Mayor Vivian Jones will light the town Christmas tree and music groups from local schools will provide entertainment. Wake Forest Presbyterian Church
Now in its 10^th consecutive year of production, this elaborate outdoor nativity program brings to life the night of our Lord Jesus' birth. With a cast and crew of more than 150, the church grounds of Wake Forest Presbyterian Church are transformed into first century Bethlehem as the story of the Nativity comes to life under the night sky. Visitors journey through the streets of Bethlehem in small groups, following behind the three wise men as they seek the birthplace of Jesus, the Messiah. Along the way they encounter townspeople, view merchant displays, and hear storytellers, all by the light of torches. Authentic costumes immerse visitors in this great story about the birth of Jesus Christ. There will be a daytime interactive program Saturday, December 5 from 1 pm - 4 pm. Visitors will experience the sights, sounds, smells and tastes of first century Bethlehem in the marketplace.

The entire program will be presented in Spanish (en Espanol) Saturday, December 12, from 5 pm - 9 pm and Sunday, December 13, from 5 pm - 8 pm. All programs are free to the public. Donations of canned goods or gifts suitable for babies will be accepted from local charities.

Regional Premiere of Mark Hayes' Gloria

Binkley Chapel, Campus of the Southeastern Baptist Theological Seminary
The Northeast Piedmont Chorale will present the regional premiere of Mark Hayes' Gloria, a dramatic presentation of the Christmas story, from the announcement of Jesus' birth to the affirmation of His divinity. Mark Hayes is an internationally known composer whose vocal and instrumental writing is widely acclaimed and performed throughout the nation. In addition to Gloria, the Chorale will sing a mix of seasonal favorites, including "Once in Royal David's City," John Rutter's "Candlelight Carol," Clark and McCullough's "Once in Bethlehem," "Angels We Have Heard on High," "Glory to the Newborn King," and "A Christmas Suite" of traditional carols. The Chorale will be joined by members of the Southeastern Baptist Theological Seminary Choir. The concert is free and open to the public.

5th Annual Gobbler's Run 5K Family Event
Thursday, Nov. 26; 8 am
Wake Forest Boys & Girls Club
Registration is $15 before Nov. 15 (children 5 and under are free) and all proceeds benefit the Wake Forest Boys & Girls Club. Last year's race attracted over 1,000 participants and we expect even more this year. The 3.1 mile loop is an easy stroll through downtown and historic Wake Forest. The course is open to runners and walkers of all skill levels. Push your kids or bring your dog - walkers and pets are encouraged to attend. Many of you read and commented on my post I Have the MOST Creative, Talented and Funny Clients and I Love Them Dearly! and I really appreciate that - it was just too much fun not to share!

Well, after putting the rhyming skills to work I came up with what I thought was a pretty good response! My buyer thought so as well as did quite a few others! So much so that I have another buyer from New York that wants a poem - I LOVE my clients!

The weather is warming up a bit this week and the rains from Ida have moved through - whew, what a wet and cold week this past has been! With Thanksgiving right around the corner the grocery stores have been packed with shoppers preparing for their srumptious feasts! I have many friends in Wake Forest NC that welcome family from afar during this Holiday so everything around here gets quite a bit busier than it already is!

While you may be busy preparing for guests there are still quite a few events to take advantage of this week in Wake Forest NC. One in particular that you can't take advantage of is Kids Night Out at the Polar Ice House! This is a great opportunity for the kids to play some games, go ice-skating and let off some steam while FOR THE PARENTS it give you a chance to sneak in some Holiday shopping!!!

The Friends of the Wake Forest Library open the 2009-2010 Friends Speaker Series with a visit from Marilyn Hyatt, dog handler and AKC approved Canine Good Citizen evaluator. Marilyn will discuss and demonstrate the PAWS-itive Influence reading program which she introduced at Fox Road Elementary. The PAWS program employs therapy dogs to help children build reading skills. Marilyn will be accompanied by Grace, a Pembroke Welsh Corgi, andother handlers reading therapy dogs. Children are encouraged to attend with an adult and bring along a favorite picture book to share with Grace and her canine reading therapy pals. Wake Forest NC - Speaking of Statistics...What's the Difference Between Median Price and Average Price?

My very knowledgeable, talented and lovely friend and Real Estate Guru from Canada posted this most excellent piece on the difference between Median and Average Price.

Some times we get so used to "throwing around" statistics that we forget there may some terms that are misunderstood. Liz Moras has done a wonderful job of explaining the terms and I thought I would share with all of my readers/subscribers!

Life in Wake Forest NC just got a little more easy to understand.....

Ever been confused by media reports of housing prices and the cost of home-ownership? The media usually report median or average prices without really explaining what that means. The news is always talkng about how housing is becoming less and less affordable and that the median price is climbing up like crazy everywhere. But what is a median price, why look at it and how it's different from average price?



Well the median home price is one of the most common measurements used to compare Real Estate prices in different markets, areas, and periods. It is said to be less biased than the mean (average) price since it is not as heavily influenced by a small number of very highly priced homes. A median is the price where 'half the homes sold for more and half sold for less.'

