Obvioulsy if you suspect you have a chinese drywall problem, and have these signs (or others), please see a doctor, but also report it to the Consumer Product Safety commission.</p> <p><img title="drywall" src="http://activerain.com/image_store/uploads/8/0/7/1/5/ar125777595051708.jpg" height="111" alt="drywall" style="border: 4px solid black; margin: 4px; float: left;" width="111" /></p> <p> </p> <p style="text-align: center;"><strong><h3>Where it all started?</h3></strong></p> <p>In July 2006, a cargo ship called the Star Djervanger docked at Wilmington, N.C., after a trip from China. Its cargo: about 9,000 tons of drywall, enough to build about 2,000 homes.</p> <p style="text-align: center;"><strong><h4>Where is it?</h4></strong></p> <p>In a word, Florida!  That is not to say it has not been detected in other states. In South Carolina, USG imported nearly 9,400 tons of Chinese drywall in April 2006, according to the PIERS data. (Awesome!) There was an interesting article that caught my eye.&nbsp; Of course it has to do with how the market has changed and is affecting the builders.</p> <p><strong>GS Carolina</strong>, is the developer of three prominent developments in Waxhaw area.&nbsp; Two in Waxhaw (<strong><a href="http://www.realestateshows.com/show.php?id=156083&amp;resize=1" title="Cureton, NC" target="_blank">Cureton</a></strong> and <strong><a href="http://www.realestateshows.com/show.php?id=174970&amp;resize=1" title="Millbridge" target="_blank">Millbridge</a></strong>), and one just over the border in Lancaster (<strong>Edenmore</strong>).&nbsp;BTW, GS carolina also built homes in Quellin and Indian Trails Callonwood subdivision!&nbsp;If you need to know more about these subdivisions, give me a call - 704-607-4729.&nbsp; Anywho, the article went on to explain how the developer is responsible for a majority of the town of Waxhaws growth.&nbsp; They have built the Cureton center, anchored by Harris Teeter.&nbsp; The balance of this commercial property is for sale.&nbsp;&nbsp;This developer, helped build the bridge and road, Waxhaw Park (soon to be called the "Harvey Clay Nesbit Park",&nbsp;to the tune of 20 million dollars.&nbsp; WOW!</p> <p>They also&nbsp;secured all the sewer permits, before Union county faced there current Sewer and Water problems, allowing other developments to piggyback permits, like Anklin Forest, <a href="http://www.realestateshows.com/show.php?id=185051&amp;resize=1" title="The Reserve, NC" target="_blank">The Reserve</a>, The Chimneys of Marvin, and Kensington Elementary (which is right next door to Millbridge!)</p> <p>I can only wish the best for this developer, and all the others that are suffering, during this downturn.&nbsp; They say sales are down 30% from last summer.</p> <p>Well what does all this mean to you, the buyer.&nbsp; If you sold your place, or are a first time buyer, then the timing could not be better.&nbsp; Start With &lsquo;Dear Seller', by By RON LIEBER</p> <p>A few years ago, when multiple bidders would show up at a real estate open house, the truly desperate resorted to writing love letters to the sellers.</p> <p>Their plaintive scribblings painted a picture of first-time buyers chasing the American dream or growing families hungry for more space. The letters dripped with compliments for the property and ended with a plea for mercy (and a signed contract).</p> <p>Today's real estate market, however, calls for a different kind of letter, less a fuzzy valentine and more like a cold splash of water. It's what you write to accompany a bid that is so far below the listing price that it cries out for explanation.</p> <p>Inspired by the success of a friend who used this tactic, I drafted a sample letter that buyers who fear overpaying might send to homeowners. Then, I crafted a reply that confident sellers could fire back.</p> <p>No seller would be happy to get a letter like this. The most powerful missives stoke doubt and create fear. Sellers who get them may be tempted to write off the bidders as lowballers. But it makes little sense not to at least reply, given the number of competing properties in most places and the difficulty lately in getting mortgages.</p> <p>The sample letters below, which I wrote after conversations with representatives of the National Association of Realtors and the National Association of Exclusive Buyer Agents, don't mention local economic conditions, comparable sales or other such data. You'll want to fill in those details yourself. But the templates below should work as a starting point.</p> <p>One caveat is that you'll generally be relying on real estate agents to deliver your letter. Ask them point blank whether they intend to do so.</p> <p><em>Dear Seller:</em></p> <p><em>I'm writing to let you know that I would like to make a bid on your property. I love the area and am committed to buying a house nearby. And your home fits my needs.</em></p> <p><em>But given that my offer is well below your asking price, I also feel I owe you an explanation.</em></p> <p><em>First, consider the big picture. Nationwide, home prices in the first quarter of 2008 fell 14.1 percent compared with the same period a year earlier, according to the Standard &amp; Poor's/Case-Shiller U.S. National Home Price Index.</em></p> <p><em>That's the biggest decline in the 20-year history of the data. And just in case you're wondering, during the housing downturn of the early 1990s, the decline was never worse than 2.8 percent.</em></p> <p><em>Not only that, earlier this month, the National Association of Realtors pointed to the huge number of existing homes on the market. As of the end of April, the total number was 4.55 million. At the rate people are buying right now, that represents an 11.2-month supply.</em></p> <p><em>So buyers have options right now. A lot of them. I'm no different. Your home is great, but it isn't unique. Few homes are. I know this may be hard to hear, since you've spent years creating memories here. But you may be waiting a long time if you hope to find a buyer with the same emotional connection that you have.</em></p> <p><em>My mindset is hardly unique. We've all been reading the headlines. The accompanying articles appear prominently in major newspapers and sit on the Web pages where people check their e-mail every day. Everyone sees them, and the psychological impact is real.