Tips to help make your Lake Arrowhead home more energy efficient and keep utility bills down

Mother Nature doesn't always look at a calendar and that's evident by our cold mountain temperatures lately. Though it is technically fall, it feels like winter to me. And here in Lake Arrowhead(all San Bernardino Mountain towns), cooler months mean higher utility bills. Below are some tips to help keep yours as low as possible during this season:

Thermostat - If you have a digital one, keep it set no lower than 55 degrees and no higher than 70 degrees. You may have to adjust this until you get it at a comfy temperature for you and your family.
Insulation - If you haven't already, it'd be a great idea to make sure your home has proper insulation. Plus caulking and weather-stripping windows and doors can really reduce your heating bills. Some of our little old rustic cabins sure need it.
Conserving Electricity - Unplugging electronics (when they are not in use) can save tons of money.
Insulating Pipes - In the mountains especially, it is very important that you insulate your hot water pipes from the hot water heater. Wrap the tank with an insulating blanket, and remember to follow the installation instructions.
Refrigerator - The coils on the back or bottom of the fridge can really get dirty/dusty, which makes it work so much harder. Clean the coils regularly.
Portable Heaters - We use a lot of these in the winters months. They're a great way to make a small room more cozy. Just remember to turn it off when you leave the room. Read the manual carefully.
Dishwasher - Use less energy (and water) by washing the dishes in a dishwasher, rather than washing by hand (not that I wash by hand). And wait until you have a full load and use the dishwasher's automatic energy-savings cool-dry cycle.

The San Bernardino County Mountain town of Blue Jay, in the Lake Arrowheadarea, always has something exciting going on for locals and tourists. This weekend is no different.

Here comes Santa Claus, here comes Santa Claus, right down Blue Jay's Main Street (click on link)

This is a fun event for all who come out for the Blue Jay Parade. We shut down the "street" around 12:30 to allow all the entries to prepare and get lined up. You'll want to bring your lawn chair, thermos of hot cocoa and get your place early! Or you may want to grab something to drink and eat at one of the eateries in town who'll be open and ready to serve!

RE/MAX Lakeside, right next door to Borderline, will be handing out surprises...bring the kiddos by to pick up theirs. Look for our signs with the red, white and green Christmas-colored Balloons" waving in the air.

Lately the news about the extension of the $8,000 First Time Homebuyer Tax Credit and it's expanded reach to all home buyers is getting a lot of attention and questions. President Obama has approved the Housing Tax Credit Expansion and Extension. I've gotten a few questions about it over the last few days so thought I'd set out the details of the bill.

$8,000 First-Time Homebuyer Tax Credit Extension

Under the American Recovery and Reinvestment Act of 2009, qualified first-time homebuyers may receive a tax credit up to $8,000. President Obama’s bill extends this program into 2010.

• Eligible for homes with purchase agreements signed by April 30, 2010, and closed by June 30, 2010

• Available to first-time homebuyers who have not owned a home during the past three years

• Credit amount up to 10% of the home’s value, not to exceed $8,000

• Buyers qualified for full tax credit are single taxpayers with incomes up to $125,000 and joint filers with incomes up to $225,000

$6,500 Tax Credit For Current Home Owners

President Obama’s new bill also provides up to $6,500 tax credit to current home owners who purchase a new primary residence. Eligible for homes with purchase agreements written by April 30, 2010, and that close between November 6, 2009 and June 30, 2010

• Qualified home buyers must have lived in their current home for 5 consecutive years of the last 8 years

• Maximum purchase price of the home is $800,000

• Single tax filers who earn up to $125,000 are eligible for the total credit amount. Partial credit can be granted for incomes up to $145,000.

• Joint filers who earn up to $225,000 are eligible for the total credit amount. Partial credit can be granted for incomes up to $245,000.

It's the $6,500 Tax Credit for Current Home Owners that's really news. Right now with interest rates at an all time low, inventory is still healthy here in the Triangle but the competition (other listings) starts to dwindle during the holiday months leading up to the end of the year. It will be interesting to watch what our market does in January.

- Whether your tree is live or ornamental, both kinds of needles are sharp and indigestible.

- Keep the tree in a room that can be blocked off or have a barrier so the pets cannot get to the tree..

-Tinsel is dangerous -- so if used, keep it up high. It may obstruct circulation and, if swallowed, block the intestines.

- Chocolate and alcohol are toxic for pets. Keep eggnog, sweet treats and other seasonal goodies out of reach.

     Holly, mistletoe and poinsettia plants are pet poisons! Keep them out of reach!

     Inspect all holiday gifts for dogs or cats to ensure they are safe and not toxic. Items such as vinyl, plastic and small rawhide sticks may be dangerous.

     Keep lights away from lower tree branches. They may get very hot and burn dogs, cats (or toddlers)

     Be careful with electic cords. Pets may chew them -- or they can get shocked or electrocuted.

