I will be the first to tell you that this is a great house. I loved this house when I sold it to my clients a year ago and I still love it. It is a gorgeous home. However, trying to sell it in this market was not easy. Oh we got several offers on the property, but they were those "are you kidding me?" type of offers, and we couldn't quite give it away. When I recommended to my clients that we drop the price to 475K I told them that I was certain we would get an offer right away, and we did. We got an offer for 435K. All cash, quick settlement, no contingencies, almost perfect right? Except, not only was it 40K less than list, but it was pretty much 40K less than the comps. But in this market? Do we really just reject it? Maybe we can get the buyers to come up 10K?? The selling agent had pretty much told me they were at their max, maybe there was a little room, and they LOVED the house. Tempting....But I felt strongly that this offer was not a reasonable offer and that we would get a better offer. However, this was our 3rd, or was it our 4th offer already. Was I really, really sure? What if I'm wrong? What if? Well, I have to thank my clients for believing in me because although the first offer is usually the best offer, in this case, the first offer was not the best offer and our holding out for a better offer paid off.... Were there days I doubted myeself? Yes, there were, but I kept looking at the numbers. I kept previewing the newest competition and I kept preparing myself for when I had to justify that price. I knew it was worth what we were asking..... We settled on Friday. My clients are thrilled and my faith in myself is confirmed. God! I love being right!!!! If I can't believe in me, who can? Gotta believe in yourself in this business. We all know that sometimes that is harder to do than other times, but keep educating yourself and keep surrounding yourself with those that want to see you succeed and you will. Happy 2009!

The numbers of homes that have sold in Prince William County have more than doubled from May to July.

If you are a buyer and you are questioning whether or not this really is a good time to buy, you need to think about 5-8 years from now and ask yourself if you are going to be one of those people kicking yourself and thinking "I should have done it then"

Homes are priced better than they have been in 4 years or more, and interest rates are still great. I am not going to lie to you and tell you that it is as easy to get a loan as it was 4 or 5 years ago, but it is not impossible. Investing in your future really is worth working on getting your credit ratings up and sometimes that can be done in just several months.

How? Paying off some credit cards, using more cash than credit, and paying your bills on time will help to increase your credit scores before you know it. I know some people will think "I am so far in debt that I will be 40 or 50 by the time it is making a difference."

To those people I say, You are going to be 40 or 50 anyway, so you may as well be 40 or 50 and out of debt with a home that belongs to you.

I am getting multiple offers on my listings and I am writing multiple offers for my buyers because they either wait too long and miss out on the home, or they do not offer enough.

SELLERS ARE REALLY GETTING IT.... THE BEST WAY TO SELL YOUR HOUSE FAST IS TO PRICE IT, NOT JUST WELL, BUT AGGRESSIVELY. When you are priced aggressively buyers are rushing in to get the deal and sellers are looking at their pick of the litter because of it. A Home going for more than list price is not uncommon today. That is GREAT news for Sellers!

It has been such an exciting time for me! I am working harder than I ever have, but I am having a great time with the challenges of this market. It is just a great time to be in the mix. Looking for the deals, finding the deals, negotiating the best deal, ALL OF IT...
