Snickerdoodle Cookie Recipe

Well it's that time of year again. Holiday Time. Whether you are celebrating Hanukkah, Christmas, Kwanzaa or The Boston Tea Pary Anniversary, everyone loves a good cookie. Here is a recipe for one of my favorites....The Snickerdoodle.

EAT MORE COOKIES :)

Snickerdoodle Cookies

3 cups flour
2 tsp. cream of tartar
1 tsp. baking soda
1⁄4 tsp. kosher salt
1 3⁄4 cups sugar
16 tbsp. unsalted butter,
at room temperature
5 tsp. ground cinnamon
1 1⁄2 tsp. vanilla extract
2 eggs

1. In a medium bowl, whisk together flour, cream of tartar, baking soda, and salt; set aside. Using a handheld mixer on medium speed, beat 1 1⁄2 cups sugar and the butter together in a medium bowl until pale and fluffy, 2 minutes. Add 2 tsp. cinnamon and the vanilla; beat for 1 minute more. Add eggs one at a time, beating well after each addition. Add reserved dry ingredients; mix on low speed until just combined. Refrigerate dough for 30 minutes.

2. Heat oven to 375°. Combine remaining sugar and cinnamon in a small bowl. Remove dough from refrigerator and, using a 1-tbsp. measure, spoon out 48 portions, rolling each portion into a 1" ball as you go. Roll each ball in cinnamon-sugar mixture to coat. Arrange dough balls 2" apart on 2 parchment paper-lined baking sheets. Bake until golden brown, about 10 minutes. Transfer to a rack and let cool.

Who's Going To Triple Play Atlantic City 8-10 December 2009?

Next week,

I will be attending Triple Play Realtors Convention in Atlantic City, NJ 8-10 December. I have attentended this conference for the past three years and have always found it enlightening. I say for new realtors, this is the best $75 worth of training that you will ever receive.

Buying A Home With Past Credit Problems

Buying a home can be both exciting and stressful but, for those with past credit problems, the process may also seem intimidating. The good news is that many lenders have adapted to the idea that many hopeful homeowners simply need a second chance, which means that past credit problems no longer have to define your future.

Credit Blemishes

When life unexpectedly takes a turn for the worst, it's not always possible to come out without a few bumps and bruises. Every day, people are faced with late or missed credit card payments, mortgage foreclosures, bankruptcy proceedings, auto repossessions and even civil judgments that will affect their credit reports for years to come. Whether it's from a job loss, injury or just a simple case of temporary hardship, credit blemishes are often a part of life. The good news is that they no longer have to prevent you from becoming a homeowner.

Give Yourself A Little Credit

After experiencing a credit problem, most lenders will want to see an attempt to rebuild your credit through a steady payment history with a new account. This can be accomplished by applying for a credit card and maintaining a responsible use of the account. If you aren't approved for an unsecured card, you can always apply for a secured credit card. Either will rebuild your credit over time and will help to show lenders that your past credit problems are just that - in the past.

Clean Up Your Credit Report

Before applying for a home loan, make sure that you check your credit report from each of the three major credit reporting agencies. Every 12 months, consumers can request a free copy of their credit report from Experian, Equifax and TransUnion. If anything is incorrect or found to be inaccurate, filing a dispute with the credit reporting agency can help to get the information corrected before speaking with a lender.

When you apply for a home loan, the lender will access your credit report for the purpose of determining your creditworthiness. In an effort to ensure that you have the best possible chance at being approved for the loan at the best possible interest rates, making sure that your credit report is accurate is a must.

Save Up For A Down Payment

Some homebuyers often qualify for a mortgage with down payments as low as five percent (three percent for FHA loans), but those with past credit problems may be required to shell out up to 35 percent or more for a down payment on their new home. A buyer who pays a larger down payment obviously has more vested interest in the home and may, thereby, be less likely to default on a loan. If you have past credit problems, check with your lender about specific down payment requirements and start saving!

Creative Financing Options

If you've exhausted all of your conventional efforts and are still turning up empty, don't give up just yet. Alternative financing is an option that many homebuyers use to purchase a home. Your REALTOR® can provide you with details regarding any lease purchase and/or owner financing properties, which may require no credit check, no bank qualifying, a low down payment and competitive interest rate options.

