The $8,000 Homebuyers Federal Tax Credit has been extended and much, much,&amp;nbsp;much&amp;nbsp;more!!&amp;nbsp;&amp;nbsp;President Obama&amp;nbsp;signed the&amp;nbsp;bill that includes extension and expansion of the Homebuyer's Federal Tax Credit on November 7th, 2009.&lt;/p&gt;
&lt;p&gt;In this Homebuyer Federal Tax Credit part of the bill, funding will be available for Home purchases up to May 1, 2010. Home Buyers who have ratified/binding contracts in place as of April 30, 2010 will be allowed an additional 60 days to complete the transaction. The Homebuyers Federal Tax Credit remains at $8,000 for first-time Homebuyers and Homebuyers who have not owned a Home in the past 3 years.&lt;/p&gt;
&lt;p&gt;In addition their is a new $6,500 tax credit for repeat Homebuyers who purchase between December 1, 2009 and May 1, 2010. Repeat buyers must have lived in their Homes consecutively for five of the previous eight years. Income limits are expanded to $125,000 on a single return and $225,000 on a joint return.&lt;/p&gt;

The Bill that includes The Homebuyers&amp;nbsp;Federal Tax Credit &lt;span style=&quot;text-decoration: underline;&quot;&gt;has been passed&lt;/span&gt; by the Senate and the House and, as the MBA ( Mortgage Bankers Association) indicated in a release today that &quot;we anticipate that President Obama will sign the bill in very short order&quot;!! Great news for many many&amp;nbsp;Homebuyers and definitely this bill includes more Homebuyer's then ever before.&lt;/p&gt;
&lt;p&gt;See below for information on this part of the bill that was&amp;nbsp;included in&amp;nbsp;a Blog&amp;nbsp;I sent out on&amp;nbsp;11/05/09.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;The extension&amp;nbsp;of the Homebuyer Tax Credit&amp;nbsp;is seeming more and more probable.&amp;nbsp;The Senate has been in&amp;nbsp;negotiation on&amp;nbsp;an agreement&amp;nbsp;regarding the&amp;nbsp;expansion and extension of this important issue and an agreement has been reached!. The extension is part of a larger bill that has not yet gone to a vote, however. &lt;br /&gt;&amp;nbsp;&lt;br /&gt;A Senate vote on the&amp;nbsp;larger bill will&amp;nbsp;happen in the Senate during the 1st week of November, 2009. The package will then go back to the House. The House is expected to accept the Senate amendments, vote on the package and send it to the President for signature.       <description>&lt;p&gt;Well, it's September of '09 and we all have a little bit different idea of where we are as far as hitting bottom in Home Pricing. We know what happens when &lt;span style=&quot;text-decoration: underline;&quot;&gt;inventory of Homes for sale go down&lt;/span&gt; (which it's doing now--less homes for sale in *S Hampton Roads currently then in&amp;nbsp;2008 by 3.8%.) AND the &lt;span style=&quot;text-decoration: underline;&quot;&gt;gap continues to close between median Sales Prices of Homes&amp;nbsp;in '08 vs '09&lt;/span&gt;&amp;nbsp;(from -12.1% in January of this year to -2.6% in August of '09) AND, Hey, Interest Rates continue to hang around&amp;nbsp;in the 5% range, a little higher but not much. That's good news.&lt;/p&gt;
&lt;p&gt;Still time left&amp;nbsp;to purchase a primary or 2nd Home at a great price&amp;nbsp;before Home&amp;nbsp;prices hit bottom and start going up along&amp;nbsp;with increases in&amp;nbsp;interest rates. Also, if your a 1st Time Homebuyer or haven't owned a Home in 3 years you are eligible for an $8,000 Federal Tax Credit with no payback requirements. The catch is this program expires on December 1, 2009. Something to think about.&amp;nbsp;(Some income limits apply--$75,000 for single tax payer in a family and $150,000 for a 2 income family.)&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;*NOTE: S Hampton Roads includes Virginia Beach, Chesapeake, Norfolk, Suffolk and Portsmouth.&lt;/p&gt;
&lt;p&gt;I now have a couple of&amp;nbsp;Clients that are waiting for the bottom in pricing to purchase and they are&amp;nbsp;losing out on Homes they have had their eye on because the Homes&amp;nbsp;have gone under contract. Something to think about.&lt;/p&gt;

