Copper Mountain, home of loyal, multiple homeowners

I have never seen a ski area where so many people own multiple properties. Copper has an extremely loyal homeowner base. Copper Mountain ski area opened in the early 1970s and immediately built lots of brand new, modern looking concrete buildings. Today they are considered a bit of an eysore! However the condo units are large and comfortable, and many of them have great locations. The downside is that many have very high homeowner association dues as they are building reserves for future major renovations, and others are having to add sprinkler systems, high speed internet, and replace hot tubs.

In the early 1970s Colorado was supposed to get the winter olympics later in the decade, and that started a building boom. Governer Love saw the Olympics as a major expense, not a money maker, and lobbied against it. The citizens of Colorado voted, and the Olympics went elsewhere. The building boom stopped. Not much more was built until about 10 years later in the early 1980s as the economy improved, and one or two new complexes were built. Then it all stopped again very suddenly when a major recession hit. Copper had a couple of quad ski lifts, a great mountain, and the samer ownership for a long time, and it was a pretty stable place. Most of the condos were built on a landlease arrangement with Copper Mountain, and that made it very difficult to get loans on them, at least at reasonable rates. The people who had bought condos at Copper bought them because they loved the ski mountain and it was where they brought their families to ski. They didn't buy for speculation or to flip the condos. "Flip" referred to something acrobats did in those days. In the 1990s, Copper was bought by Intrawest, a Canadian company who owned Whistler /Blackcomb, Tremblant and other ski areas. Eventually they added golf resorts and more ski resorts. Intrawest is in the real estate business and they build condos. They built an entire new village at Copper, and with sophisticated marketing, sold all the units they could in a frenzy of activity. They sold to existing homeowners who really didn't want to give up their nice large condos, but they thought the new ones would be a good investment. They enticed a whole new group of buyers who were speculating that they could buy at a low price pre-construction, and sell at a much higher price later. Later turned out to be about six years, as we had another slump in the economy, and all the new (overbuilt) condos lost about 7 to 15% of their value. People who bought as an investmet tried to cut their losses and had to lower their listing prices in order to do so, selling at less than they paid.

Today the market has changed again, and Copper is once more very stable, with properties appreciating very nicely. The older condo complexes bought out their land leases, although they had some pretty stiff special assessments in doing so. All condos at Copper are now fee simple, and the differences between older and newer are balancing out somewhat. Newer sells for more money, but they are generally smaller, with lower dues. Older condos have much higher dues, but are more spacious. Still, many owners at Copper own two or three condos there, and most have their "extra" ones in a rental program of some sort, where they can generate some good income.

Intrawest is now owned by Fortress Management, so Copper Mountain has changed ownership again, and we are hoping for some upgrades on the mountain in the form of some new lifts. Construction has started on some new buildings with planning moving forward for a lot more condos and townhomes. The County, who has to approve their plans, is a bit resistant to a lot of extra density, so that battle is still to be waged, but both sides are looking a little more negotiable than they were in the past. Whatever happens to the base area, Copper Mountain is still a great ski mountain, and is still the local's favorite!

Only 37 active listings in all of Copper Mountain!

I remember when, just a couple of years ago, we had only 49 sales at Copper Mountain in a year, and about 170 units on the market. Times were tough and people were selling for less than they paid for the condos just a couple of years prior. Today the market has competely turned around, and as of today, May 5, 2007, we have 37 active listings and 155 units either sold or under contract in the last year. That means that right now we only have about a four month supply of condos to sell, and prices are escalating.

What has made the difference? Copper Mountain has always had a very loyal group of homeowners. Many people owned more than one condo. When Intrawest bought Copper and built a whole new Center Village, speculators came in and bought up many of the condos, expecting to be able to turn them pretty quickly and make some easy money. However, the economy softened, 9/11 happened, and we got stuck with depreciation of 7 to 15%. The speculators who couldn't stick it out sold at a loss, and everyone else hung in there. Homeowners who bought as second homes enjoyed their condos and really didn't care much. Today they are still enjoying them, and not selling unless they are moving up to bigger condos. The market is tight, and prices are heading up. Everyone is happy and you can still buy a one bedroom, walk to the lifts condo at Copper for under $250,000. Can't find any of those at Vail!
