Event

Bridge Fest began as a celebration of the opening of the Lake Houston Parkway Bridge, which links the communities of Kingwood, Atascocita and Humble. A 5K (3.1 miles) race for runners, joggers and walkers of all abilities and ages. Net proceeds benefit the Lake Houston Family YMCA and East Montgomery County YMCA Partners Scholarship Campaign.

Date and Time - Saturday, February 6, 2010

7:45 a.m. - 1/2 mile Kids Race, 6 & under
8:00 a.m. - 1-mile Kids Race, 7 - 10
8:30 a.m. - 1-mile Kids Race, 11 - 14
9:00 a.m. - Bridge Fest 5K
10:00 a.m. - Kiwanis Golf ball drop
10:30 a.m. - Celebration and awards

Location

Start and finish at the Lake Houston Family YMCA, 2420 W. Lake Houston Parkway Kingwood, TX 77339.

Course

The course is fast accurately measured USTA certified TX 9800 4ETM, 5K with only one turn, starting at the YMCA.

A medical aid station will be set up at the start/finish area and there will be water aid stations set up after mile 1 & 2 on the course.

Times will be called at each mile marker for racers. Race time and results coordinated by Ryans Race Management.

Race Day Parking

The first 300 individuals and / or families to register will receive a parking pass to park at the YMCA (families will receive one parking pass). Other participants can park their cars along Lake Houston Parkway, Bens View, and Kings Crossing Drive, just north of the YMCA. Additional parking also available south of the YMCA on Magnolia Cove and the Kings Harbor parking garage. Shuttle busses will be available from both locations. Participants with parking passes must be in the parking lot by 7:00 a.m., no exceptions.

Packet Pickup & Late Registration

Packets for those who register before Friday, February 5 will be available at the Lake Houston Family YMCA on Friday, February 5 from 9:00 a.m. - 9:00 p.m. Late registrations will continue up to 30 minutes before the start of each race event.

Awards

5K Family Fun Run
Awards to the top male and female over-all finishers and the top 3 male and female finishers in the following age groups: 12 and under, 13 - 14, 15 - 19, 20 - 29, 30 - 39, 40 - 49, 50 - 59, 60 - 69, 70 & older.

1/2 Mile Kids Race and 1-Mile Kids Race
Awards will be given to the top male and female finishers in the following age groups: 3 - 4, 5 - 6, 7 - 8, 9 - 10, 11 - 12, 13 - 14.

Registration & Fees

$15.00 - 1/2 or 1-Mile Kids Races
$22.00 - Bridge Fest 5K Individual
$20.00 - Active Older Adult (65+)
$55.00 - Family of four ($10 for each additional family member)

Chip and Timing Information

All participants will be given a chip to record their exact time as they cross the finish line. If you do not wear a chip, you will not be timed. Chips will be distributed the morning of the race so be sure to come early!

A partnership with Humble ISD, this program provides a safe, positive environment after school to over 1,000 children a day. Your contribution helps to support families who are experiencing financial difficulties.

YMCA Youth Programs
Over 250 families will participate in YMCA youth programs this year because of the generosity of donors to our annual Partners campaign. Programs include soccer, street hockey, basketball, baseball, flag football, volley ball, swimming and parent/child programs.

YMCA National Values Camp
Supports sending young adults from the Lake Houston community to this teen leadership camp in the Blue Ridge Mountains.

Elementary School Challenge

Participation in Bridge Fest is a positive healthy activity that not only will challenge your child's ability but also teach them the importance of helping their community.

The elementary school that has the highest percentage participation in Bridge Fest of their total school enrollment will receive a trophy to display at their school and a party at their school for those who participated.

3rd Annual Kiwanis Golf Ball Drop - Benefiting Lake Houston Family YMCA Partners Campaign and Area Key Club Scholarships

This event will take place on Saturday, February 6 at the conclusion of the 18th Annual YMCA Bridge Fest 5K. 5 Tips For Stronger Sales Presentations (7) Houston Texas Sales Tips

To implement what I've covered over the past week, I suggest you do two things. First look back at some recent presentations (or proposals) you have given that went nowhere. Now look at these tips and see what you could have done differently to have avoided this situation. Your past "failures" are very valuable learning experiences - and you've paid for them with your time, money and resources - so learn from them. Secondly I suggest you look at some current prospects you are talking to and see which tips you need to apply before you give a presentation.

