How often do you have someone tell you that you are a Rock Star Super Hero all rolled into one? It happened to me today.

I am pumped but really, the Rock Star Super Hero is my clients. They hired me to do a job - find them a home and help them negotiate a good price to buy it. I did my job - I found them a home that suited their needs and wants. Then I advised them to put their "best foot forward". We put together a strong offer that I thought would give them the best chance of beating another offer we were up against. We did not know the terms or conditions of the other offer. My clients listened to my advice.

When you hire a buyers agent to help you find a home remember to be sure you trust them to give you good advice. You may need to interview a couple agents before you find that person. Once you find that person, hire them and listen to their advice.

There is a song called The Southern Cross by Crosby, Stills & Nash and one of the lines goes; "the truth you might be running from is so small, but it's as big as the promise, the promise of the coming day".

I have been thinking about that line for a few months and have come torealize what this means in relation to my real estate business.

I've been trying to implement some small changes in my business plan lately. Each change in and of itself seems insignificant but you just never know which step or series of steps may result in a sale or a listing.

Nothing is really insignificant. That note you send, blog post you write, phone call you make, act of kindness you perform, etc. will touch someone. It will give you exposure to people and that is how you grow your business.

Connecting with people is how we grow our business - it only makes sense that the more people you know, the more people will know you and what you do. Letting them know who you are and what is important to you, helps them feel a level of comfort they can't get with a complete stranger.

So think about the small things you have been avoiding, it could lead to big things tomorrow.

Public Service Campaigns - whatever happened to Smokey the Bear?

When I was growing up here in America there was a sense of personal responsibility conveyed to us from those in authority.

There were signs posted along highways and sidewalks that told us to "Keep America Beautiful" , "Don't Be a Litterbug" and my favorite (probably because I was and still am a camper) "Remember, You Can Prevent Forest Fires".

I remember walking in the woods and seeing trash on the ground. Did I leave it there? Absolutely not - I picked it up and sang the words to the jingle, "litter bug, litter bug, shame on you....". No way was I going to allow my country to get messed up by some "Litter Bug".

I wonder what kind of attitudes I would encounter today if someone were to drop trash on the sidewalk and I sang that jingle to them?????

When my grandfather smoked a cigarette in the car he would not think of throwing the burning butt out the window. He would have had us telling him that he could start a forest fire with that behavior.

We ought to think about turning the hearts of Americans back to some of the values instilled in us as we grew up and away from the mentality of "who cares anyway?" or "what does it matter?". We may have a cleaner America and perhaps a renewed sense of patriotism.

If you are a chocolate lover then chances are you have tasted Lindt Chocolate. Well did you know that there is a Lindt factory, corporate division and corporate store right here in the southern New Hampshire town of Stratham?

I dropped by there today to see their new Lindt Gold Bunny. They are currently promoting this chocolate delight as a fundraiser for "Autism Speaks".Autism strikes one in every one hundred and fifty children today. This is an epidemic and Lindt sees the need to find a cure so for each bunny they sell between 3/12/09 and 4/12/09 they will make a donation to this worthy cause.

To promote the Gold Bunny they have a newly decorated metro type car parked out front of the store. If you would like to see it just take the trip to the Lindt Chocolate Factory Store off Route 111 in Stratham just off Exit 12 on Route 101.

While there go in and purchase some Gold Bunnies to support this important fundraiser.

Fannie & Freddie, do you know what your kids are doing????

So the government is attempting to bail out the mortgage industry and in so doing has handed Fannie and Freddie untold billions of dollars to "help jump start the housing market".

There are untold thousands of foreclosed properties currently on the market for sale but if you were to study these listings state by state you will undoubtedly find that a few real estate brokers in each state hold the lions share of these listings. So much for "spreading the wealth".

If these brokers can handle the load without bogging down the process than, "good for them". My experience from the other side of the fence has been that these brokers for the most part are overloaded and do not have a good system in place to assure a timely transaction. Adding to this dilema are the subcontractors appointed by Fannie & Freddie.

The Weather Outside is Frightful.....4 Storms in 10 Days!

