Patriotism is part of the culture of Cumming, Georgia. With sincere appreciation, the community came together to honor the veterans which live in this area. Veterans Memorial Blvd is located in the heart of the downtown. The city of Cumming commissioned Sculptor Gregory Johnson to create a Memorial to honor the brave soldiers who lost their lives in wars serving our country. The grounds feature a ladder back chair with boots which hold a dog tag of Forsyth County citizen who served in the Vietnam War. Draped over the top of the chair is a soldier's uniform and helmet. On ceremonial day a US Flag joins these bronzed pieces. The inscription of the Memorial is as follows: "Realizing anew, the full portion of sacrifice paid by the Sons and Daughters of Cumming, Forsyth County, Georgia, in the defense of life and individual rights, we, the citizens in gratitude and honor, dedicate this monument to their memory; and in doing so, pledge to preserve and protect the freedoms for which they so bravely fought. This place will be held in reverence for all those who wish to pause and remember how we came to live in this Sweet land of Liberty. America, America, God Shed His Grace on thee!"

Steam Engines in Cumming, Ga! Why Cumming is a Great Place to Live!

Cumming's July 4th parade is the largest display of steam engine tractors anywhere in the world. The parade started when A.G. Thomas showed off his restored 1912 Case stream traction in 1958. People were drawn to see that tractor and hear the steam whistle (which sounds like a train whistle!) blowing over and over again. The following year the first official group of steam engines and grain threshers paraded through the courthouse square. Today, members of the community stand shoulder to shoulder to see and hear these wonderful historical tractors.

The City of Cumming Fairgrounds hosted its first fair in 1995. The actual fair is in October for two weeks. 40 rides and games are featured over the James H. Drew Exposition Carnival Midway. The Heritage Village lets you see how folks use to live. Interesting Facts about Cumming, Georgia

Cumming, Georgia was founded in 1833 and first chartered in 1845. The town was first surveyed in 1833. It is located forty miles north of Atlanta. State Route 400 leads north from Atlanta into Forsyth county. The land for Cumming was part of the 1832 Cherokee land lottery. The Cherokee territory stretched across what is now Bartow, Cherokee, Cobb, Floyd, Forsyth, Gilmer, Lumpkin, Murray, Paulding and Union counties. This land by a lottery system was distributed to Georgia families. The land was mainly used for agriculture.

The name comes from an officer from the War of 1812. His name was Col. William Cummingand he was born July 27, 1788. Wm Cumming was a distinguished Georgian who graduated from Princeton (at that time was the College of New Jersey at Princeton). He studied law at Gould's Law School, Litchfield, Conn.

The Federal Road (Highway 369) runs through Forsyth county. This road connected the borders of Georgia with Nashville and Knoxville. This Federal road was used to remove the Creek and Cherokee Indians to Oklahoma. The road started in Athens, Georgia and continued through Jackson, and Hall Counties. The Federal Road Marker located at Highway 9 and Highway 369 says, "The highway coming from the right is the Old Federal Road, northwest Georgia's first vehicular way and the earliest postal route of this area. It began on the southeastern boundary of the Cherokees in the direction of Athens, linking Georgia and Tennessee across the Indian Country. Rights to open the thoroughfare were granted informally by the Cherokees in 1803 and confirmed in the 1805 Treaty of Tellico, Tennessee. 'Daniels,' an early stand and stage stop, on the old trace stood here."

William T. Sherman did not burn or visit Cumming during the Civil War "March to the Sea".

Cumming has had the same mayor since 1970. His name is Henry Ford Gravitt. He is a native to Cumming and was born January 2, 1942.

Junior Samples (born Alvin Samples, Jr. April 10, 1926 to November 13, 1983) from "Hee Haw" was Cumming's most famous personalities. His most famous part was when he played a country use car salesman with the phone number of 1-800-BR5-49. Samples died of a heart attack when he was 57 in 1983. He is buried at Sawnee View Gardens.

American Idol singer from the first season, RJ Heltonlived in Cumming.

Oprah Winfreyhosted her show in Cumming in 1987 which she she discussed racial issues. Hosea Williams and US Senator Gary Hart participated in a civil rights demonstration at that time.

