It's that time of year and what a WONDERFUL time it is.........

For some of us it may have started earlier this year but for the majority of us it started right around or after Thanksgiving. I am talking about the Christmas shopping season. With it comes a lot of running to make sure that we find that perfect gift for those that are very important to us in our daily lives...Mom, Dad, Wife, Husband, the kids, our significant other, friends, peers, oh well you get the picture. Also thrown in the mix if that isn't enough there are all of the parties that we are invited to. Whew, one gets tired just thinking about all of the busy-ness we have in our schedules over the Holidays...It's that time of year! And what a WONDERFUL time it is!!

As we are running thru stores and attending all of the parties and focusing on all of the people I mentioned above we have a tendency to forget about those that are not right in the front of our minds. Maybe the money is a little bit tight and we just don't have enough to get all of the things that we have on our list. It's that time of year! And what a WONDERFUL time it is!!

Did you know that there are some things that you can do that won't cost very much money at all? These are not FREE but will only cost you very little! Here is a short list of things that you can do that will not cost you much but will cost you just a few minutes of time.

Why not start either an inter office competition or maybe inter agency competition by:

Sending our troops this holiday season phone cards so they will be able to call their loved ones this Holiday Season or anytime they choose to. Just click on the picture on the left and send a card or cards in the amount that you choose to someone that won't be home for the holidays and show them that you care and thank them for their service. It's that time of year! And what a WONDERFUL time it is!!

At the same time you could adopt a service man or woman or even a group of troops. You could send them a care package all throughout the year in thanks for their service. Everybody knows of someone overseas or you could go online and signup for the program. It's that time of year! And what a WONDERFUL time it is!!

What about starting a food drive, and surprising a local food pantry with some much needed food and personal care items. I hear that they are in need of a lot of food due to the amount of people out of work right now. It's that time of year! And what a WONDERFUL time it is!!

On that same line you could organize a group of folks to assist in serving a meal at a local shelter or doing a meal for someone at a local Ronald McDonald house. What a nice thing to do for the family of a sick child and away from home at Christmas. It's that time of year! And what a WONDERFUL time it is!!

Then lastly, you see that change in your wallet, no not the bills just the change? Take just one quarter for each family member with you, at the time, and drop it in that red kettle you walk by as you enter or exit a store. It will only weigh you down or cause you to list to one side because of the weight in your pocket or purse. Shucks, you have been talking about losing weight anyway. It's that time of year! And what a WONDERFUL time it is!!

This is a very short list of things that one could do this and every holiday season. It's that time of year! And what a WONDERFUL time it is!!

You see that coat hanging there in your closet? You know the one I'm talking about, it's the one that you have been saying you are going to throw out for the last 2 years....Put it in the car now and while you are out you can drop it off in one of the many clothing drop boxes that you pass everyday on your drive around town. This will help someone less fortunate that you stay warm this winter. It's that time of year! And what a WONDERFUL time it is!!

You can take a break from shopping for about an hour, while you are out, and drop into your local Red Cross Blood Donor center and donate a pint of blood. Don't worry your body will replenish that little bit you have just given to help someone else. Who knows you may need someone to do the same for you or one of your family members one day. It's that time of year! And what a WONDERFUL time it is!!

Then there are pets in shelters and rescue centers that need some attention. There is a way that you can help the shelters everyday of the year and it will not cost you one penny. Honest, just click on the logo on the left and sign up for a daily reminder and when you get it just click on it to donate .8 of a bowl of food to a local shelter. Now there is something that you can do that will cost you just a little bit and that is go to a local shelter or rescue center and adopt a pet. Well you were thinking about one for the family for Christmas anyway, right? And they will cost less than that pedigree pup or kitten you were thinking about.

It's that time of year! And what a WONDERFUL time it is!!

Six years ago, the Jekyll Island Authority started a give away promotion in the form of a treasure hunt on Jekyll Island, Georgia. The Jekyll Island Authority would place hand crafted glass floats referred to as Island Treasures on the dunes and beaches of Jekyll Island, Georgia. Residents and guests would comb the island and find these unique treasures which are stamped with the year they were created and placed on the island.

Island Treasures are very similar in looks to the glass floats used on the fishing nets by fisherman in the early 1900's. The glass float treasures are put out each day on the island for the first two months of winter. If you located one, you can register it at the Visitors Center on Jekyll Island and receive a biography on the artist who was commissioned to create the Island Treasure as well as a certificate to authenticate the treasure.

This year for those who cannot travel to Jekyll Island, the Jekyll Island Authority has created a virtual online treasure hunt at http://www.jekyllisland.com. The small hidden Island Treasure Photos are hidden throughout the site and the first person to click on one will win a Island Treasure that will be delivered to them.

The 4th Annual Golden Isles Festival of Trees will be held on December 4 and 5 this year. The Golden Isles Festival of Treesis an annual event to raise funds for the Elizabeth Correll Teen Center for teens in Brunswick and the Golden Isles of Georgia.

The events kicks off on Friday night withan adults only reception starting at 7 pm at the Elizabeth Correll Teen Center located at 4226 Coral Park Drive, Brunswick, Georgia. This event will have live music, hors d'oeurves, silent auction, dancing and cocktails.

On Saturday, December 5 from 10 a.m to 3 p.m. a Winter Carnival will be held at the Elizabeth Correll Teen Center located at 4226 Coral Park Drive, Brunswick, Georgia. Cumberland Island, a barrier island off the coast of Georgia is larger than Manhattan Island, but never has more then 300 visitors per day. Cumberland Island is the southernmost barrier island on the Georgia coast. The island is over 36,000 acres, 17.5 miles long and approximately 1 ½ to 3 ½ miles wide. There is no causeway or bridge to the island so most of the visitors to the island take the Cumberland Ferry from Saint Mary's, Georgia. (If you have a boat or jet skis you can just dock at several places on the island.)