Sweet Potato Soufle Recipe by Dexter Weaver

A number of years ago, I attended the Navy Supply Corps School in Athens, GA. I had heard about a soul food restaurant that I decided to check out. The name of the restaurant was lovingly called Weaver D's. Three car loads of my shipmates ascended on the restaurant. To our dismay, they were closing for the day. Weaver came out of the kitchen and said since we were from the Navy, he would see what he could find to cook. As we patiently waited, we heard pots and pans starting to rattle in the kitchen. You see, Weaver D's was a small simple restaurant and you could see the kitchen from your table. In a short while, Weaver began to come out of the kitchen with platter after platter of piping hot delicious food. We ate and ate and ate until we had our fill. We went back and told everyone else in our class. For the next two weeks, Weaver D's was filled with Navy uniforms at lunch time.

Now here is the story behind the story. I didn't know who Weaver D was. I found that he had a very kind spirit and his attitude was infectious. Since I love to cook (and eat), I had to have his book titled (Automatic Y'all: Weaver D's Guide to the Soul). You see Weaver doesn't say can I help you....he just says "Automatic". "Automatic - keeping on with the

in good times and bad and knowing that life, like food is always better with a few generous shots of hot sauce - is really Weaver D's down to earth recipe for business success and personal happiness." I had also never heard the album Automatic for the People by R.E.M. As I read the forward from the book, I found out that R.E.M. was from Athens and they had eaten many of Weavers meals and decided to name the album in his honor. The book is filled with philosophy, recipes and good feelings. Pick up the book here today.

Here is the recipe I promised. This dish is always a hit when I make it. I have adjusted it by putting in brown sugar instead of white and I added cinnamon and less nutmeg (not my favorite spice). I also add a handful of Craisins. Bon Appétit

Sweet Potato Souffle (serves 6 to 8)

6 small sweet potatoes (about 3 pounds), peeled and cut into small chunks

3/4 cup sugar

3 large eggs, lightly beaten

½ cup unsalted butter or margarine, melted

3 tablespoons of whole milk

2 teaspoons freshly grated nutmeg

2 teaspoons vanilla extract

¾ teaspoons lemon extract

Preheat oven to 350 degrees F

Cook sweet potatoes in boiling water to cover 15 to 20 minutes or until tender

Drain and mash

Combine with remaining ingredients and stir until smooth (I use mixer)

Spoon mixture into lightly greased 11x7x3 baking dish

Bake in over for 1 hour or until firm.

I decided to continue including the asking price along with the sold price in my home sales report. You may ask why is this important? I wll tell you.

Buyers, notice that the average home in Cherry Hill sold at approximately 94-95% of the asking price. What that means to you is that a home that is priced correctly will not be selling at a bargain basement price of 50% off list price, but at a reasonable amount below the asking price. This is the rule and not the exception. There are still homes that are overpriced which may sell at a deeper discount.

Sellers: Bottom line, if your home is priced correctly it will sell. During the first half of November, 2009 The average home in Cherry Hill, took 112 days to sell. This is just over three months. Yet you will notice a number of homes that have been on the market for 1 year, 2 years even 3 years. Why is that you asked? My guess, the home is over priced for its location and condition. You will also notice that there were some homes that sold in just under a week. Ask me how I sold a home in under 30 days in a neighborhood that had not had a home sell in the previous 6 months. I will be glad to tell you how I got the home sold and the sellers were able to retire to their new home in Myrtle Beach, SC.

The good news for all is that professional Realtors & consultants like myself exist. What I love about my job is that I am able to help you make your dreams come true. You cannot move to the next phase of your life if your current home remains unsold. You cannot celebrate being a first time homebuyer if you cannot find a home that fits your needs. Leander McClain's Shrimp w/ Garlic Sauce Recipe

Leander McClain's Shrimp with Garlic Sauce

If you know me, you know that I love food and I love to cook. Here is a great recipe that I made up one day. It turned out pretty good, so I decided to share it.