Just when you think that the weather can only improve - Mother Nature hits with a 1-2-3-4 punch.

Here in New Hampshire we have been under the gun since the ice storm that hit and crippled our electrical grid on December 11, 2008 leaving nearly 400,000 homes without power.

Electrical workers from all over the country and Canada responded to help get our state back up and running. Well, since then, as these brave men and women worked 17 hours a day, we have been hit with three seperate snow events.

The first snowfall of our winter season came on the 17th while still over 100,000 were without power. We had several inches of the white stuff fall but the workers never lost their stride.

Then we were warned that we would receive a second snowfall on the 19th. We received up to a foot of snow in some regions still reeling from the ice storm but the work continued though slowed a bit. There were about 40,000 still without power at this point and some of them started to turn ugly, fueled by their frustrations regarding the lack of communication by officials from the power companies.

Next we prepared for the third punch starting the morning of the 21st ( at this point about 25,000 were still without power and some were expected to lose power again from the impending storm) and ending after dumping 12 - 18 additional inches of snow across the area and followed by gusting winds.

Through it all the line workers continued to work the task at hand. There are reports that power may not be fully restored until the new year but these people push forward regardless of the weather.

We lost power last night as the winds started to pick up in the aftermath of the storm. I called my electrical supplier and reported the outage. They gave me an estimated time of 4:22am for the line to be repaired. I opened my eyes at 5:10am and the lights were restored!

Good work! Thanks to those who work so hard in the elements to keep us comfortable. We may want to rethink who we admire as heros. I think these people deserve a medal!

Alternative Heat Sources - Remember there may be Dangers

With all the recent inclement weather here in New Hampshire and a major snowstorm in progress here, I would like to warn people about some dangers connected to alternative heat sources.

Many here in New Hampshire have, of necessity, installed alternative heat sources in our homes in case we lose power. Some have wood stoves, pellet stoves, gas stoves or fireplaces and some have generators or a combination. Whatever you have for backup heat, please be sure you use it with the safety of your family in mind.

Improper ventilation of these type of alternative heat sources can lead to carbon monoxide poisoning. If you have a wood stove or fireplace be sure your flue works properly and the chimney is cleaned at least once a year. If you have a pellet stove or gas stove or fireplace, be sure there are no obstructions around the vent (especially snow which tends to pile up in a storm) If you have a generator, be sure to keep it at least ten feet from the outside of your home, away from doors and windows as the fumes can get into the home and build up without your knowledge.

Ice Storm in New Hampshire cripples the electrical grid.

On December 11 & 12, the southern tier of New Hampshire and Northern Massachusetts were hit with an ice storm that has left thousands without power and decimated the area's electrical grid.

As of the latest reports, upwards of 100,000 residents are still without power. The local electric companies have been getting aid from as far as Canada and many of the surrounding states.

Some have stayed in their homes with generator power and still others are keeping warm with alternative heat such as wood, pellet & gas stoves and fireplaces. Many have chosen to go to hotels, family & friends homes and shelters.

If you have left or plan to leave your home, remember to drain out the pipes and add antifreeze to avoid freeze ups in your absence. Burst pipes can lead to an array of problems not the least of which is flooding, damage to walls, ceilings and in the long term mold.

Halloween in Windy Brook Farm Subdivision, Brentwood, NH 03833

Brentwood, NH celebrated their annual TRICK OR TREAT last evening, Oct 30th from 5pm to 7pm. There were all kinds of strange happenings in the neighborhood of Windy Brook Farms Subdivision as well as some traditions started back in 2003 when the area was being developed.

Each door had a Ghost posted indicating that the homes in the subdivision had been "BOOed" during the weeks preceeding.

This is a tradition started by the founding members of the subdivision where one member of the neighborhood leaves a container of Halloween related items ie. candy, flashlights, glow sticks, etc. on the doorstep of a neighbor, rings the bell and quickly hides so as not to be discovered, as the recepient opens the door to the surprise.

They in turn go within the next day to another neighbor with a container full and repeat the process. In order that no one family gets "BOOed" again they post a ghost in their front window or on the door. The kids get a kick out of carrying on this tradition under the cloak of darkness.