Apply these five tips and watch how your sales presentations will consistently sell.

Clear Lake Texas Homes - Pipers Meadow Neighborhood

The Clear Lake Texas Homes market continues it's spotty numbers in the Pipers Meadow neighborhood. While we've seen higher numbers in some neighborhoods like Bay Pointe, Pipers Meadow numbers are down. However prices are up, and market time is one half what it was last year.

Pipers Meadow is one of the areas prime first time homebuyer neighborhoods. It provides easy access to both downtown Galveston and Houston- great for families who need to commute to both. It's literally 2 minutes from Interstate 45.

Pipers Meadow homes range from about 1,200 square feet to 2,000. A small handful are more. Current price ranges are from the $90's to about $150k. For the period ending today, 12/7/09, there have been 30 homes. The average home in Pipers Meadow has been selling for 98.1% of list price. The average price has been $123,594 this year. Contrast that to $121,449 last year during this same time frame.

This community boasts a low tax rate of $2.64; one of the lowest in the Clear Lake area.

The number of sales are off by 25%, with 41 homes being sold in Pipers Meadow last year. What's even more astounding especially in todays economy is the average market time. TWENTY days! Yes, you read that correctly. A home in Pipers Meadow has stayed on the market for less than 3 weeks before being snapped up. This is similiar to another first time homebuyer neighborood; Camino South.

5 Tips For Stronger Sales Presentations (6) Houston Texas Sales Tips

Tip #5: Only give sales presentations to people who are going to buy.

This tip may seem obvious but selling to prospects that aren't going to buy is another one of the top 10 common sales mistakes. It's a complete waste of your time, money and resources giving presentations to prospects that aren't going to buy so make sure you put your prospect through your filtering, or qualification process, before you give your presentation. You do have a filtering or qualification process, don't you?

Clear Lake Homes with an Eye on Bay Pointe

While the overall Clear Lake Homes market has been off by about 12% this year,
the Bay Pointe subdivision has gone against the grain with an increase in
home sales; 24 through October 31st. That beats last year of 19.

The average home sold in Bay Pointe this year was $188,933 compared to $185,413
last year; up just about 2% Contrast that to some parts of the
country and we'll take it all day long!

By the way to clarify, when I say Clear Lake homes are off this year, I mean
that the numbers are off, not the prices. Prices remain stable- not up, not
down- relatively flat.

Clear Lake Texas Houses- Waiting for Prices to Plummet May Be a Mistake

If you're looking at Clear Lake Texas houses, want to buy a home and are waiting around for better prices, you might want to rethink your strategy.

If you're a market watcher, soaking up the information overload across news media and Internet websites, you're probably overwhelmed with confusion by now. Is the housing market getting better? Is it getting worse? Was there really, when it gets down to it, a housing bubble collapse? And, if so, who popped it?

First, the quick answers. Yes, the housing bubble collapsed, and everybody had a hand in popping it: the government, the lenders, the investors and the general public. Now the hard answers: it's getting better - and worse.

The truth is that market predictors are all on the fence. With the ARRA (American Recovery and Reinvestment Act) giving first time homeowners some incentive to buy homes for sale [in city] and elsewhere, there has been a steady increase of sales. However, once the tax credit deadline hits at the end of this month, the numbers are once again expected to drop.

Again, though, it's better and worse. While the housing market is still dropping in some areas, such as the southeast in Mississippi, Alabama and so forth, there are definitely some strong markets in the country. The Clear Lake area is one of them.

For instance, Boulder, Colorado holds 60% of the share of increasing home values. The average value is about $350,000, but there's a limit in place on the amount of homes allowed in the area. In Binghamton, New York, the average value of a home is around $112,000. They also have a housing limit, which means a small supply, so prices probably aren't going to plummet.

Just because this is a buyer's market, doesn't mean you'll get the exact price you're looking for. If you want to buy a home and you're waiting around for the prices of homes to plummet into a "sweet deal," make sure you don't wait yourself into an expensive mistake.