5-7 cloves garlic diced

½ -1 large onion diced small

1 small carrot shredded

1/8 green pepper dice small

2 tbs olive oil

1-2 stalks celery diced small

2 heaping tbs flour

2 cups water

seasoned salt

pepper

•1-1 ½ pounds of shrimp

Mix flour in 1 cup of water and reserve (put on the side for later use)

Sprinkle 1 ½ tsp season salt & ½ tsp pepper on the diced onions

Heat oil in a stir fry pan.

Add onions, carrots, green peppers and celery. Stir fry until onions are wilted.

Add Garlic and sauté for approx 1 ½ minutes. Careful not to burn the garlic.

Add shrimp and water with flour. Add additional cup of water.

Simmer until thick as desired. Taste and adjust seasoning (add more salt & pepper if you like).

If not enough sauce, adjust recipe to include more of the water flour mixture.

What Realtors Can Learn From Soulja Boy Tell Em

Give me 90 seconds and you will see where I am going with this one J

Readers of my blog know that I am a musician and a music fan. My wife and family know that I am a HUGE music fan. From day to day, my Ipod plays classic rock, rap, gospel, classical, r&b, blues, jazz, salsa, etc. I have written and played music for the past 30 years. My second love in life is real estate. I love the practice of real estate. In what other field can you help someone acquire an asset that will appreciate in value and provide a higher standard of living?

That being said, it is not unusual that my eclectic taste in music and my love of real estate would collide.

On to the lesson:

Prior to March 2007, almost no one had heard of a rapper with the stage name Soulja Boy Tell Em (Soulja Boy for short). That year, he recorded and produced (in his bedroom) a song titled Crank That. I am not here to debate the greatness of the song. Even though it was very popular, I thought it was cheesy and amateurish. But here is what Realtors can learn from Soulja Boy.

1. Attitude Is Key. Even though no one had ever heard of Soulja Boy, he displayed the attitude of a seasoned veteran. In his mind, he was the best rapper alive. He displayed that attitude wherever he traveled. When talking about his music, it was the best ever made (according to him). Realtors should also display that same attitude. Do you act as if you are a SUPER REALTOR, or do you act like someone who is a realtor because you have nothing else better to do? Are you a Realtor because you like to look at houses? Is being a Realtor a hobby to you? If you do not display an attitude of confidence, why should a client hire you?

2. Marketing is King. Soulja Boy says his name 49 times in this song which lasts less than 5 minutes. Forty Nine Times. If you didn't know who wrote the song, by the end of it, you would have a good clue. In addition, he released this song to the internet using YouTube & MySpace. Soulja Boy was everywhere. You may not like Soulja Boy or his music, but he is known. Realtors....Are You Everywhere? Are you known? If your name is Googled, do you show up? When you do show up, do your potential clients know that you are a Realtor? Do your potential who you are and what you stand for?

3. You Need To Say Affirmations. Soulja Boy talked with confidence about his ability to rap. He talked about his empire before it came into existence. What he was doing was using positive affirmations. Soulja Boy is good, Soulja Boy is the best, Soulja Boy has money, etc, etc, etc. Realtors, you need to say affirmations daily. I am the best Realtor. My clients gladly refer others to me. I am comfortable being uncomfortable. I am a money magnate, I am the best realtor, etc, etc, etc. Your unconscious mind does not know the difference between fiction and reality. So rather than fill your mind with negative thoughts, fill it with positive thoughts.

That's the end of the lesson.

Can You Please Sell My House For $65,000 More Than My Neighbors?

This weekend, I decided to preview homes for sale in the Point of Woods neighborhood in Cherry Hill, NJ. In order to not be biased, I made appointments without viewing the listing price. Here are some of my general observations of one of the homes I previewed.

The front yard was landscaped with tall grasses. The right side of the yard had a tree stump that was 5 feet in diameter. I later read in the listing that this was "unique" landscaping. The landscaping hid the house and decreased its curb appeal. Many buyers will not get of the car if they don't like the house from the car (trust me; I have had more than my share of buyers in this category). My advice to sellers:

Tone Down Your Landscaping.

Simple and clean is better. What is unique to you may be considered a disaster to buyers.