Another tradition developed in Windy Brook Farm Subdivision is that of the Annual Halloween Hay Ride. Homeowner, John Carmillia, hooks a wagon to his tractor and pulls the kids out of the neighborhood to the nearest condominium complex, Windsor Meadows, so they can terrorize Trick or Treat there.

This I am sure is just a taste of some of the traditions in Brentwood, NH for Halloween. If you know of others, please feel free to share them here.

Sarah Care in Hampstead, NH

I had the privilege to visit a wonderful place today. It is a day care facility for people living with Alzheimer's disease. Sarah Care offers a safe place where patients with Alzheimer's can go for a few hours or all day so their custodial family can "get a break" from the 24-7 care necessary to keep these people safe.

Sarah Care is set in a strip mall called Hampstead Commons located on Route 111 in Hampstead just east of the Stage Road intersection. The environment is welcoming and friendly like a huge living room with kitchen & dining facilities and full medical staff on site.

I was there today with a group of my friends; we call ourselves, Vox Jubilante.

We sing inspirational music of all kinds - we choose the songs because of the message they impart. Hopefully we put a smile on some faces and planted some hope in a heart or two.

Hampstead Commons has some other convenient shops including; a bakery, a bank, a butcher shop, a wine shop and a coffee shop called Bean Towne.

Foreclosure Property - Why All The Delays In Closing?

We put a foreclosure property under agreement a couple weeks ago. The terms included a waiver of home inspection by the buyers, cash payment and close in two weeks.

The bank, of course, took a little over a week to negotiate price but finally we had a meeting of the minds. The buyers signed all the paperwork including Bank Addends and Disclosures prior to the bank signing anything.

The bank asked for proof of funds from the buyers and they provided it within a day even though at this point we still had no signatures on anything from the bank. Finally with four days to go for closing the bank sent over the signed paperwork.

Oh yes, you guessed it! They added a new Addendum stating that the closing is to take place on or before November 18th! What?????? We were ready to close yesterday!

You would think that the bank would take the cash and hand over the keys on time wouldn't you? I just don't get what they are thinking. The attorney says we will close mid week. What about the phrase in the contract that states "TIME IS OF THE ESSENCE"?

Are the banks exempt from following the contract terms and conditions?

Pumpkin Patch at the Portsmouth, NH First United Methodist Church

We took a Sunday drive up the coast of New Hampshire and stopped in at the Pumpkin Patch to check out what they had to offer.

The signs indicated fresh homemade pies, baked goods, fall decorations, gourds of differing sizes and shapes and of course pumpkins. These are not just your usual pumpkins though - these pumpkins are grown and shipped to New Hampshire from the Navajo Nation in New Mexico.

The proceeds from the sale of the pumpkins are split between the Portsmouth First United Methodist Church and the Navajo Indians.

There are pumpkins of all sizes and shapes so bring the kids down to the Pumpkin Patch on 129 Miller Ave in Portsmouth, NH to choose one for each member of your family.

I'm told that because the pumpkins are grown in the dry New Mexico climate they last longer. Even so, once you cut them they begin to deterioriate so you'll need to use either a commercial preservative on your jack-o-lantern or you can make your own.

You'll need 2 tbs vinegar, 1 tsp. lemon juice, 1 quart of water - mix and brush over carved surfaces.

The First United Methodist Church Pumpkin Patch is open from 10 a.m. to 6 p.m. on weekdays, 9 a.m. to 5p.m. on Saturdays, and noon to 5 p.m. on Sundays. For a full schedule of events, see www.fumcportsmouth.net.

I had an opportunity come my way this past week to list a home for sale. The sellers motive was to sell their home and buy in a new location with an eye on lowering their monthly nut.

My job was to first conduct a Market Analysis on their current home and deliver the results. In the mean time I helped them get started searching the MLS through our company website to look for property that could meet their needs.

Sounds pretty straight forward, right? Looks like I had the possibility at two sides of business in one fell swoop and if this were 2003 then I would be excited at the probability but we are in a different market here in 2008 so I moved ahead knowing that the numbers may not work.