Leaving the mainland on the Cumberland Ferry, you have a view of historic downtown Saint Marys. Upon arriving on the island, you are greeted by park rangers that are both personable and well informed. The first impression my husband and I had of this island were the horses grazing just beyond the dock where we exited the ferry. So Part I on Cumberland Island, Georgia is dedicated to the feral horses of Cumberland.

The horses of Cumberland Island, Georgia are not wild, but descendants of domesticated horses that belonged to the Carnegie family in the 1900's.

There are many foals on Cumberland Island, Georgia and we were able to photograph this foal, the first foal of this particular season.

This foal is very young and is staying very close to its mother on the edge of the dunes in the marshland.

The horses are often seen on the 17 plus miles of pristine undisturbed beaches of Cumberland Island, Georgia (even if my husband and I couldn't get a photo).

Look for more posts on the history and beauty of this incredible National Seashore which has also been designated a United Nations International Biosphere Reserve. Cumberland Island has been named one of the most secluded beaches in the United States by Sherman's Travel as one of the United State's most secluded beaches

How not to price your home:

Take your mortgage balance.

Add your credit cards.

Throw in your cars.

Add a generous portion of all the money you borrowed from relatives.

Pile on your down payment for that other house you have your eye on.

Last but not least, give yourself an extra 50 grand just for being you.

Get a blank look on your face when you are told that the buying public doesn't care what you owe.

Wait.

Wait some more.

Decide you'll stay after all.

Here's a better plan:

Find out what homes like your have sold for in the past 90 days

Price the house at that number or 5% less.

As my son's teacher says "you get what you get and you don't get upset."

Pack your bags.

The buying public is utterly ambivalent about what you owe to whom as it relates to pricing your property. They only care about their own needs. What you need isn't on their radar, and if you aren't priced in line with the current perception of value, your listing will get stale and sit unsold for months as you chase the market.

Chasing the market is always being one price point behind what the public is willing to pay. You enter the market at $599,000 when you really ought to be at $549,900. You lower to $575 when the market for the house is $525,000. By the time you hit $499,000, it could be a year later and the public isn't willing to pay more than $450,000. Each price drop seems harsh, but your real enemy was starting out too high.

Sellers are in a war of attrition with buyers who lurk before they call, call before they look, and look at everything before they buy. You won't get a call, look or offer until your price conforms to what the public deems fair. The only offers overpriced homes get is low ball offers from bold types who wouldn't pay as much as fair minded people would on a fairly priced home. The only way to win the battle is to price as aggressively as possible and not allow your ego or personal preferences to cloud your objectivity.

Foreclosure Solutions-Hope for Home Owners

The current U.S. housing market and national financial crisis has caused untold stress and heartache for many American families. Foreclosure is one of the most devastating financial challenges that a family can face and one that many times can be avoided. The options available to home owners for foreclosure are many. Following is a brief explanation of these solutions:

1.) Reinstatement

A reinstatement is the simplest solution for a foreclosure, however it is often the most difficult. The homeowner simply requests the total amount owed to the mortgage company to date and pays it. This solution does not require the lender's approval and will 'reinstate' a mortgage up to the day before the final foreclosure sale.

2.) Forbearance or Repayment Plan

A forbearance or repayment plan involves the homeowner negotiating with the mortgage company to allow them to repay back payments over a period of time. The homeowner typically makes their current mortgage payment in addition to a portion of the back payments they owe.

3.) Mortgage Modification

A mortgage modification involves the reduction of one of the following: the interest rate on the loan, the principal balance of the loan, the term of the loan, or any combination of these. These typically result in a lower payment to the homeowner and a more affordable mortgage.

4.) Rent the Property

A homeowner who has a mortgage payment low enough that market rent will allow it to be paid, is able to convert their property to a rental and use the rental income to pay the mortgage.

5.) Deed in Lieu of Foreclosure

Also known as a 'friendly foreclosure', a deed in lieu allows the homeowner to return the property to the lender rather than go through the foreclosure process. Lender approval is required for this option, and the homeowner must also vacate the property.

6.)Bankruptcy

Many have considered and marketed bankruptcy as a 'foreclosure solution,' but this is only true in some states and situations. If the homeowner has non-mortgage debts that cause a shortfall of paying their mortgage payments and a personal bankruptcy will eliminate these debts, this may be a viable solution.

7.) Refinance

If a homeowner has sufficient equity in their property and their credit is still in good standing, they may be able to refinance their mortgage.

8.) Servicemembers Civil Relief Act (military personnel only)

If a member of the military is experiencing financial distress due to deployment, and that person can show that their debt was entered into prior to deployment, they may qualify for relief under the Servicemembers Civil Relief Act. The American Bar Association has a network of attorneys that will work with servicemembers in relation to qualifying for this relief.

9.) Sell the Property

Homeowners with sufficient equity can list their property with a qualified agent that understands the foreclosure process in their area.

10.) Short Sale

If a homeowner owes more on their property than it is currently worth, then they can hire a qualified real estate agent to market and sell their property through the negotiation of a short sale with their lender. This typically requires the property to be on the market and the homeowner must have a financial hardship to qualify. Hardship can be simply defined as a material change in the financial stability of the homeowner between the date of the home purchase and the date of the short sale negotiation. Acceptable hardships include but are not limited to: mortgage payment increase, job loss, divorce, excessive debt, forced or unplanned relocation, and more.
