Realtors are always on the leading edge of technology tools, right?

After approximately 4 years of using the Palm Treo 680, I was beginning to worry how much longer my old friend had on this earth.

Over coffee and newspaper last Friday I spot a Sprint ad touting the new Palm Pixi and if I acted sameday, kindly Sprint would give us a 2nd phone FREE!

So, I motor on over to the Sprint store to do some vetting.

Sure enough, the ad was straight so I said good-bye to my trusted friend and walked out with my newest, best friend.

Pros/Cons?

Pros:

Accustomed to syncing with Outlook and Pixi continues this tradition.

Much lighter and much smaller than the Treo 680.

That was important to me because every showing was a challenge.

You know what I mean.

You pull up to the house you're about to show as the anxious buyer's are machine-gun drilling you with questions.

They leap out of the car and it's a race to see who arrives at the keybox first.

Before exiting the car, I grab the Supra-e-key, my smartphone, the Listing, and a digital camera in case the hyper buyer's want photos!

I stuff as many of these items as possible in my pants pockets which only adds to the weight of the car keys, wallet, coin change, etc. .

Now my challenge is to keep my pants up with all the additional weighty items I'm toting.

But the new Palm Pixi is almost as light as air and is so small I forget which pocket I put it in.

Love the i-Pod like touchscreen.

Love all the apps it came with.

Cons:

Two-steps to sync; whereas, the Treo 680 was only one and it was as simple as pushing a button.

Small keyboard.

Small screen.

Can't adjust size of fonts.

Must wear cheaters to read screen.

Screen is so small it would be more dangerous for me to use while driving than Tiger Woods late-night travel.

I would like to hear from you as to what smartphone you have and your likes/dislikes.

FALL SALES SURGE

Report Shows Inventory Declines 14 Percent

NAPLES, Fla.-November 13, 2009-Overall pending home sales increased at least 100 percent in October 2009 compared to October 2008 in each price category under 2 million, according to a report released by the Naples Area Board of REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).

"The number of contracts written in October 2009 (904 contracts) was more than twice the number of contracts written in October 2008 (409 contracts). The volume of activity is significant at what is usually a slow time of year," acknowledged Mike Hughes, Vice-President of Downing-Frye Realty.

The properties in the under $300,000 market have led the way in sales for the past few months. However, the market recovery is now working its way up to the higher priced properties. Pending sales in the $300,000 to $500,000 price segment have increased 150 percent from 48 contracts in October 2008 to 120 contracts in October 2009.

"Low interest rates and the federal tax credit are helping to drive more sales. Buyers are getting off the fence," stated John Steinwand, President of Naples Realty Services. "Inventory continues to go down from its peak."

The available inventory has declined 14 percent to 9,347 in October 2009 from 10,815 in October 2008.

The October report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:

Overall home sales under $300,000 saw a 42 percent increase with 555 closed sales in October 2009 compared to 392 closed sales in October 2008.

Single-family pending sales increased 73 percent with 475 contracts in October 2009 compared to 274 contracts in October 2008.

Condo sales increased 49 percent with 254 closed sales in October 2009 compared to 170 closed sales in October 2008.

The overall median closed price decreased 14 percent to $190,000 in October 2009 from $221,000 in October 2008.

The median refers to the middle value in a set of statistical values that are arranged in ascending or descending order, in this case prices at which homes were actually sold. It should be noted that in any given period the median could vary greatly if there is an anomaly, a single sale that is significantly higher or lower than other properties in the area.

According to Brenda Fioretti, Managing Broker of Prudential Florida Realty, "Educated consumers are contributing to the market rebound as sellers price properties competitively and realistically.

The Worker, Homeownership, and Business Assistance Act of 2009 has established a tax credit of up to $6,500 for qualified move-up/repeat home buyers (existing home owners) purchasing a principal residence after November 6, 2009 and on or before April 30, 2010 (or purchased by June 30, 2010 with a binding sales contract signed by April 30, 2010). What is the definition of a move-up or repeat home buyer? The law defines a tax credit qualified move-up home buyer ("long-time resident") as a home owner who has owned and resided in a home for at least five consecutive years of the eight years prior to the purchase date. For married taxpayers, the law tests the homeownership history of both the home buyer and his/her spouse. Repeat home buyers do not have to purchase a home that is more expensive than their previous home to qualify for the tax credit.

•· Estero Parkway overpass now open over I-75. The new road helps carry the east-west traffic load. FGCU, Germain Arena, Miromar Lakes Outlet Mall and communities like Grandezza, etc. will all benefit with this new route to get from one side of I-75 to the other.