Instead of checking market forecasts, potential homebuyers need to look at things the way we always should have. Do I want to buy a house? Can I afford one of the homes for sale [in city] the way things are now? By researching, crunching numbers and answering the important questions, you'll find the sweetest deal you could ever have: a wonderful house you can afford.

5 Tips For Stronger Sales Presentations (5) Houston Texas Sales Tips

Tip # 4: Give sales presentations that motivate prospects to buy.

With tip #1, I said to only give presentation once you understand your prospect's motivation for solving their problem. During your presentation, you then simply reflect back all the motivation your prospect has told you during the questioning process. You reflect back what they've told you about what the problem is costing them. You reflect back what they told you would be the benefits if they solved their problem. Your prospect will agree with everything you're saying as they are the ones that gave you the information. Assuming it makes sense (financial or otherwise) - and you should not be giving a presentation unless it does - your prospect will be very motivated to buy.

I want to use Tiger Woods' experience this past week to teach a very important lesson about brand management. When you screw up, (remember we all do) are you the type of person who knows how to say "I'm sorry"? Think about this one. In the era of transparency, an apology means the world ... and it seems, its often forgotten.

5 Tips For Stronger Sales Presentations (4) Houston Texas Sales Tips!

Tip # 3: Give highly relevant sales presentations.

The more relevant your presentation is to your prospect, the greater will be their interest. Conversely the less relevant it is to them, the less will be their interest. There is a direct correlation.

If you give a standard - one size fits all presentation - on the faint hope that something you say will be relevant and hit a hot button, chances are your prospect won't be listening - or they'll be asleep by the time you do get to that hot button. If you are giving a standard presentation, you are leaving it up to your prospect to work out what is relevant and most prospects simply can't be bothered. If you give a standard presentation, the relevance will be low and their interest will be low.

To give highly relevant presentations, only present those aspects of your products and services that are relevant to their specific problem. Ditch the rest. Your prospect doesn't care about the rest.

You also want your presentation to be highly relevant in language. Speak to your prospect in the language of their role - not in your language. I call this "Speaking to their ears."

Tip #1: Only give a presentation after you understand your prospect's specific problem and motivation.

Before you can give a presentation and say you can solve your prospect's problem, you need to understand their specific problem. Yes? Seems obvious and logical I know but 'prescribing before diagnosing' is one of the top 10 common mistakes. Therefore before you present your solution, ask lots of questions and dive deep into the answers so you can understand their problem. Find out what their problem is costing them. Also find out what specific benefits they would get if they solved their problem.

Why keep aspirin by your bedside?

About Heart Attacks

There are other symptoms of an heart attack besides the pain on the left arm.
One must also be aware of an intense pain on the chin, as well as nausea and lots of sweating, however these symptoms may also occur less frequently.
Note: There may be NO pain in the chest during a heart attack. The majority of people (about 60%) who had a heart attack during their sleep, did not wake up. However, if it occurs, the chest pain may wake you up from your deep sleep.

If that happens, immediately dissolve two aspirins in your mouth and swallow them with a bit of water.

Afterwards:
- phone a neighbor or a family member who lives very close by
- say "heart attack!"
- say that you have taken 2 aspirins...
- take a seat on a chair or sofa near the front door, and wait for their arrival and...
~ do NOT lie down ~

Clear Lake Homes Meadowgreen Neighborhood Remains Stable

Via Bay Area Texas Real Estate John Duncan (Keller Williams):

The Clear Lake Homes market may be down 12% this year, however the
the Meadowgreen neighborhood has held steady with 34 closed homes
through October 31st, 2009. Strangely enough, there were exactly
34 homes sold during that same time frame last year.

Meadowgreen house prices remain relatively stable with an average
sales price this year of $148,657. This compares to $149,297 last
year. The average days on the market is just under 2 months compared
to 64 days in 2008. No big change there.

The number of foreclosures in the area is unchanged as well. 2 of the
34 homes sold in Meadowgreen this year were foreclosures. Same for last
year. Clear Lake as a whole in the last 12 months has had fewer than
3% foreclosures.

Homes in Meadowgreen did sell closer to their listed price last year
at a 98.6% list to sales price ratio while the figure this year is
97%.