Upon completion of my Market Analysis I found that my prospective clients may come out upside down (in other words, with the balance of the mortgage owed added to their closing costs showed that they owed more than my projected sale price)!

Well, I went to the home to deliver the news and you'll never guess their response. They are grateful that I was honest and told them that they should think about staying put for a few more years. I apologized for having to be the bearer of bad tidings and they told me that the reason they called me was because they knew I would give them an honest assessment and that is what they wanted.

I tell you all this to say that when you are looking to sell your home you should call a REALTOR you TRUST to give you an honest assessment. If you don't know a REALTOR then interview two or three and choose the one you feel you can trust to work in your best interest. You will be glad you did.

Looming Foreclosures - How can banks and homeowners win?

I just read fellow Active Rainer, Todd Clark's most recent post Should or can a home owner be sued by the bank for damages to a property?

In light of this post I would like to raise the question, how can banks and homeowners win in the light of a looming forclosure?

I say, SHORT SALES, SHORT SALES, SHORT SALES. When are the banks going to open their ears and listen to reason? I know there are deals being made on Wall Street right now and the banks are hoping for John Q Public to foot the bill for their lax lending practices over the past several years but let's get real here - there are people living on Main Street USA who due to rapid inflation, job losses, medical emergencies & the rising cost of medical insurance, simply can not pay their mortgages any more.

People are hurting and the banks need to take a look at their customers and try to work out some sort of compromise. These are, for the most part, good people caught in unfortunate circumstances. I know all the arguments about sub prime lending and 100% financing driving the market into this position but that is where we are so now what do we do?

Aren't short sales a viable alternative to foreclosure? Can't the banks create some new jobs (Short Sale workers) and at the same time work out SHORT SALES for their customers? At least the property in question will be taken care of during the time of listing avoiding broken & missing pipes, missing appliances & light fixtures, piles of trash and varmits.

This foreclosure market is becoming an epidemic - I'm calling on the banks to help fix what they helped create. Can we get government out of the middle of this mess and roll up our sleeves to find a real solution?

Brentwood Gatherings - Looking For Crafters

The Brentwood Gathering scheduled for Saturday, October 18, 2008 is looking for more crafters to attend.

The Brentwood Gathering is a local craft fair focusing on Homemade and Handmade items.

There is a limit of two vendors per craft to ensure a wide variety and appeal to customers.

This event will take place at the Brentwood Community Center on Route 125. The building is newly renovated and will be the perfect place for two floors of unique crafters.

I just read Gena Riede's post on Foreclosure Properties (perhaps you would like to go read it) and decided to add to it here.

Foreclosures are everywhere, let's face it. People are losing their homes in record numbers not seen since the "Great Depression". We are in a sad state of affairs. The banks now own a lot of property that they really don't want but there are people out there who are in a position to purchase these properties.

What is the problem? For whatever reason the banks can't seem to get it together enough to negotiate with qualified buyers (in many cases the buyers are offering cash for these properties).

In the mean time, these homes are sitting empty. The grass is growing to such heights that you need someone to come hay the front yard in order to see the house. Spiders are making themselves at home along with any other critters that may find their way inside.

Oh yes, there are agents who have these listings but they are so busy that they don't know which home you are talking about when you call them so how could they possibly keep up with the management of each property?

I have heard that listing agents are also having to "front" the money for upkeep and utilities during the time of the listing and get paid back at closing???? If an agent has 10 or more foreclosure listings, do you think that perhaps they are stretched so tight that they may be finding ways to skimp???

The longer the home sits on the market, the more a potential buyer will discount it in their mind so where does it all end? It is time for the banks to consider initial offers seriously and negotiate with buyers instead of playing this wait and see mind game that frustrates every party to the transaction. Maybe the banks need to trust the agents they hire to sell their properties to advise them and get these homes back into the hands of people who will live in and love them.

It's Foliage Season in NH

Well summer is coming to an end and the air is getting crisp. Frost is predicted over much of the State of New Hampshire again tonight.

Once we experience a frost here the trees begin to demonstrate their magnificent color transformation. The foliage typically marches from our Great North Woods on the Canadian boarder south over the White Mountains then into our Lakes Region and Manadnock Region and finally east to our Seacoast.