•· Collier County Sherriff's office uses technology to raise awareness and educate. "On Scene", is the Sherriff's new 15-minute, monthly TV show. "On Scene", will air on the Collier County government's Collier TV, at Comcast channel 97, and on the Collier County School District's Education channel on Comcast channel 99. The first program features segments on the Sheriff's office's Everglades District, the agency's partnership with U.S. Immigration and Customs Enforcement, Halloween safety tips and public service announcement about the dangers of texting while driving.

A group was formed four months ago with the purpose of making Collier County the spring training home for the Chicago Cubs, the Naples Daily News has learned.

And that group already has met with the Cubs - both at their headquarters in Wrigley Field, and earlier this month in Naples for a two-day visit by new owner Tom Ricketts and CEO Crane Kenney.

During that visit, the Cubs toured Collier County looking at potential stadium sites.

"The Chicago Cubs are exploring Naples, Florida, as a potential spring training venue and have been working with Chicago-based Esmark and Naples-based Fifth Avenue Advisors in that regard," Kenney confirmed in a statement. "Our site visits and discussions confirm that Collier County has a number of suitable locations for a world-class spring training facility."

SOUTHWEST FLORIDA TRIVA:

In January 1888, there was yet no pier in Naples. The Naples Hotel came first, and then the pier was built.

The Naples Company found and purchased the fastest steamship on the coast, Captain Merritt's Fearless. This ship, which ran from Punta Gorda to Naples, entered through Gordon's Pass and sailed up into the Bay of Naples, according to the company's promotional brochure. However, during low tides, passengers had to be shuttled ashore by "lighters" out in the Gulf, which featured some troublesome sandbars.

In June 1888, a construction contract was awarded to Captain James Canty, in Fort Myers, for a 600-foot, T-shaped wharf in the 18-foot water on the Gulf side, facing the hotel. Pilings and timbers were offloaded in the surf and towed ashore.

When the hotel opened in January 1889, the wooden pier had just been completed and was where passengers and freight were loaded and unloaded, as well as a fishing site. The post office was located at the foot of the pier, where it stayed until 1922, when an accidental cigarette fire destroyed the building and part of the pier.

SUMMER SALES UP 96 PERCENT

Report Shows Inventory Declines 14 Percent

NAPLES, Fla.-October 16, 2009-Summer was an unusually strong selling period, according to a report released by the Naples Area Board of REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).

The Naples area housing market continues to show steady increases in both pending and closed sales in the third quarter of 2009. Pending sales increased to 2,570 contracts in the third quarter of 2009 compared to 1,314 contracts in the third quarter of 2008.

"In the third quarter of 2009, the Naples area is seeing an overall increase of pending sales in all geographic areas. Showings continue to remain strong, as buyers take advantage of the unique opportunities in today's market," acknowledged Mike Hughes, Vice-President of Downing-Frye Realty.

The available inventory decreased 14 percent in the third quarter of 2009 to 9,209 compared to 10,658 in the third quarter of 2008.

The third quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis: Overall pending sales under $300,000 saw a 126 percent increase with 1,917 contracts in the third quarter of 2009 compared to 849 contracts in the third quarter of 2008.

Single-family homes sales increased 87 percent with 1,488 sales in the third quarter of 2009 compared to 795 sales in the third quarter of 2008.

The overall median closed price decreased 30 percent to $176,000 in the third quarter of 2009 from $250,000 in the third quarter of 2008.

In the September report, compiled by NABOR, overall condo pending and closed sales increased in all geographic areas.

"Condo sales continue a steady climb, as pending sales increased 159 percent with 350 contracts in September 2009 compared to 135 contracts in September 2008. Closed sales also saw a double digit increase in September, as sales rose 60 percent compared to the same month last year," stated Jo Carter, President of Jo Cater & Associates.

"September marks the sixth consecutive month of an increase in pending sales in the $500,000 to $1 million category," stated Bill Coffey, Managing Broker of Coldwell Banker. "This indicates that the high end market is returning."

The median closed price for properties excluding the under $300,000 section of the market decreased only 6 percent to $525,000 in September 2009 from $557,000 in September 2008.

The September report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis: Overall pending home sales saw a 107 percent increase with 848 contracts in September 2009 compared to 410 contracts in September 2008. Properties under $300,000 saw a 142 percent increase in pending sales with 645 contracts in September 2009 compared to 266 contracts in September 2008.

Single-family pending sales saw an 82 percent increase with 497 contracts in September 2009 compared to 273 contracts in September 2008.

•· COLLIER COUNTY: The final phase of work is underway on the Interstate 75 widening project as crews have begun laying the final layer of asphalt. The project is nearly a year ahead of schedule. Drivers can expect smooth rides on the newly laid asphalt. The final portion of the project is expected to come to an end by the holidays.