Every-time I visit this store I want to own a loft and go to college again. This store is huge and has so much fun stuff! Throughout the store different size decorated living spaces are set up. They show you how to have everything from a bedroom, bath, living area and kitchen from 500 square feet to much larger. The store also has bedding, furniture, kitchen items, flooring, and so much more. The meals at the restaurant are very good and cheap. So if you are on a budget, IKEA is the place to go.

Recently I asked for ideas on holding a Fall Festival at my new subdivision, Whelchel Valley. http://www.whelchelvalley.net/ . We ended up having a big cookout with many prizes (gift certificates to toys). Many people checked out our website because I sent out over 2000 postcard invitations and 4000 email invitations. So far we have under contract 3 presales and 1 of the spec homes. I think that the subdivision is doing well!

Buying a home for the first time can be very exciting and nerve racking! Many people have so many people giving them "tips", they can hardly make a decision! The list of documents that you have to get for the mortgage lender seems never ending. What about closing! You have to go to an attorney's office and sign a stack of documents. You are nervous. Have you made the right decision? Where is the door to get away!

She can tell you what price home you can qualify for, what your payments will be, and what your credit score is. When applying for a loan the credit report and appraisal fees (around $350) are usually collected. If you need to work on your credit, she can give you ideas on what to do to pull your report score up. She will provide you a "good faith" estimate. We will show you properties that fit your criteria. Once we find a property we negotiate and write all offers on current contract forms provided by the Georgia Association of REALTORS and written by attorneys. We will negotiate with the seller to pay our commission. We will negotiate all needed contingencies including financing and inspections.
You would need to meet the financial time supplications of our purchase and sales contract, you would need to make sure that your mortgage lender has totally qualify you for your loan. This means that you have given the the lender all requested documents, have had the mortgage appraiser complete the appraisal, and have the underwriter approve the loan. This loan approval should be written and a copy should be given to your agent. The agent should be working closely with the lender during this process to assure that there are no surprises that may cause you not to receive financing or lose your deposits.
After the terms of the contract are agreed upon, we strongly encourage anyone buying a home to purchase a Home Inspection from a qualified and insured Home Inspector. I prefer that they be a member of the American Society of Home Inspectors (ASHI). By joining this organization they have the opportunity to become more informed, maintain certain standards of practice and adherence to a strict code of ethics. What homes need to be inspected? All homes including New and Resales! The inspector will not only provide valuable expert technical knowledge but can also provide general information on how to service and maintain their equipment. This helps the home buyer have less problems in the future because they are educated about the products which are installed in their home. The ASHI association provides a Virtual Home Inspection for the consumer which is a tour of what a Home Inspector will evaluate when inspecting a home.
The purchaser should purchase a Termite Letter as a part of the inspection. Any repairs should be negotiated with the removal of the Inspection contingency. Many agents argue that it should be the responsibility of the Seller to provide a Termite Letter. I would encourage the purchaser to hire their own Termite company.
We also recommend that you purchase a current survey. This is optional, but recommended.
Seek an Homeowners Insurance Policy. This policy should cover the cost of rebuilding the home in case of fire or natural disaster. This is something that you should shop around for on your own. The policy payment receipt should be provided to the closing attorney.
Set up utilities for your new home. The agent can provide you with a list of utility companies. You should contact those companies for is needed in having the utilities set up in your name on a certain date.
Plan your move. Do you need a mover or a friend with a truck?
Be prepare to purchase Buyer's Title Insurance at the closing- This covers you, the buyer, in the event that the title is not clear. This is usually optional, but recommended.
You will select a walk-through date. This is the last chance you have to make sure all items listed on the inspection list have been repaired.
Be flexible if a problem or delay arises. Your agent will keep you informed. You may have to sign additional contract amendments.
For the closing, here is a list of some of the items that the buyer, the seller and the lender need to bring. The lender needs to give the purchaser the RESPA, Truth in Lending Disclosure Statement, the mortgage, the mortgage note, any escrow accounts required for the buyer, and the check for the seller. The seller needs final tax bills, any documents required to clear the title, driver's license, and keys to the house. The buyer needs to bring a cashier's check for the remainder of the down payment, plus the balance due for any other payments (you will be informed of the amount), any documents required by the lender, and you may need your check book for small dollar amounts.
CONGRATULATIONS! You have gone to closing, signed all the closing papers, and have paid the amount required to close. You are now the proud owners of your first home!

