Great News from Destin, Fl: New International Airport, Frommer's

A. As of December 3rd, 2009, the St. Joe Company has presented to the Walton County Planning commission a request to build a 78,290 square foot retail building on 10.15 acres located on the corner of Hwy. 98 and West Hewitt. This retailer is Wal-Mart, which does a lot of due diligence about demographics and where the economy of the area is headed. The location of this proposed Wal-Mart is less than 2 miles from the new Publix grocery store that opened this fall.

B. According to Frommers (Frommer's is a travel guidebook series and one of the bestselling travel guides in America which began in 1957), they recognize the Lifestyle and Natural Beauty of the Florida Panhandle beaches as a "top 10 destination" for 2010: Please go to http://www.frommers.com/articles/6469.html for more information.

According to Frommers, South Walton County is in the same category as Melbourne Australia, Isle of Scilly in England and Hawaii (the Big Island), along with other exotic destinations.

C. The new International Airport between Walton and Bay Counties is almost complete, with opening to be May 2010. A non-stop flight from the new airport to Europe will begin in 2010 and Southwest will be supplying low cost domestic flights.

Just a quick note to all who are involved or thinking of getting involved in a short sale transaction. HAVE PATIENCE!!! After reviewing the amount of files that our closing coordinator has that are short sales, and seeing the national average for success is around 20% to close.....it's obvious to me there are alot of great deals being left on the table due to lack of patience.

I have seen some back up offers land some great opportunities. One year ago the grass was greener wherever you turned....but be careful and make sure the grass is greener before you bail on a slam dunk.

It's a lot of work and very tough on agents and buyers/seller's alike. Just make sure you are all on the same page and take advantage of this incredible market.

I can't thank everyone enough for the comments on my last blog entitled " So....how's real estate?". It is great to hear insight and ideas from true professionals. As simple as the question was, it is obvious that it's very important how we answer it. For the people who ask, but for us as well.

The reaction to that blog made me want to hear from you on another very common question that receives a wide variety of answers. From very general to very dramatic. But like the "how's real estate?" question, it can define you and your business.

So....what do you do? Simple enough right. But when you listen to your own response it really is your commercial and branding. Are you boring when you answer? Are you fake? Are you just another realtor?

The most common response I hear is "I'm in real estate." Which in my town can mean half of the residents. The average price point in my area tops $400k...so even the bar tenders have a real estate license just in case they run across someone.

Real estate can unfortunately carry a certain stigma due to those who have damaged the industry by reputation....or the enormous amount of people who are in the business "part time" just to get a listing or 2.

Common responses:

"Im in real estate"
" I sell real estate"
"I'm a broker"
" I sell luxury real estate"
''I help people find their dream home"
"I sell some of the most incredible homes you will ever see"
"I introduce buyers to real estate in (fill in city)"

How do you brand yourself? Do you sound like the everyone else? Do you stand out? Do you want to stand out?

It's amazing how a simple answer can raise you up.....or bring you down.

So.....How's Real Estate?

It never fails once you get around family and friends for the Holidays...."How's Real Estate?"

I have no problem with it and in fact find myself a little flattered that they seem interested in what I'm doing (of course the family is probably just being nice). But it's the way we answer the question that labels us and our industry. Of course we get this question often through the Holiday season, but it's pretty remarkable to hear how some answer this question.

There are rewards and consequences for every response. So the question is actually a huge opportunity to brand yourself it what is probably the worst real estate dive we will ever see.

I am currently answering the question by saying "Steady and great....no big rush on the horizon...but everyday is something new in this environment"

That's as honest as I can be. I have heard some say statements that are just overly fake predicting a huge jump soon and some that just depress everyone to the point they should ask themselve's why they are in the biz.

So I'm listing some of the common reponses i hear below...and would love to hear what your response is and if you feel like you are being genuine.

"It's rough out there"
"It's ok"
"All indications show the market will be on the increase next year"
"No buyers out there...news is scaring everyone"
"Good....not great"
"I'm busy....I don't know about everyone else...but I'm busy"

Seems like a simple thing to do...but the way you answer could give a huge impression on your business. Would love to hear your thoughts.

