Va Beach Real Estate and President Obama signs the Bill that includes new Home Buyer's Federal Tax Credit

Hooray!!!!! The $8,000 Homebuyers Federal Tax Credit has been extended and much, much, much more!! President Obama signed the bill that includes extension and expansion of the Homebuyer's Federal Tax Credit on November 7th, 2009.

In this Homebuyer Federal Tax Credit part of the bill, funding will be available for Home purchases up to May 1, 2010. Home Buyers who have ratified/binding contracts in place as of April 30, 2010 will be allowed an additional 60 days to complete the transaction. The Homebuyers Federal Tax Credit remains at $8,000 for first-time Homebuyers and Homebuyers who have not owned a Home in the past 3 years.

In addition their is a new $6,500 tax credit for repeat Homebuyers who purchase between December 1, 2009 and May 1, 2010. Repeat buyers must have lived in their Homes consecutively for five of the previous eight years. Income limits are expanded to $125,000 on a single return and $225,000 on a joint return.

Also, good news for members of the Armed Forces who are called on for overseas extended duty. These members of our military and uniformed services, who are out of the country for at least 90 days, will also be eligible to use the Homebuyer's Federal Tax Credit upon their return through April 30th, 2011. That's April 30th, 2011, not April 30th 2010.

Yes, yes, and yes!!!! The Bill that includes The Homebuyers Federal Tax Credit has been passed by the Senate and the House and, as the MBA ( Mortgage Bankers Association) indicated in a release today that "we anticipate that President Obama will sign the bill in very short order"!! Great news for many many Homebuyers and definitely this bill includes more Homebuyer's then ever before.

See below for information on this part of the bill that was included in a Blog I sent out on 11/05/09.

"In this Homebuyer Federal Tax Credit part of the bill, funding will be available for Home purchases up to May 1, 2010. Home Buyers who have ratified/binding contracts in place as of April 30, 2010 will be allowed an additional 60 days to complete the transaction.

As a result of a significant amount of fradulent reporting with the initial Homebuyers Federal Tax Credit new anti-fraud limitations are imposed in the new bill. The White House has signaled that the President will sign the legislation."

Va Beach Real Estate and the Homebuyer's Tax Credit Extension--Yes or No?!

The extension of the Homebuyer Tax Credit is seeming more and more probable. The Senate has been in negotiation on an agreement regarding the expansion and extension of this important issue and an agreement has been reached!. The extension is part of a larger bill that has not yet gone to a vote, however.

A Senate vote on the larger bill will happen in the Senate during the 1st week of November, 2009. The package will then go back to the House. The House is expected to accept the Senate amendments, vote on the package and send it to the President for signature. The underlying bill is an extension of unemployment benefits and other issues.

In this Homebuyer Federal Tax Credit part of the bill, funding will be available for Home purchases up to May 1, 2010. Home Buyers who have ratified/binding contracts in place as of April 30, 2010 will be allowed an additional 60 days to complete the transaction.

September of 2009 Virginia Beach Area Real Estate and hitting bottom in Home Pricing!!

Well, it's September of '09 and we all have a little bit different idea of where we are as far as hitting bottom in Home Pricing. We know what happens when inventory of Homes for sale go down (which it's doing now--less homes for sale in *S Hampton Roads currently then in 2008 by 3.8%.) AND the gap continues to close between median Sales Prices of Homes in '08 vs '09 (from -12.1% in January of this year to -2.6% in August of '09) AND, Hey, Interest Rates continue to hang around in the 5% range, a little higher but not much. That's good news.

Still time left to purchase a primary or 2nd Home at a great price before Home prices hit bottom and start going up along with increases in interest rates. Also, if your a 1st Time Homebuyer or haven't owned a Home in 3 years you are eligible for an $8,000 Federal Tax Credit with no payback requirements. The catch is this program expires on December 1, 2009. Something to think about. (Some income limits apply--$75,000 for single tax payer in a family and $150,000 for a 2 income family.)

*NOTE: S Hampton Roads includes Virginia Beach, Chesapeake, Norfolk, Suffolk and Portsmouth.

I now have a couple of Clients that are waiting for the bottom in pricing to purchase and they are losing out on Homes they have had their eye on because the Homes have gone under contract. Something to think about.

A lot of people are sending me this information below that was on Good Morning America on 8/12/09 concerning the Virginia Beach, Va Area being the best place to buy a Home in this market. The interview was with a representative from Zillow, a national real estate organization.

"The struggling housing market has buyers searching for the best regions to get a great deal. Nationwide, home values are down 12 percent, compared with the same time a year ago, according to real estate website Zillow.com.