•· Naples realtor pleads guilty to an $11 million dollar, multi-state mortgage fraud. She will be sentenced in January 2010. Finding an honest realtor is important if you are buying or selling real estate. Referrals from your family or friends is one of the best ways to protect you from a realtor whose priority are themselves first and their clients second.

•· Stone Crab season opened October 15^th! Who doesn't love them? In order to assure the continued survival of the species: Only one claw may be removed so the crab can defend itself. Egg bearing females are not allowed to be declawed. The crabs are captured in baited traps. No spears or hooks are allowed. Four inches from the first joint to the tip is the minimum legal size, that's about two ounces. A colossal can weigh 25 ounces or more. The season runs from October 15th to May 15. The claws make up half the weight of the whole crab, they are removed by carefully grabbing from the rear and twisting. The crab is returned to water and the claw regenerates. It takes between 12 to 24 months to reach legal size again. In 1963 stone crabs cost 30 cents a dozen wholesale.

•· The Marco Island Marriott Resort bar has received an amazing makeover. The hotel has dropped $2.5 million into the effort, soaring ceiling beams, an internally lit onyx bar top, and a floor-to-ceiling fish tank stocked with live jellyfish. There are motorized sun shades and a 36-foot diameter, 10-foot tall jellyfish tank!

The bar has twin flat screen TVs that descend from the ceiling and pivot to show the big game, then retract back into recessed niches so as not to detract from the modernistic, freeform wooden ceiling beams designed to evoke mangrove roots.

Just behind the glowing onyx bar surface, a stainless steel ice trough will be chilled to the point where snow forms on it, the better to keep the customers' drinks cold. Even the floor is high tech, consisting of 47,000 individual pieces of end-grain hardwood coated with four coats of sealer. Expanded seating - they went from 55 seats to 119 -includes several "communal tables," six-tops at bar height, to give more customers the feel of being at the bar. Wi-fi and outlets for your laptop are available too.

Called Korals, the lobby bar is just upstairs from the kitchen of the hotel's premier dining room, Kurrents. Selections include grilled Gulf shrimp with peanut Asian slaw and tomato-ginger chutney, crab cakes with grain mustard sauce, leeks, roasted corn and peppers, and flatbread pizza from the brick oven at Kurrents.

In addition, the lobby bar will offer a complete lineup of sushi, including sashimi, nigiri and rolls, prepared right at Korals' new sushi bar.

Specialty drinks will include the X-rated martini, with blood orange and mango-infused vodka, and the classic whiskey sour, with Maker's Mark, fresh lemon and simple syrup.

In one more gee-whiz touch, all the liquor bottles disappear behind a screen when Korals is not open for business. Hours are from 4 p.m. to midnight, seven days a week.

Korals joins Kurrents, Tropiks, Quinn's on the Beach, Pazzi's, the Tiki Bar, and the Café San Marco coffee shop to provide a variety of options for eating and drinking at the Marco Island Marriott Resort.

•· Freedom Park has opened at the corner of Golden Gate Parkway & Goodlette-Frank Rd. on the north side of Orion Bank. Freedom Park is a $31.5 million dollar park sitting on approximately 50-acre natural water quality treatment site that provides flooding relief and advanced treatment of storm water runoff from the Gordon River basin. It has a boardwalk for visitors to amble through the park while seeing many varieties of flora and fauna indigenous to Florida. The park also has a 4,500 square foot park center for learning, etc . The park is the future site of the Collier County Freedom Memorial, which will pay tribute to the men and women who have sacrificed their lives in service to our country and the victims of 9/11.

SOUTHWEST FLORIDA TRIVA:

Before Naples beaches were packed with tourists, Naples Hotel was the place to be. The 20-room hotel was built in 1888 by the Naples Company, of native pine. (It was located in the parking lot area of Tommy Bahamas'.) For $3 per day for room and board, you stayed on the second floor in one of 14 bedrooms, complete with chamber pot, and washstand, bureau and small table. (The third floor was the servant's quarters.) On the ground floor, there was an office where the manager, Mr. Brockman, would greet you, a large parlor, dining room and card room. When the grand opening was held on January 22, 1889, 20 guests attended, including Rose Cleveland, sister of President Grover Cleveland, who signed the register first. The register recorded not only guests, but also the daily temperature, birthdays, and the type and number of fish caught.

SUMMER BUYERS BUYING BARGAINS

Report Shows Strong Pending Sales

NAPLES, Fla.-August 14, 2009- Summer home sales are off to a great start, according to a report released by the Naples Area Board of REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).

