      <title>Building selling by Auction in Arborg Manitoba Canada</title>
      <description>&lt;p&gt;Little Joe's Auctions has a new listing. On the 20th of June 2008, I will be auctioning of the contents of a tv repair business, and then the Property and Building in the business area of down town Arborg.&amp;nbsp; The building has 2800 sq/ft on a lot with&amp;nbsp;50 foot frontage and 110 deep. It has a 600 amp&amp;nbsp;hydro service, since&amp;nbsp;part of the building is a coin opperated&amp;nbsp;laundry mat.       <title>Maybe Next Year Ladies !</title>
      <description>It wasn&amp;#39;t Real Estate being sold but Cowboys being rented. There were 14 Cowboys auctioned off for four hours of labour at a fund raiser.You could get the Cowboy to do what ever&amp;nbsp; you wanted as long as it was legal. &amp;nbsp;It went 10X better then the hosts &amp;nbsp;had figured. I asked how much they figured they would get and it was 20-30 dollars for each Cowboy. I&amp;nbsp;said don&amp;#39;t worry I&amp;#39;ll get you more then that. At the end of the auction there was 3275.00 earned to go towards the Aug 23-24 week end where there is no charge to get in to the Rodeo held in Arborg Manitoba. I was glad to help and had a great time doing it. Maybe some of you are close enough that we&amp;#39;ll see you at the Rodeo. If you are there just ask for Joe Stogrin and someone there will point me out to you . See you there at this Rodeo and at the next auction where you may rent a Cowboy!</description>

      <title>Question about property..HELP!</title>
      <description>&lt;p&gt;I have a potential seller of a nice house on 1.5 acres of land. The property is facing south on a provincial HWY. There is also a paved driveway going n/s that leads to a lot the north of thier lot that is owned by the Hwy Dept. This paved drive is for the lot to the North and it is owned by the Hwy Department. The land for the Hwy Dept. was given to them in 1960 somethng. That is when this paved drive way was made. It looks just like a road, but&amp;nbsp;apparently isn&amp;#39;t a road, just a driveway.&amp;nbsp;It has been used as access to the House too for as many years. The person owning the house now is worried not to sell to the Hwy Dept. that wants the land to exspand their&amp;nbsp;work yard. She was thinking if she sells it to someone besides the Hwy, they would not let them have access to the land anymore and would need to make a driveway off the Hwy. the house is facing. My question is... is there a length of time the driveway is used to access a&amp;nbsp;house that it then becomes open for use for the next owner to use also? I wish I could draw you a picture to show what I mean.       <title>World Wide College of Auctioneering : Col. Marty Rogers</title>
      <description>&lt;p&gt;Marty was my next favorite down the list of instructors at the&amp;nbsp;World Wide College of Auctioneering. He was straight to the point and did a great job being a critic. Giving out constructive criticism is the best way for the student to learn. Not to harsh that they don&amp;#39;t want to work at the school anymore, but not just sitting there saying how good the student&amp;nbsp;was when they know them selves that they were not. Marty was a nutral&amp;nbsp;teacher helping the students&amp;nbsp;the&amp;nbsp;best he could. Each one of us got a chance to go up&amp;nbsp;in front of&amp;nbsp;the group to auction what ever it may have been at the time.&amp;nbsp;( alot of them were made up items) Marty would&amp;nbsp;jot down on a board&amp;nbsp;what we were saying, and&amp;nbsp;tell&amp;nbsp;us it was good or&amp;nbsp;bad and how to fix it. There was a pattern that he&amp;nbsp;gave us to use and it was pretty&amp;nbsp;basic yet&amp;nbsp;very helpful. &amp;nbsp;I can not tell you what it was or you wouldn&amp;#39;t need to hire me to auction for you. :-)&lt;/p&gt;&lt;p&gt;Marty did his share and then some during that period in school. Marty as serious as he was even told a couple of jokes now and then. Personally if I was him, I would stick to teaching !&amp;nbsp; That was a joke there Marty ;-)&lt;/p&gt;&lt;p&gt;Marty has his own blog that we&amp;nbsp;from the school are all reading. He tells us the latest in auctioning and what ever he learns in his time he passes it on to us. Colonel Marty Rogers was another of many instructors that I had a great time with while in school at WWCA. &lt;/p&gt;</description>