The Best Cities to Buy a Home

When you go to buy a house, low-priced markets is not the only factor you should consider. "The No. 1 factor for a market holding its value over time has to do with what types of jobs are fueling the local economy," said Amy Bohuntinsky, of Zillow.com Look for communities with a strong job market and stable housing values. Some common threads: cities with military bases, state capitals and college towns all fare well because they are more "recession proof," according to Zillow. A strong tourism industry helps too.

For that reason Virginia Beach, Va., is one of the top picks for buyers. The city has a beautiful beach, and three military bases with steady jobs that make it one of the best places to buy. And right now, there are bargains: 30 percent of homes there sell for less than the asking price. "If you're a buyer, this is your real, real opportune time to get in there and buy when home prices are at the bottom before they start going up again.'"

Va Beach Real Estate Area Market and have we hit bottom yet--August, 2009 Update!

Boy, has this Real Estate market in the Virginia Beach Area of Va been "interesting"?! I've written in past months about the Housing market here and when are we going to hit bottom? In March of '09 I said, in effect, I don't know but maybe; in July of '09 I said I don't know but probably.

It's August of '09, and I'm saying now we're closer to hitting bottom then ever before in this cycle. All the statistical indicators continue to show that the days of large inventories of Homes, low pricing (really low), and 5% range mortgage interest rates are going to be short lived. The Volume of Homes sold have increased and continue to do so in the last several months as well as the Median Prices of Homes sold have also increased and continue to do so over the past several months. Less inventory of Homes available and prices increasing most likely means higher interest rates are not far behind.

This is a really great time to buy a Home, when the Bottom of the Real Estate market is bottomed out or close to bottoming out. The reality is, if you have a Home to sell you are going to sell low and buy low but why not consider renting your current Home (to sell when the market changes) and buying a Home...low now.

1st time Homebuyers or Homebuyers who haven't owned a Home in the last 3 years are eligable for an $8,000 Tax Credit from the Federal Government. (Salary limitations are: single tax payer in family, max of $75,000 or 2 person taxpaper family, a max of $150,000).

How about a little bit of information about this areas current population, land mass and, of course, where to find real estate ie all the Homes for sale in the cities of Virginia Beach, Chesapeake, Suffolk, Norfolk, Portsmouth! (Hint www.googlejim.com)

This Area of Southeast Virginia is sometimes called S Hampton Roads, although no matter how much our Chamber of Commerce promotes the name, hardly anyone out of the area knows what S Hampton Roads is or where it is. Now, "South Hampton Roads" consists of 5 Cities; Virginia Beach, Chesapeake, Norfolk, Portsmouth, and Suffolk. No Counties because the Cities over time have absorbed what used to be city/county governments.

Virginia Beach, Chesapeake, and Suffolk all have a large land mass and a less dense population base. Norfolk and Portmouth has a more traditional city type population with less land mass and a more dense population.

Virginia Beach has a Population of app 433,000 with a Land Mass of 310 sq miles; Chesapeake has a Population of app 217,000 with a Land Mass of 353 sq miles; and Suffolk a Population of app 82,000 with a Land Mass of 480 sq miles.

Norfolk has a Population of app 239,000 with a Land Mass of 66 sq miles; Portsmouth has a Population of app 99,000 with a Land Mass of 45.5 sq miles.

Va Beach Real Estate Area and have we hit bottom yet in the Housing market?!

Back in March of '09 I had written a blog regarding "have we hit bottom yet in the Housing Market?" This of course was our local area that we were referencing. The area includes Virginia Beach, Chesapeake, Norfolk, Portsmouth, Suffolk, Isle of Wight, Hampton, Newport News, York County and all surrounding areas of Va! My answer then was a definite Maybe??!!

"Have we hit Bottom yet in our Housing market?!" On July 6th, 2009 I'm ready to announce a very definite Probably??!!

The problem in determining a "for sure" knowledge that we've already hit bottom in the Housing market is when 3 things happen:

1) Prices of Homes start increasing in value.

2) Interest rates begin to move upward.

3)Inventory of Homes start decreasing.

Then it's too late!

Our local MLS (REIN) statistics have shown that the volume of Homes sold have increased over the last few months and the Median sales price of Homes have increased over the past several months also. How far behind could the increase in Interest Rates be? The year-over year figures are still down but the gap seems to be closing each month.

If your a 1st time Homebuyer, or selling and moving from a higher priced area, or looking for a second Home or don't have a Home to sell then this seems to be an especially great time to buy a Home.

The 2009 Virginia Beach Area Real Estate bottoming out!?

If your waiting for the real estate residential market to bottom out, I believe the time is near. When we reach the bottom, a lot changes in the ride up from the bottom--price of Homes increase; interest rates go up, and inventory of Homes goes down. Anyone in the market to buy a Home "cheap", don't wait too long or it could pass you by. Listen up 1st time Home Buyers and relocating Retirees! Buy low now!