Statistics compiled by NABOR show overall home sales have increased 67 percent and inventory has decreased 12 percent in July 2009 compared to July 2008, a positive sign that the "buy now" message is being heard.

"Every geographic area experienced an increase in both pending and closed sales, which is encouraging when looking at the bigger picture in Southwest Florida," acknowledged Tom Bringardner, President of Premier Properties.

Pending sales for properties under $300,000 saw a 165 percent increase, with 682 pending sales in July 2009 compared to 257 in July 2008.

"Overall, this is shaping up to be one of our best summers; interest is extending past the traditional buying season," stated Mike Hughes, Vice-President of Downing-Frye Realty.

Bill Coffey, Managing Broker of Coldwell Banker agrees, "The activity level is remaining steady as summer buyers are finding value in Naples."

The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:

Overall, pending sales saw a 121 percent increase with 924 in July 2009 compared to 419 in July 2008.

Single-family pending sales increased 117 percent with 543 in July 2009 compared to 250 in July 2008.

Condo sales increased 61 percent with 283 in July 2009 compared to 176 in July 2008.

The average days on the market decreased 13 percent to 166 compared to 191 in July 2008.

Activity in condo sales increased in July 2009. "The condo market is improving. Overall condo pending sales increased 125 percent and the 2 million and over category increased 33 percent from July 2008 compared to July 2009," stated Jo Carter, President of Jo Carter & Associates.

Going from local to statewide in real estate sales:

Florida's existing home sales rose in July - the 11th month in a row that sales activity increased in the year-to-year comparison.

Existing home sales rose 37 percent last month with a total of 15,882 homes sold statewide compared to 11,595 homes sold in July 2008, according to FAR.

Statewide existing home sales in July increased 0.2 percent over June's statewide activity. Florida Realtors also reported a 48 percent rise in statewide sales of existing condos in July.

Report Shows 15-Month Inventory Trend Line Continuing To Decrease

NAPLES, Fla.-July 17, 2009- Naples area market activity continued to improve in June, closing out the second quarter of 2009 with encouraging signs for a good summer of housing sales, according to a report released by the Naples Area Board of REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).

Inventory decreased 14 percent to 9,681 in the second quarter of 2009 compared to 11,211 in the first quarter of 2009. "Inventory and the average days on the market continue to decline as the Naples housing market continues to show signs of improvement," acknowledged John Steinwand, President of Naples Realty Services.

The average days on the market decreased 19 percent to 161 in the second quarter of 2009 compared to 198 in the second quarter of 2008.

"Pending and closed sales increased in every geographic area in the second quarter of 2009 as homebuyers see the value in all of Naples areas and are taking advantage of the favorable environment," stated Bill Poteet, President of Poteet Properties.

The second quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:

Overall, pending sales saw a 92 percent increase with 2,989 in the second quarter of 2009 compared to 1,558 in the second quarter of 2008. Properties under $300,000 saw a 179 percent increase, with 2,193 pending sales in the second quarter of 2009 compared to 785 in the second quarter of 2008.

Single-family homes sales increased 48 percent with 1,093 in the second quarter of 2009 compared to 737 in the second quarter of 2008.

Condo sales increased 26 percent with 942 in the second quarter of 2009 compared to 747 in the second quarter of 2008.

Statistics for June 2009 also showed large increases in sales. "Overall pending sales in the 2 million and over category increased 85 percent from June 2008 compared to June 2009," stated Jo Carter, President of Jo Cater & Associates.

"This indicates that not only properties under $300,000 are selling, but significant increases in the higher end of home sales are also being seen."

According to Bill Coffey, Branch Manager of Coldwell Banker Residential Real Estate, "Pending sales for properties over $300,000 increased 37 percent over last year. This marks month-to-month gains in pending sales over $300,000, for the last two months respectively, showing that the high end market is returning."

Overall home sales for the 12 months ending June 2009, increased 40 percent year-over-year to 5,675 from 4,067.

The June report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:

The average days on the market decreased 18 percent to 161 compared to 196 in June 2008.

Overall pending home sales for properties under $300,000 saw a 187 percent increase with 755 in June 2009 compared to 263 in June 2008.

Overall single-family pending sales saw a 135 percent increase, with 615 in June 2009 compared to 262 in June 2008.

Condo sales saw a 52 percent increase with 329 in June 2009 compared to 216 in June 2008.

The overall median closed price for properties over $300,000 decreased only 2 percent to $548,000 for the 12 months ending June 2009, from $557,000 for the 12 month ending June 2008.

The median refers to the middle value in a set of statistical values that are arranged in ascending or descending order, in this case prices at which homes were actually sold. It should be noted that in any given period the median could vary greatly if there is an anomaly, a single sale that is significantly higher or lower than other properties in the area.

