Anthem AZ Real Estate - You get what you pay for...

My business partner and I work with A LOT of out of state buyers. Arizona is vacation home destination as well as a real estate investor's heaven.

But one thing we wrestle with a lot is expectations of said buyers.

For some reason buyers from other states seem to think that they are going to pick up a mansion down here in the Phoenix area for $75,000. Well folks, I'm sorry to report, it ain't gonna happen.

Now, I'm not writing this to be smug. I'm just trying to set expectations. I know you heard from a friend/family member/guy at work that they got a tremendous "steal" down here. Let me tell you another thing, people, well, they tend to embelish. Sellers always tell you they sold for more than they actually sold for, and buyers always tell you that they got it for less than they actually purchased it. No matter what "it" is. You see, people like to make others believe they are better negotiators/business people than they actually are. And have you actually been to the guy at work's house? Maybe his tastes and your tastes don't mesh. Know what I mean.

Again, not trying to be smug.

Oh, and those commercials and late night informercials you see where you can buy houses for $300. Well, those aren't true either. It always cracks me up when they show the pictures of the homes you can buy for $300. The yards are meticulously maintained, with beautiful exterior paint, and in nice neighborhoods. Well here's the truth, those people are trying to sell books/CD's or whatever. They don't care if you ever buy a house, they make their money by trying to get you to believe that YOU TOO can get a beautiful home for less than a bicycle.

The truth of the matter, out of state folks, is this: you're going to have to trust a Realtor to give you the real scoop. I know for most people out there that is sacriledge. "What?! Trust a Realtor?! But I heard all of them are schiesters!" Well, again, not true. The people on T.V. are the schiesters. See, we Realtors don't get paid until you DO purchase a home. And we want you to be happy. So then you'll tell all of your friends/family members/guy at work about us.

Here's some advice about buying real estate in another state. If it sounds too good to be true, it probably is. I would advise out of state buyers to ask a Realtor what the median home value is in the area you are interested in. If you don't trust a Realtor to give you this information, it can be found easily on the internet. Or you can come here to Active Rain where many of us post monthly reports with said information.

Now, if you are seeing homes through online sites that are listed at prices 50,60,70% less than the median home value in that area, you can pretty much rest assured one of two things:

1. the home is located in a not so nice neighborhood;

2. the home is located waaaaaaaaay, waaaaaaaay, waaaaaaaay on the outskirts of said town.

Think about the area in which you live. If you saw a home that was priced 50,60,70% less than yours, wouldn't you be a little suspicious. I know, having lived in San Francisco for most of my life that if I saw a home in the city listed at $200,000 I would shy away from it. Because I KNOW it either falling down, or in a terrible neighborhood. So why would you think the same does not hold true for other areas of the country?

We Realtors are here to help. But we're somewhat constrained in what we can say about neighborhoods. And we don't know what your tastes are. A neighborhood you might find fine might not suit someone else. So often we Realtors have to show you firsthand, so that you don't think we're trying to maniupulate you.

Communication is another key factor with out of state buyers. When we Realtors are sending you listings and following up with phone calls and e-mails we're not trying to harrass you, we just want feedback from you so we know what you like so we won't waste your time showing you homes/areas you don't like when you come down to visit. So please, give us some feedback. It will help you as much as it does help us.

So, to summarize: your friend/family member/guy at work/T.V. personality might have got a great deal down here, but consult with a Realtor first. We're on the front lines, we know what's happening.

Anthem AZ Real Estate - November '09 Market Report

The Anthem AZ real estate market had a little hiccup in November. The inventory of homes for sale has increased a bit while the average sales price month over month dropped. However the year to year decrease in Average Sales Price continues to narrow. Which tells us the worst is behind us. The burn rate is still 2 months, and the average days on market is only 73. Based on those statistics we have a traditional seller's market in Anthem. Anthem's housing market looks to be once again on stable footing. This does not mean we will not see more foreclosures on the market in the forseeable future, but it looks like the bloodbath of the past three years is finally over. We'll see how the market holds up through the typically slow holiday season.

