      <title>Copper Mountain, home of loyal, multiple homeowners</title>
      <description>&lt;p&gt;I have never seen a ski area where so many people own multiple properties.&amp;nbsp; Copper has an extremely loyal homeowner base.&amp;nbsp; &lt;a href=&quot;http://www.coppercolorado.com&quot; title=&quot;Copper Mountain ski resort&quot; target=&quot;_blank&quot;&gt;Copper Mountain ski area&lt;/a&gt; opened in the early 1970s and immediately built lots of brand new, modern looking concrete buildings.&amp;nbsp; Today they are considered a bit of an eysore!&amp;nbsp; However the condo units are large and comfortable, and many of them have great locations.&amp;nbsp; The downside is that many have very high homeowner association dues as they are building reserves for future major renovations, and others are having to add sprinkler systems, high speed internet, and replace hot tubs.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;img title=&quot;Copper mountain summer&quot; src=&quot;http://activerain.com/image_store/uploads/1/2/5/6/8/ar118050427386521.jpg&quot; height=&quot;300&quot; alt=&quot;Copper Mountain summer&quot; width=&quot;400&quot; /&gt;&lt;/p&gt;&lt;p&gt;In the early 1970s Colorado was supposed to get the winter olympics later in the decade, and that started a building boom.&amp;nbsp; Governer Love saw the Olympics as a major expense, not a money maker, and lobbied against it.&amp;nbsp; The citizens of Colorado voted,&amp;nbsp; and the Olympics went elsewhere.&amp;nbsp; The building boom stopped.&amp;nbsp; Not much more was built until about 10 years later in the&amp;nbsp;early 1980s as the economy improved, and one or two new complexes were built.&amp;nbsp; Then it all stopped again very suddenly when a major recession hit.&amp;nbsp; Copper had a couple of quad ski lifts, a great mountain, and the samer ownership for a long time, and it was a pretty stable place.&amp;nbsp; Most of the condos were built on a landlease arrangement with Copper Mountain, and that made it very difficult to get loans on them, at least at reasonable rates.&amp;nbsp; The people who had bought condos at Copper bought them because they loved&amp;nbsp;the ski mountain and&amp;nbsp;it was where they brought&amp;nbsp;their families to ski.&amp;nbsp; They didn&amp;#39;t buy for speculation or to flip the condos.&amp;nbsp;&amp;nbsp;&amp;quot;Flip&amp;quot; referred to something acrobats did in those days.&amp;nbsp; In the 1990s, Copper was bought by Intrawest, a Canadian company&amp;nbsp;who owned Whistler /Blackcomb, Tremblant and other ski areas.       <title>Only 37 active listings in all of Copper Mountain!</title>
      <description>&lt;p&gt;I remember when, just a couple of years ago, we had only 49 sales at Copper Mountain in a year, and about 170 units on the market.&amp;nbsp; Times were tough and people were selling for less than they paid for the condos just a couple of years prior.&amp;nbsp; Today the market has competely turned around, and as of today, May 5, 2007, we have 37 active listings and 155 units either sold or under contract in the last year.&amp;nbsp; That means that right now we only have about a four month supply of condos to sell, and prices are escalating.&amp;nbsp;&lt;/p&gt;&lt;p&gt;What has made the difference?&amp;nbsp; Copper Mountain has always had a very loyal group of homeowners.&amp;nbsp; Many people owned more than one condo.&amp;nbsp; When Intrawest bought Copper and built a whole new Center Village, speculators came in and bought up many of the condos, expecting to be able to&amp;nbsp;turn them&amp;nbsp;pretty quickly and make some easy&amp;nbsp;money.&amp;nbsp; However, the economy softened, 9/11 happened, and we got stuck with depreciation of 7 to 15%.&amp;nbsp; The speculators who couldn&amp;#39;t stick it out sold at a loss,&amp;nbsp;and everyone else&amp;nbsp;hung in there.&amp;nbsp; Homeowners who bought as second homes enjoyed their condos and really didn&amp;#39;t care much.&amp;nbsp;&amp;nbsp;Today they are still enjoying them, and not selling unless they are moving up to bigger condos.&amp;nbsp; The market is tight, and prices are heading up.&amp;nbsp; Everyone is happy and you can still buy a one bedroom, walk to the lifts condo at Copper for under $250,000.&amp;nbsp;&amp;nbsp;Can&amp;#39;t find any of those at Vail!&lt;/p&gt;&lt;div class='agent_signature'&gt;&lt;p&gt;&lt;strong&gt;Kellie Morrissey, CRS, GRI, CDPE&lt;/strong&gt;&lt;/p&gt;
