The NY Times Thinks I'm a Manalapan Real Estate Specialist! Woo Hoo!

I started blogging less than a year ago and haven't looked back. In fact, it's been very disappointing to not have enough hours in the day lately to post or comment as often as I would like.

The good news is, in my opinion, my lack of time to blog is a direct result of my blogging!!

When I joined Active Rain, I gave serious consideration to the message I wanted to send with the majority of my postings.

I saw this forum as an opportunity to position myself as the Manalapan New Jersey Neighborhood Real Estate Specialist! I've lived in Manalapan almost 17 years and have been raising 2 daughters through the school system. I'm a Girl Scout Leader and community volunteer. What better place in which to specialize?

I started posting about community, school and local area events. I'd post my Manalapan listings. I'd write about market trends in Manalapan Real Estate. Working with my Weichert colleague and fellow Manalapan resident, Gail Szeluga, we've been working toward buidling a focus toward reporting on the different communities that make up Manalapan Township. Soon thereafter we expanded our Manalapan presence via Facebook, Twitter and other Social Networking forums. Join us (and the 286 other Manalapan residents) on Facebook at the Manalapan Residents Group.

Almost immediately, the phone starting ringing.

Buyers would find me via posts on Manalapan homes for sale. Sellers started to stumble upon me when searching for information on Manalapan Township.

I've been thrilled with the response and felt I was making great strides toward my goal of being seen as the source for Manalapan Real Estate information.

Recently, I received a phone call from Ms. Jill Capuzzo. That's when I KNEW the plan was working!

Jill is a reporter with the New York Times! She was writing an article on "Living in Manalapan" and needed a local professional to show her around town and fill her on on the local market. She found MY blog which then led her to my website and finally to my listings! Don't you just love when a plan comes together??

About a week later, Gail and I had the pleasure of meeting Jill and touring her around Manalapan!

We visited neighborhoods throughout Southern and Northern Manalapan, as well as East and West of the Route 9 corridor.

We talked about the award winning Manalapan-Englishtown and Freehold Regional High School Districts. We covered the newly expanded Manalapan Recreation Center and the recently rejuvenated Thompson Grove Park. We toured many Manalapan landmarks, including the municipal building, 9/11 memorial, Old Tenennt Church, Holiday Park Duck Pond, Millhurst Mills, historic Englishtown and Pine Brook Golf Course. We talked about the attraction Manalapan holds for New York City transplants looking for a little extra elbow room while still enjoying a reasonable commute. Good schools, affordable homes, reasonable taxes... what's not to like? The time flew by! Once you start a realtor talking about real estate, good luck getting them to shut up! We had a blast!

What a thrill it was tonight when I felt my blackberry buzz and looked down to see my most recent Google Alert...

Manalapan, New Jersey Memorial Day Celebration!

What better way to kick off the summer season than with a parade!

Each year, Manalapan Township celebrates Memorial Day with a parade down Main Street!

It is a wonderful opportunity for marchers and spectators to show their community spirit by celebrating Memorial Day together, as a township.

The parade starts at Manalapan's Municipal Complex, travels past the Recreation Center through the heart of Englishtown and finishing up at the American Legion Hall on Sanford Street.

As a Girl Scout Leader and Mom, I've been marching with my kids for years and think I will miss it some day!

Families line the street waving and cheering. Parade marchers come prepared with treats to throw to the kids who are watching and eagerly waiting to snatch a lollipop or piece of candy!

Manalapan High School Marching Band led the way followed by numerous Girl Scout and Boy Scout Troops. There were police cars and fire trucks, and even Uncle Sam made an appearance on stilts!!

There were representatives from Manalapan's local government and many were hoping for their 15 minutes of fame when the local news channel showed up!

Last, and most certainly not least, on hand were many township veterans showing their support and pride as the community came together to remember the many people who gave their life for their country and to support the American soldiers who risk their lives every day for our safety.

I hope all my Manalapan neighbors, friends and family had a wonderful, safe Memorial Day Weekend! Best wishes for a very fun filled summer!

I stumbled across this album while catching up on Facebook.

It is a collection of photo's taken by my 14 year old daughter, Danielle. She's had no training and is using a regular, common digital camera she got for Christmas. I love that I "found" them and that she wasn't taking them for any special reason.

I was blown away by her knack.

I tell you... it is amazing what you are born with!

Of course I smiled. I was happy that he seems happy. We are off on the right foot.