Here are the lastest stats for the week ending 11/30/09:

Active Listings: 228 (Up 8% from Oct. '09)

Homes Pending: 241 (Down 7% from Oct. '09)

Homes sold in last 30 days: 80 (Down 12% from Oct. '09, Up 36% over Nov. '08)

Burn rate (Inventory on market / by homes currently under contract) = 2 months supply

Avg. Sale price (Solds): $212,766 (Down 8% from Oct. '09, Down 16% from Nov. '09)

Avg. price per sq. ft. (Solds): $91.35 (Down $2.92 per Sq. Ft. from Oct. '09, Down 10% from Nov. '08)

Avg. Days on Market (Solds): 73 (Up 5 days from Oct. 09, Down 38 days, 34% from Nov. '08)

100,000 points! Now what?

This post will put me over the 100,000 point total here on Active Rain.

I've been thinking about it for the past couple of weeks. What should I write? Should I even acknowledge the milestone? Then I thought yes, acknowledge it, but in a different manner.

I say "now what?" to the 100,000 point milestone because it only means something to me. Sure, fellow Active Rain bloggers appreciate it. They know the time and effort that goes into reaching this milestone. But that's where I think we go a little wrong in the real estate industry. Too much self-aggrandizing.

To any of my clients or prospective clients who may read my blog they couldn't care less about the 100,000 point milestone. And truthfully, I understand where they are coming from.

I've only been in this business for about 5 years. But in those 5 years I've seen a lot and learned a lot. I've noticed that a lot of real estate agents like to toot their own horns. And that's fine, to a certain extent. The real question is, what are you doing for your clients?

I've heard so many stories over the years about "top agents" in our market who are complete, well I won't say it, but it rhymes with passes.

Over the year and a half or so that I've been on Active Rain I've utilized this platform to market our listings, give helpful advice for prospective buyers, and keep readers abreast of our current market conditions here in the Phoenix real estate market. To say I'm the best, or that I'm a short sale expert, or to make any other exaggerated claims would be disingenuous. And that is not what it's about. Plus, I don't think people want to read that sort of stuff.

I take the lead from my dad. Do a good job, keep your head straight, and remember, there's ALWAYS someone out there who is better than you.

Yes, I have attracted a good amount of business here on Active Rain. And I've made a lot of nice connections with agents throughout the country. I really enjoy this site and the community that has been built here.

So here I sit, at 100,000 points. Proud, but humble. Rest assured, it will be the last time I acknowledge any such milestone again here on Active Rain.

Buyers - Have a plan...

Over the past several years we in the real estate industry have seen and endured a lot.

My business partner and I work a lot with people buying second homes down here in the Phoenix area. Most of these people come from colder winter climates looking for an escape from the bitter cold they experience during the winter.

But lately I've run into a few folks who upon first consultation were looking for winter getaways and then mid-stream want to become landlords.

Now, this is all fine and dandy, but what happened to the original plan of having a winter getaway?

When purchasing a property, especially a second home out of state buyers must have a plan. Do you want a second home or an income property. Unfortunately they're not one in the same.

Managing an out of state property on your own can be quite cumbersome. And costly. And although you might be receiving a little cash flow from the property, when you want to getaway for the winter, you're going to have to stay at hotel/resort. Which may wipe away any of the cash flow profit you plan to gain from your rental property.

So buyers, if you want a rental property, fine, state that from the beginning. We can help you make an educated decision.

And if you want a vacation getaway, we can help with that too.

Fitness tip - Hit a plateau? Change things up...

In my two decades of fitness training I've witnessed hundreds of people come in and out of the gyms I've worked out and owned who seem to be literally on a treadmill as far as their fitness regimen goes.

Here's the fact of the matter folks. You have to change up your fitness routines every so often to see continual results.

I found, when I was a personal trainer, that the funnest time in my relationship with my clients was when they were first starting out. That is when they saw the most significant results from their new found fitness regimen. After about six months though is when the real work began.

You see, our bodies are very efficient machines. They only want to burn as many calories as is absolutely necessary. This hardwiring probably goes back to our caveman days, when food was scarce. Our bodies did not know when the next meal was coming so they conserved as many calories as possible just in case there was a long drought between feedings.

Well here in America, food is plentiful. So we don't need to worry about when our next meal is coming. More than likely it will be within a few hours. However our biological/genetic code does not know that.