      <title>How do I sell the Idea to Sell With an Auctioneer ?</title>
      <description>&lt;p&gt;Hello everyone,&amp;nbsp;&lt;/p&gt;&lt;p&gt;I have opened a site for fellow graduates of the&amp;nbsp;World Wide College of Auctioneering and it seem to be going very well. There is a lot of info on how&amp;nbsp;the other are doing using there Auction skills. Getting new business is&amp;nbsp;always the hardest&amp;nbsp;part. Once people see the work you can do and how the system works, it will get to the point where you have to send work to other&amp;nbsp;auctioneers that you know. One of the people&amp;nbsp;I went to school with is in the Toronto area.&amp;nbsp;I had told him that I was&amp;nbsp;talking to a couple of&amp;nbsp;Realtors last week and he just recently sent&amp;nbsp;me a&amp;nbsp;message. I thought you all would like to read this. Maybe it will answer some questions that you may have yourself. &lt;/p&gt;&lt;p&gt;Hey Joe&lt;br /&gt;&lt;/p&gt;&lt;p&gt;Did you put a proposal together prior to visiting real estate people or did you just stop in and say hi.. were you well received or did they look at you like you were nuts...has much land in that area been sold by auction&lt;br /&gt;I ask because I am about to make a pitch to the real estate community here I am trying to put something together that makes sense but I am having a hard time finding out how often if ever it has been done here in the big City.&lt;/p&gt;&lt;p&gt;This was my reply&lt;/p&gt;&lt;p&gt;I went to school to pick up the kids one afternoon and was surprised to see the two Realtors that work together getting their kids. I talked to them for 10 minutes or so and told them all I could in a short time. I told them I would have to get together with them one afternoon soon at a restaurant in town. Like I typed before, their eyes lite up when I tell them the 50/50 deal on referrals. They seem to like that idea, and the&amp;nbsp;sell quick. I also have to push this and explain because there have not been a lot of auctions for farms or just land or even houses in town. I told them the fact that the prices may go up since they have been getting offers higher then the list price. With a auction the sky is the limit on an amount to sell it for. It is starting to get more and more attention. I think I will get on the phone and make an appointment with them for lunch. I&amp;#39;ll let you know how it goes here and you please do the same. If you need a hand selling the idea, fly me down and I&amp;#39;ll talk to them with you. Need to visit home in Mississauga anyways ;-)&lt;/p&gt;&lt;p&gt;I hope you got the questions and answered some you may have yourself.       <description>&lt;p&gt;I have been in the auction business for over 15 years. I have only been auctioning myself for the past 4 years. The best part is the suggestion that I got from my boss where I work now at Associated Auto Auctions in Winnipeg. He told me to go and do my College at the World Wide College of Auctioneering where he went. He was correct. I went and learnt so much there and had so much fun doing so. I wish all the schools were similar. After getting my Diploma and a hand shake I opened up a envelope that had a &amp;quot; PRESS RELEASE &amp;quot; in it. I was told&amp;nbsp;by Colonel&amp;nbsp;Paul Behr the President of WWCA &amp;nbsp;to take it to my local news papers and they would put&amp;nbsp;this report&amp;nbsp;in the paper. I have just did so today and the reporter that interviewed me told me it would be in the paper on Friday.       <title>HAVE AUCTION ?  WILL TRAVEL !</title>
      <description>Under request of one that had read another blog of mine they requested, Have auction? Will travel ! Said maybe that would help. So here I am typing to you once again. As it says in another blog I have gone to the WWCA to get a diploma in Auctioneering. I have been working for 15+ years in auctions and finally decided to go the next step up and get the diploma. Learning how to do cattle auctions, estate, farm, fund raisers, and many more types of auctions I was taught by over 20 different instructors. Each one had the auction in common yet they all had their own way to auction. I learned different chants and that was fun. Once again I took each chant and was told to and did make my own chant. I was selling some vehicles last weekend and the auction was over just like that. I told the boss that I must sell more vehicles. He told me don&amp;#39;t worry we&amp;#39;ll have more next weekend. I told a bunch of friends that I don&amp;#39;t drink and&amp;nbsp;I don&amp;#39;t smoke but this job is like a cheap rush..... a paying rush..... I got&amp;nbsp;to do something that I liked, got hooked on and get paid to do so.&amp;nbsp; That&amp;nbsp;is where the Have auction?&amp;nbsp;Will Travel comes in.&amp;nbsp;It is so much fun doing auctions that I would go that extra&amp;nbsp;distance to get the job done.&amp;nbsp;Even if that&amp;nbsp;extra distance is&amp;nbsp;to the south end of North America&amp;nbsp;to do an auction in Mexico, or just a short drive to Winnipeg to do one there. You can do your job for the money, or you can do the job for the fun !&amp;nbsp;&amp;nbsp; I like the fun part, and the money&amp;nbsp;will find&amp;nbsp;it&amp;#39;s way.&amp;nbsp; Can&amp;#39;t wait to hear from you asking if I can do an auction for you!</description>

      <description>I showed a couple of Realtors the figures on paper. That fact that there is a Buyers Premium added on to the amount that I auction the property off for so the seller has extra income on the property to pay me for my services. I also told them the fact that any referrals that are given to me from clients&amp;nbsp;of&amp;nbsp;the Realtors means we split&amp;nbsp;profets 50/50&amp;nbsp;between the&amp;nbsp;Realtor and myself.&amp;nbsp;&amp;nbsp;Eyes lit up and I was told they are going to look into a couple of potential auctions. Being an auctioneer in Manitoba does not mean that for a 50/50 split, I will not be able to come to your location and sell for you too. Anywhere across the great North America. Selling in various States and or Provinces may cause for the need of licences in the various spots.&amp;nbsp;Some there are no charge and that is even better. But with the proper property value, you don&amp;#39;t have to worry and I will get a licence.&amp;nbsp;If I can&amp;#39;t get there myself, I know many&amp;nbsp;people around&amp;nbsp;the USA and Canada that I can&amp;nbsp;get for you.&amp;nbsp;Get back to me if you have any ideas and we&amp;#39;ll chat, on line or on the phone. Colonel Jack Hines was fun to listen to giving courses on various subjects including, Real Estate, Farm, Antique, and Heavy Equipment to mention a few. Being an Auctioneer for 40+ years, he had plenty of stories to tell about the thousands of auctions he has taken place with. One of the best things I remember is that fact that having people to purchase at an auction, you have people being financially stable and ready to pay for the lot that is up for sale. In 40 + years Col. Hines has had 1 person that didn&amp;#39;t have the money to pay as he had planned. He did pay yet he was a few weeks later then he thought. Using myself&amp;nbsp;Col. Joseph A. Stogrin or any other Auctioneer in assistance to sell your property, you will be using a reliable source. I can only hope that one day I can phone Col. Hines and tell him I have also sold a property worth 2.4 Million. Be sure to look up others that were instructors at World Wide College of Auctioneering as I will be typing about them very shortly.
