Thankful Thursdays~ Happy Anniversary to Me

Today, May 28, is my 21st wedding anniversay. My sweet husband received a card and burnt pot roast for his gift. I received a gorgeous bouquet of flowers which the two cats thought was for their amusement.

And for all of this I am a little more thankful than usual!

How About a Serving of Gratitude along with Those Graces

Last year I posted this great Thanksgiving family tradition that we have.

This year, due to the upheaval and turmoil so many of our friends and family are facing, we are adding a list of things we are each grateful for as well, to these individual graces.

Several years ago I came across these Thanksgiving blessings and graces from different religions and different cultures. I'm not sure who to thank- either Martha Stewart or my daughter's preschool teacher.

Each year I print these out and have my daughter Kristen cut the graces into strips. When we sit down at the table we either pass around a bowl and each person takes a strip or sometimes my daughter will place a blessing at each plate. We then each take a turn reading the grace we have received.

Below are the blessings we have been using. Since we usually have 14 to 17 people at the table I supplement the graces below with a few of our more traditional graces.

Donations to benefit young cancer patients throughout North America

In the spirit of Antiques Road Show, the Princeton Office (138 Nassau St.) will host a jewelry and antiques appraisal session on Sunday, Sept. 28, 11 a.m. to 4 p.m. to benefit the Sunshine Kids.

The event will feature Rosemarie Brusyo and Alicia Sukup -central New Jersey antique dealers and home liquidators - and Bejeweled by Shari of New York City, who will appraise jewelry, furniture, and other household items for a minimum donation of five dollars. Short-term parking is available for drop off/pick up large items. In addition to the fundraiser, the office will also host a 50/50 raffle.

"Residents get the opportunity to find out the value of precious heirlooms and fine jewerly, while supporting the great work of the Sunshine Kids," says Rhonda Molesphini, Princeton Sales Associate and event chair. There's One Less Little Bird in My Nest ....

This is the weekend I've been dreading and looking forward to.

My middle child is off to High Point University in North Carolina, starting his freshman year. The past 2 weeks have been a whirlwind of shopping and planning and get togethers and send-offs for my son.

As a parent it is a thrilling and tough time watching your child pack up his gear and make the move so far from home.

I know from past experience it gets a little easier with each year they go back to school, but right now it's a little tough.

Now my daughter will get to experience the bliss(?) of having Mom and Dad all to herself until her brothers come home.

We get to focus all of our attention on her. Somehow she doesn't see this as a good thing.

I hope my son doesn't mind my plans for his bedroom- my ironing board now has a room of it's own.

Professor Nouriel Roubini, AKA, Dr. Doom... He Told Us So!

Back in January of this year, after attending Inman Connect in NYC, I wrote a post about a panel I had a chance to sit in on, and listened to various real estate specialists and economists debating the current state and future of real estate and the nation's economy. One of the panelists was Professor Nouriel Roubini who made the following impression on me, " ... Prof. Roubini, on the far right, glowering, dismal, and so dark in his predictions you almost felt like stepping in front of a NYC taxicab, just to put an end to it all."

Well, he's back, even darker and gloomier than before and has earned the nickname "Dr. Doom" in this past weekend's NY Times Magazine section.

According to this article, Roubini had announced at a meeting of the International Monetary Fund that in the coming months the US would be facing a once-in-a-lifetime housing crisis, an oil shock, sharply declining consumer confidence, homeowners defaulting on mortgages and trillions of dollars of mortgage backed securities unraveling world wide. He was dismissed as a pessimist and professional naysayer.

This was in September of 2006!

Unfortunately for all of us he has been vindicated in his dire predictions and has now become a respected, major figure in the current economic debate regarding the financial future of this country.

The average sales price of $390,600 was essentially flat to June's average sales price of $391,300 and slightly lower than July 2007 average price of $391,500. The median home price of $312,000 in July was 13.3% lower than the median home price of $360,000 in July 2007.

Average days on market peaked in May at 100 and have been trending downwards, to July's average days on market of 64.

ABSORPTION RATE is the mathematical representation of the relationship between supply and demand. The total amount of available inventory is divided by the total amount of inventory sold in the previous month or set period of time. The resulting number represents the number of months it would take, at that same pace, to sell the entire inventory of listings.

"Normal Market" conditions exist when the Absorption Rate is between 5 and 6 months.

"Sellers Market" conditions exist when the Absorption Rate is lower. (1-4 months)

"Buyers Market" conditions exist when the Absorption Rate is higher. (7+ months)

Based in the above calculations Hillsborough continues to be in a "Buyers Market"