So what do you do to break those plateaus that we all reach in our training regimens?

Basically there are three variables you can change in your fitness regimen;

1. Frequency - how many times you work out in a week;

2. Duration - how long you work out each session;

3. Intensity - how hard you work out during your sessions.

Since most people are too busy to increase the frequency or duration of their workouts, the intensity of the workout is usually the best alternative.

Now, when I say increase the intensity I'm not telling you to go so hard in the gym that you lose your breakfast/lunch/dinner (depending what time of day you workout).

No, what I am suggesting is just incremental changes in what you do. For instance, if you like to walk/run on the treadmill, increase the speed a bit. Maybe a 1/2 mi. an hour faster. Or raise the elevation so that you are in essence climbing up hill. Try interval training whereby you run/walk at a very quick pace then slow it down to a more comfortable pace, doing several sets of intervals during your normal training time.

If you lift weights, try increasing the weight you use on particular exercises and dropping down the number of reps. But be cautious. Don't go so heavy that you hurt yourself. If you're already lifting heavy, go higher reps/lighter weight. Add different exercises. All you have to do is replace one of your current exercises with something different.

What will happen is that your body will say, "whoa, we haven't done this before! This is different. I need more fuel if we're going to be doing this." And you'll start to see results again.

But you have to continually change your routine, because eventually your body will get used to the new routine as well.

I usually try to stay away from political topics in my blog posts. But I've really been disturbed by the rhetoric that is being bandied about by some prominent people in this country over the past year or so. I won't name names. We know who the players are.

This notion of there being a "real America" seems to me, well, un-American.

Our country was founded on the principles of diversity. In religion, in race, in thought and beliefs. We've always maintained that as long as you are not doing harm to anyone your opinions and beliefs are safe in this country.

Some of the things I've heard and read recently harken back to the dark days of McCarthyism. Calling out someone because they don't agree with your way of thinking and claiming they are less patriotic than you is, well, un-American.

I heard one of the leading talking heads on the radio today claiming that the other side HATED innovators and entrepreuners. That they were out to get the industrialists and movers and shakers in this country. I thought to myself, "really? I've never heard of any such thing coming from that side." And believe me I've heard a lot from that side in my lifetime, having lived in the San Francisco Bay Area most of my life.

No, they don't hate entreprenuers. They aren't out to "get" anyone. It's just that their way of doing things is different than yours. If we wanted a country where everyone agreed with everyone on everything we would be living in a totalitarian state. And that's, well, un-American.

I think we all need to step back and realize that what has made this country great over the past two hundred and thirty three years is our ability to discuss differences in a CIVIL, non-violent manner. To accept each others differences. Not necessarily agree with them. But respect them. Without name calling. We need to go back to the notion that we are all in this together, we are all Americans.

Anything less, in my opinion, is, well, un-American.

The Scottsdale real estate market saw a little leveling off in October although prices have started to climb a bit. At about a 4 month burn rate (the number of months it would take to sell the exisiting inventory at the current sales pace) we are in what is typically observed as a balanced market in Scottsdale. If you're looking to pick up a good deal on a home or condo in Scottsdale, now's the time.

Here are August's numbers for the week ending 10/31/09:

Active Listings: 4,492 (Up 3% from Sept. '09)

Homes Pending: 1,275 (Down 2% from Sept. '09)

Homes sold in last 30 days: 561 (Up 5% from Sept. '09, Up 59% from Oct. '08)

Burn rate (Inventory on market/by homes sold last 30 days) = 4 months supply

Avg. Sale price (Solds): $414,479 (Up 2% from Sept. '09, Down 18% from Oct. '08)

Avg. price per sq. ft. (Solds): $161.90 (Up $2 per Sq. Ft. from Sept. '09, Down 20% from Oct. '08)

Phoenix real estate - Market report October 2009

The Phoenix real estate market continued on an upward price trend in the month of October. The average sale price for homes in Phoenix increased significantly (up 4%) over September. Couple that with September's price increase of 6% and we have some steady price appreciation going on. And homes are selling much quicker these days as evidenced by the sharply decreasing number of days on market for those homes that did sell. The bidding wars and multiple offers on well priced homes are continuing and even the well priced non-distressed homes are selling quickly. If you're looking to purchase a home here in the Valley of the Sun, you better make a move soon.

