Spring Hill Real Estate Is Hot - I've been trying to find starter homes for a young couple in Spring Hill, and believe me, the market has really changed. Earlier this year you could find plenty of Spring hill homes in the $120,000 to $150,000 price range in excellent condition. Now all of the good ones are sold, or under contract.

I'm glad to see it, but it always catches buyers by surprise when the market changes.

Green Hills Mall At Christmas

Green Hills Mall has some of the best shopping in the southeast, so during the Christmas season, traffic in Green Hills goes from just annoying to very frustrating. Here is a few tips to avoid Hillsboro road, and the most congested traffic in Tennessee.

If coming from the south, use Granny White turn left on Lone oak, and left on Overhill to cross Hillsboro road. When you cross Hillsboro rd you will be on Hobbs, take the first right on Hillsboro Circle ( it runs parallel to Hillsboro rd, it's just not as crowded),and continue north past Abbott Martin to the mall parking garage on the right.
If coming from the north, take I-440 to Belmont Blvd travel south to right on Glen Echo drive. You will have to cross Hillsboro rd at the end of Glen Echo.

The Mall at Green Hills has some of Nashville's finest specialty shops, including Tiffany & Co., Louis Vuitton, Burberry, Juicy Couture, Kate Spade, Sephora, Brooks Brothers, The Cheesecake Factory, Lacoste, Wolford plus more than 100 lifestyle retailers!

The main streets and town square are tastefully decorated, and the locals dress as if the were living an another century. You may recognize the period from the Charles Dickens tales, and it's all in fun.

Treat yourself to a little fun this holiday. Visit Franklin for the weekend and then buy a house. Everyone agrees that it's a great place to visit, but it's even better to live there.

I seem to lack the ability to wait out the slow response time in ActiveRain this week. Bob Stewart's post explains the problem, but I still get very frustrated when I attempt to comment on a post, and after waiting for what seems to be a very long time, I get the dreaded PROXY SERVER error.

So for anyone who wrote a great post, but didn't get a comment from me, I'm sorry.

Maybe next week I won't feel like throwing my computer across the room when I try to use Activerain.

Nashville real Estate Sales increase 58 percent in November

There were 1,973 home closings reported for the month of November, according to figures provided by the Greater Nashville Association of REALTORS®. This figure is up 58.7 percent from the 1,243 closings reported for the same period last year. .

There were 1,742 sales pending at the end of the month, compared with 1,267 pending sales at this time last year. The average number of days on the market for a single-family home was 82 days.

The median residential price for a single-family Nashville real estate during November was $158,500, and for a condominium it was $144,400. This compares with last year's median residential and condominium prices of $165,500 and $150,000, respectively.

Microwave Caramel Popcorn

Microwave Caramel Popcorn - Since my Stuffed Camel went over so well, i thought I would try something we can cook in a normal kitchen. Caramel Popcorn

1 Stick of butter
12 large marshmallows
1 cup brown sugar
2 bags of microwave popcorn

Pop popcorn and remove hulls.

Melt butter in microwave with marshmallows. Add brown sugar. Boil mixture in microwave for 2 minutes.

Pour hot caramel mixture over popcorn and stir quickly.

Spread on cookie sheet to cool.

Inspecting Water Heaters - Part 1

Water heaters are one of those modern conveniences that most folks take for granted. That is, until something goes wrong. As Murphy's Law would have it, this will be the major appliance that will head south shortly after moving into your new home. This often becomes a major bone of contention when dealing with home warranty companies.

The serial plate reveals a lot of information, if you know how to read it. The serial number reveals the age. This water heater was manufactured 7/99 and is 10 years old. The capacity is 40 gallons, it is electric, but the major item to notice is the big number 6. This tells the consumer and the inspector that the tank has a 6 year rust-through life expectancy. After that, how lucky do you feel? For the most part, this should tell you and your clients that this unit is at the end of its serviceable life. This information needs to be in the inspection report so that your client can budget for eventual replacement. This will also be very useful for any warranty claims against the home warranty company.

Stuffed Camel

Stuffed Camel? - Elizabeth was looking for a recipe today in here Bell's Best cook book, when she noticed something unusual. Stuffed Camel. It not a joke, here is the recipe.

Ingredients

1 medium camel
110 gal. water
2 kilos almonds
60 eggs
2 kilos pine nuts
5 tbsp black pepper
12 kilos rice
20 medium chickens
1 large lamb
1 kilo pistachio nuts

Skin, Trim and clean the camel, lamb, and chickens. Boil until tender. Cook rice. Fry nuts until brown and mix with rice. hard boil eggs, stuff chickens with rice and eggs; stuff the lamb with 5 chickens and some rice; stuff the camel with lamb and rice. Broil in a large enough oven until brown ( I can only imagine). Spread the remaining rice on a large tray and place the camel on top. Place remaining chickens around camel. Decorate rice with eggs and nuts.

Serves 80 to 100 people.

According the the cook book, this recipe is used in Saudi Arabia.

I'll bet it tastes like chicken.