      <title>Va Beach Real Estate Area Market and have we hit bottom yet--August, 2009 Update!</title>
      <description>&lt;p&gt;Boy, has this Real Estate&amp;nbsp;market in the Virginia Beach Area of Va&amp;nbsp;been &quot;interesting&quot;?! I've written in past months about the Housing market here and when are we going to hit bottom? In March of '09 I said, in effect, I don't know but maybe; in July of&amp;nbsp;'09 I said I don't know but&amp;nbsp;probably.&lt;/p&gt;
&lt;p&gt;It's August of '09, and&amp;nbsp;I'm saying now&amp;nbsp;we're closer to hitting bottom then ever before in this cycle. All the statistical indicators continue to show that the days of large inventories of Homes, low pricing (really low), and 5% range mortgage&amp;nbsp;interest rates are going to be short lived. The &lt;span style=&quot;text-decoration: underline;&quot;&gt;Volume of Homes sold&lt;/span&gt; have increased and continue to do so in the last several months as well as the &lt;span style=&quot;text-decoration: underline;&quot;&gt;Median Prices of Homes sold&lt;/span&gt; have also increased and continue to do so&amp;nbsp;over the past several months.&amp;nbsp;Less inventory of Homes available and&amp;nbsp;prices increasing most likely means higher interest rates are not far behind.&lt;/p&gt;
&lt;p&gt;This is a really great time to buy a Home, when the Bottom of the Real Estate market is bottomed out or close to bottoming out. The reality is, if you have a Home to sell you are going to sell low and buy low but why not consider renting your current Home (to sell when the market changes) and buying a Home...low now.&lt;/p&gt;

      <description>&lt;p&gt;It bothers me when&amp;nbsp;I read or hear something negative about Realtors. I am proud to be a Realtor in the&amp;nbsp;Virginia Beach, Chesapeake, Norfolk, Suffolk, Portsmouth and All Surrounding Areas of Virginia&amp;nbsp;and find it deeply rewarding.&lt;/p&gt;
&lt;p&gt;As in any profession, their are a few &quot;bad apples&quot; that tend to tarnish the reputation, to some degree, of all. My experience&amp;nbsp;with other Realtors in the&amp;nbsp;Virginia Beach and surrounding areas of Va&amp;nbsp;have been almost universally positive. When you treat someone with professional&amp;nbsp;respect they tend to reciprocate.&lt;/p&gt;
&lt;p&gt;The rare exception can be handled with a closer scrutiny of that individual, and letting him/her know that you know what's going on and&amp;nbsp;that you are&amp;nbsp;on top of the situation. When the rare occurance happens that involves inexperience or lack of knowledge, look at it as an opportunity to convey your knowledge in a pleasant and professional way.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Offseason, especially in the Fall, has it's advantages; off season rates (in season is normally considered June, July, August).&amp;nbsp;The rest is off season with rates lowering as the off season progresses) and&amp;nbsp;really not&amp;nbsp;bad weather at all. Stroll the Beaches, visit surrounding Historic&amp;nbsp;areas---Relax. Lot's of nice days.&lt;/p&gt;

      <description>&lt;p&gt;National Sites in real estate, mostly&amp;nbsp;because of their sheer size, hold the top 1-6 positions in almost any real estate search phrase.&amp;nbsp;At least it's prevelent&amp;nbsp;for real estate&amp;nbsp;in the Virgina Beach, Chesapeke, Suffolk, Norfolk and surrounding areas of Va.&lt;/p&gt;
&lt;p&gt;Realtor.com (our partner?)&amp;nbsp;and&amp;nbsp;Homegain are prevelent in the organic or&amp;nbsp;natural results in both Google and Yahoo; Google has a Google Base site that has a conglomeration of&amp;nbsp; real estate related information from The Real Estate Book, Homes.com, Harmon Homes, FSBO sites, and individual Real Estate Co's and Realtors who add&amp;nbsp;some of their listings.&amp;nbsp;The same holds true for Yahoo under their&amp;nbsp;Real Estate Category.&lt;/p&gt;
&lt;p&gt;In addition&amp;nbsp;Trulia, Zillow, Redfin,&amp;nbsp;Cyberhomes.com,&amp;nbsp;Living Choices.com, etc, with their advertising,&amp;nbsp;are&amp;nbsp;becoming more visible&amp;nbsp;utilizing limited and/or confusing data&amp;nbsp;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In my opinion, the &lt;span style=&quot;text-decoration: underline;&quot;&gt;Home Buyers&lt;/span&gt; are primarily the ones &lt;span style=&quot;text-decoration: underline;&quot;&gt;getting shortchanged&lt;/span&gt; with these National Sites in Real Estate. Most of these sites&amp;nbsp;have an incomplete and&amp;nbsp;smaller&amp;nbsp;percentage&amp;nbsp;of available&amp;nbsp;listing&amp;nbsp;on their site, and many times they&amp;nbsp;have dated&amp;nbsp;information as&amp;nbsp;well&amp;nbsp;ie listings that have closed months ago still showing available.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Also, National Sites use extensively &lt;span style=&quot;text-decoration: underline;&quot;&gt;computer software&lt;/span&gt; that&amp;nbsp;utilize publically available information nationally.&amp;nbsp;To much of the time the information is&amp;nbsp;dated or skewed because they don't have the ability to add&amp;nbsp;&lt;span style=&quot;text-decoration: underline;&quot;&gt; local knowledge and insight&lt;/span&gt;&amp;nbsp;about the area as do&amp;nbsp;local Realtor sites and Realtors.&amp;nbsp;Local Realtor real estate sites can&amp;nbsp;provide invaluable local&amp;nbsp;information&amp;nbsp;that is impossible for National Sites.&amp;nbsp; &lt;span style=&quot;text-decoration: underline;&quot;&gt;Home Buyers&lt;/span&gt; are not getting all they information they need to make the best decision on purchasing a Home when they utilize national sites.&lt;/p&gt;
&lt;p&gt;My recommendation to potential Home Buyers is to utilize Local Sites with Local Realtors. There&amp;nbsp;are plenty of great&amp;nbsp;local Realtors with local&amp;nbsp; updated, comprehensive sites&amp;nbsp;in&amp;nbsp; the Virginia Beach area and all&amp;nbsp;across the US.&lt;/p&gt;