•· The company says the average price-reduced home has seen its listing price slashed by 10.4 percent, a moderate decrease from 10.6 percent as of June 1.

•· According to Trulia's market data, the top-10 cities with the largest percentage of price reductions, as of July 1, include:

•· AirTran will offer nonstop service between Akron-Canton Airport in Ohio and Fort Myers beginning in November. These flights fly five times per week initially and then daily.

•· The Naples Beach Hotel & Golf Club received the Pinnacle Award from Successful Meetings magazine. This marks the sixth consecutive year the resort has captured this award, which is determined from corporate and association meeting planners.

•· FAC Wealth Management, LLC named top wealth manager for the fourth year! The Goldine Research as one of the leading Wealth Managers of the Southeast U.S.

•· The Sports Council of Collier County, a non-profit that works in partnership with hoteliers, the Collier County Parks and Recreation Department and the county's tourism bureau scores big for Naples! The fiscal year, business is up more than 60 percent, from October to June. The direct economic impact from sports events was estimated at more than $2.2 million. The Sports Council has brought in every kind of sporting event from beach volleyball tournament, soccer, softball and little leagues, lacrosse, to a Formula One boat challenge. More than 100 sporting events have been held.

•· Bicycle-friendly Naples. The Pathway Advisory Committee for the Collier County Metropolitan Planning Organization has applied for the designation of Bicycle-Friendly Community. The designation is awarded by the League of American Bicyclists would be good for Naples. Marco Island and Lee County are also applying for this same designation. The committee says receiving this designation would possibly increase property values, help businesses and increase tourism and transportation benefits.

•· Both Ritz-Carlton resorts in Naples have achieved the Two Palm designation under Florida's Green Lodging program. The voluntary program recognizes environmentally conscious hotels and resorts. These two resorts are the first Ritz-Carlton's in Florida to achieve the Two Palm designation. The Florida Green Lodging program was launched in March 2004. Golf is a big deal in Southwest Florida. The real estate recession has taken its toll on some new golf course communities down here. Negative press has brought to light several of the problems the developers are facing and how it impacts their equity golf members.

Important information for you to know is the problem has been confined to new, equity golf communities and not in bundled golf communities. Southwest Florida has both of these types to choose from.

So if you are interested in buying in a golf course community it is my advice to ask is it equity or bundled golf?

Home Prices Drop Approximately 33% in Florida

Florida home resales up in May but prices drop.

Single family home resales were up by 16 percent in May over the same month in 2008.

The median price had fallen nearly a third from about $204,000 a year ago to a little more than $144,000 this year.

Report Shows 10 Percent Inventory Reduction

NAPLES, Fla.-June 12, 2009- May home sales in all Naples geographic areas showed a substantial increase over 2008, according to a report released by the Naples Area Board of REALTORS® (NABOR). The report, tracks home listings and sales within Collier County (excluding Marco Island).

Overall pending home sales in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee, and Ave Maria, saw an increase of 101 percent with 1,029 units in May 2009 compared to 511 in May 2008.

"Pending sales in all geographic areas increased at least 50 percent from May 2009 compared to May 2008," stated Jo Carter, President of Jo Carter & Associates. "This is encouraging as all areas are seeing conditions improve, not just a select few."

"The market continues to trend upward, with an increase in sales and a reduction in inventory. Home sales increased 36 percent to 5,446 for the 12 months ending May 2009, compared to 4,005 for the 12 months ending May 2008," stated John Steinwand, President of Naples Realty Services.

The available inventory decreased 10 percent to 10,046 in May 2009 compared to 11,175 in May 2008.

-Overall pending home sales for properties under $300,000 saw a 177 percent increase, with 5,160 pending for the 12 months ending May 2009 compared to 1,860 for the 12 months ending May 2008.

-The average days on the market decreased 24 percent to 155 in May 2009 compared to 203 in May 2008.

-Single-family home sales increased 53 percent with 383 in May 2009 compared to 251 in May 2008; single-family pending home sales saw a 110 percent increase with 603 in May 2009 compared to 287 in May 2008.

-Condo sales saw a 24 percent increase with 313 in May 2009 compared to 253 in May 2008.

-"A traditional market recovery begins in the lower priced end of the market, and gradually works its way up to the higher price ranges. This trend is now occurring in the Naples area, as the volume of pending sales that are scheduled to close is rising in every price segment," acknowledged Phil Wood, President of John R. -According to Tom Bringardner, President of Premier Properties, "Over the last several months, we have not seen a precipitous drop in the median price for properties over $300,000." For the 12 months ending May 2009, the median price for properties over $300,000 decreased only 1 percent to $550,000 compared to $555,000.

