5 Years Strong and Still Going

Five years ago today I got my real estate license. On New Years day, January 1, 2005, I held my first open house in Sun City West AZ. I arrived at 11 and left at 5. I had over a hundred people come to my open house, and I wrote 2 offers. It seems that I had the only open house on New Years day.

As I was picking up my open house signs, a couple stopped me and asked me to come by their home because they were thinking of selling it. Recognize that I didn't know how to write a listing contract, or how to do a CMA and I really didn't know the area so this was going to be a challenge for all. The couple escorted me and I was just flabbergasted when I saw their home. It was a two story, one of 12 in Sun City West, with over 3,000 sq ft. They told me everything about their home and I just wrote everything down as they described the features and upgrades. They knew that this would be my first listing yet were comfortable listing with me.

The next day, I met with my manager to figure out what to do with my two offers. I told my manager that I may have my first listing. Of course my manager was beside himself, shook his head not knowing what he was going to do with a rookie agent with a $400,000+ new listing. He worked with me and the sellers in listing and selling the property. Over the past five years, this couple has closed an additional seven transactions with me. I am extremely proud to be I am their agent.

On New Years day I got almost all of the people who came to the open house to sign in. Yep, I followed up, called, emailed and kept in constant contact. My first sale came quickly.

Throughout the past five years, I have met many interesting people. I've learned valuable lessons from each one I have been acquainted with. I would like to thank all of my clients, friends and neighbors for the trust you have placed in me. I truly appreciate all of you.

Newest Route from Sky Harbor Airport to Sun City West Sun City Grand and Surprise AZ

If you are driving to Sun City West Sun City Grand or Surprise AZ from the airport or East Valley, the newest and best route is NOW OPEN! Yes..... I-17 now goes from Happy Valley Road directly to Sun City West and Surprise Arizona. OK - so there IS CONSTRUCTION to contend with, but after 5 years plus of waiting for a route to get to the West Valley in a fashion that is expeditious, I'm happy to see this work in progress. I've taken some photos along the way to let you see through the eyes of my camera what you will be passing.

THE ROUNDABOUTS
Upon exiting I-17 you will have to negotiate those new wonders of ADOT called a "roundabout" and once you're beyond that, you continue West on Happy Valley Road.

COOL BRIDGE AT NEW RIVER CROSSING HAPPY VALLEY RD at 7300 West
The first point of interest I'd like to show you is the bridge over New River, located at Happy Valley Road and Terramar Boulevard (approximately 7300 West). I've taken a few shots of this sweet little bridge, one approaching as you see the lights all lined up like guardian sentinels on the right hand side of the road. Upon closer inspection, you'll see the next close ups of the artwork on the bridge itself highlighting Arizona critters we all know and love..... from hummingbirds, turtles, havalena & more.

WALL DESIGNS DISPLAY MOUNTAINS OF ARIZONA
As you proceed, to 83rd Street you will be narrowed down to only 2 lanes but don't lament, because by 91st Street it is opens up to 3 lanes of traffic. And then, coming up you will see some darn good looking wall designs which function as barrier to housing area, as well as giving you a bit of decor, who could ask for more? Behind these walls at the very location of Happy Valley and 93rd street is a nesting area for the construction crews who have a pit stop so to speak. They have porta potties hidden behind these walls, raw materials, equipment and parking for their vehicles. Not that you'd ever know all this existed as the designs on the walls are all that is visible to you as you drive by on your way en route to Surprise.

PROCEEDING ON HAPPY VALLEY TO ROUTE 303
In reality this wall is but a blink of the eye so to speak as you are driving along, but I wanted to point it out, and now you must proceed past the busy intersection at Happy Valley Road + Lake Pleasant where shopping and eateries abound. Continuing on Happy Valley you'll cross over Agua Fria River and construction begins anew. You must negotiate this construction area to get to the turnoff (coming up to the left) for 303. As you can see in the video I've provided to familiarize you with what you'll see, you will have to come to a fork where the construction points to you to go LEFT in 1-way road with oncoming traffic just to your left in a simple two lane fashion. You hit a stop sign and then head left to 303.

