99.99999% percent of my blogs are real estate related. Not this one. Though it involves a location - my dad's property.

Dad died a couple years ago, and we made the difficult, bitter, and heartbreaking decision to sell the property; the way his will was written, we really had no choice.

I have cherished my photos of the land where I grew up. I borrowed my dear friend's photo scanner to start scanning my thousands of print photos to digital.

I came across this picture of my kids sitting on a railroad-tie bridge my dad built, leading to what we always cleverly called "The White Birch Road." This was an old township road that cut through my parent's property, long out of use, lined with my favorite trees - European White Birch. The birch trees are not visible, obviously...duh. Anyway, there's the pic.

I was starting to crop the picture to make the most "relevant" part of the picture show up when displayed in my new digital photo frame:

In doing so, I almost missed perhaps the most precious part of the picture.

If I could only paint, I would paint a picture similar to this image...my dad, walking toward his beloved pond....a friendly happy dog by his side....and maybe a few white birch trees just for character.

Thank God for pictures, and wonderful digital tools allowing me to have three beautiful and tender pictures from one.

We miss you and the good times by the pond Dad.

I just wanted to share this picture with you today. I was out with my colleague Bea Poster and we were talking about how lovely the Lake Wallenpaupack area is, day or night. My husband's family came here years ago from the St. Louis area - there's just something about Northeast PA / Lake Wallenpaupack that makes you want to put down some kind of roots.

This is one of my favorite local pictures...I took it the other night as I was on my way home from the office....enjoy!

Winter in NEPA / Poconos: Are You Ready?

Those of us here in Wayne and Pike County in Northeast PA have been enjoying a lot of mild weather – I’m thinking it’s Mother Nature’s way of making amends for the nasty rainy summer we had! Anyway, do not be fooled; this warm streak will eventually come to an end and you may see this:

When you’re traveling in and around NEPA, it’s a good idea to make sure your trunk has a few winter survival essentials. Please be aware that some areas in Pike County are notorious for lousy cell reception. Don’t be caught off guard!

In addition to the typical standard emergency kit items like jumper cables and portable gas can, your trunk emergency kit should contain the following winter specific items:

ice melt & lock de-icer
Warm blanket, gloves, scarf, ski mask or hat
Spare wool socks in case the ones you’re wearing get wet
Small shovel, snow brush, and ice scraper
Wind up flashlight (cold temps suck the life out of batteries)
long burning candles and matches
First aid supplies
6 – 8 roofing shingles

Say WHAT? Roofing shingles? Whatchu talkin’ ’bout, Karen? (Sorry, child of the 80’s here -for some reason I had a little image of Gary Coleman reading my blog.)

I’ve gotten stuck on the ice more than once. Last year on New Year’s Eve, I was showing a Lake Wallenpaupack lakefront in the middle of a snow storm – and the road was nice and slick. I also had an Open House in Masthope in the middle of another snowstorm.(obviously, I like to live dangerously.)

I even have this video, courtesy of one of my clients, showing how determined we were to fight the ice to get inside a home at Paupackan Lake Estates.

Another time, I got stuck in the driveway of my listing in The Hideout. It was there in the Hideout where I had my epiphany. Kitty litter did NOT help. MY shovel did NOT help in this instance, as there was nothing to shovel; it was just slick ice. I ran out of ice melt.

Then I spied some discarded roofing shingles by the garage, poor unused and unwanted things were headed for the dumpster…

I plopped those babies down in front of my tires and I was out like Flynn. I guess the saying is “In like Flynn” but that doesn’t fit.

Good luck this winter – be safe, and don’t take chances. I don’t think I’ll be doing any more open houses in snow storms, but I’m game for showing lakefronts in any weather!

Dessin Animal Shelter is in need of those not-so-gently used blankets, sheets, towels, pillow cases, etc. There is always a need for bedding and material for the animals at the shelter.   This shelter is a valuable part of our community and any help we can give them is much appreciated!

Toys for Tots – yes, Weichert Realtors Paupack Group is a Toys for Tots drop off location. Please bring new unwrapped toys and items for older kids (don’t forget, tweens and teens like to get Christmas presents too.) These do not have to be expensive items! Even a $5 toy would make a child who would otherwise get nothing very happy on Christmas morning. Deadline is December 4.

