      <description>&lt;p&gt;I have had this poem forever and I send it out to anyone I know 3 times a year:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;Homecoming games and dances&lt;/li&gt;&lt;li&gt;Junior and Senior Proms&lt;/li&gt;&lt;li&gt;Graduation night&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;It is just a reminder of life and how it can all change so quickly. It still makes me cry.       <description>&lt;p&gt;After 3 years of saying we&amp;#39;re going to build&amp;nbsp;a pool we finally dove in and will begin construction this weekend.&lt;/p&gt;&lt;p&gt;After researching on-line and having several estimates locally we have decided to build the pool ourselves. My husband and I have argued about shape size and color for 2 months.&amp;nbsp; We decided to combine our wants and we designed a custom pool.       <description>&lt;p&gt;This was in my Community Newsletter- no author given&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;A New Orleans lawyer sought an FHA loan for a client who lost his house in Hurricane Katrina and wanted to rebuild.&amp;nbsp; He was told the loan would be granted if he could prove satisfactory title to the parcel of property being offered as collateral. The title to the property dated back to 1803, which took the lawyer three months to track down. I have been a customer since before they were Verizon wireless back in the days of Bell Atlantic.&lt;/p&gt;&lt;ul&gt;&lt;li&gt;Their customer service horrible&lt;/li&gt;&lt;li&gt;The agents argue with you instead fixing the problem.&lt;/li&gt;&lt;li&gt;I cannot hear you now and have been telling you for years. I live within 1 mile of 3 towers and get either good signal or no signal.&lt;/li&gt;&lt;li&gt;My calls drop &lt;strong&gt;&lt;em&gt;&lt;u&gt;all the time&lt;/u&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/li&gt;&lt;li&gt;They come up with new promotions and promise if the&amp;nbsp;promo changes&amp;nbsp;for the better you are autiomatically upgraded.&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;So 14 months into my 2 year contract the promo changed. I called&amp;nbsp;and&amp;nbsp;they said we will upgrade you but we will have to extend your contact because you have been in this program for more than a year.       <description>&lt;p&gt;The morning started with moaning and complaining about going back to school. What a joy for me. I can finally get some things done without any interuptions during the day.&lt;/p&gt;&lt;p&gt;They come home with &amp;quot;it was not that bad today&amp;quot; My English teacher&amp;nbsp;is pretty cool, so I guess it will not be too bad. The flood of first day of schools forms come home with a note attached: Please complete the papers and return tomorrow. Ok, the same old stuff every year emergency numbers, insurance information, volunteer schedule, etc. So my home work is to fill it all in and get it ready for the next day. So...&lt;/p&gt;&lt;p&gt;I do my thing but I also attach my card on the emergency cards &lt;em&gt;(I know someone who did this and sold 2 houses to teachers so&amp;nbsp;I figure why not me too.)&lt;/em&gt; The card has all of the pertinent info.&amp;nbsp; I also attach a note about the Free Lowe&amp;#39;s Coupon available on my website so the word will go around. Let&amp;#39;s see if they do their homework and research the information they are given. &lt;strong&gt;On the volunteer form I explained that I am also available for career day and can cover real estate, marketing, direct mail, customer service, database management etc.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Career days are a good way to get your name out to a captured audience and the paperwork you give them goes home to mom and dad.&lt;/strong&gt;&lt;/p&gt;</description>

      <title>Pricing ahead of the curve</title>
      <description>&lt;p&gt;&lt;strong&gt;In my market (northern New Jersey) there are many homes on the market and they are still priced higher than market value. I have been trying to eductae my seller clients in how to price their homes so they will sell in today&amp;#39;s market.&amp;nbsp;&lt;/strong&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp; Not a easy task.....&lt;/em&gt;&lt;/p&gt;&lt;em&gt;I came across an article titled &amp;quot; Pricing ahead of the Curve&amp;quot;-How to get ahead of the market &lt;/em&gt;&lt;em&gt;&lt;strong&gt;by Jim Remley, Pro Performer Seminars&lt;/strong&gt; &lt;p&gt;&amp;nbsp;I really liked this article and felt it explained the market and situation of sellers and buyers. I decided to use it on a listing appoinment. The customers appreciated my thinking of giving them this information.&amp;nbsp; &lt;/p&gt;&lt;/em&gt;&lt;p&gt;&lt;em&gt;The overall idea is that even if a seller prices their home for the market today (unless it the lowest price)they are outpriced in 30 days if their home does not sell. For example :&lt;/em&gt;&lt;/p&gt;&lt;em&gt;Competitor Home A: $368,000 &lt;/em&gt;&lt;em&gt;&lt;ul&gt;&lt;li&gt;Competitor Home B: $349,000 &lt;/li&gt;&lt;li&gt;&lt;strong&gt;&lt;em&gt;Subject&amp;nbsp;Home Today: $345,000&lt;/em&gt;&lt;/strong&gt; &lt;/li&gt;&lt;li&gt;Competitor Home C: $345,000 &lt;/li&gt;&lt;li&gt;Competitor Home D: $333,000 &lt;/li&gt;&lt;li&gt;Competitor Home E: $329,000 &lt;/li&gt;&lt;/ul&gt;&lt;p&gt;Even though this home is competitvely priced see what happens 30 days later&lt;/p&gt;&lt;ul&gt;&lt;li&gt;Competitor Home A: Expired &lt;/li&gt;&lt;li&gt;&lt;strong&gt;&lt;em&gt;Subject&amp;nbsp;Home Today: $345,000&lt;/em&gt;&lt;/strong&gt; &lt;/li&gt;&lt;li&gt;Competitor Home B: $339,000 (Reduced Price) &lt;/li&gt;&lt;li&gt;Competitor Home C: $335,000 (Reduced Price) &lt;/li&gt;&lt;li&gt;Competitor Home D: Sold &lt;/li&gt;&lt;li&gt;Competitor Home E: Pending &lt;/li&gt;&lt;li&gt;Competitor Home F: $326,000 (New Listing) &lt;/li&gt;&lt;li&gt;Competitor Home G: $325,000 (New Listing) &lt;/li&gt;&lt;li&gt;Competitor Home H: $319,000 (New Listing) &lt;/li&gt;&lt;/ul&gt;&lt;p&gt;The subject home was competitely priced but now that new listings are on the market and others are reducing the subject property is now the highest priced listing.&lt;/p&gt;&lt;p&gt;I ended up getting my listing and it was priced quite well. I also used the article to get a $11k price reduction on a similar unit and since reducing there are many more buyers through the home and we have been negotiating an offer.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I hope this helps and if you have anything similar that you use that works&amp;nbsp;please let me know.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;/em&gt;</description>