Then I thought about it a little while.

Why is he so impressed that I got right back to him?

Do most realtors not get right back to their clients and prospects?

He sent me an email last night and I replied with the information this morning. Is that special?

As realtors, we pull out our hair trying to figure out ways to make ourselves stand out from the competition. But maybe, just maybe, all we have to do is get back to basics!

Do You Qualify for a Short Sale?

There isn't a day that goes by that I don't have a conversation about short sales.

I want to thank Frank & Sharon for putting this post together. Well done!

It's easy to understand and accurate!

As they point out, "the rules for short sales keep changing" so please consult a professional to get the most up to date information on whether YOU can qualify for a short sale.

The original concept of a short sale is when a home sells for less than the mortgage(s) on it and the homeowner does not sign a promissory note or bring money to closing. Many homeowners in Orange Park and Fleming Island have not one, but two or three mortgages, including a home equity line of credit. You may be considering a short sale, but the question is - Do You Qualify for a Short Sale? Not every Clay County homeowner does. Here's the thing:

The rules for short sales keep changing

If a home is not sold as a short sale and goes into foreclosure, all the mortgages are wiped out except first mortgage, so any second or third mortgages are a total loss to their respective bank. Second and third mortgages are often held by different banks from the first mortgage. A year ago a second mortgage would accept from zero dollars up to $1000 payment and sign off on a short sale. So would home equity lines of credit. Not now.

Today, the second lienholder usually demands $3000-5000 from the first mortgage bank to agree to a short sale, and they may demand sellers sign a note agreeing to pay back a portion of the loan. Banks have figured out a way to recoup some of their huge losses by demanding some cash now and a promise to pay later. Additionally, some homeowners are also required to bring money to the closing if the bank determines they are in a financial position to do so.

So who qualifies for a short sale?

Homeowners with a genuine hardship who owe more money than their home is worth due to: job loss, medical reaons, divorce, or relocation that deplete a homeowner's assets are considered by banks to be genuine hardship. In this instance, a bank will typically agree to a short sale and not demand cash at closing or a promissory note.

So who does not qualify for a short sale?

1. Homeowners who realize their home is worth less than what they paid and they just don't want to make the payments anymore.

2. Homeowners who have significant assets and income.

3. Homeowners who have bought a second home.

4. Investors.

Homeowners who qualify for a short sale as of now will usually not be asked by the bank to execute promissory notes for any balance owed. Homeowners who do not qualify for a short sale will either sign promissory notes or the property will go into foreclosure.

What should you do if you are behind in your payments?

If you are behind in your payments, call your bank(s) and keep communications open. Ask to speak to someone in the Loss Mitigation Department. You may qualify for a loan modification or another program. Seek the advice of your financial advisor, accountant and attorney to give you all the information about your particular situation.

Contact an experienced short sale real estate professional to determine what your home may sell for. You may contact us for a consultation to discuss your options.

So should you do a short sale or not?

It depends. Short sales affect your credit for two years. After two years, you may buy a home again. Foreclosures impact your credit for five years. Bankruptcy has a more negative impact than a short sale also.

About 20% of homes on Fleming Island on the market are short sales or bank owned and 38% of homes in Orange Park are short sales or bank owned, so you're not alone in the decisions you are facing. Once you speak with the bank and other advisors, including an experienced short sale real estate agent, you will have enough information to make a good decision. You will know whether you qualify for a short sale and if you should consider one even if you do not qualify. What To Expect When Your Inspecting

When a home inspector is hired to inspect a property for which I am the buyer's agent OR the seller's agent, I expect and hope for the same things from the inspector...

Knowledge:

Know what you are talking about. Stick to the facts. Don't speculate about things that may or may not have happened in the past. If you don't know the answer, tell the client you don't know the answer. If you prefer, tell them you will find out and call them with the answer. But for heaven's sake... be careful if you are going to take that stab in the dark. Suggesting that a system is broken because you can't find the switch is irresponsible.
Common Sense:
- Avoid telling horror stories about past inspections. It unsettles both buyers and sellers. Don't talk about homes that were condemned, pools that have collapsed, or horrible, deadly mold that grew behind the seemingly good walls. In fact, unless you see some sign or indication that there is a remote possibility for mold to be present, how about we don't use the "m" word at all? Oh and save the graphic descriptions of septic systems that have backed up!
- Be thoughtful about the words and phrases you choose. Can you please refrain from suggesting "Monkey's could've done a better job installing this" or saying things like "This is shoddy craftsmanship. They would've been better off using scotch tape to hold this together."
Thoroughness:

At a recent inspection the inspector said, "I'm going to call for a termite job." "Oh, did you find evidence of termites?" I asked.
"No, but I couldn't see everything clearly. I just might have, maybe, possibly, seen something in the far distance that could maybe be a termite tube and with these moist conditions in this area I'm going to err on the side of caution and call for a termite treatment."

