&lt;li&gt;By holding a Broker's Open House many agents will see the house at once and&amp;nbsp;this will cut down on the number of calls from agents wishing to preview the property for their buyer clients.&lt;/li&gt;
&lt;li&gt;If&amp;nbsp;you and your agent&amp;nbsp;had a disagreement on the best price to list the property,&amp;nbsp; agents will provide feedback on how they feel the property is priced in relation to the existing market.&amp;nbsp; Carefully reviewing&amp;nbsp;all feedback can help you and your agent .&amp;nbsp; Sometimes right after an open house there will be a price reduction and that's not an accident.&lt;/li&gt;
&lt;li&gt;Agents will also give feedback on property condition and sometimes will&amp;nbsp;volunteer additional ideas on what&amp;nbsp;could be done to make the property more saleable.&lt;/li&gt;

      <description>&lt;p&gt;Budds Corner is located between Route 9 and Route 9G in the town of Red Hook.&#160; So named after the Budds family and there are still members of this family residing on this street.&lt;/p&gt;
&lt;p&gt;On Budds Corner can be found a couple large farms.&#160; I was once told that the corn crop need to be knee high by the the begining of July so when I go by in the summer&#160;I make a mental note.&lt;/p&gt;

&lt;p&gt;So when using the beaches what can we do to protect the ecosystem so that future generations can enjoy the scenic beauty?&lt;/p&gt;

      <title>Can you believe it! time to set the clocks back</title>
      <description>&lt;p&gt;The saying goes: &quot;spring a head fall back.&#160;&quot; Yes on November 1, 2009 at 2:00 AM it will be time once again to &lt;strong&gt;set the clocks back one hour&lt;/strong&gt;.&#160; Caution, only in States where Daylight Saving Time is observed.&lt;/p&gt;
&lt;p&gt;This is also a good time to make various preparation to deal with the winter weather and to check out safety devices to make sure they are in working order.&lt;/p&gt;
&lt;p&gt;Since we never seem to have enough time it will be great to have an extra hour if just for one day.&lt;/p&gt;
&lt;p&gt;I don't think many of us wait for 2:00 am to set the clock back, usually you will do this before going to bed.&#160; If you&#160;have several clocks in the house make sure to change them all.&#160; One yearr I did not do this and woke up in a panic because I thought I was late for an appointment.&lt;/p&gt;

&lt;p&gt;2.&amp;nbsp; &lt;strong&gt;Reserved fund - &lt;/strong&gt;this fund is used to make repairs of common areas.&amp;nbsp; However if a major project is necessary; for instance repaving of the parking lot each unit owner will get a special assessment; this will be added to the monthly HOA payment.&lt;/p&gt;
&lt;p&gt;3.&amp;nbsp; &lt;strong&gt;Maintenance - &lt;/strong&gt;there is usually a property management company hired to take care of the complex.&amp;nbsp; It might be a good idea to investigate the management company.&amp;nbsp; I recently listed a a unit which was in excellent condition however the hallway was not well maintained, torn carpet.&amp;nbsp; The owner indicated the work should have been completed months ago but was still not done.&amp;nbsp; This affected the sale , the condition of the hall was a turn off for many potential buyers.&lt;/p&gt;
&lt;p&gt;4.&amp;nbsp;&lt;strong&gt; Amenities - &lt;/strong&gt;these differ from complex to complex, ranging from play area and swimming pool to tennis court and fitness center.&lt;/p&gt;
&lt;p&gt;5.&amp;nbsp; &lt;strong&gt;Storage - &lt;/strong&gt;Some condos have separate storage units&amp;nbsp; with lockers as well as garage, others have storage in the basement.s&lt;/p&gt;

      <title>Are you really selling any real estate?</title>
      <description>&lt;p&gt;It is very common for people to ask if I am&amp;nbsp;really making any &lt;strong&gt;sales in real estate&lt;/strong&gt;&amp;nbsp;and then to give me that look as if to say, &quot;poor thing. How are you surviving?&quot;&amp;nbsp; I suppose this is understandable when you look around and see all the for sale signs; some having been up over a year.&lt;/p&gt;
&lt;p&gt;Yesterday, the question came up several times, starting with a visit to my financial consultant, next, running into someone in the store and then again during a telephone conversation with a friend I had not spoken to for a while. Don't get me wrong, I do send out information when &lt;strong&gt;I list and sell properties&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;My usual response to such a question would be yes, and I am presently working with buyers and sellers.&amp;nbsp; My problem is, I hate tooting my own horn, although my husband reminds me that real estate is a sales business and a little tooting does go a long way.&amp;nbsp; I am the type of person who would not show up for an award if I knew about it ahead of time, so tooting my own horn is just something that is uncomfortable for me.&amp;nbsp; I prefer providing a a good experience for my clients.&lt;/p&gt;

Yes!&amp;nbsp;I am &lt;strong&gt;selling real estate&lt;/strong&gt;, as a matter of fact, October is not over yet and&amp;nbsp; in the last 3 weeks I sold&amp;nbsp;a property on Elm Street and do you know what was great about that? I&amp;nbsp;saw more properties like the one on Elm &amp;nbsp;St that&amp;nbsp;were priced over $ 400,000 moving; actually a couple pending right now&amp;nbsp; were listed over $700,000.&lt;/p&gt;

&lt;p&gt;I sold a ranch in Gallatin on a large parcel and over the last couple months I had many calls from people interested in purchasing it, some who had look at it months before.&amp;nbsp; This too showed me that there were many people who still wanted to &lt;strong&gt;own real estate&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Next, I told them about my listing that I had an accepted offer on in 40 days althouugh the days on the market for the area exceeded 100 days.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I thought about it for a moment, and&amp;nbsp;then I&amp;nbsp;&amp;nbsp;said, those 3 transactions in October would account for over&lt;strong&gt; 1.2 million dollars of real estate sales.&lt;/strong&gt;&amp;nbsp; And the reposone to that was: &lt;strong&gt;Wow! I guess you are selling real estate&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;I failed to mention that these were all non-distressed and cash sales.&lt;/p&gt;
&lt;p&gt;So, I just have to drill it into my head that people really like to hear your success stories.&lt;/p&gt;