There is most likely&amp;nbsp;a great deal&amp;nbsp;of problems with the home that requires correcting. Plus the real estate taxes on the home is probable $8,000-$10,000+ per year.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;That said, they are &lt;span style=&quot;text-decoration: underline;&quot;&gt;good deals&lt;/span&gt; out there &lt;span style=&quot;text-decoration: underline;&quot;&gt;for everyone&lt;/span&gt;, but not to the extreme. That's for Infomercials about real estate on TV.&amp;nbsp;&lt;br /&gt;&amp;nbsp;&lt;br /&gt;There is currently a Home in&amp;nbsp;Virginia Beach Va listed for sale for $744,000 but will go to Auction on the 29th of September, if it hasn't sold; &lt;span style=&quot;text-decoration: underline;&quot;&gt;starting bid&lt;/span&gt; at $100,000.&amp;nbsp;If you were&amp;nbsp;able to buy this home at Auction for $100,000 (not likely) in a neighborhod where homes are valued from $700,000-$3,000,000+, chances are good that to correct the problems on this house would require a substancial amount of money and &quot;sweat equity&quot;. Plus the probability of very high real estate taxes.&lt;/p&gt;
&lt;p&gt;They are a lot of Homes for Sale in this market and&amp;nbsp;many or those are&amp;nbsp;foreclosure properties. This is an opportunity for Buyers to have a wide selection of homes&amp;nbsp;from which to choose&amp;nbsp;and Seller's are open to negotiate price and closing cost assistance.&amp;nbsp;&amp;nbsp;Consequently, they are&amp;nbsp;a lot of opportunities to get a good deal in this market on a Home. Just remember that you can get a good deal, not an unbelievable deal. If it looks too good to be true, it probably is.&lt;/p&gt;

      <description>&lt;p&gt;Despite the national and local&amp;nbsp;news media talk about the status of the Real Estate industry, things are&lt;/p&gt;&lt;p&gt;&lt;strong&gt;looking&amp;nbsp;up&lt;/strong&gt; &lt;u&gt;in the Virginia Beach, Chesapeake, Suffolk, Portmouth, Norfolk &lt;/u&gt;&lt;u&gt;Area of Virginia.&lt;/u&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;In the year&amp;nbsp;2007&lt;/u&gt;&lt;/strong&gt;, the price of Homes sold in Virginia Beach&lt;strong&gt;&amp;nbsp;&lt;u&gt;increased&amp;nbsp;from 2006 by almost 6%&lt;/u&gt;&lt;/strong&gt;. This&amp;nbsp;near 6% &lt;/p&gt;&lt;p&gt;increase in Virginia Beach&amp;nbsp;is &lt;u&gt;more reflective of the real estate market in the area&lt;/u&gt;&amp;nbsp;(prior to the Real Estate Boom &lt;/p&gt;&lt;p&gt;between 2002-2005)&amp;nbsp;ie an &lt;u&gt;increase in value&amp;nbsp;yearly of 4%-7+%&lt;/u&gt;, &lt;u&gt;consistently&lt;/u&gt; over time.&amp;nbsp;The Virginia Beach &lt;/p&gt;&lt;p&gt;Area&amp;nbsp;&lt;u&gt;Real Estate market&lt;/u&gt;&amp;nbsp;has always&amp;nbsp;been a &lt;u&gt;very stable market&lt;/u&gt; with &lt;u&gt;no real downturns&lt;/u&gt; and &lt;u&gt;always a positive &lt;/u&gt;&lt;/p&gt;&lt;p&gt;&lt;u&gt;increase in Home Values&lt;/u&gt;!