4 Things ALL Articles Must Have - Don't Forget!

The importance of articles in today’s websites and internet based companies are immeasurable. They dictate a lot in the success and the drive of traffic into one’s site.   It has become a key element in making a site work and earns a profit. A website operator and owner must have the good sense to include articles in his or her site that will work for them and earn them the many benefits articles can give to their site.

Articles have been known to be the driving force in driving traffic to a website. Articles are a factor in giving site high rankings in search result pages. The higher a site ranks the bigger slice of the traffic flow pie he gets. With a huge number in traffic flow, there are more profits and more potential for other income generating schemes as well.

But, it is not just about stuffing your site with articles; they have certain requirements as well. These requirements must be met to obtain the maximum benefits an article will provide for your site. A well written article will catch the eyes and interest of your customers and keep them coming back for more. They would also be able to recommend your site to others.

Here are some tips to help you and assist you in making your articles. Below you will read about four things all articles must have to make it successful and helpful in making your site a profit earning and traffic overflowing site.

•   Keywords and Keyword Phrases.

An article must always be centered on the keywords and keyword phrases. As each website visitor goes to a site, there are those who are just merely browsing but actually looking for a specific something. When this happens, a searcher usually goes to a search engine and types in the keywords they are looking for (e.g. Toyota Camry, Meningitis, Tax Lawyer and Etcetera). It could be anything they want.

The Important thing is that you have an article that has the keywords that are related to your site. For example, if you maintain an auto parts site, you must be able t have articles about cars and their parts. There are many tools in the internet that provides service in helping a webmaster out in determining what keywords and keyword phrases are mostly sought out. You can use this tool to determine what keywords to use and write about.

•   Keyword Density

Know that you have your keywords and keyword phrases, you must use them fully. An article must have good keyword density for a search engine to “feel” its presence. Articles should at least have ten to fifteen percent of keyword density in their content for search engines to rank a site high in their search results. Getting a high rank is what articles do best for a site.

Keyword density is the number of times a keyword or keyword phrase is used on an article. The number varies depending on the number of words used in an article. An effective article must have a keyword density that is not too high or too low. With a very high density, the essence of the article is lost and may turn off a reader as well as the search engines. It comes off as overeager. A low number may be ignored by the search engines.

•   Good Article Content

Like what is stated above, you cannot just riddle an article with keywords. They must also be regarded as good reading materials. Articles must be able to entertain people as well as provide good information and help for their needs. Articles should be written well with correct spelling and good grammar. If you want people to trust you, make your work good and well thought out.

People respond well to figures, facts and statistics. Try to get great information and as many facts as you can. A good and well written article will boost your reputation as an expert in your chosen field or topic. As more people believe in you. They will be able to trust you and your products.

•   Linking Articles

And another important thing to remember. If you are going to submit articles to ezines and/or contribute your articles to newsletters and other sites, DON’T ever forget to include a link to your site. A little resource box with a brief description of your site and you should always be placed right after your articles that you have submitted. If people like your articles, they will most likely click on the link directing them to your site.

Adding a Facebook Fan Page to Your Point2 Website

I want to talk about this briefly in my workshop today.

As a Realtor who has a decent grasp of social media marketing, I am constantly looking for ways to drive traffic to the various sites I have including my website. In fact my website is my most important marketing vehicle because I OWN IT!

There are many great sites online that I have a very good online presence at including Active Rain but what if one day you woke up and Active Rain was no longer around? The thought of this happening is just terrible but don't think for a moment that it is not possible.

There are many Realtors and others in the Real Estate industry that get so wrapped up in blogging and other social media marketing that they neglect their website. I can tell you that this is a huge mistake!

I will get back to this point shortly but for those who do not have a Facebook fan page here is an easy to understand video that shows you how to go about creating a fan page.

Once you have created your fan page you can then easily create a page at Point2 and have a stand alone page that has your Facebook fan page on it!

A visitor would then be able to become a fan right from your website.

Once you have your fan page up and running and have invited a few friends, notice the box on the left column that says promote with a fan box. If you click that link you will be taken to a page where you can get the code that you will need to add to your point2 site. You will want to click the button that says "other" and not "blogger". It will give you the code that will allow you to generate your Facebook fan box.

To see what this will look like view Bill Gassett's Website Facebook Fan Page. Having a Facebook fan page is a great way to draw traffic to website or blog. You can add almost anything you like to your page.

The advantage to having a Fan page as opposed to strictly a profile page is that it is indexed by the search engines! Although I had created a fan page a long time ago, I never did anything with it. I have just started to use it as a means of communication.

By creating a fan page on your website a visitor can become a fan right from your site!

Hopefully if you have a Point2 site you know how to create a page! If not I would encourage you to learn everything you can about doing it (Maybe a blog for another time). Trust me it is very easy to do.

If you do not have a Point2 site but another platform that allows you to work with HTML you should be able to add a fan page there as well.

A fast Laugh

Florida senior citizen drove his brand new Corvette convertible out of the
dealership. Taking off down the road, he pushed it to 80 mph, enjoying the
wind blowing through what little hair he had left.