303 gets you to the Hwy 60 Exit (which is Grand Avenue)
You'll go along on 303 (once you are on it, speed limit is 55mph) and pay attention to signs on the right hand side of the road that points you to Hwy 60. It will curve to the left as you take it. Then you circle around and end up at a stop sign which is Grand Avenue. CONGRATULATIONS - YOU'VE MADE IT TO THE OUTSKIRTS OF OUR CITY OF SURPRISE, ARIZONA! Turning right (green road sign says you are heading to Phoenix, the other way to the left would bring you to Wickenburg) you may proceed down the great divide where you approach shopping, restaurants and so much more.

While this is not exciting news to everyone in the Valley of the Sun, for those of us who live in Surprise and commute to Phoenix it is a long awaited big deal. So hope you enjoy this little tour I have put together!

New Standardized Good Faith Estimate Effective January 1 2010

The new standardized Good Faith Estimate (GFE) goes into effect on January 1, 2010. This GFE should provide buyers with a clear and easy way to understand what the loan will cost including all asssociated costs involved.

Since closing costs vary from lender to lender, you will be able to compare costs from various lenders in an effort to obtain the best closing cost estimate and ensure that you are getting a fair estimate of closing costs.

For the longest time, there was no standardization in good faith estimates presented by Lenders when a loan application is made by a borrower. In efforts to facilitate a better shopping experience for the consumers, HUD requires all lenders use the new standardized format for Good Faith Estimates effective January 1 2010.

At first glance, the standardized format of the Good Faith Estimate is easy to read, understand and digest by the average borrower.

The summary of the loan is displayed on the 1st page with answers about the loan such as:

(1) Can your interest rate rise? (Indicates if it is an adjustable rate mortgage)
(2) Even if you make payments on time, can the loan balance rise? (Indicates if it is a negative amortization loan)
(3) Even if you make payments on time, can your monthly amount rise? (Indicates if the account is escrowed or not)
(4) Does the loan have a pre-payment penalty?
(5) Does the loan have a balloon payment?

Lenders are held to a higher standard of accountability with the use of the standardized Good Faith Estimate. "Good faith" in the past will now be more of certainty, especially when it comes to the Lender charges. HUD requires that Lenders be sure to know how much they intend to charge their borrowers based on the information the borrowers provided.

The new Good Faith Estimate also utilize the Lump & Dump concept whereby HUD feels that the borrowers have been provided too much information in the previous good faith estimates. Items "A" on Page 2 of the GFE includes all origination charges. They are no longer broken down into Loan Origination Fee, Processing Fees, Tax Service Fee, Funding, Lender Feeds, Doc Prep Fees, Broker Yield Spread Premium, etc. Only information that could affect the loan is broken down into 2nd part of "A". According to HUD, the "bottom line" numbers is what the consumers care about.

This section of the Good Faith Estimate must be the same (ie. Zero Tolerance for differences) and borrowers can expect them to be the same on the HUD-1 settlement statement - if the terms and conditions of the loan are the same. Should there be a difference, HUD considers this Breached Tolerance and this breach will be cured with a credit at the closing table or writing a check to the borrower within 30 days of closing.

This brings Lenders to more accountability towards the accuracy of their good faith estimates to their clients. It is a good thing.

Other considerations could be expected should there be changed circumstances on these No Tolerance items above (ie. Lender charges). A changed circumstance may include acts of God, war, disaster, new information not known by the Lender, other information found not to be inaccurate.

There are other charges associated in purchasing the property. These items are found as part of "B" on page 2 of the GFE.

The similar lump & dump concept for Title charges in Section 3, 4, 5 and 6. These charges can deviate up to 10% on the HUD-1 statement - assuming that the borrowers services identified by the Lender. The total of these charges of page 2 on the GFE constitutes the "B" total.

Along with the "A" total and "B" total, these costs add up to make the Total Estimated Settlement/ Closing Costs. However, this is NOT to be confused with Cash Needed for Settlement. Items A and B DOES NOT account for Seller's concessions, property tax and HOA prorations, etc.