As I toured the home (circa 1970), it had some wonderful features. The home featured new windows, a remodeled kitchen, 2^nd story deck, 5 bedrooms and a dry basement. However, what struck me in a negative way was the amount and placement of the furniture. The formal living room was packed with furniture. It was very difficult to move around the room. The dining room had a very large table (with 2 leaves inserted). The family room also had a lot of furniture plus a treadmill and several other pieces of exercise equipment. Two of the bedrooms on the second floor were being used as offices. The offices were stuffed to the gills with professional journals, the desk was messy and again there was a lot of "stuff" in the rooms. The bedrooms were clean and neat.

My advice to home sellers;

If You Are Moving, Then Move Already.

What I mean is this. The home you are selling is no longer your home. You are showcasing this home in order to find its new owners. The best thing sellers can do is rent a storage unit and move 25-40% of the items out of the home. The formal living room does not need a sofa, loveseat and two chairs. Put the couch in storage. Use only the love seat and maybe 1-2 chairs. You want the room to feel open and spacious. Take the leaves out of the dining room table. Again, you don't want the room to feel cramped. Exercise equipment - In most homes I visit, the exercise equipment is covered with 6 layers of dust. So for the sake of selling your home, put it in storage. The same thing goes for magazines, books, knick knacks, your kid's trophies, pet toys and miscellaneous stuff.

When I walked around this house, I noticed that it had been painted badly. If you are going to sell your home, fresh paint goes a long way towards finding a buyer.

If You Can't Paint, Hire Someone Who Can.

There are plenty of unemployed painters on craigslist looking for a couple of days work.

Now, let's get to the point of this whole story. The listing price of this home was $65,000 more than comparable homes in the neighborhood. Did you hear me?? $65,000 more than comparable homes in the same neighborhood. This home was in one of the worst locations (backed up to a main street and it was noisy). Even though the condition was decent, homes in much better condition were listed for $65,000 less.

Sellers, in today's market, your home will probably not sell above market value. If homes in your neighborhood are selling for $300,000, you will not get $400,000 for your home (I don't care how much you spent in improvements). First of all, buyers will go around the corner and look at the less expensive homes (everybody wants a bargain). Secondly, $400,000 buyers will be shopping in a $400,000 neighborhood.

Finally, as your Realtor and Real Estate consultant, I would refuse to list your house at $65,000 above similar homes. What would that accomplish? How would I be looking out for your best interest? Several months later you home will more than likely not be sold. You will be frustrated and certainly will not want to entertain a $65,000+ price drop. My job as a Realtor is to explain to you the current market. We will get in the car and go look at our competition before we decide at which price to list your home.

Success Ain't For Everybody. Is It For You?

First, let me give my apologies to my first grade teacher Sister Eleanor. I know that my title should have read

"Success is Not for Everyone"

I appreciate the value of the proper use of the English language....however there are times when you must get "down and dirty" to get the attention of your audience.

Why do I say that success ain't for everybody? Because not everyone is willing to do what successful people do. Let me illustrate this with a short story. I spent a short time at Union County College in Cranford, NJ. During that time, I went to school during the day, and then at night I drove my Volkswagen Rabbit an hour north to work at Prudential (paying insurance claims). I had many people ask, why are you driving 2 hours round trip for a part time job? My answer....that's where the money is.

I had friends who decided that it was not worth the effort to work at this job. Before getting the job, I had to take a 4 hour battery of tests. I had to drive an hour to and from work. I had to get up the next morning and go to school. The reward however, was that I was paid more than twice the minimum wage. Was it easy? NO! There were nights that I don't remember driving home. My days were long, my nights were long.

During the last three years, many real estate agents have bailed out of the business. There used to be a time that anyone with a pulse could find clients and make a successful living. Once the market headed south, all of sudden that was no longer true.

But wait a minute, aren't there real estate agents who are still making a decent living?

Why YES!

These agents are the ones who have taken the time to learn about down markets. These agents are the ones who have never stopped studying. These agents are the ones who treat all of their clients with respect and dignity. As a result, the agents receive referrals from their past clients. These are the agents who have learned to change with the times. These are the agents who are no longer marketing in traditional media, but are now social media giants. These agents are the ones who realize that success ain't easy!

Congratulations to all my fellow successful real estate agents. You wear success well.

To those who think they can make it without putting the time in....my advice to you is

"Get It Together or Leave It Alone"

Oh Yeah! What about the homes in Cherry Hill, NJ that are priced over $350,000?