Wayne County Children’s Christmas Bureau – we have committed to adopting some families this year to help make their Christmas a little brighter. If you would like to donate new toys, children’s or older kids clothing and coats (or donate cash toward the purchase of these items) - these donations also stay LOCAL. We need to have items by Saturday November 28. It is best to leave the items unwrapped so that they will be easy to identify what age/sex it should go to. Also please provide gift receipts in case an item needs to be exchanged.

Even though almost everyone has been hit hard by the economic crisis of the past several months, it is important to remember that there IS someone less fortunate – and no gift is too small.

A cash donation as small a $5 or a small gift can go a long way to helping someone else – and that’s what being part of a community is all about.

Fall In Love With Autumn in Northeast PA

Autumn is in the air in Northeast PA. Acutally, it's here - the chilly weather came sooner than usual, prompting the leaves to begin their annual transformation from lucious shades of green to more vivid reds, oranges, and yellows.

I do love autumn - I love going to Ritter's for fresh pressed apple cider...every year, we head out to Roba's Family Farm to check out Bunnyville, jump in hay, enjoy the pig races, and of course, wander around the corn maze. We go with our church group and rent a picnic site complete with a firepit for making smores and roasting weenies.

The autumn skies are more brilliantly blue, it seems; everything has a hyper-saturated beauty that comes too soon and doesn't stay long enough. The earthy smell in the air, the comfortable warm sweaters, pots of steaming soup and piping hot biscuits....there is much to love about autumn in PA.

I just wish it didn't mean winter was around the corner.

Tink Wig is a smaller homeowner association just outside of Hawley, PA. Though it is located in Lackawaxen Township in Pike County, the postal address is Hawley (18428). Tink Wig features a small lake excellent for fishing and non-motor boat activities. There is a community pool, clubhouse with snack bar, pool table, and other games. Additionally, there is a basketball court for energetic folks.

Garbage pick up is included in the dues (currently less than $500 per year) along with road maintenance and amenity use.

God only knows how many blogs I commented on....and I keep getting these stupid spams telling me not to eat more than I can lift, or where to find a place to sell gold...please...

Very few consumers post on AR anyway - and if they want to contact you they most certainly will by sending you an email. I had my blog "open" for 2 years, and only had maybe 3 consumer comments. But I did get a LOT of emails from clients.

Stop these spammers in their tracks by requiring membership to comment. Give those of us who comments on your blogs a break....

I'd like to introduce you to one of the more low-key Pike County communities: Tanglwood North, in Tafton PA.

Located in the Wallenpaupack Area School District, Tanglwood North is built up around a mountain - and a ski area! Lot sizes range from about a half acre to an acre or so in size. The community offers centralized water, but each home will have its own septic system. This community is well suited for those who wish to be in this lovely part of the Poconos without having to pay high community dues for amenities they probably won't be using.

There are a variety of homes for sale in Tanglwood North, ranging from simple chalets to more traditional Colonials as well as contemporary styles. Currently there are around 300 homes in Tanglwood North, with another 435 vacant lots.

The main entrance to Tanglwood North is on Route 390 in Tafton, only a couple miles from Interstate 84 (Exit 26). While the community is not gated, the private roads are for members and their guests only.

Tafton, like many little hamlets in the Poconos of Northeastern PA, is really quite small and rural; nearby Hawley is only about ten minutes away and offers supermarkets, pharmacies, a library, and several shops and restaurants.

Trulia Offers a Solution - NOT!

Got this message from Trulia in response to my complaint about not showing up in certain areas on Trulia's "Find A PRo" real estate agent search joke application.

Basically, you will ONLY show up as an agent in your PRIMARY location. If you are an agent like me who has several small towns in your market area where you work, you will NOT show up in results other than for the first town you have on your list.

This lets down not only the agents who have spent lots of time helping to build Trulia's web presence in exchange for some "link love," but it also lets down the consumers wanting an agent familiar with a small town - but no agents have chosen it as their "primary" location, so the answer is "No Results Found."

Or they get bombarded with shallow profiles created quickly and just as quickly forgotten, some of them are for agents who are no longer in the business. WAY TO GO TRULIA!

There is no reason why agents with multimple locations in their profile (since Trulia ALLOWS IT, DUH) to show up in search results for that location.

RUDY from Trulia was real quick to impress everyone and answer my post withitn minutes of it being posted, but like the answer pasted below, that I received in email (complete with a solicitation to buy Trulia Pro) a few minutes ago...it was hollow and not worth a hill of beans.

I promised Rudy yesterday that if I got a resolution to this problem I would brag about how awesome Trulia is - but guess what? All I got was a trite note regurgitating what is already known, and a "by the way" invitation to try their paid service.