As you know, currently, prices of Homes are low, interest rates are below 5% and a large inventory of Homes are available in all price ranges. Additionally, if you know of anyone that is a first time Home Buyer or hasn't owned a Home for 3 years, then an $8,000 Federal Tax Credit is available from the Government, with no payback requirements.

In many parts of the country, a Home Buyer has the availablity of a Mortgage Payment Protection Plan that will protect the primary bread winner if he/she were to lose their job within 2 years after they close on a newly purchased Home. This plan will pay your House Payment for 6 months, up to $1,800 per month. There is a one time insurance fee usually between $500-$600

It bothers me when I read or hear something negative about Realtors. I am proud to be a Realtor in the Virginia Beach, Chesapeake, Norfolk, Suffolk, Portsmouth and All Surrounding Areas of Virginia and find it deeply rewarding.

As in any profession, their are a few "bad apples" that tend to tarnish the reputation, to some degree, of all. My experience with other Realtors in the Virginia Beach and surrounding areas of Va have been almost universally positive. When you treat someone with professional respect they tend to reciprocate.

The rare exception can be handled with a closer scrutiny of that individual, and letting him/her know that you know what's going on and that you are on top of the situation. When the rare occurance happens that involves inexperience or lack of knowledge, look at it as an opportunity to convey your knowledge in a pleasant and professional way.

Frustrations abound in the Real Estate profession, as it does in any profession---all in all, it's all good!

Bad economic News everywhere, good news in Virginia Beach Area and Real Estate

Daily, sometimes hour by hour, we have terrible economic news with banks and investment companies going down, Wall Street all over the board, "Rescue" Plans by the Federal Government, and on and on.

Here's some Really Good News for people moving from the Los Angeles, Northern Va, New York or Newark Areas to the Virginia Beach, Chesapeake, Norfolk, Portsmouth, Suffolk and All Surrounding Areas of Va Area.

If your moving from the Los Angeles Area to the Virginia Beach Area, your similar Home will cost 50% LESS! Virginia Beach, some diversion from the Beach; Historic areas, Busch Gardens, real estate etc...!!!

Virginia Beach, Va is a great Vacation location for Beaches and relaxation (Atlantic Ocean and Chesapeake Bay...and so much more!!! The occasional off day (overcast, a little rain)---no problem.

Spend the day at the Virginia Aquarium, only 10 minutes from the Beach; Go Deep Sea Fishing, Dolphin Watching via Boat, 5 minutes away; Colonial Williamsburg, less then an hour away; Harbor Cruise at downtown Norfolk, 30 minutes; Seafood restaurants and all types of Eclectic eating places--and on and on---and on!

Offseason, especially in the Fall, has it's advantages; off season rates (in season is normally considered June, July, August). The rest is off season with rates lowering as the off season progresses) and really not bad weather at all. Stroll the Beaches, visit surrounding Historic areas---Relax. Lot's of nice days.

Let me share with you a little about the Virginia Beach and surrounding areas of Va. This will include the current population, land mass and, of course, where to find real estate ie all the homes for sale in the cities of Virginia Beach, Chesapeake, Suffolk, Norfolk, Portsmouth! (Hint www.googlejim.com)

This Area of Southeast Virginia is sometimes called S Hampton Roads, although no matter how much our Chamber of Commerce promotes the name, hardly anyone out of the area knows what S Hampton Roads is or where it is.

Now, South Hampton Roads consists of 5 Cities; Virginia Beach, Chesapeake, Norfolk, Portsmouth, and Suffolk. No Counties because the Cities over time have absorbed what used to be city/county governments.

Virginia Beach, Chesapeake, and Suffolk all have a large land mass and a less dense population base. Norfolk and Portmouth has a more traditional city type population with less land mass and a more dense population.

**Virginia Beach has a Population of app 433,000 with a Land Mass of 310 sq miles

**Chesapeake has a Population of app 217,000 with a Land Mass of 353 sq miles,

**Suffolk a Population of app 82,000 with a Land Mass of 480 sq miles.

Comparatively

**Norfolk has a Population of app 239,000 with a Land Mass of 66 sq miles

**Portsmouth has a Population of app 99,000 with a Land Mass of 45.5 sq miles.

National Sites Vs Local Sites for Real Estate Search Phrases; Local Insight?!.........

National Sites in real estate, mostly because of their sheer size, hold the top 1-6 positions in almost any real estate search phrase. At least it's prevelent for real estate in the Virgina Beach, Chesapeke, Suffolk, Norfolk and surrounding areas of Va.

Realtor.com (our partner?) and Homegain are prevelent in the organic or natural results in both Google and Yahoo; Google has a Google Base site that has a conglomeration of real estate related information from The Real Estate Book, Homes.com, Harmon Homes, FSBO sites, and individual Real Estate Co's and Realtors who add some of their listings. The same holds true for Yahoo under their Real Estate Category.