Currently there are 11 homes for sale in Meadowgreen; 2 of those are
under contract. That lines up well with the Clear Lake homes market
now as approximately 20% of the homes for sale here are under contract.

Meadowgreen homeowners may want to take advantage of the $6,500 tax
credit available to families who elect to buy another home. Homeowners
must have owned their home for 5 years or more to qualify.

Think of all the time, money and resources you have wasted on these sales presentations that go nowhere.

Over the next week I will share five tips that will help you avoid this ever happening to you again. These tips will also help you give sales presentations that consistently sell.

Agents Getting the most Market Share, are Kicking it Old School with Great results!

The downturn in the market has fed high producing lenders and agents more market share.

As competitors have left the business, these folks have capitalized on the opportunity. While it's true that their overall numbers may be down, their share of the available market is up.

The real estate market will recover.

The only question is when. As this happens, these productive, skilled professionals will have more business than they know what to do with. Develop these relationships now and you will be standing in the right place when the recovery is in full swing.

Your competitors are distracted.

Everyone is chasing the bright shiny object (the so-called "new thing".) Since going old school is not that attractive, you will be one of the only ones to the party. Take advantage of your first mover position and you'll have few competitors.

Go back to basics.

Reignite sales and marketing ideas that have worked in the past, or put a simple, focused sales strategy in place that you can manage, monitor and measure. Conduct seminars and leverage existing relationships. Do all of the things that "used to work" - they still will if done consistently.

Going old school doesn't mean abandoning opportunities; it means staying focused on the long term despite the distractions. If you have REO possibilities, by all means capitalize on them. If short sales are your thing - take advantage of that too. Just also keep in mind that success comes from repeated activity focused in the right direction. I don't know when/if the GSEs and large banks will release the next wave of foreclosures. I DO know that the top agents and lenders in your market who have survived the crash will be the top agents for a long time to come.

Selling Versus Order Taking - Houston Sales Tips

A lady walks into a vegetable store (go with me here) and asks the assistant for two pounds of carrots How many pounds of carrots were sold? Answer: None!

A lady walks into a vegetable store and asks for two pounds of carrots. The assistant says - "We've also got some lovely Idaho potatoes in today - just right for a stew - and the carrots are on sale today". The lady responds - "OK, I'll take five pounds of carrots and five pounds of potatoes as well". Now, how much was sold? Answer: Five pounds of carrots and five pounds of potatoes.

Don't simply order take. Be on the lookout for opportunities to sell above and beyond the current transaction. If someone directs business because of a builder relationship, work to parlay that into a resale relationship. If someone comes through our office as a cross-sale, non-directing agent or “other ender” follow up and work for a 1-on-1 – and convert to a directing customer. It could make the difference between nearly making and definitely breaking your sales goals.

Negotiating 101

When approached by someone desiring to buy or sell a home, utilizing me as their REALTOR, one of the first questions I get asked is, " How do I know I am getting a fair price? " My response is, within certain market-perimeters (ie.. comparables) as a guide, the most fail-safe, and truest guage, is the experience of the REALTOR. Specifically, are they astute in how they negotiate on your behalf, and do they have a lengthy track record in proffesionally negotiating real estate transactions for both buyers, and sellers ?

To make the decision-making process eaiser ( when it comes to selecting a REALTOR to represent YOUR interests ), I thought it would be beneficial to anyone considering either the purchase of a home, or the selling of theirs, to consider the following criteria :

Does the real estate professional maintain a high standard, in the manner in which they conduct business ?
Will the REALTOR seek to maintain a " win win " enviroment for both parties, so all can feel good...after the transaction closes ?
Does the REALTOR have great character, and is that character exemplified by his/ her reputation within the community?
Is there a history of that person closing transactions within the perimeters of a contract, and relatively "crisis-free" ?
Can the REALTOR provide a list of prior clients, who speak very favorably of them ?
IS that professional a "problem solver" and "bridge builder" or, instead, likely to become confrontational ?

All of the above questions, are one's a person or business should ask themselves, when it comes to selecting a real estate professional to assist them in any real estate transaction. In doing so, there is far more likely certainty that... when the purchase or sale of your home is completed, you will be left with firm assurance that you came out on top, and both parties in the transaction can label the experience a "win".
