Huntsville Home Buyer Education: Free Training and Counseling

Hello All!! I just wanted to share some information with you. Family Services Center provides free training for first time home buyers. If you or someone you know is considering buying a first home, I encourage you to take advantage of this opportunity. You do not have to be currently looking to purchase. It can be several months or even several years from now. You can even sign up for individual counseling sessions. I was told that local realtors and mortgage professionals are also welcome to sit in on the sessions.

The training courses consist of two four hour sessions. Topics covered in the class include the following:

How to obtain an affordable mortage loan
The best way to shop for a home
All about loan closings
How to improve your credit score
Homebuyer financial assistance programs

The classes are held monthly so if you are not available this month you can pick a time when you will be able to attend both sessions. If you are a first time homebuyer, I encourage you to attend this free training that is available. The classes are held downtown not far from the Huntsville Public Library at the Family Services Center 600 St. Clair Avenue Building 3. Its on the corner of Pelham and St. Clair.

We have some great news for Huntsville Alabama. I just had to share it with you. The American Heart Association has honored 30 hospitals nationwide. The award entitled the "Triple Performance Achievement" is given for providing exceptional care in the categories of stroke, heart failure, and coronary artery disease.

The only Alabama hospital receiving the award was HUNTSVILLE HOSPITAL!! The program evaluates how the hospitals adhere to proven medical protocols. Huntsville Hospital was recognized for employees following proven medical protocols 85% of the time.

Hello hello hello...

I was out on one of my searches for a new adventure and I found myself on Airport Road in search of a good meal. Well I decided to go to a place that I used to pass all the time when I lived down South Parkway but never tried. I wanted something new so I looked for a restaurant that I had not tried before and finally settled on....

I really enjoyed it and I was almost mad that I don't live close to it anymore because I definitely want to go back. The wait was not long at all. Because the night was so clear we stepped outside the door to talk. We actually bumped into a very nice lady looking through Homes and Land magazine and she will be coming into the office to discuss a couple of things...but that's another story! ;-)

Before we got into conversation good, they were calling us for our table. As we walked through the restaurant everybody just seemed to really be having a good time.

I absolutely LOVED the atmosphere. They have garden and patio dining but we chose to sit inside in the lower level. We sat down in a section with a fireplace and gorgeous light fixtures. It had a Tuscan theme and the decor just invited me in to have a meal. LOL... I'm such a Realtor! LOL

Our waiter Travis was TERRIFIC and guess what... he's looking for a condo or townhouse for sale to move in a couple of months...but that's another story! ;-)

The food was FANTASTIC. It was quick and it was hot and it was GOOD!! I would definitely recommend Luciano to someone looking for good italian food. I will definitely be back back it is a PLACE TO BE in Huntsville Alabama.

Alabama A&M University has a great fall sports line up this year. I usually work on Saturdays so it has been a LONG TIME since I been able to attend a game. Last year I went to a couple of games and I had a FANTASTIC time. The last game I attended was against Texas Southern University and the Bulldog's won!! (just for me!)

ANY WAY.... that time is almost upon us again. Its almost time for football season and I can't wait. I really am going to take a little more time to attend more events on campus this year. I always enjoy it when I do especially if I get to see people I haven't seen in a while and lost touch with.

We have some great news here in the Rocket City! Madison County remains in the lowest county unemployment rates in the state of Alabama. For the month of June, Madison County had a 3.9% unemployment rate which is lower than the national rate of 5.5%. It is also below the state rate of 4.7% for the month of June. Alabama is now tied with Vermont for the nation's 20th lowest unemployment rate. This is a move up from May when Alabama was number 21.

If you are considering a city to relocate, I encourage you to consider Huntsville Alabama. In addition to being located in a county with one of the lowest unemployment rates in the state of Alabama, this is a great place to live and work. As both a shopper and a student, the weekend that I have been waiting on is here!! Tax free shopping weekend is back!! It was great the past couple of years and I expect it to be even better this year. Many stores are even reported as having longer hours and hiring more staff to handle the expected shoppers for this year.