Just maybe you should go the extra mile and come up with a shred of evidence to support your claim. See this recent post by Jack Feldmann to see what I mean by an inspector going the extra mile to do a thorough job.

Most often, it isn't WHAT is discovered in a home inspection that kills a deal, as much as, HOW it is presented.

I'm a huge fan of honesty and integrity, in fact I base MY business model on those traits. I would never expect (or want) a professional to compromise, but I do expect professionals to act responsibly.

Disclaimer: This post was written in response to one very irresponsible home inspection. The majority of home inspectors I've had the opportunity (pleasure) to work with have been top notch professionals.

Just Call The Listing Agent

Another awesome post from Greg Nino, agent extraordinnaire in Houston Texas. I am reblogging this post because I recently encountered a similar experience with one of my clients and felt getting this information out there could help other buyers who don't understand the role of their buyer's agent.

A buyer who has an agent should use them 100% not 50% or when it's convenient. If your agent isn't willing or able to be available on a frequent basis then maybe you should fire that agent. I would.

All to often buyers will call me directly when they have an agent. Here are some of their mistakes:

1. They think if they call me that I'll give them "inside scoop" about the seller, the price or other information that might help provide them some opinion. None of this will happen, not with me.

2. They call acting like they don't have an agent, when they do. This is a poor decision. I am MORE than happy to show my listing to ANYONE as my duty is TO SELLL the home, so please don't be dishonest or sneaky about it. I am HAPPY to be clear and honest to potential buyers, and I would love to be treated the same way. :)

3. Buyer's some time think that "they'll do all the footwork" then let their agent do the paperwork. Another horrible decision. FIRE YOUR AGENT & find a new one. Agents are not meant to be paper pushers or robots.

Recently a "to be tenant" called giving me her ~sob story~ about her financial background with hopes to win me over on a personal level. She said "she didn't have an agent." I began speaking to the seller, negotiating the deal and so forth. I even asked if she had an agent & she said.. "no." When it came time to write up the paperwork she said. "I'll have my agent call you." She LIED. The agent eventually called and said they had been working together the WHOLE time. I explained this to the seller and guess what? She was disqualified for being both deceitful and untrustworthy. My client didn't want to "deal with her." I don't blame him.

Your Buyer's Agent should be worth their weight in GOLD & not an ounce less. If your agent is substandard then expect to achieve substandard results. If you don't TRUST your agent 100% then you've got the wrong Realtor.

It is in YOUR best interest to NEVER call the listing agent about negotiations. If you want a price, sure. Have a question about property details? Fine. Not a good idea to ask.... "how much will the sellers come down."

Buyer's Agents work for Buyers. Don't "let" them earn their money - MAKE THEM.

I took a new listing this weekend in my farm in Manalapan New Jersey's Yorktowne Development. Yorktowne is not just where I farm. I used to live there. Check out my recent post about this great home.

I love getting listings in my Farm. Who doesn't? They give you the confirmation that your hard work and commitment is paying off!

The weather was BEAUTIFUL in New Jersey today. Up near 70° with sunny skies... quite the conflict to be jacketless and warm and stepping over piles of snow!! (So long snowmen!)

I planted my sign in front of the home (Don't you just love that part?).

It went in effortlessly thanks to the warm weather softening the ground!

I stepped back with my client... looked at the sign, looked at her home, looked at the sunny skies, looked around at my old stomping grounds and sighed... LIFE IS GOOD!

Got in the car and started toward my appointment to show sell a house today!

As I pulled out of the driveway, out of the corner of my eye I saw him, Rob, my old mailman and neighbor. He was the best mailman ever! (No offense Richie).

I quickly pulled over and teased him, asking him if he had the buyer for my brand-spanking new listing. Mailmen know EVERYONE and EVERYTHING that goes on in town!

He laughed and then congratulated me on my success. I shrugged... "huh?," wondering how Rob knows what I've been up to.