NO THANKS! The "free" service is worthless enough without PAYING for it!

The Trulia Honeymoon is Over

I did think it would be worth my while to set up a profile, claim some locations, and post answers in Trulia Voices. I bought their line that if you participated, it would broaden your exposure, and the more you participated, the higher up in the "Find a Pro" results you would rank.

I have posted a few blogs, answered more questions on Trulia Voices than anyone else in my area (without spamming and begging for leads), have a complete profile, and even got some answeres rated as "Helpful" or "Best Answer."

So, I've been participating. I have helped build Trulia's content. I put several locations in my profile, because like many agents working in rural markets, there are many little towns nearby that are part of my real estate market. It's hard to tell where one town ends and another begins, sometimes. I wanted to be sure that someone looking for real estate in Tafton, or Greentown, Lackawaxen, Greeley, Honesdale, Milford, or Hawley, among others, would be able to find me.

Imagine my surprise when I used Trulia's "Find a Pro" service for Tafton PA, and got the "NO RESULTS" answer. Huh? How can that be? I've included Tafton PA as one of my locations. Same deal for Lackawaxen.

I looked in Hawley PA. There are several results...a couple of them are agents who have started to contribute to Trulia, but most of them are nothing more than simple profiles probably started by the company secretary when she had nothing else to do one day. The thing that ticks me off is I am nowhere to be found on that page, even though Hawley is not only one of my locations listed, it's my BUSINESS ADDRESS!

I looked in Greentown. There are 13 agents in Greentown, but I am not one of them. Nobody can see that I've answered several questions, nobody can see how much I've contributed to Trulia. Nobody can see that I work in Greentown, as well as Hawley, Pike County, and Wayne County....and all the other locations I listed in my profile. Right now the only way they will find me is if they search for Pike County PA. That's it.

WHY does Trulia allow you to add multiple locations to your profile, if they are not going to show you as an available agent in that location when someone searches in that area?

That's it - I'm done. I will no longer be contributing to this website at all. What a waste of time. Customers looking for specific info for one of my areas won't be able to find me.

Good Faith Estimates - Knowing & Understanding the Power of the paper!!!

It is my opinion that buyers should talk to mortgage brokers and get pre-approved before they actually start looking for a house. While I provide "Buyer's Estimated Closing Costs" my estimate is not as accurate as one directly from the lender, because so many things vary - fees, PMI charges, etc.

Good Faith Estimates - Extremely important message below!!!

If you are a consumer looking to purchase or refinance, this is a must read. It could cost you thousands if you don't pay attention. This is not a threat, but a warning from someone that has over 16 years of experience in the mortgage industry.

When shopping for a mortgage, even if shopping with more than 2 lenders, you want to get a good faith estimate from everyone that you speak to.

So, here is my pet peeve. This is a major red flag - if you speak to a loan officer, on the phone or in person, and they didn't offer you a good faith estimate, don't walk, Run!!!

The Good Faith Estimate is an over abused term and can be misleading. If the loan officer qualifies you for a mortgage, no matter if its a FHA loan or a conventional loan, you should receive one in a few hours. In reality, if the loan officer qualifies you and tells you a rate, a payment, and your total costs, they should be able to give you that good faith estimate in a matter of minutes. Think about it, they had to do this already in order to give you those figures. There is no excuse. Sure, things happen, but just being busy is not good enough. Unless they specifically tell you that they will give it to you the next day. This can happen, but other than that, if they dont communicate this with you, no excuse. And this could be indicative to how your loan process will go.

Let me ask you this. If you are shopping for a car, don't you want to see your payment, interest rate, and total costs? I know I would. If you have to keep asking for a good faith estimate and it's been 3 days, major red flag.

Overall, it doesn't matter if you are applying for a FHA loan, a conventional loan, or any other type of mortgage. If you have to beg for a good faith estimate, you are just asking for trouble in most cases.

THE GOOD FAITH ESTIMATE

So, what is a good faith estimate? Its an estimate of all your costs associated with buying or refinancing your home. But here is the catch. There are some costs that are known costs and not just estimates. These would be the lenders fees. The lender fees are all fees that are under lines 801 to 823. I enlarged this section below for you.

Three things that you want to look for when you first look at your GFE.

Look at the loan program and make sure this is the program that you want. If it was an adjustable, it would say differently. This would fall under the term of the loan.