'Amazing,' he thought as he flew down I-75, pushing the pedal even more.
Looking in his rear view mirror, he saw the state trooper behind him, blue
lights flashing and siren blaring. He floored it to 100 mph, then 110, then
120.

Suddenly he thought, 'What am I doing? I'm too old for this,' and pulled
over to await the trooper's arrival. Pulling in behind him, the trooper
walked up to the Corvette, looked at his watch and said, 'Sir, my shift
ends in 30 minutes. Today is Friday. If you can give me a reason for
speeding that I've never heard before, I'll let you go.'

The old gentleman paused. Then said, 'Three years ago, my wife ran off with
a Florida State Trooper. I thought you were bringing her back.'

'Have a good day, Sir,' replied the trooper.

The Results of the Terrazzo Auction with the actual winning bids, Nashville

This is valuable informaton and now people who are interested, should have some idea of the prices to expect when the West End Condos are auctioned on December 5th.

The Results of the Terrazzo Auction with the actual winning bids, Nashville, TN 11/21/09

Some great information here provided courtesy of Gabrielle Dodson who was in attendance for the bidding.

Like all auction situations, the terms and conditions of The Terrazzo auction specified that the auctioneers could change the rules at any time, and they did stop this auction after 21 units were sold, and 14 units were not auctioned. The sold price is to the right in my handwriting, and those with a box around them are what they offered as a one time price after they stopped the auction.   When they stopped the auction, they gave those interested a chance to meet with a sales person and receive a one time price for the units. The price I wrote in on the left is what they were asking for those units as the one day price, however, when I left which was after the room was almost entirely clear, the other 9 units had still not sold.

There will be another auction at The West End on Saturday, December 5th. Here is a website re: the auction and showing the units that will be auctioned, their last list price, and their price per square foot. There is no reserve on these, as there were at the Terrazzo, however, the owner does have a chance to reject the winning auction bid. I Want My Money Back

I just visited www.recovery.gov to see what's happening in my area. I followed the directions, and the first zipcode I entered showed that $19,050,046 dollars had been spent for 5 jobs, 19 million dollars or almost 4 million dollars per job.

Ok, these are the same people who promise to cut spending in the health care industry. You've got to be kidding. All governments are know for being very inefficient, and the bigger they are, the worse it gets. Our only hope is to hire experienced managers and replaced our professional politicians.

"Simon Conway - the human time machine. We're headed to a place I've already lived through!" If you've listened to me on the air a few times, then you will probably have heard me say that. But what I'm about to tell you, I have not lived through. It does however, come from a place which tends to be a future predictor of what is coming here.

Just like here, the UK has an Environmental Agency. Just like here, the agency is completely out of step with the beliefs and the will of the people.

Right now just two in five of the UK population believe that global warming is caused by human activity.

Despite that, the serious proposal on the table right now is that everyone in the UK should have an annual carbon RATION. If you overspend on it, then you will be fined. If you underspend on it, then you can sell your unused carbon to someone who uses more!

Everyone would be issued with a unique number - "I am not a number - I am a MAN" (if you can tell me where that comes from you win the prize of being really hip!) - and you would have to give your number (the Nazis did something with numbers too - I forget right now) when you were buying stuff that contributes to your carbon footprint. Now of course, this is Government so although it may start off as gas and airline tickets, you know they will see the tax potential and eventually include candy because of course candy takes energy to make and therefore increases your footprint! ARRRGGHHHHHH!!!!!!!

The proposal further suggests that just like with your bank account, you are going to be sent a monthly statement (errr...did anyone figure out that takes trees and stamps and gas to deliver?) to "help people keep track of what they are using" according the the UK Telegraph. And here's the kicker. If your account hits zero, then you have to pay to get more credits.

A spokesman for the Agency said the following: "A lot of people who cycle will get money back. It will probably only be bankers and those with extravagant lifestyles who would lose out."

The scheme is part of - wait for it - Britain's "Green New Deal" - again, I am not joking.

It does have it's critics of course. One of those evil Bankers weighed in with the following. She is an economist with the Arbuthnot Banking Group and she told the UK Daily Mail: "This is all about control of the individual and you begin to wonder whether this is what the green agenda has always been about. It is Orwellian. This will be an enormous tax on business."

Over the the last 2 years, I have been learning all I can from the great coaches here on ActiveRain, and usually, I use most of that knowledge every day in my blog posts. However, I caught myself making simple mistakes lately with my blog structure.

As I was telling my workshop attendees on Tuesday, if the blog isn't structured correctly, Google will not index the post in the most efficient manner. I'm not an SEO expert, but this is what I learned from reading SEO posts here on activerain.

Write a keyword rich title that expresses benefits
Open your real estate blog post with a keywords that mirror the title, and expressing the benefit to the consumer..
Use your prime keyword or key phrase at least 4 times in your post.
Link to other websites that will offer readers more information on the given topic.
Link to other posts on your own blog that will give more insight on the topic.
Format the post with heading tags, bolded text, numbered lists and/or bullet points
Close with a call to action asking readers to subscribe to your blog, contact you, fill out your lead generation tool or search for a home