Active Listings: 7166 (up 4% from September '09)

Homes Pending: 4,581 (down 5% from September '09)

Homes sold in last 30 days: 2,162 (up 5% over September '09, up 57% from October '08)

Even though the number of homes has inched up slightly over the past couple of months we continue to see the average sale price move up. And the year to year decrease in Average Sales Price continues to narrow. Which tells us the worst is behind us. The burn rate is down to 2 months now, and the average days on market has fallen to 68. Based on those statistics we have a traditional seller's market in Anthem. Anthem's housing market looks to be once again on stable footing. This does not mean we will not see more foreclosures on the market in the forseeable future, but it looks like the bloodbath of the past three years is finally over. It's safe to get back in the water.

Follow up to "...Seller's please put your dogs away."

The other day I posted a blog about dogs in listed homes for sale during viewings.

Well, as fate would have it, the very next day, my business partner got bit by a dog. Not while showing homes mind you, while riding his bike on a public path.

Dogs are dogs, you really can't blame them. They're just reacting instintively. But THAT'S the problem with leaving dogs unattended in homes. They may act as the most loving member of your home when they're around you. But they are still animals. They are not human. They do not have the rationale or intelligence of humans beings. They react instinctively, which usually means agressively, when a stranger approaches them or enters their home.

I received about a dozen responses to my previous post on this subject. Many were horror stories about agents being bitten or nearly bitten by dogs in homes.

Folks, it is your responsibility as the owner of the dog to ensure that everyone who is around the dog is safe. If you can't do that, you need to make sure the dog is secure and cannot harm anyone.

Sellers...Want to sell your home? Please put the dogs away.

I love dogs just as much as the next person. And most dogs love me. However, not all. In fact the only time I've been bitten by a dog in my life was on a home showing.

I called ahead to let the owner know we'd be taking a look that day. He said his dog was in the house but, "he's a teddy bear, he shouldn't be a problem". Well the teddy bear turned out to be more like a Grizzly bear, snapping at my hand when I opened the door and extended it (my hand) for him to sniff before we entered. Luckily he just nipped me. But still, my clients did not wish to go any further.

Just today I scheduled to show two homes, both had dogs, both owner said the dogs were in the house but wouldn't be a problem.

The first home we went to look at the dog was right there at the door to greet us, teeth bared, deep snarl. Not a friendly greeting. Needless to say, we did not see that home.

The second home with a dog we were to view had "just a little Daschund, he won't do you any harm". When we opened the door, again the dog was there to greet us. Yapping it's little head off, proceeding to bite and shake the front door mat violently. Again, not a friendly greeting. And again, we left hastily.

My point being is sellers, if you REALLY want to sell your home, you're going to have to put the dogs away during the day (if you have dogs). Either in the backyard, garage, or at a neighbor's who wouldn't mind watching them.

You are loosing valuable showings on your home. And in this market, where buyers hold the upper hand, and the selection of homes is plentiful, it can mean the difference in getting the home sold or not.

Scottsdale real estate - Market report September 2009

The Scottsdale real estate market saw an uptick in activity in September although prices continue to decline, albeit at a much slower pace. At about a 4 month burn rate (the number of months it would take to sell the exisiting inventory at the current sales pace) we are in what is typically observed as a balanced market in Scottsdale. If you're looking to pick up a good deal on a home or condo in Scottsdale, now's the time.

Here are August's numbers for the week ending 9/30/09:

Active Listings: 4,345 (Up 3% from Aug. '09)

Homes Pending: 1,296 (Up 6% from Aug. '09)

Homes sold in last 30 days: 536 (Up 11% from Aug '09, Up 63% from Sept. '08)

Burn rate (Inventory on market/by homes sold last 30 days) = 4 months supply

Avg. Sale price (Solds): $404,978 (Down 1% from Aug. '09, Down 24% from Sept. '08)

Avg. price per sq. ft. (Solds): $159.82 (Up $2 per Sq. Ft. from Aug. '09, Down 23% from Sept. '08)

Avg. Days on Market (Solds): 148 (Down 12 days from Aug. '09, Up 15 days from Sept. '08)