Look at the mortgage rate. Make sure this is what you discussed when speaking to your loan officer. (Up top, middle of page, yellow highlight)

The 3rd issue are the fees. As I mentioned above, everything in section 801 to 823 would be the lenders fees or anything the lender is going to charge you. (left hand column with highlighted items) Don't ever be fooled if one lenders fee is higher than the other. You still need to compare the mortgage rate.

(Speak to your tax accountant to make sure what can be written off and what cant. But typically just the points can be written off)

What not to do when comparing good faith estimates.

Don't compare total fees at bottom of the GFE, which I will explain why below.

Just dont compare the APR of the loan. (explained here)

Conclusion: Again, don't always shop and ask for total fees. Compare the lenders fees the most. In regards to your escrows, each state is different. I highlighted this in red. Your property taxes are paid either quarterly, twice a year, or once a year. I have seen some loan officers sometimes not show enough for your escrows in regards to the property taxes. Its very easy for a loan officer to say at closing, ˜these aren't my fees, so all I can do is give an estimate. Word of advice, yes, its an estimate. But I have seen some loan officers estimate less to make the overall cost look cheaper. And just be careful, because some of these figures are not worth the paper that they are written on. It's just that, an estimate based on good faith. Make sure that you always speak with a Mortgage Professional. And don't shop yourself right out of the market.

One other thing, if you have 3 good faith estimates in front of you, always go back to the person that you had the best feeling with, that you are comfortable the most with, and share the other 2 with them. Just don't run to the person with the best rate and or fees. I always like my clients to come back to me no matter what. I might be able to point something out to them. And this next topic must be discussed when receiving a GFE, otherwise this Good Faith doesn't mean squat. Locking or floating my mortgage rate !!!!

Lastly... if you are going to shop rate & costs, ALWAYS shop on the same day !!! Rates change daily...

UPDATE : The laws in some states are different, when a good faith estimate must be given. In Paul McFadden's example, comment #15, they have 3 days from the day they pull credit. According to RESPA, the lender has 3 days from the time of application. When just casually shopping, there is no time period or law.

In regards to my example, with the rate and points, this is just an example. Besides, not all rates or good faith estimates come with points. And I don't charge fees. But there is a cost of doing business with any lender or bank out there.

The Real Estate Blog? What is it All About?

When I first learned about blogging for real estate, I was confused. I had somewhat of an idea of what blogging was - after all, I did have a MySpace account. I could not understand how that could become part of building my real estate business.

Jennifer Allan brought me to ActiveRain - I followed a link in her signature on a real estate agents forum, because I liked what Jennifer had to say about almost everything, and if she thought ActiveRain was worthwhile, then so did I. (Baaaa. I can be a sheep at times....)

At first I tried to use ActiveRain like a message board - it did not work. Eventually though, I got into the swing of things and the rest is history. I found terrific bloggers to learn from and emulate (I'd like to name them all here but I'd rather not - I will leave one of you out and hurt your feelings!) The late Karen George really helped me with search engine optimization. Everyone else has been so inspirational and given me great ideas.

I have had great success with my Lake Wallenpaupack real estate blog - I love blogging, even if I don't have the time for it that I used to.

But it seems that a lot of agents still don't get it. They don't understand what blogging is - what it is supposed to be. At least, in my not so humble opinion.

Your blog should be a place where your readers and future clients can get to know you, where they can catch a glimpse of your passion, where they can fall in love with your area and want to call you to help them find a home there.

When it's a rehash of headlines from Realty Times or Inman News...or if it's a bunch of general mumbo jumbo that they could find on HGTV.com, they don't get to know YOU or your area. You are merely adding noise. If they want real estate headlines, they can go to Realty Times, no?

Simply posting vFlyers or Postlets of your listings may get you some results but you'll still be missing the boat of what a blog should be. They should be part of your blogging, but not the main source of content.

I read a post by a user on a real estate agent forum...she was raving about this service she subscribes to that gives her conent for her blog. "I no longer have to think about what to write!" she gurgles. Basically she just copies and pastes that info right into her blog.

But where is *she* in that blog? One of the things my readers have commented to me, when we meet face to face, is that they feel like they already know me, from reading my posts. They know a little about my sense of humor, they know that I grew up here, they know that I know the area.

Furthermore, we all know that real estate is local. How can you post blogs that are of local relevance - if you're regurgitating something written for a general audience?

Use your blog to talk to your readers, turn them on to you as a dynamite real estate agent, and turn them on to your area as the place to call home. Otherwise, you may be missing the boat.