WINTER CONCERNS

WINTER COLD CAN BE HARMFUL TO YOUR PETS                                         Carley

Never leave your pet outside in the cold for long periods of time. Wind-chill makes the air colder than actual temperature readings.

Check on your pet's body temperature and limit time outdoors.

Provide adequate shelter. Keep your dog or cat warm, dry and away from drafts.

If you gave an outdoor kennel... place blankets and pads on floors and/or in a plastic swimming pool for shelter and warmth.

Be Careful walking or playing with your dog near frozen lakes, ponds or rivers. Your dog could slip or jump in and get seriously injured (so could you).

Groom your pet regularly. A well-groomed coat keeps your pet insulated. Short and/or coarse haired dogs and short haired cats may get extra cold so consider a sweater or coat.

Long-haired dogs should have their nails clipped to ease snow removal and the cleaning of feet. Musher's wax is one product that safely and effectively coats the dogs pads, protecting them from ice, cold and cracking.

Blow-dry or towel dry your pet if the pet gets wet from rain or snow. It is important to dry and clean their paws.

Don't leave your dog or cat alone in a car. It gets too cold and carbon monoxide from an engine left running is dangerous.

Careful with rock salt; it may irritate footpads. Be sure to rinse and dry your pet's feet after a walk.

Provide plenty of water. Your dog or cat is just as likely to get dehydrated in the winter as in the summer.   Remember snow is not a satisfactory substitute for water.

Frostbite is a winter hazard. To prevent frostbite on ears, tail and feet, don't leave your dog or cat outdoors for too long.

Be very careful of supplemental heat sources. Fireplaces and portable heaters can severely burn your pet. Keep portable heaters out of reach and make sure screens are in front of the fireplace.

WINTER EXERCISE - STRESS REDUCTION

The stressful holiday season is NOT the best time to start training your pet.

Puppies, dogs, kittens and cats get stressed during the holidays. Allow them time-outs if you cannot supervise interactions between visitors and your pet.

Pets need to be exercised regularly for optimum health and well-being.

Just like humans, dogs need to be "conditioned" for specific sports or winter exercise. Be sure to have your pet do a warmup.



Different breeds are better coated for harsh winter weather. Short coated breeds, need protection!

If you have an energetic pet but it is too cold to be outside, consider a healthy outlet like indoor dog sports/agility - or indoor play with your cat.

To alleviate winter boredom around the home, create games that simulate outdoor activity. What does your dog or cat enjoy doing: digging, chewing, chasing things down? Hide a biscuit or favorite toy or find a local indoor agility facility.

Using Local Lake Arrowhead Contractors can Save you Time, Money & Headache

Living in the Southern California Mountain Resort of Lake Arrowhead, and having 50% of my clients living off the mountain, I am asked quite often, "Can you recommend the name of a local contractor?"... Either they want a room added on or a remodel or maybe just some deck work. Of course I know many good contractors, but I am more likely to pass along the information below, chalked full of useful help. But before I do that, always remember these tips:

Make sure the contractor you may hire is in good standing with the California Contractors State Licensing Board.
You Get What You Pay for; Don't hire someone just because they are the cheapest. You want several bids.
Unlicensed contractors cannot legally perform jobs costing more than $500.00

Okay, the sun is out and the snow plows are cleaning the roads. Your left-overs from the Thanksgiving feast are almost gone and you want to get out and explore Lake Arrowhead! Here's my list of five things to do or see today in, and around, Lake Arrowhead:

1. Santa Claus IS in Lake Arrowheadat the Lake Arrowhead Village this weekend and every weekend through December 23, 2009. So bring the kids down and enjoy a visit with the bearded fellow. Enjoy the music and festivities at Center Stage from noon to 4:00PM.

Many families may decide to go out to a restaurant on Thanksgiving Day to enjoy the holiday without all the fuss, muss, cooking and cleaning! :-) Below is a list of a few of my favorite local places where you can go, relax and enjoy your dinner. PLEASE make reservations SOON, as they are filling up quickly. I know, I've called them all.

SADDLEBACK INN in Lake Arrowhead will be serving a Thanksgiving feast from 11 - 7 PM. Turkey Dinner is $22.00, and the combo (turkey and ham) will be $24.00 CALL 800-858-3334.

ANTLER'S INN RESORT in Twin Peaks will be having a Traditional Thanksgiving Turkey dinner for $30.00 and Prime Rib dinner for $32.00. There are only have six spots left and then they'll be full and not be taking anymore reservations. CALL 909-336-2600

LAKE ARROWHEAD RESORT in Lake Arrowhead, next to The Village, will be serving a Thanksgiving dinner from 11:00 AM to 9:00PM. See their yummy menu. They will also be having a Thanksgiving Dinner buffet in their Ballroom for $44.00 & $21.00 for the kids. CALL 909-744-3097 to make reservations.

CASUAL ELEGANCE RESTAURANT in Aqua Fria (Twin Peaks/Blue Jay area) is serving dinner from 1 - 5PM and the cost is $55.00 per person. CALL 909-337-8932 to more info and to make reservations.
