Vonage saves the day! Verizon you are worthless!

I have had nothing but trouble with Verizonwireless. I have 973 numbers on my Verizon account and now live in PA so I need a 570 area code number for business and hey told me I had 2 options: 1. change all my numbers to 570 or 2. buy a new plan and get my 570 number because they are NOT CAPABLE of billing 2 different area codes on the same bill.

My, how hard can it be- type a new number into an existing account and send the bill, wow that sounds hard. I bet you a cave man can do it!

After weeks of arguing and them blaming it on the FCC, our federal representatives and others I decided to call my phone company Vonage (http://www.vonage.com/).

No problem Mrs. Jecker, I can help you. Within 20 minutes I had an additional line with a 570 area code (and my other lines are 973, amazing uhh?) Vonage you saved the day. I have a virtual number and it is being forwarded to my existing cell. $24.99 per month instead of $39.99 per month (Verizon)

I cannot believe that one company (www.vonage.com) can bill 2 area codes on the same bill but a much larger company (verizonwireless) that has been in business for a VERY long time CANNOT!

Customer Service is everything. Hey Verizon can you hear me now, your customer service and product service is the PITS!

Give your customers what they need it is good business.

Placing a home on the market can be a very frustrating experience for residents expecting a fast sale, only to find themselves waiting for an offer six months later. It is all too familiar in this market today. Most of the US has a slow market. her in northern NJ homes are selling but slower than before. Less homes are selling and sellers are looking for ways to change that.

Before you pull out your hair consider the basics:

Inaccurate Pricing-A house priced at market value piques the interest of real estate professionals and buyers, while overpricing chases them away. Even if the seller adjusts the price later, it's difficult to recapture people's interest. Home sellers should depend on factual reference points, such as an appraisal and comparable, such as Comparable Market Analysis, to help estimate market value. Real estate professionals can prepare comparables by examining similar properties that recently sold in your neighborhood, which is the best way to arrive at a realistic asking price. Consider pricing ahead of the curve. (see previously posted blog called Pricing ahead of the Curve)

Insufficient Exposure-If you are having trouble selling your home without assistance, you may want to consider using a real estate professional. As reported in a National Association of Realtors study, buyers were most likely to learn about the home they purchased through a REALTOR®. Sales professionals develop comprehensive marketing strategies to sell a home, such as open houses, yard signs, multiple listing services, newspaper ads, the Internet and brochures to give a property maximum exposure. Exposure is very important.

Home Appearance-Buyers see an average of seven homes in a single day. Sellers can't rely on buyers to use their imagination; they need to capture it. Real estate professional have experience in rearranging furniture and eliminating clutter to help homes appear more spacious, bright, and cheerful. Little home improvements like a freshly painted door or well-kept lawn always appeal to potential buyers.

Terms of Sale-Even if the home is accurately priced, and the buyer is delighted with what he or she sees, if the buyer can't live with the terms of the sale, he or she may walk away. What sort of terms or conditions have you placed on the sale? Evaluate how this may be affecting a potential sale.
Less than desirable neighborhood-While you can't control how surrounding properties look, home sellers should become proactive in the upkeep in their communities. Joining your town's local beautification organization can help eliminate eyesores and boost property value in your neighborhood.

Be different and stay ahead of the market. Be unique in your approach to spark interest of the buyers. What makes your home different or better than another? This is not the time to cut commission when you need to sell and you want the buyers. Remember you get what you pay for.

After 3 years of saying we're going to build a pool we finally dove in and will begin construction this weekend.

After researching on-line and having several estimates locally we have decided to build the pool ourselves. My husband and I have argued about shape size and color for 2 months. We decided to combine our wants and we designed a custom pool. It will be the only one of its kind.

It will have a view to die for.

For those looking to build a pool there are ways to save a lot of money and get a very nice pool. We are going to end up paying about half. Couple of the sites I used for pricing were:

Dealing with FHA-amusing

This was in my Community Newsletter- no author given

A New Orleans lawyer sought an FHA loan for a client who lost his house in Hurricane Katrina and wanted to rebuild. He was told the loan would be granted if he could prove satisfactory title to the parcel of property being offered as collateral. The title to the property dated back to 1803, which took the lawyer three months to track down. After sending the information to the FHA, he received the following reply:

(Actual letter):

"Upon review of your letter adjoining your client's application, we note that the request is supported by an Abstract of Title.

While we compliment the able manner in which you have prepared and presented the application, we must point out you have only cleared title to the proposed collateral property back to 1803. Before final approval can be accorded, it will be necessary to clear title back to its origin."

Annoyed, the lawyer responded as follows: (Actual letter): "Your letter regarding Case No. 189156 has been received. I note that you wish to have title extended further than the 194 years covered by the present application. I was unaware that any educated person in this country, particularly working in the property area, would not know that Louisiana was purchased, by the U.S. from France in 1803, the year of origin in our application. For the edification of uniformed FHA Bureaucrats, the title to the land prior to U.S. ownership was obtained from France, which had acquired it by Right of Conquest from Spain. The land came into the possession of Spain by Right of Discovery made in the year 1492 by Sea Captain Christopher Columbus, who had been granted the privilege of seeking a new route to India by the Spanish Monarch, Isabella.

The good queen, Isabella, being a pious woman and almost as careful about titles as the FHA, took the precaution of securing the blessing of the Pope before she sold her jewels to finance Columbus ‘expedition. Now the Pope, as I'm sure you may know, is the emissary of Jesus Christ, the Son of God, and God, it is commonly accepted, created this world.