-The median refers to the middle value in a set of statistical values that are arranged in ascending or descending order, in this case, prices at which homes were actually sold. It should be noted that in any given period the median could vary greatly if there is an anomaly, a single sale that is significantly higher or lower than other properties in the area.

-FIRST TIME HOMEBUYER'S $8,000 TAX CREDIT

•· It is available to first-time home buyers only, but that means people who have not owned a home in the past three years. The home must be the principal residence and there is a recapture provision if one moves out or sells before the end of three years.

•· It is limited by income and starts to phase out for individuals at $75,000 and couples filing jointly at $150,000. The credit completely phases out at $95,000 and $170,000 respectively.

•· It expires on November 30, 2009. For existing home buyers you must close by that date, for new construction buyers you must occupy by that date.

•·
It is not available directly at the closing table, though a number of states are creating bridge loan programs. So far, Colorado, Idaho, Missouri, Nebraska, Ohio, Pennsylvania, South Dakota, Tennessee and Texas have or expect to have bridge loan programs up and running. There are other ways to leverage the credit at closing, but you must close before you can claim the credit.

•· One does not need to wait till 2010 to claim the credit. One can claim it on their 2008 taxes by filing an amended return after they close on their home. If one has not filed yet, they can claim it on their return due April 15th or file for an extension. The credit is 10% of the price of the home or $8,000, whichever is less. If more than one eligible person is making the purchase, the credit must be divided. In other words, it is up to $8,000 per home purchased, not per first-time home buyer. So if two eligible buyers buy a home together, they must split the credit. The same is true for a married couple filing separately. Best of all, the credit is refundable, which means even if one does not owe taxes or is entitled to a refund, the credit is added to the refund.

•· There aren't many restrictions on the type of home, even houseboats are included; however, one cannot purchase a home from a close relative.

First Quarter: January-March 2009

•· U.S. home values continued to slide for the ninth consecutive quarter, declining 14.2 percent from a year ago, and falling 21.8 percent since the market peak in 2006. Additionally, one-fifth (21.9%) of all homeowners in the United States is in negative equity, and one in five homes sold in the past 12 months was a foreclosure.

Zillow Q1 Real Estate Market Reports track 161 metropolitan statistical areas (MSAs) throughout the U.S., identifying market trends including, but not limited to: five and 10-year annualized change, negative equity, short sales and foreclosure transactions.

•· The School District of Collier County is an "A" school district, so designated by the State of Florida Department of Education (DOE). "We invite the community to join us in celebrating our grade," says Superintendent Dennis L. Thompson. "The "A" gives us cause to rejoice," adds Chief Instructional Officer Martha Hayes. The district has maintained a "B" since district grades were first given in 2004, and last year was two points shy of receiving an "A."

•· Starting in July Northwest Airlines will provide nonstop service to New York's LaGuardia Airport from SW Florida International airport. Northwest Airlines plans to offer the service five days a week.

•· Collier Area Transit (CAT) will start testing a state-of-the-art hybrid bus for two weeks beginning June 15. Collier County commissioners approved the use of the 31-foot "Hybrid Ride." The test bus is a 2009 International 3200 diesel-electric bus built by Champion. The county is hoping to save hundreds of thousands of dollars a year on fuel savings with reduced emissions.

•· The new Collier County Emergency Services Center is a Category 5-resistant building with 100 percent back-up electrical power. It cost $56 million, $3.2 million of which was provided by federal and state grant money. It is located at 8075 Lely Cultural Parkway in East Naples. The new center is 17.5 feet above sea level and all critical components are at least 23 feet above sea level. The center will coordinate emergencies for hurricanes, wildfires, pandemics and other public safety emergencies. Some of the 130,000 square foot center's features include a 185-foot communications tower, a large room for tracking storms and planning human services, government and public safety responses; a media briefing room; break-out rooms for training; and the capability to add a fifth floor. Two generators are run by locomotive engines that can power the center for up to two weeks, if necessary.

•· All aboard! Join in the fun. It's a celebration of Naples. On the first Tuesday of each month you can hop on a Naples Trolley and be taken to places like Fleming's Steakhouse or Ruth's Chris will provide drink and appetizer specials while artwork from Alan Brown Gallery will be on display in each of the locations. Fleming's Steakhouse, Shula's Steakhouse and Ruth's Chris Steak House are among the stops for the first trolley hop. In celebration of the first Trolley Hop on June 2nd, all locations will be providing complimentary hors d'oeuvres for "hoppers" between 5 PM and 9 PM.