New Panama City Airport: NAME CHANGE

There was a lot of excitement last month when Southwest Airlines announced they will be landing as a major carrier in May 2010 when the new Panama City International Airport opens for business. That excitement stays in place....but the venue has had a change of name with only a few months before opening.

The new name will be the "Northwest Florida Beaches International Airport." The main reason for the drift away from Panama City in the name is the reputation that the city has gained for a "Spring Break" getaway. The feeling was that this name would provide a welcome for a larger demographic.

Gulf Front Real Estate-Coastal Construction Control Line- Destin Florida

Many are interested in owning Gulf front real estate, but do not understand what is involved with permitting etc....

Below is a breakdown from the Florida Department of Environmental Protection that outlines the control. If you have any questions about a specific property in Destin, Fl, do not hesitate to contact me and I will answer or get you in touch with the person who can.

The Coastal Construction Control Line Program (CCCL) is an essential element of Florida's coastal management program. It provides protection for Florida's beaches and dunes while assuring reasonable use of private property. Recognizing the value of the state's beaches, the Florida legislature initiated the Coastal Construction Control Line Program to protect the coastal system from improperly sited and designed structures which can destabilize or destroy the beach and dune system. Once destabilized, the valuable natural resources are lost, as are its important values for recreation, upland property protection and environmental habitat. Adoption of a coastal construction control line establishes an area of jurisdiction in which special siting and design criteria are applied for construction and related activities. These standards may be more stringent than those already applied in the rest of the coastal building zone because of the greater forces expected to occur in the more seaward zone of the beach during a storm event.

Chapter 62B-33, Florida Administrative Code, provides the design and siting requirements that must be met to obtain a coastal construction control line permit. Approval or denial of a permit application is based upon a review of the potential impacts to the beach dune system, adjacent properties, native salt resistant vegetation, and marine turtles.

New Panama City Airport Announces the Arrival of Southwest Airlines!!!

WEST BAY - Southwest Airlines CEO Gary Kelly officially announced Wednesday the low-cost carrier will begin service to the new Northwest Florida-Panama City International Airport when it opens in May. Tickets will go on sale in December.

Kelly's announcement came shortly after 1 p.m. Wednesday live via "streaming video" as part of Southwest's media day from Dallas, about 15 minutes after the start of the a Panama City briefing attended by local business leaders and government officials. Kelly said the airline will bring an all-Boeing 737 fleet and the company's bags-fly-free policy.

"We have been overwhelmed by the energy Panhandle residents put on Southwest to come to their region," Kelly said during his video address. "It was very, very clear they wanted us. We are so flattered by that."

Southwest will fly up to eight daily flights to four cities, Kelly said. Nashville, Tenn., and Baltimore-Washington International in Maryland are two of the four destinations.

Speaking about the current airline situation in the Panhandle, Kelly said the region was an "underserved, overpriced tourist gem. ... It sees 16 million visitors by car each year."

Kelly said the company is entering into a strategic alliance with the St. Joe Co., which donated the land for the new airport.

The St. Joe agreement will "ensure Southwest will break even for the first three years, which reduces the risk profile that is typically associated with opening new markets," Kelly said.

Local and state leaders were meeting at the airport for the expressed purpose of hearing an update on construction progress and airline marketing efforts, but Southwest's announcement had been anticipated.

The new airport is set to open in May, and Kelly's confirmation answers one of several questions still remaining, such as whether a low-cost carrier like Southwest Airlines is coming to the West Bay location.

Officials and business leaders in Pensacola, Okaloosa County and Panama City have been courting the coveted carrier for months, citing lower fares that can bring in more tourists and businesses.

"The Panhandle has so much to recommend it," said U.S. Sen. Bill Nelson, D-Fla. and a leading advocate of the new airport serving the region. "I know that as more and more people and businesses learn about the area, we'll attract even more jobs and opportunities."

CAP & Trade Bill Myths vs. Facts

In response to many calls, blogs and discussions I have heard...I decided to blog this statement released by our local Association of Realtors.

Greetings ECAR Nation!