The shoping holiday begins at 12:01 a.m. on Friday August 1st and ends at midnight on Sunday August 3rd. The state sales tax (4%) will be waived as well as the sales tax for participating cities and counties. This is the third year of the event. Huntsville and Madison County are participating so Huntsville shoppers will see the 8% sales tax waived for qualifying purchases. Other participating cities are Madison, Decatur, Athens, Owens Cross Roads, Somerville, Guntersville, Hartselle, Arab, Elkmont, Scottsboro, Albertville, and Rainsville. These participants span across Madison, Limestone, Jackson, and Morgan counties.

Tax exempt items for the holiday shopping weekend include:

Clothes priced at $100 or less per item
Computers and software priced at $750 or less
School supplies and art supplies priced at $50 or less
School instructional materials priced at $50 or less
Books with a sales price of $30 or less (PHOOEY!! do they know how much books cost these days...but that's another post!!)

Madison Square Mall and Parkway Place Mall are even staying open from 9 a.m. to 9 p.m. on Friday and Saturday and from 12p.m. to 6 p.m. on Sunday. That will give shoppers plenty of time to shop till they drop. The Alabama Revenue Department has reported that 224 cities across the state have decided to participate this year so you might want to check your local area to see if you can join us on this shopping weekend.

June has come and gone and the summer heat is upon us. Now it is time for another market update. Here is a recap of June real estate sales for Morgan County Real Estate. Here's the chance for all those wondering how the market is doing to find out!!

There were 104 houses sold and closed in June which was down slightly from 119 sales for the month of May. Morgan County's average selling price is $139,737 for June and the median sales price for the month of June is $125,000 which increased from $106,000 for the month of May.

Morgan County averaged 102 days on the market for sale. This increased a bit from the average 87 from last month but has decreased from 110 days compared to this month last year.

Here are the Madison Alabama real estate statistics for the month of June as of today. I am very excited to report that there were 79 homes sold and closed in Madison City during June!!! There are also currently 49 homes under contract and pending sale. There are some parts of the country that are really experiencing sluggish market conditions right now but Madison has kept a steady pace. June homes sales for Madison totalled $19,986,410.

The average number of days on the market for the Madison area is currently 103 days which is lclose in comparison to the overall average for both Huntsville and Madison County. The average price of sold homes in Madison for June was $252,993 and last month, the average selling price of Madison homes was $240,891. The median sale price for the month of June was $250,000.

Its been another great month in the Huntsville area in the real estate market. There were 246 homes sold this month. Total Huntsville Alabama residential real estate sales totalled $50,438,496 which up from total sales of $40,659,358 for May. Average selling price of homes in the overall Huntsville area was $205,035. Last month, the average days on the market for the Huntsville Alabama real estate market was 95 days!! This is slightly lower than the average days for Madison County as a whole of 105 days. That is just FANTASTIC!!!

Currently there are 1436 homes on the market in the Huntsville area. These include existing homes, new construction, and condos. Here we are ready to recap our Madison County statistics for the month of June 2008. I am very excited to report that there were 494 homes sold in Madison County during the month of June!!! WOO HOO!! You never know what the market may do from one day to the next so it is good that we are still doing well!!

About 44% of homes sold in Madison County in June were sold in Huntsville. For the month of June, our county saw an average time on the market of 105 days. Last month there was an average of 108 days so it has held pretty steady. The average selling price this month was $208,730 which has increased from $198,315 this month last year. The median selling price was $175,000.

Here we are ready to recap our Madison County statistics for the month of May 2008. I am very excited to report that there were 485 homes sold in Madison County during the month of May!!! WOO HOO!! There are also 315 pending sales for houses under contract in Madison County. You never know what the market may do from one day to the next so it is good that we are still doing well!!