•· Bistro 821 at 821 Fifth Ave. South in Naples is now open from 11 AM to 3 PM for lunch. The bar will remain open and appetizers and burgers will be available until dinner. Information 239-261-5821.

A new home decor specialty store has arrived in Bonita Springs. Art Etc. opened in Bonita Commons along U.S. 41, two miles north of Bonita Beach Rd in the space vacated by the Picture Factory. The 8th Annual Naples Winter Wine Festival is February 6th-8th.

MISSION AND VISION

Proceeds from the Festival benefit the Naples Children & Education Foundation, whose vision is to make a profound and sustaining difference in the quality of children's lives. NCEF is committed to supporting charitable programs that improve the physical, emotional and educational lives of underprivileged and at risk children in Collier County. Since its inception in 2001, the Naples Winter Wine Festival has raised more than $69 million for children in need.

THE FESTIVAL

The Naples Winter Wine Festival is ranked among the top 10 arts and entertainment events for wealthy Americans. The June 2006 ranking by the Luxury Institute is based on exclusivity, quality and prestige. The event brings many of the world's finest vintners and chefs together with wine collectors and philanthropists for a three-day gala in picturesque Naples, Florida.

Guests fly in from all over the world to attend this special event. A maximum of 600 guests keep the event small and intimate.

dinner and at the same table on auction day. (This ticket gets the guests an invitation to dine at the Naples home of one of the festival's founders. Dinner will be prepared by one of the world's top Chefs.

This year, Emeril LaGrasse is Chef de Cuisine for the entire festival. In addition, one of the festival Vitners will attend the dinner and provide all the many wines for the evening's meal.

There are 18 celebrity chefs in all.

There are 29 Vitners attending the event and donating their wines to raise money for the kids.

Tickets are sold for the entire festival only. It is not possible to buy tickets to individual events.

The guests are taken to the various receipents of the charity to see first-hand how the money they raise is being spent.

How is the money raised?

The millions are raised at a one-day auction held in a tent that is located outside next to the Naples Ritz-Carlton Golf Resort at Tiburon Golf & Country Club.

There will be 65 Lots for the attendees to bid on. These Lots have been donated by the Vitners and many of the guests themselves.

These 65 Lots are unique and cannot be purchased as they have been created for this special event only.

ABC Sports Announcer, Jim McKay, first brought the world's attention to the Swamp Buggy Races on ABC's Wide World of Sports.

What's so unique about it?

Well, they race the cars in swamp water filled race course.

The track is a figure eight style affectionately called the Mile O' Mud by race fans.

There are two Sippy holes on the track. In the Sippy holes, the ground drops precipitously. A real treat is to see the Jeep class chug through the Sippy hole, sometimes with only the very top of the buggies visible above the water line!

Why is the Sippy hole called the Sippy hole? According to local legend, a driver in the early days of Swamp Buggy racing named Sippy Morris (a name he was given because he hailed from Mississippi) was known to just about always get stuck in the track's signature depression. Thus, the legend lives on!

The first races started to take place around 1943, featuring a dozen or so local hunters racing only for the pride of finishing ahead of their neighbors. The competitive nature of Collier pioneers soon began to expand, more and more hunters got involved, and by the late forties, 30 to 40 would-be racers would gather the week before hunting season to race for the valued prize, usually a new shotgun donated by local merchants.

There are several classes of races from modified jeeps to prototype, custom-built race buggies with hundreds of horse power.

Swamp Buggy racing is a family event and the race facility has parking, rest rooms, concessions, grand stands, etc. for the fans enjoyment.

Each weekend event is usually preceded by a Swamp Buggy Parade in downtown Naples. Adding to the fun a Swamp Buggy Queen is appointed and is one of the local high school girls on her way to the Miss Universe title.

As part of her many perks being Queen the driver that wins the overall competition not only gets a kiss from the Queen but also gets to jump into the Sippy Hole with her to climax the weekend festivities!

The Time Trials serve as the qualifying event for Sunday's Big Race! Tickets are $6.00 (includes parking) for persons 13 and older.

Children 12 and younger are free!

Gates open at 10:30 am and the trials begin at 12:30 pm.

Advance tickets for the Sunday Winter Classic must be purchased on or before January 24, 2009.

Short Sale Questions

When I read "Potential short sale" in the listing remarks I usually assume one of two things:

A. The seller has not talked to their lender.

B. The seller is talking to their lender or has hired a 3rd party to negotiate the short sale for them.

In either case, the lender has not "Approved" the seller's Short Sale request.

This is a red flag to me as I can spend a lot of time showing such listings and writing purchase offers that are likely not going to conclude with a successful closing.