Page 3 of the Good Faith Estimate is also known as the "finishing touches" for the loan. It gives borrowers instructions on what cannot be increased at settlement, what may increase up to 10% and what could potentially subject to change.

There is also a tradeoff table for borrowers to see the various choices as provided by the same lender. Same loan with lower settlement charges or same loan with lower interest rates.

Last but not least, the GFE also provides a section to allow borrowers to compare various loan offers in the Shopping Chart section.

The use of the form is MANDATORY. In the past, lenders have created their own formats and some not providing one at all. The new rules as directed by RESPA must be furnished to borrowers:

Within 3 days of loan application.
A loan application is deemed taken by a lender with the borrowers' names, social security numbers, incomes, estimate purchase value, loan amount, other information deemed necessary by lender and property address.
This form must only be utilized if there is a specific property address.
While home buyers have used the GFE to shop for lenders, they could no longer do that. Without a property address, the industry believes that lenders will come up with "preliminary" GFEs without the actual property address.

Without 10 days of GFE issuance.
The GFE will be good for 10 days after the borrower receives it. The borrower MUST express an intent to proceed with the terms and conditions of the loan based on the GFE provided within 10 days business. After 10 business days, the lender is no longer bound by the issued GFE.

This is HUD's effort in facilitating consumer comparison shopping of Lenders. It is not the most perfect version out there but it is a much simpler method for an average consumer to understand. What this new GFE does not address is it does not specify the loan product (FHA, Conventional, VA, etc.) and it also does not inform the borrower the actual monthly payments in Principal, Interest, Property Taxes and Home Insurance (PITI). It only addresses the Principal, Interest and Mortgage Insurance (if applicable). The lender may furnish these information on other documents.

Valley of the Sun Anomaly

We'll be getting 4 days of rain in the Valley of the Sun. It's been very cold with my outdoor thermometer registering 29 degrees yesterday morning and 35 degrees this morning. Even my dogs didn't want to leave the comfort of their warm bed to do their business outside.

The Valley of the Sun consists of Chandler, Gilbert, Mesa, Tempe, Scottsdale, Ft Hills, Paradise Valley, Anthem, Sunnyslope, Peoria, Glendale, Peoria, Cashion, Tolleson, Goodyear, Avondale, Buckeye, Litchfield Park, Surprise, El Mirage, Sun City, Sun City West and Waddell. The big news around the Valley of the Sun is that we are supposed to get rain and lots of it! You know, the stuff that falls from the clouds, that stuff that gives us water. Local news-stations are reporting a great propensity for rain on Monday, Tuesday, Thursday and Friday, almost 70% chance of rain. Even the high country will have the white stuff falling especially over 5,000 ft elevation.

So what's the big deal about rain you may ask. When you live in the desert, there are basically three temperature scales, very hot, cool and paradise. The Valley of the Sun precipitation is measured at Sky Harbor Airport. The average monthly rainfall in January 2009 was 0.8 inches, February 2009 was 0.6 inches and March 2009 was 0.9 inches.

Rain is a Valley of the Sun anomaly that is very much welcomed. Without rain, our economy would die. Nothing will grow including plants and animals. As a good friend said, even chickens will stop laying eggs! Besides that, Arizona is know for its lush golf courses. Without rain, our golf courses would be sand courses. The upcoming rain is a big deal in the Valley. We love our sunshine, but are very grateful when it does rain since it just doesn't happen here often.

This afternoon I watched the gorgeous cloud formations that will result is lots of rain. Yep, the wet stuff is coming to the Valley of the Sun this week.

Cheeseheads, Vince & a Positive Outlook in Business

Green Bay Packers are so lucky! They not only won their game today but had one of the most inspiring coaches in the history of football, Vince Lombardi. After 39 years, Mr. Lombardi's quotes still live on. Quotes that should be used in any arena, including real estate sales. Whenever I hear an someone talk about the doom and gloom in real estate, I think of one of Vince's quotes.

"Confidence is contagious. So is lack of confidence." Who do you align yourself with?