Aunt Henrietta- My Hero!

My husband's aunt, Henrietta Kinney, lived in North Carolina. She was born in Madison county, Georgia. Recently, at 89 years old. she passed away and joined so many that she had comforted who had already gone to Heaven. For the last 30 years, I received wonderful greeting cards from Aunt Henry. She always included a brief note, a wonderful scripture and a praise. What a wonderful ministry she had in so many lives. She always put others in front of herself. She visited the nursing home, cooked for the sick, grew a garden, and always "Praised the Lord"! She sent hundreds of birthday and anniversary cards. I ask her one time if she had a file box (she didn't use a computer) with reminders of whose birthday was when! She said no that she would think of a date and could remember whose birthday or anniversary that was on that date. If one of her friends or relative was sick, she would mail or bring a cake. Then she sent "Thank you" cards to anyone who may have taken care of her friend or relative. When my daughter was sick with cancer, she sent a small gift every week. I would love to care as much as Aunt Henry. I cherish the cards, pictures and notes from her. I saved everyone!

As a REALTOR, I should use Aunt Henry's example. I should not take care of my family and friends but also my past clients. I am going to reach out with calls and notes each week!

I am thinking about using "Top Producer" for my Team.

I use an email marketing system now with my team. They all have the ability to email listings, newsletters, and drip mailings. I am wanting to change the service that I am using now and I am thinking of using "Top Producer". I would like comments from others who have used this system. I would prefer a system that does not give out the addresses or map when the listings are being sent out.

If you are using another system that you would recommend, I am open for ideas.

Why Do Homes Not Sell?

Why did your listing or home not sell?
What could have been done differently?
Was the price incorrect? Was the price adjusted during the listing period? Was the home listed with the agent because they quoted the "highest price"?
Was the home listing with the "listing agent" because the agent was
"a friend"? If so did that make it easier or harder to work with that person?
Had the "listing agent' sold many homes?
Had the "listing agent" have negotiation training? What designations did the agent hold?
What did the "listing agent" past customer think about that agents abilities? Would they use that agent again?
Was the home listed because the agent offered the lowest commission? Or did that matter? Did the "listing agent" compare the relationship of "Price" to "Time to Sell".
Was a market analyze prepared with "up to date information" at the listing presentation?
Were market updates provided during the listing period?
How long was the home listed?
Did the agent hold an open house and invite the neighborhood?
Was the listing adverted on the Internet or in print?
Were there "flyers" available in the house and on the street? Were the flyers in Color?
Was the house "staged"?
Was there regular "feedback" from other agents given to the homeowner?
Did the agent list and forget the home? Did they just wait for the home to sell by another agent?
Was the newspaper classified used?
What websites were used to advertise the listings?
Was the agent "full time" or "part time"?
Was the agent "experienced"?
Was the agent with a real estate company known for selling homes? What is their market share in the community?
Did the agent have paid staff to service the listing?
Did the agent "prequalify" all prospective purchasers with an experience lender?
Did the agent promote the home to other agents in their community?

In our market there are many homes that have been listed by local agents for a certain time period and have not "Sold". The expired home owners are discouraged when their homes "expires". They wanted their homes to sell so that they could go on with their plans. Was there something wrong with their homes? Did the agent not advertise the listing correctly? What happened!

Many times there is nothing wrong with the house. What I find is there are a few factors that MUST be correct before the listing is signed. The agent must take time to get the price correct. The agent must be trained in staging a home and preparing it for sale. The home must be listed for the correct amount of time. The home must be expose in the right "Internet" sites. What are these factors? Does the agent have the knowledge to "correctly" place the listing in the MLS for the home to sell? Listing a Home to Sell is an art. Not every REALTOR who carries a license has that gift. Not only is it a gift but the know how comes from years of knowledge.

Does every home we list sell before the expiration period? No. We must evaluate, evaluate, evaluate the home during the listing period and take into account new listings, showing feedback and the local market. We can miss selling a home because we have the home overpriced by $2000 or there my be too many weeds in the yard. Sometimes it is hard to share that information with a seller. We must to sell the home.