Now Wait Just One Minute!

I would like to thank Joseph Welusz for the inspiration of this post. Joe responded to my September 2009 Cherry Hill Real Estate Market report with the following comment

"I also live here in the Cherry Hill area and lower end homes are selling they always have. That isn't the problem. It's the homes over $350,000 in the area (Cherry Hill, Haddonfield, Marlton, Medford) that are the problem and more home fall within $50,000 of that range then any others."

Since I also live and work in Cherry Hill, I thought I should address Joe's concerns. When assessing anything, you have to look at the facts. In addition to the facts, you must understand that there are always exceptions to the rule.

As of 107/2009 there were 498 single family homes listed for sale in Cherry Hill. 73% of those homes are listed for under $350,000. Within the last month 118 homes have either sold or gone under contract to be sold. 82% of those homes were sold for under $350,000.

Now let's take a look at the Cherry Hill housing supply. Simply stated, if every month, the same number of homes that sold last month is sold, how long would it take to sell every home listed for sale.

Over $350,000	7.5 months

As Joe stated, the homes under $350K are selling well. I know from personal experience that many owners of homes that would have sold for $500K 4 years ago cannot fathom the idea that the same home today is selling for $350K. They feel that they have lost $150K in profit and they want their Realtor to get it back for them. Many of these homeowners have been in their homes for more than 8 years and paid less than $250K. Instead of seeing $100K profit, they focus on the loss. In many cases, the profit from the sale of your home could help you move on to their next stage in your life.

Why hold onto hold onto the past? The housing market will not be what it was in the near future. Selling is not in every homeowner's best interest. However, if you are waiting for prices to go back up before you sell; you may be in for a bit of a wait. Most experts believe that homes prices will rise over the next 5 years. Will they rise to the level of 5 years ago? I highly doubt it.

Whoever said that real estate was not selling, forgot to tell the buyers in Cherry Hill, NJ. Over the past month, 71 homes have sold. I've had people tell me that Cherry Hill is an expensive town. However, 17 of the houses that sold were under $200,000. The average price of the homes sold was $271.000. I think those prices are excellent.

A very important thing to notice is that the average property in Cherry Hill sold for 95% of the asking price. This means that homes are begining to be priced correctly. Buyers should be aware that homes in Cherry Hill will most likely not be available for rock bottom prices of 50% of the asking price (of course there are exceptions). Sellers should be aware that homes that are priced correctly are selling quickly. the average time it took to sell a home in September was 83 days.

The event will be held in the parking lot that is on Ridge Avenue. However, if it rains, the location will be moved into the church (first floor).

Please note, the church will not issue income tax credit receipts. Anything left over will be donated to several local charities.

Now Is NOT the Time to Buy a Home in Evesham Township, NJ

You do not want to Call Me TODAY to discuss your home buying options.

I am sure that many of you are surprised to hear these words coming from me....Leander McClain, Realtor & Real estate consultant. According to a study cited by the National Association of Realtors, "8 out of 10 economists agree that home prices will rise in the next 5 years". Last week, the National Association of Realtors said the number of signed sales contracts rose for the seventh straight month in August, as homebuyers rushed to take advantage of a tax credit for first-time owners that expire in November.

According to Freddie Mac, rates on 30-year home loans dropped below 5 percent for the first time in four months, but still remained above this year's record low. The average rate on a 30-year fixed mortgage was 4.94 percent, down from 5.04 percent last week. The last time the 30-year home loan averaged less than 5 percent was the week ending May 28, when it was 4.91 percent.

"Low mortgage rates are helping to stabilize home sales," said Frank Nothaft, Freddie Mac's chief economist. Borrowers may want to consider the Federal Reserve's announcement last week that it is slowing down a program intended to lower mortgage rates and boost the housing market. Analysts say mortgage rates should remain low for now but could eventually move higher, and homeowners who want to refinance mortgages shouldn't delay. You may not Call Me Today, but according Mr. Nothaft, if you call me next month, there is a good chance that you will pay more for your mortgage.

With all of that said, maybe now is the time to consider purchasing your new Evesham Township home. Five years from now, will you be the person who looks back on the decision you could have made today and say

I should have purchased a house when the prices were low!