He told me that he figures I must be sooooooooo successful because I am the only agent sending mail anymore!

He then thanked me for keeping him and the United States Postal Service in business!

The point is this... he noticed and commended me for sticking with it. He encouraged me to keep at it. He felt if you farmed before when competing with 10 other agents going after the same business, why would anyone stop farming now when they have much less or maybe no real competition at all?

He went on to say that the local perception is that I am successful, committed and have the wherewithal to stay the course, even with the challenges we face in today's complicated real estate market.

I'd say that kind of recognition is worth the 42 cents stamp. (Wouldn't you?)

This concept goes deeper than direct mail or farming. It applies to all aspects of our business today. This is NOT the time to hold back.

The current market condition presents us with a unique opportunity to take advantage of LESS competition in the marketplace. This is the time to dig your heels in and plant your seeds diligently so that when the market starts to bloom you'll be in a superior position to excel!

Dear Diary, My Passion is... A Good Challenge!

As I was considering what to write for this contest, I looked back at my life to figure out what I am really passionate about. Of course, it would be easy to say I'm passionate about my family, that's a given.

Family aside, I realized that over the years I've had many passions and often they come and go.

It seems I find "something" and I get a little obsessive... ok maybe alot obsessive.

Whatever that "something" has been, I take it on, full force and I stay with it until I reach my maximum potential and I move on to the next challenge.

I don't understand failure.

I don't do mediocre, or I try not to at least.

I thrive on good, healthy competition.

What are some of the things I've been passionate about?

Here's a few:

Weight loss/getting in shape - A few years ago, I finally committed to losing a few pounds. I lost 40 pounds! Next thing you know I was a moderator in a weight loss forum; I never worked out a day in my life, but suddenly I was considering a career as a personal trainer; I didn't know a gram a protein from a gram of fiber, but I became the local nutritional expert. The photo on the right is when I won my President's Challenge Gold Medal! Woo Hoo!
Budding Videographer - Before digital was "cool" I was on the cutting edge of digital photography. I was obsessive about creating perfectly timed slideshows, finding the perfect song, looking for the perfect graphic. I would spend hours and hours and hours creating slideshow videos and giving them as gifts to my family. I see some of the same obsessiveness in my blogging.
Internet and Video Gaming - The day the computer became affordable to the general public, I've had one. And thus, my passion for gaming began... anyone remember Larry the Lounge Lizard? The more interactive the gaming has gotten, the more obsessed I've gotten. I've compulsed over Texas Hold 'Em, Spades, Hearts, Mah Jongg, Neopets and most recently, Facebook's Mafia Wars (just ask Don Cecily!). As for Video Games, I remember many, many red-eyed late nights trying to get Mario to jump over the mushroom or trying to save Zelda!
Bowling - Been doing it a looooooooong time. Now it's a hobby, but in my younger days... a passion for sure.
Tournaments, leagues, Sunday morning high stakes
games with the old men in Brooklyn.

Here's the best part...

My most recent passion/obsession is, you guessed it, Blogging! Ok, not just blogging, but more appropriate would be to say creating and improving my professional internet presence. Talk about a productive hobby!

Neil Simon’s famous update of his original “Odd Couple” starts with a group of women friends playing their regular game of Trivial Pursuit. This week, the meeting is at the apartment of Olive Madison, a divorcee who freely admits to being a slob: “I leave a mess when I read a book.” Late to arrive is Florence Unger, a stickler for neatness, who would try the patience of a saint. She has unfortunately just become separated from her husband. As life would have it, the slob and the fuss-budget decide to room together — with hilarious results! Through many ups and downs the two women are forced to agree on one thing — even the best of friends sometimes make the worst of roommates.

Manalapan and Marlboro New Jersey First Time Homebuyers & The $8,000 Tax Credit

Here is a summary of the new First Time Homebuyer Tax Credit. Thanks to Ann Arbor's own Missy Caulk for use of the fabulous chart!

The new bill increases the size of the existing temporary (and refundable) first-time home buyer credit to $8,000, up from $7,500. It will not be applicable for nonfirst time homebuyers, but it also removes the requirement under current law that the credit be paid back if the buyer stays in the home for at least three years. And it extends the credit's expiration date to Dec. 1, 2009, from July 1. Those eligible for this credit must have purchased a home after Jan. 1, 2009, and before Dec. 1, 2009.