"Winning is not a sometime thing; it's an all time thing. You don't win once in a while, you don't do things right once in a while, you do them right all the time. Winning is habit. Unfortunately, so is losing." It's about persistence and perseverance. Establish processes to make your transactions winning ones. Reveiw them regularly, updating them and improving them.

"People who work together will win, whether it be against complex football defenses, or the problems of modern society." Work ethically and legally with other agents with a goal of making the touch down and closing the transaction. Sabotaging a transaction will not result in a win but in animosity. It means we need to provide fellow agents with timely updates, documentation and regular consistent communication.

"The difference between a successful person and others is not a lack of strength, not a lack of knowledge, but rather a lack of will." You don't need to be envious of the success of others. Just keep yourself focused on your own ball/project/responsibilities. Stop the blame game, you are responsible for your success!

Duel in the Desert Arizona State vs University of Arizona

The duel in the desert between Arizona State and University of Arizona began in the 1990's When I first moved to Arizona I would frequently take my children to explore various areas around the state. The kids would love fishing in Northern Arizona lakes and on occasion I'd take them to Tucson to see the ruins and a couple of times we would visit Tombstone and walk up Boot Hill.

I vividly remember one specific trip to Tucson. That day the University of Arizona Wildcats played football against Arizona State University Sun Devils in Tempe at the ASU stadium. The game ended around lunchtime with Wildcats loosing to the Sun Devils. I left my home shortly after the game with my children packed for our overnight adventure to Tubac.

While driving south on I-10, we saw a large outdoor billboard sign. Obviously an ASU fan was bragging over the win. Interesting enough that the sign when up either before the game or shortly thereafter. I don't remember the exact wording but it said something like "better luck next time". My son who was about 12 at the time thought it was like rubbing salt into the wound. That's OK I explained to my jock son, someone has to loose.

Today, Arizona State lost to University of Arizona. It must have been a wonderful trip back to Tucson and a heartbreaking time in Tempe. It sure would have been nice if there was a billboard sign posted along the way for the winning team's trip back to Tucson.

Both teams played exceptionally well. We can't win all games in life. It's not about winning. It's about how you play the game. It's about trying your best in playing the game without cheating, fighting, or backbiting.

As an Northern Arizona University mom, I'm proud of both teams. Sun Devils, you will return. Wildcats, great game, savor the moment!

HOME BUYER TAX CREDIT EXTENDED TO FIRST TIME HOME BUYERS AND EXISTING HOME OWNERS SURPRISE, ARIZONA

HOME BUYER TAX CREDIT EXTENDED TO FIRST TIME HOME BUYERS AND EXISTING HOME OWNERS PEORIA, ARIZONA

President Obama signed into law the extension for first time home buyer and existing home owner tax credit. The National Association of Realtors and other leading organizations lobbied for this law to jump start the real estate industry after a heavy hit for the past two years. The real estate industry got us into this slump and it has to get us out of this rut. I know many people will be in position to purchase homes at the start of the year here in Surprise, Arizona. We are coming up to the busiest season in real estate and I am ready for it.

A person is considered a first time home buyer when he/she has not owned a primary home in the past three years. They are eligible to receive up to an $8,000 home buyer tax credit or 10% of the value of the home which ever is less. The home must be a principal residence. The credit is refundable even if one does not owe taxes. Many people have taken full advantage of this tax credit since it has been in place.

Existing home owners who have lived in their primary house for five years or more will be eligible for a $6,500 home buyer tax credit. There are income limits to include $125,000 for single filers and $225,000 for joint filers. These are exactly the same for first time home buyers in the above paragraph. The credit will be gradually phased out for single people who make over $145,00 and married couples that make over $245,000.

This bill has been extended with the following important dates:

All contracts must be dated by April 30th, 2010

All deals must close on or before June 30th, 2010 to receive the tax credit

It is very easy to obtain your tax credit. First, you can amend your 2009 tax file or you can file it in 2010 tax return. Yes, you will need to send proof that you purchased the house. I would suggest sending in a copy of ones mortgage statement and HUD1 statement for proper documentation.

The Treasury Department has detected a lot of fraud regarding people falsifying documents to receive the tax credit.