In addition Trulia, Zillow, Redfin, Cyberhomes.com, Living Choices.com, etc, with their advertising, are becoming more visible utilizing limited and/or confusing data .

In my opinion, the Home Buyers are primarily the ones getting shortchanged with these National Sites in Real Estate. Most of these sites have an incomplete and smaller percentage of available listing on their site, and many times they have dated information as well ie listings that have closed months ago still showing available.

Also, National Sites use extensively computer software that utilize publically available information nationally. To much of the time the information is dated or skewed because they don't have the ability to add local knowledge and insight about the area as do local Realtor sites and Realtors. Local Realtor real estate sites can provide invaluable local information that is impossible for National Sites. Home Buyers are not getting all they information they need to make the best decision on purchasing a Home when they utilize national sites.

My recommendation to potential Home Buyers is to utilize Local Sites with Local Realtors. There are plenty of great local Realtors with local updated, comprehensive sites in the Virginia Beach area and all across the US.

Virginia Beach Real Estate and too good to be true......?!?!

When something looks too good to be true, it more then likely is. The extreme of this is a home in a million dollar +/- neighborhood going for $265,650. There is most likely a great deal of problems with the home that requires correcting. Plus the real estate taxes on the home is probable $8,000-$10,000+ per year.

That said, they are good deals out there for everyone, but not to the extreme. That's for Infomercials about real estate on TV.

There is currently a Home in Virginia Beach Va listed for sale for $744,000 but will go to Auction on the 29th of September, if it hasn't sold; starting bid at $100,000. If you were able to buy this home at Auction for $100,000 (not likely) in a neighborhod where homes are valued from $700,000-$3,000,000+, chances are good that to correct the problems on this house would require a substancial amount of money and "sweat equity". Plus the probability of very high real estate taxes.

They are a lot of Homes for Sale in this market and many or those are foreclosure properties. This is an opportunity for Buyers to have a wide selection of homes from which to choose and Seller's are open to negotiate price and closing cost assistance. Consequently, they are a lot of opportunities to get a good deal in this market on a Home. Just remember that you can get a good deal, not an unbelievable deal. If it looks too good to be true, it probably is.

Va Beach Real Estate and Fannie Mae and Freddie Mac and Federal Takeover....

You have probably already heard that the most immediate effect of Fannie Mae and Freddie Mac takeover by the Federal Government has been to lower interest rates on residential Real Estate by 3/4% +/- .

A 30 year fixed rate mortage for a Home that sells for $300,000 with a 10% down pmt, for a mortgage amount of $270,000, would lower your House Payment by $130.00 per month with the new rate.

I'm using a recent interest rate of 6.5% +/- and a new interest rate of 5.75% +/-. If you've been thinking about buying a Home, this might be a real good time to look around. They are plenty of Homes available and most Seller's are willing to negotiate on price and closing costs.

(To calculate the difference in a monthly mortgage payment for any amount, use the Mortgage Amount divided by 1,000, times the $6.32 per thousand on a 6.5% +/- rate mortgage and compare to the new rate of $5.84 per thousand on a 5.75%+/-.) Good savings.

Virginia Beach is a city people can fall in love with and for good reason. Twenty-eight miles of beautiful public beach is grounds enough for many to want to live here. Virginia Beach is the largest city in Virginia, with a population of 433,000 and 310 sq miles of living space. Lots of things to do and lots of places to go.

Tourism is a vital part of Virginia Beach's economy and accounts for almost $700 million annually. The military has a large and positive presence in the area, which includes the Naval Air Station, Oceana, Naval Amphibious Base, Little Creek, Fort Story and Dam Neck. Our military families are wonderful neighbors and the miltary a vital part of our economy. You probably have families in the military in your neighborhood.

Despite the national and local news media talk about the status of the Real Estate industry, things are

looking up in the Virginia Beach, Chesapeake, Suffolk, Portmouth, Norfolk Area of Virginia.

In the year 2007, the price of Homes sold in Virginia Beach increased from 2006 by almost 6%. This near 6%

increase in Virginia Beach is more reflective of the real estate market in the area (prior to the Real Estate Boom

between 2002-2005) ie an increase in value yearly of 4%-7+%, consistently over time. The Virginia Beach

Area Real Estate market has always been a very stable market with no real downturns and always a positive

increase in Home Values! Residents of the Virginia Beach and surrounding area can go into this New Year of

2008 with a positive approach to our Virginia Beach Area real estate market!

(We did end the year 2007 with a large inventory of homes for sale--a standard condition of a home buyers

market and homes are staying on the market longer then the "Feeding Frenzy" years of 2002-2005. The overall

increase of value in the other cities of Chesapeake, Norfolk, Porsmouth, Suffolk and all surrounding areas of

Va. was almost 3% from 2006 to 2007. Not great, but far from a disaster.)