The median price however doesn't give any indication of the spread of these prices. Many properties are sold at much lower - and higher prices, of course - than the median price. Clear as mud eh?

Suppose we take 7 houses that were sold and sort their prices from lowest to highest (in thousands )

                                            250, 252, 278, 286, 302, 325, 339

Median price here is 286, because it's in the middle of range - 3 prices are lower and 3 prices are higher than it.

The average price - Is where an average price is - the total dollar volume of homes sold for a particular period, divided by the number of properties sold.

Average prices are typically reported for the sales activity in a given area for a given month, quarter or year, and provide a snapshot of past activity.
To calculate average price we have to add up all of the prices and then divide by the number of houses, so that:

                    Average price = (250 + 252 + 278 + 286 + 302 + 325 + 339) / 7 = 290

However, average prices of properties sold in the past give only a limited indication of what housing inventory for sale is priced at today. What this shows basically is who rules the market in a certain place (suburb or area) at certain time (i.e. 3 or 6 months or a year): if there are more people buying expensive houses than cheap ones, it will go up, but if there are more people buying cheap property than expensive - it will go up.

You sort of have to know what housing is doing in a particular community to put these average prices into perspective.

So there you go!

Regional Premiere of Mark Hayes' Gloria

The Northeast Piedmont Chorale will present the regional premiere of Mark Hayes' Gloria, a dramatic presentation of the Christmas story, from the announcement of Jesus' birth to the affirmation of His divinity. Mark Hayes is an internationally known composer whose vocal and instrumental writing is widely acclaimed and performed throughout the nation. In addition to Gloria, the Chorale will sing a mix of seasonal favorites, including "Once in Royal David's City," John Rutter's "Candlelight Carol," Clark and McCullough's "Once in Bethlehem," "Angels We Have Heard on High," "Glory to the Newborn King," and "A Christmas Suite" of traditional carols. Quick Tip To Share - VODKA, It's Not Just a Drink Anymore! It's GREEN, Who Knew?!

Okay - Ya'll know that I have been randomly posting Quick Tips that you can use around the house that are "GREEN". Well, on one of my previous posts I had a comment from a reader that suggested ketchup and some of it's useful properties......don't worry that post is coming! (BTW, Thanks Alicia).

As I was reading up on some of the uses of ketchup I ran across 10 Surprising Uses for Vodka - god help me, I can only imagine the comments coming up on this one! While I personally like MY vodka with Tonic (not the band) and double lime here are some interesting alternative uses for vodka:

Treat Poison Ivy - Pour vodka on the exposed area immediately and it will wash away the dreaded itchy that usually soon to follow
Kill Odor Causing Bacteria - If you are in a smoke filled bar don't get too upset if someone spills a vodka drink on you. Apparently if you spritz vodka on clothes and let them hang dry they won't retain nasty odors and will smell fresh.
Shine Chrome, Glass and Porcelain - Moisten a cloth with vodka and "polish" away!
Keep Flowers Fresh Longer - add a few drops of vodka and a teaspoon of vodka to the water in your flower vase - flowers will stay fresh longer!
Insect Repellent - This one kind of cracks me up (like the others haven't). Put some vodka in a spray bottle and spray the bugs or yourself. You might repel more than bugs but your clothes will smell fresh (see #3)
Disinfect and Alleviate Jellyfish Stings - Again, have vodka in a spray bottle and spray on affected areas.
Shinier, Healthier Hair - Add a jigger of vodka to a 12 oz. bottle of shampoo
Get Rid of Mold - Still have that handy spray bottle full of vodka? You still with me? Spray on mold and let sit for 15 mins - scrub away.
Natural Aches and Pains Remedy - DUH! But the official recipe is:
- Fill a clean glass jar with fresh lavender flower then top off with vodka. Seal the lid tightly and place in the sun for three days. (Same as making Sun Tea) Strain the resulting liquid through a coffee filter and poof! You have a homemade tincture to rub into aches and pains. You can pour into smaller bottles, decorate and give them away as unique gifts. (Taken from The Daily Green)
Relieve a Toothache - Swoosh Vodka around the affected tooth and it should help to numb it.

Have at it my fellow comedians - the floor is yours! Me? I am off to the Liquor store so I can ALWAYS keep a spray bottle full of vodka around the house and in my beach bag!

Wake Forest NC - All You Can Eat Sausage and Pancake Breakfast - Nov. 8, 2009

The second Sunday of every month the American Legion Post 187 hosts an All You Can Eat Sausage and Pancake Breakfast. You'll find Sausage, Pancakes, Orange Juice and a Hot Beverage for $5 per person or $20/max per family. The proceeds from the breakfast will support community and veteran projects.

The breakfast will be served from 8am - 1pm this Sunday, November 8.

Wake Forest NC - Town Advisory Boards Accepting Applications!