Many Realtors® have either called or emailed ECAR, FAR or NAR regarding the Energy bill that passed the US House of Representatives last Friday. This bill is also referred to as the "Cap and Trade" bill, the "Green" bill and the "Climate" bill.

According to NAR, there is A LOT of misinformation being circulated in the press and on the radio regarding the content of the bill. As a response, NAR has put together the below Q&A on myths/facts that should answer many of the questions that are floating around out there.

One thing that they want to make certain we all understand is that it is still "early in the legislative process with regards to this bill." NAR assures us that they will continue to stay engaged and make sure that they secure the best possible incentives and the least stringent requirements on residential and commercial properties. It was very late last Thursday evening - the night before passage in the House - that NAR was able to secure an exemption to any energy labeling program for existing residential and commercial buildings. The exemption NAR secured is not being reported in the media, only the original version of the bill is being reported. NAR will work through the summer on this bill and we will continue to forward them the concerns we are hearing out here in the field.

MYTHS AND FACTS: HOME ENERGY LABELING

On June 26, the House of Representative approved H.R. 2454, the American Clean Energy and Security Act. Since then, there have been many reports about the bill and NAR's position that are based on incomplete information. Here are the facts:

Claim: "The bill mandates energy audits and labeling before any home in America is sold."

Fact: The bill does not create a federal energy audit or labeling requirement. As introduced, the original bill would have required energy audits and labeling at the time of sale. However, Realtors succeeded in making many positive changes before the bill passed. Many published reports are not based on the version of the bill that was considered by the House. As approved, the bill:

Does not create energy audit requirement for real property at time of sale.
Exempts existing homes, multifamily and commercial buildings from any federal energy labeling guidelines such as the existing federal Energy Star label program (section 204(m)), and
Leaves the decision entirely to state governments whether to pass a law to require labels, but expressly prohibits labeling during a transaction (Section 204(h)).

Claim: "The bill federalizes building codes."

Fact: The bill would create a national building code standard that improves upon building energy efficiency. States would be given 1 year to bring their state codes into compliance with the new national standards. If a state fails to do so, the federal government would set and enforce the state's energy codes. Throughout the bill's development, NAR has worked as part of a broad real estate coalition to address concerns with the House bill's building-code provisions. While we supported committee amendments to limit these provisions, the amendment to strike the section was unfortunately voted down along party lines. NAR will redouble its efforts in the Senate where the energy committee has reported bipartisan alternative to the House's that sets more realistic energy reduction targets while preserving state and local authority. If and when the Senate takes up its bill and it reaches a House-Senate conference to resolve the bill differences, we will undertake the necessary efforts and activities to ensure onerous provisions are not imposed on real estate markets.

Claim: "NAR supports a "Cap and Tax" bill"

Fact: NAR supported moving legislation to the Senate that provides home owners with the resources and tools they need to improve property and save money on their energy bills. As passed, the bill:

Does not create a federal energy audit requirement for real property;
Exempts existing homes and buildings from any federal guidelines for new construction energy labeling.
Leaves the decision to state government whether to pass a law and label, but specifically prohibits any labeling during a sales transaction.
Prohibits the Environmental Protection Agency from regulating carbon emissions from residential and commercial buildings under the Clean Air Act;
No longer includes provisions to bolster a private right of action under the Clean Air Act that would have allowed citizens to halt construction over minor risks - whether real or imagined;
Offers property owners with matching grants and diagnostic tools to make property improvements that saves energy; and
Provides green building financial incentives for HUD housing, including a loans, block grants and credit in underwriting for energy improvements.

At the direction of the NAR Board of Directors and Land Use, Property Rights and Environment Committee, NAR concentrated on the real estate provisions in the bill. While there were many NAR-supported changes to the House bill, NAR will continue working to address the remaining issues as the bill winds its way through the legislative process.

Claim: "NAR should have read the bill."

Fact: NAR reviewed the entire amendment and bill before taking a position. NAR was directly involved in the development of the 308-page amendment. The energy labeling exemption for existing real property was included on page 45. The House bill is available to the public at the Library of Congress' website: http://thomas.loc.gov/. The real estate provisions are in Title 2 beginning on page 320.