</em></p> <p><em>Has your real estate agent laid any of this out for you? Maybe so, and you didn't want to believe it. But it's also possible that your agent, afraid of offending you and losing the listing, simply doesn't want to initiate that sort of discussion. It may be worth sitting down for a candid reassessment.</em></p> <p><em>It will be tempting to view my low bid as an insult. Please don't make that mistake. Your home is genuinely appealing, and I wouldn't have written this note unless I was serious about buying it. Getting a firm offer in this market is an accomplishment. So congratulations!</em></p> <p><em>Oh, and one more thing. You presumably need someplace to move. My guess is that you'll find these same points compelling when it's your turn to buy. What are these? What do they mean? Most importantly, as the buyer, how do they affect you?</p><p><img title="Short's sale?" src="http://activerain.com/image_store/uploads/3/0/3/4/0/ar120706351304303.jpg" border="2" vspace="5" height="160" hspace="5" alt="Short's sale?" align="left" width="160" />A home is sold as a short sale when the seller is attempting to convince a lender to accept a discounted payoff in exchange for releasing the mortgage. This is usually done in order to prevent a home from being foreclosed upon, with the opinion that any money is better than no money. These homes can be a buyer's dream come true, since 99% of the time short sales sell for far less than their fair market value.</p><p>There are a few buyer bewares you should be aware of before you hop in line to place a bid for a Charlotte short sale, however. The first thing you need to know is that just because a seller accepts your offer, that doesn't necessarily mean that the lender will-something you may not find out about until after you've cut them a check.</p><p>A short sale will be handled by the financial institution in Charlotte that is managing the mortgage on the home, and it will only be approved if the seller has absolutely no other equity. It's important that you be aware of the fact that you will be dealing with the financial institution because there are many sellers who will take advantage of the buyer's inexperience when they're dealing with a short sale. They attempt to convince the buyer to slip them money "on the side and off the record" in order to help them secure the sale, often disguising it as a good faith deposit.</p><p>Heads up buyers! This is fraud. The seller is probably going to pocket that money to make a profit off of the sale that they have no right to. The seller doesn't make any money off of a short sale because the lender is losing money by agreeing to it .You can rest assured that the seller is not going to agree to lose money on a deal, then willingly hand over money to the person or people responsible for the loss in the first place.</p><p>Before you do anything with a short sale find a <a href="http://www.lovingcharlotte.com/Foreclosures.php" title="Charlotte Short sales" target="_blank">Charlotte real estate agent</a> to help you handle the transaction. They should be familiar with the practice of short sales so that they can navigate the massive amounts of red tape that are going to be involved and ensure that you as the buyer don't end up losing money on the deal before the property is legally deeded over to you.</p><p>Don't be surprised if the lender doesn't agree to your first deposit when you're handling a short sale. Remember, they're doing their best to make a profit off of a deal for which they're already losing money-they're going to take every chance they can get to close the margin. This isn't unusual, and it shouldn't cause you any concern. Be aware that often a short sale will have to be approved by a committee rather than a single loan officer, a process which may tie up the works for several weeks but shouldn't stall them altogether. If you find you're being dragged along by a lender that cannot make a decision with regard to the sale it's time to politely withdraw your offer and move on.</p><p>Short sales can be a great way to get a good deal on Charlotte real estate, but they should be handled with care. It may be puzzling, but it is encouraging to know that your own city is not caught up in the national down-spiral of house prices.</p> <p>In fact, Charlotte, North Carolina is actually listed in the top ten of America for being a minimal risk realty market. So all you home owners who want to move around (locally), go for it - you will not be losing out!</p> <p>Here's the story: a nation-wide insurance company this week published their national 'risk list' which ranks cities of America by the relative risks involved in buying or owning a home there. </p> <p>The company uses this compilation which is their own analysis and intelligent guesswork to make a projection about real estate markets for the next two years. They need to have this table of cities to refer to when they have to decide whether or not to insure a home loan. </p> <p>The company concerned, PMI, is a private mortgage insurance company and underwrites loans from all over the United States - hence the need for a country-wide chart.</p> <p>Their chart rates a city's chances of realty decline from 1% to over 90% odds. It starts with a one per cent projection that a city's real estate prices will not de-value in the next two years and moves all the way up to as high as a ninety-four per cent chance that it will!</p> <p>For those who dabble in investments in real estate, or those who like to keep a close eye on the financial situations and 'pounce' when the chips are at their lowest, you will probably want to earmark the cities who are on the falling list. This way, when prices are rock bottom, you can clean up; a bit ruthless, but also good business sense.</p> <p>However, there should be no 'clean up' in Charlotte! The risky places were the cities that were mostly the high fliers in the realty boom; states like Nevada, Florida, California and Arizona are not cited by PMI as good risk areas in the next two years. </p> <p>Amongst the top ten, and listed alongside Charlotte, North Carolina were a few surprises. Pittsburgh in Pennsylvania is listed, as is Kansas City, Missouri. </p> <p>Some of the other cities listed alongside Charlotte in the top ten could be considered predictable. For instance, Texas has five cities listed all with the rating of less than one per cent chance of realty market decline. </p> <p>A surprising city to be earmarked as a possible high risk was Las Vegas, with a rating of 89% chance of declining prices.