It is that time! The Wake Forest NC Town Advisory Boards are accepting applications for vacant seats! This is a wonderful opportunity for Wake Forest NC residents to help shape, guide and support Wake Forest NC!

The local boards were established to give residents input in to what happens in Wake Forest NC and to advise the Board of Commissioners on matters that affect the town and it's residents.

Applications are being accepted through November 18, 2009 for vacant seats. Each of the following Boards has 3 seats available unless where noted:

Cemetary
Greenway
Historic Preservation
Human Relations
Planning
Recreation
Senior Center
Urban Forestry
Board of Adjustment (Only 1 seat open)

To apply for any of the vacant seats you MUST be a resident of Wake Forest NC or the ETJ (extra-territorial jurisdiction). All of the above vacancies are set to expire on December 31, 2009.

Interviews of applicants will be held on December 1, 2009 and the appointments will be announced on December 15, 2009 during the regular Board of Commissioners meeting. The new term for the seats will begin in Jannuary, 2010. All of the volunteers that will have been selected will serve a term of 3 years.

Wake Forest NC - Local Market Update November 2009 - Numbers Don't Lie

The latest Housing Statistics and Market Report are available for Wake Forest NC and I thought it would be an ideal time to share them with you! I have a few graphs to show where we are now in 2009 and where we have come from. The most interesting graph, which I consider a BENCHMARK, is eye-opening, to say the least, to Home Sellers in the Wake Forest NC area.

First up is the graph depicting the New Residential Listings in Wake Forest NC for 2008 vs. 2009. There has been a 30% decrease in the number of Home Listings in Wake Forest NC overall. In many instances that could be a very good thing for home sellers in Wake Forest NC - much less competition in the market!

The next graph illustrates the Year To Date for Closings in Wake Forest NC. Again, we see a decline. A 30.5% decline to be precise. While the decrease in Closed Sales in Wake Forest NC could quite possibly be tandem with New Listings in Wake Forest NC I happen to think...........

the next graph is the most telling...... The Median Sales Price in Wake Forest NC has declined 13.6%. That is a significant decline. We are NOT in a market of 2005 - the real estate market has changed! Home Prices in Wake Forest NC are reflecting a trend to a more sustainable level. More thoughts after the graph.....

So many times I, personally, have been face to face with a Home Seller in Wake Forest NC and have had to review comparables with them. More often then not they are disheartened. Numbers don't lie. While there may be a personal attachment to the home, precious memories, et cetera, it just isn't going to make your home worth any more than your neighbors down the street. And for Pete's sake, please stop watching HGTV - Granite Countertops will NEVER net you what they show you on TV.

In today's market, 2009 (soon to be 2010) you have to be aggressive with pricing! It may not be what you want to hear but if you want to sell that house it's realistic!

Wake County Affordable Housing Project: Wake Forest Design Workshop

The Wake County Affordable Housing and Design Project is a research and design project conducted by the faculty and graduate students from the School of Architecture at NC State University. The project will include research on housing needs in Wake County, national and international best practices of affordable housing, and the design of a range of affordable housing models. Issues such as environmental, social and cultural sustainability will be intrinsic to the project. Mixed-use, mixed-income, and transit-oriented development will also be incorporated. The project will include a number of design workshops conducted at designated plot study towns. The Wake Forest Design Workshop is scheduled for Saturday, November 7. Through interactive discussion and design exercises, important perspectives and information will be gathered that will guide the subsequent design and research of the project. Lunch will be provided.

Wake Forest Library 13th Birthday Party

The Friends of the Wake County Library will sponsor and host this annual celebration of the Wake Forest Community Library's birthday. Flow Circus Variety Arts will perform a program for the family entitled "Read Yourself Silly." Paul Miller of Flow Circus will tell the story of how a trip to the circus inspired him to visit the library. The program will include juggling, magic, and balloon sculpting. The winning ticket for the Friends of the Library raffle of an autographed copy of "Connections...100 Years of Wake Forest History" will be drawn, followed by birthday cake. Lemon juice can be used for so many different situations around the home! Because of lemons acidity they are perfect for some tough cleaning jobs and are somewhat antiseptic and antibacterial. Here are some great ideas for using lemon juice around the house:

If you have light colored countertops and they become stained with kool-aid, wine, food stains, etc just pour a little lemon juice on the stain and let stand for a few minutes. After only a few minutes sprinkle some baking soda on the spot and scrub - the stain will disappear. **I have personally tried this on a home I had listed that had a small cigarette burn/stain on a counter and IT WORKED! Now, it wasn't a deep and nasty stain but a stubborn one nonetheless.
Use a fresh cut lemon to clean your copper pots and copper fixtures! Just cut a lemon into wedges or halves and rub over the copper - it removes spots FAST!
Add some lemon juice to vinegar and place in a spray bottle - you have a fantastic everyday cleaner!
GARBAGE DISPOSALS! I am ALWAYS throwing lemons down my garbage disposal! Not only does the juice of the lemon help deoderize the disposal bit the rinds help to sharpen the blades.