Therefore, I believe it is safe to presume that God also made the part of the world called Louisiana. God, therefore, would be the owner of origin and His origins date back before the beginning of time, the world as we know it AND the FHA. I hope you find God's original claim to be satisfactory.

Now can we have our damn loan?"

He got the loan.

I give the attorney credit for being a buster. It is amazing how giving a title gives such power in the banking/mortgage industry.

Verizon wireless-Hear Me NOW (Not)

I have a big problem with Veriozn wireless. I have been a customer since before they were Verizon wireless back in the days of Bell Atlantic.

Their customer service horrible
The agents argue with you instead fixing the problem.
I cannot hear you now and have been telling you for years. I live within 1 mile of 3 towers and get either good signal or no signal.
My calls drop all the time
They come up with new promotions and promise if the promo changes for the better you are autiomatically upgraded.

So 14 months into my 2 year contract the promo changed. I called and they said we will upgrade you but we will have to extend your contact because you have been in this program for more than a year. I wnat to also change my minute plan but I would also have to extend my contract. Poor customer service!

Who has a suggestion for a new cell service? As Rachel in the show Friends would say Verizon "We are soooo over"!

First day of school and they are still alive

The morning started with moaning and complaining about going back to school. What a joy for me. I can finally get some things done without any interuptions during the day.

They come home with "it was not that bad today" My English teacher is pretty cool, so I guess it will not be too bad. The flood of first day of schools forms come home with a note attached: Please complete the papers and return tomorrow. Ok, the same old stuff every year emergency numbers, insurance information, volunteer schedule, etc. So my home work is to fill it all in and get it ready for the next day. So...

I do my thing but I also attach my card on the emergency cards (I know someone who did this and sold 2 houses to teachers so I figure why not me too.) The card has all of the pertinent info. I also attach a note about the Free Lowe's Coupon available on my website so the word will go around. Let's see if they do their homework and research the information they are given. On the volunteer form I explained that I am also available for career day and can cover real estate, marketing, direct mail, customer service, database management etc.

Career days are a good way to get your name out to a captured audience and the paperwork you give them goes home to mom and dad.

Tips for First-Time Homebuyers

Be picky, but don't be unrealistic. There is no such thing as a perfect home. Thing is perfect but some may be close enough.

Research before you start looking. Think specifically about what features you want in a home and which ones are most important to you. You may chnage mind after seeing a few homes but that is ok.

Get your finances in order. Review your credit report , and have any discrepancies corrected and be sure you have enough money to cover your downpayment and your closing costs.

Don't wait to get a loan. Talk to a lender and get prequalified for a mortgage before you start looking. Talk to several lenders to compare. Ask a lot of questions.

Don't ask too many people for opinions. Select one or two people to turn to if you feel you need a second opinion. having too many people give you opinions will only question your own gut feeling of something you may really like and want.

Decide when you could move. Spring, summer, Fall, winter or when school ends or right before school stars.Do you have alease when does it end?

Think long-term. Are you searching for a starter home with the idea of moving up in a few years or do you hope to stay in this home longer? This decision may dictate what type of home you'll buy as well as the type of mortgage terms that suit you best.

Don't let yourself be "house poor". No one wants to be marrried to a mortgage payment or have to work 18 hours a day to pay one. Make sure you leave some money for decorating and

Don't be naïve. Insist on a home and septic inspection and, if possible, get a warranty from the seller to cover defects within one year.

And the most important thing seek the help of an experienced Realtor.

The Central Labor Union celebrated the first Labor Day holiday Tuesday, Sept. 5, 1882, in New York City. 1894 Congress passed an act making the first Monday in September of each year a legal holiday in the District of Columbia and the territories.

Although Labor Day is meant as a celebration of the labor movement and all of its achievements, for me it has come to announce the end of summer :(. It is my favorite time of year and it is the last final horrah and as the last, long summer weekend before Fall.

We will all miss the summer and count down the days until Memorial Day weekend to start off next summer.

In my market (northern New Jersey) there are many homes on the market and they are still priced higher than market value. I have been trying to eductae my seller clients in how to price their homes so they will sell in today's market. Not a easy task.....

I came across an article titled " Pricing ahead of the Curve"-How to get ahead of the market by Jim Remley, Pro Performer Seminars
I really liked this article and felt it explained the market and situation of sellers and buyers. I decided to use it on a listing appoinment. The customers appreciated my thinking of giving them this information.

The overall idea is that even if a seller prices their home for the market today (unless it the lowest price)they are outpriced in 30 days if their home does not sell. For example :

Competitor Home A: $368,000 Competitor Home B: $349,000
Subject Home Today: $345,000
Competitor Home C: $345,000
Competitor Home D: $333,000
Competitor Home E: $329,000
Even though this home is competitvely priced see what happens 30 days later
Competitor Home A: Expired
Subject Home Today: $345,000
Competitor Home B: $339,000 (Reduced Price)
Competitor Home C: $335,000 (Reduced Price)
Competitor Home D: Sold
Competitor Home E: Pending
Competitor Home F: $326,000 (New Listing)
Competitor Home G: $325,000 (New Listing)
Competitor Home H: $319,000 (New Listing)
The subject home was competitely priced but now that new listings are on the market and others are reducing the subject property is now the highest priced listing.
I ended up getting my listing and it was priced quite well. I also used the article to get a $11k price reduction on a similar unit and since reducing there are many more buyers through the home and we have been negotiating an offer.
