      <description>Remember we are the professionals and we need to act like one. We are here to&amp;nbsp;educate our clients, not to give them legal advise but to educate them in Real Estate and Finance. I have discouraged many buyers when looking for a home to not buy over their financial ability. I&amp;#39;ve told them &amp;quot;You do not want to live for your mortgage payment&amp;quot; Life is too short enjoy it! I have been a home owner for 25 years and I know how hard it can be at times. Our first time buyers and young couples need to be taught the reality of home ownership. If I lose a sale&amp;nbsp;because of it,&amp;nbsp;then oh well.&amp;nbsp;&amp;nbsp;I know they will come back to me later or even refer a client to me that is ready to buy or sell. Maybe I feel more confident talking finance with them&amp;nbsp;since I was in Lending prior to Real Estate, however I feel that is part of or job description since we learned about it in Real Estate School and it is all part of the process.</description>

      <title>The Reality of the Market September 3rd, 2007</title>
      <description>As professional Real Estate Agents we are taught to stay positive about the market even when the market is down. Tell you sellers everything is fine, even lie if you have to. In Reality I agree we need to be positive,&amp;nbsp;I believe we should always be positive in life no matter the circumstances. however I do not believe in misleading our clients in any way, we need to be honest with our sellers and educate them on the current market. I know lately it has been tough to predict what was ahead but now reality is here! The market is horrible right now and it is going to get worse before&amp;nbsp;it gets better. Between 1976 and 2005 the average ratio of home prices to income was around 127%. We currently are about 80% over the historical average.&amp;nbsp;Lenders have been loaning money that should have never been loaned to consumers that should have been in a different price category. Foreclosures are now at a record high and we are just staring this ball game! We are currently in about the second inning and we have a long way to go before we hit that 9th inning! The good news is this is going to be the best opportunity we&amp;#39;ve had in years for investors and the youngsters that could not afford to buy in yesterdays market. We are also eliminating the Realtors that didn&amp;#39;t actually have to work Hard for a living and at this point do not want to. It also gives us the opportunity to let the sellers know, if they want to sell, they better do it&amp;nbsp;&lt;u&gt;now&lt;/u&gt; and they had better be the best price on the block, otherwise the better plan on staying put for a&amp;nbsp;few more years!</description>