About 44% of homes sold in Madison County in May were sold in Huntsville. For the month of May, our county saw an average time on the market of 108 days. Last month there was an average of 95 days so there was a slight increase. The average selling price this month was $198,315 which has increased from $187,614 this month last year. The median selling price was $178,435. The total May home sales for Madison County totaled $96,182,915. WOW!!

Its been another great month in the Huntsville and Madison area in the real estate market. There were 485 homes sold this month in the Madison area. The total sales for the month of May reached $96,182,915. Days on the market for May average 110.

Here you can see the price range of the sales for Madison Alabama real estate. The largest number of sales of Huntsville homes was in the price range of $200,000 and higher. Over half of the March sales were in this price range.

Below is a breakdown of the home sales in Madison for May 2008 by property type. By far, existing homes were the largest category of sales in the Madison area. This is followed by the new construction property types.

Huntsville/Madison AL Real Estate Blog

I was trying to take one of my usual routes yesterday and got caught up in a detour. Like usual, I figured this would be a good time to update you on some construction and detour sites through out the city.

Well they have closed Old Monrovia Road from the roundabout thingy on Providence Main down past the Country Day School. They have also closed Johns Road from Old Monrovia to Plummer Road and Oakwood Road from Johns Road to Research Park Boulevard. That was how I sneak to the Super Walmart without getting on University Drive!! They estimate about six weeks it will be closed but I really hope its sooner than that.

From now until around June 30th Andrew Jackson Way will be closed between Pratt Avenue and Wellman Avenue from 8 am until 5 pm.

Carl T. Jones Drive is being paved from Whitesburg Drive to Bailey Cove Road. Until its finished traffic will be condensed to one lane.

There will be paving and shoulder work on Balch Road between Rickwood Lane and Gooch Lane. Its estimated to last from four to six weeks.

Brownsferry Road is closed from County Line Road east to Walden Glen Road for extension until August 15.

There is also work going on along Gallatin Street and Governors Drive so be careful while going through those areas. If I run into any other construction or detour areas I will be sure to let you know. I know there is nothing more frustrating than being stuck in traffic in this summer heat so I don't want you to be caught off guard!

We have had some absolutely FABULOUS weather this past week. I know I have enjoyed myself outside for the past week than I have for quite so time. We are now officially moving into the summer season and forecasts show that our high temps will soon be rising. In our area, we tend to have a number of heat related injuries and illnesses during this time of the year. Its better to be safe than sorry!! Here are some suggested ways to prevent injury and illness in this hot weather:

Wear light colored clothing
Wear loose fitting clothing made of light fabrics
Wear a ventilated hat when outside for extended periods of time
Try to avoid drinking alcohol
Stay out of direct heat/sunlight as much as possible
Take frequent breaks if working outside
Do not exchange drinking water for sports drinks
Continuously take frequent short drinks of water throughout the day
If you're looking for a way to stay cool, go to the mall, movies, a museum, the library, or any other cool air conditioned location

Be sure to take extra measures to stay safe in this hot weather if you are exercising or sick. Try to prevent dehydration and over exposure. Increase your fluid intake as needed. We need to do all we can to take care of ourselves and watch out for others. Be sure to keep a close watch on children, older adults, and any sick individuals.

We are already almost half way through 2008. Before we know it these hot summer days will be over. Lets all be very careful during these last few days to take care of ourselves so we can decrease those numbers of heat related injuries before we get to the fall!

Another month in 2008 has come and gone and that means more market reports for our real estate market. There were 118 homes sold this month. Total sales in Morgan County for May 2008 was $14,835,219. The median selling price for March 2008 was $125,722.

Below is a breakdown of the home sales in Morgan County for May 2008 by property type. By far, existing homes were the largest category for sales last month. Sales of existing homes represented almost 92% of all the sales for May.

Here you can see the price range of the sales for the Morgan County area. The largest number of home sales was in the price range of $99,999 or less. This was followed by the home sales in the range of $100,000 to $150,000 being the second largest category.

Currently there are 821 homes on the market in Morgan County. These include existing homes and new construction.