The foliage season lasts about three to four weeks but is one big reason I love living here in New Hampshire more than anywhere else in the good old USA.

Foliage season is a show of the gentle side of Mother Nature's beauty. The dull green leaves begin to change to hues of orange, yellow, gold and red.

Many people plan trips to the mountains to peep at the foliage. Some will enjoy the foliage as a side note to their trip to one of the many country fairs taking place in September and ending with my favorite, the Sandwich Fair over the Columbus Day weekend in October.

If you've thought about visiting New Hampshire, this may be the best time of year to make your trip. You will not regret seeing this display of natures best.

New Hampshire Real Estate Buyers looking for a deal

Bank owned property in New Hampshire is experiencing many multiple offer situations signaling that perhaps we have seen the "bottom" of the market here.

I have observed that the market, featuring many bank owned homes, here in New Hampshire is beginning to "turn the corner". The long lost qualified buyers for real estate are coming out of hiding in droves. This coupled with a market where bank owned properties prevail, despite the competition to purchase them, make the New Hampshire real estate market difficult to navigate.

Of course Real Estate is local and there are pockets that continue to remain strong but there are many areas where buyers are looking to "find a deal". Bank owned properties tend to be priced lower than competitive homes but buyers need to be aware that with "the deal" comes an "as is" condition clause built into the Bank Addendum.

This is one of many reasons why buyers should seriously consider hiring a Buyers Agent to help them navigate the buying process.

Sweet Dreams Bakery in Stratham, NH

There is a, not so well hidden, gem located adjacent to the SPCA property at 100 Portsmouth Ave. in Stratham, NH. It is called Sweet Dreams Bakery and was established in 1988.

The building may appear small from a street view but once you enter this establishment your senses are instantly awakened by the smell of fresh baked goods & coffee brewing and the sight of cookies, cakes, pastries and the like lining the display cases, a subtle reminder of days gone by when a local bakery was present in nearly every neighborhood.

There are fresh breads of all varieties and textures, cookies sure to please children of any age, pastries filled with ingredients from pudding to fruit concoctions, and the grandest cakes frosted with anything from cream cheese coated with nuts on the carrot cake to whipped cream on the yellow cake with strawberries (delicious).

This is only the beginning of this gastronomically delightful place. They offer fresh brewed coffee in many varieties, locally bottled sodas as a reminder of yesteryear along with fresh baked quiches, sandwiches on their wonderful bread and other light fare for the "to go" lunch crowd.

Now that you are primed for tasting; hop in your car and drive over to "Sweet Dreams" Bakery in Stratham and try out one or more of their treats. You'll find yourself returning to this treasured place for many occasions.

USA still gives the most in charitable donations

Despite the gloom and doom of the past year economically, the citizenship of the United States of America is still the most generous in the world. According to recent news reports, we as a nation combined to give about 3.6 Billion Dollars in 2007.

We are being taxed more heavily than at any other time in our history and yet we feel so blessed that most Americans continue to support charities.

Americans far and wide remember that we still live in the most blessed country on earth and want to share their blessings with those less fortunate.

As we stop this week to celebrate the birth of our nation, please take a moment to thank God for our blessings and ask Him to continue to bless this people who give unselfishly to those less fortunate.

Short Sale Information for sellers

A Short Sale happens when a home is sold for less than the balance due on outstanding liens on the property. There may be one or more lein holders on the property and each one should be notified regarding the possibility of a Short Sale.

Even if the lein holder agrees to allow the short sale it does not always mean that they are willing to forgive the debt. They are just agreeing to allow the collateral on their loan to be sold but the loan still stands unless the homeowner can negotiate the shortfall.

If there are extenuating circumstances that make repayment of the entire amount difficult to impossible there may be a way to get the lein holder to forgive the debt. This requires the homeowner to work in good faith with the bank.

Your REALTOR should have experience in "Short Sales" and be capable of negotiating with the lein holder to allow the sale of the property BUT it is up to the home owner to negotiate the shortfall as this falls out of the realm of the expertise of a REALTOR.