The seller's hardship is the root cause so we can also assume the HOA Association Fees, taxes, and utilities are in arrears too.

Question # 1:

Who pays all these past due bills at the closing?

Question # 2:

Buyer submits an offer and is waiting to hear if the lender is going to approve it or not. In the meantime, the seller still has the keys to the property and decides to remove the appliances, ceiling fans, etc. and sell them to make a little money or to get a little anger management satisfaction towards the lender.

During the walk-through the buyer discovers this indiscretion and goes to the closing requesting their escrow money be refunded posthaste.

What is NAR's and our respective state's Department of Professional Regulation's official position on this situation?

For all those experienced in short sales this forum would be an excellent place for you to share your experience on these questions and many more that I have not included in this post.

Short Sale Strikeout!

I learned a good lesson today while trying to deliver a Purchas Offer to the Listing Agent.

My client signed the Purchase Offer last Friday around 6 PM. I called the Listing Agent and left a voice mail that I had a Purchase Offer and wanted to hand deliver or fax.

Today, Monday, I hadn't heard from the Listing Agent I tried again but this time his phone service said his voice mail was full and for me to call back.

I did call back and finally got through to him. I told him I had a Purchase Offer and he told me he already had one and it was close to a full price offer.

I called my Buyer and explained the situation. My Buyer decided to revise her offer to a full price offer.

I drive over to meet with the client at their business and to revise the offering price on the sales contract.

I then drive to the Listing Agent's office and was surprised to learn the agent was in.

I met with the Listing Agent and advised him my client had revised the purchase price to a full price offer. The agent looked at me and said the other one is a full price offer too!

I DIDN'T SEE THAT COMING BECAUSE THE AGENT HAD TOLD ME HE AND AN OFFER THAT WAS CLOSE TO FULL PRICE!

Is choking another agent against the Code of Ethics?

How's about spitting on their name badge?

Now my blood pressure has maxed so I drive back to client's business and tell them the bad news.

Lessons learned:

Do more upfront research with the Listing Agent before burning your time writing offers.

Does the seller have a File Number with the lender for the potential short sale?

Has the seller or a third party submitted the hardship package to the lender?

If so, has the lender responded? If yes, has the lender established a "Net Proceeds to the bank" dollar amount? If so, what are the approved net proceeds to the bank?

Is the Listing Agent negotiating with the seller's lender?

Is the seller negotiating with the lender?

How many short sales has the Listing Agent been involved in and what is the success/failure rate?

There are always more questions that can be asked but this is a good start.

Hopefully, this post will help you avoid the 3.5 hours of wasted time I flushed down the toilet today!

SUMMER BUYERS BUYING BARGAINS

Report Shows Strong Pending Sales

NAPLES, Fla.-August 14, 2009- Summer home sales are off to a great start, according to a report released by the Naples Area Board of REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).

Statistics compiled by NABOR show overall home sales have increased 67 percent and inventory has decreased 12 percent in July 2009 compared to July 2008, a positive sign that the "buy now" message is being heard.

"Every geographic area experienced an increase in both pending and closed sales, which is encouraging when looking at the bigger picture in Southwest Florida," acknowledged Tom Bringardner, President of Premier Properties.

Pending sales for properties under $300,000 saw a 165 percent increase, with 682 pending sales in July 2009 compared to 257 in July 2008.

"Overall, this is shaping up to be one of our best summers; interest is extending past the traditional buying season," stated Mike Hughes, Vice-President of Downing-Frye Realty.

Bill Coffey, Managing Broker of Coldwell Banker agrees, "The activity level is remaining steady as summer buyers are finding value in Naples."

The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:

Overall, pending sales saw a 121 percent increase with 924 in July 2009 compared to 419 in July 2008.

Single-family pending sales increased 117 percent with 543 in July 2009 compared to 250 in July 2008.

Condo sales increased 61 percent with 283 in July 2009 compared to 176 in July 2008.

The average days on the market decreased 13 percent to 166 compared to 191 in July 2008.

Activity in condo sales increased in July 2009. "The condo market is improving. Overall condo pending sales increased 125 percent and the 2 million and over category increased 33 percent from July 2008 compared to July 2009," stated Jo Carter, President of Jo Carter & Associates.

Going from local to statewide in real estate sales:

Florida's existing home sales rose in July - the 11th month in a row that sales activity increased in the year-to-year comparison.

Existing home sales rose 37 percent last month with a total of 15,882 homes sold statewide compared to 11,595 homes sold in July 2008, according to FAR.

Statewide existing home sales in July increased 0.2 percent over June's statewide activity. Florida Realtors also reported a 48 percent rise in statewide sales of existing condos in July.
