And many of them admit that we're in uncharted territory so predictions can change with the wind.&amp;nbsp; What is not changing with the wind, are certain &quot;flaws or deficiencies&quot; in homes that will almost always turn away a buyer.       <title>Business Image-Same Premise as Staging</title>
      <description>&lt;p&gt;There's nothing like seeing your ideas on paper come to fruition in a 3-D, real world space.&amp;nbsp; I recently worked with a Salem OR area business to redesign a retail space: to lighten and brighten and to show off the features (in this case, the merchandise) the business has to offer.&amp;nbsp; The owner and I met a couple of months ago to discuss what it was he was looking for.&amp;nbsp; The family business in a vintage, downtown building hadn't had a &quot;space lift&quot; in decades.&amp;nbsp; He had a contractor but no ideas on where to start and how to accomplish his goals.&amp;nbsp; It became my undertaking to come up with ideas, solutions, a redesign plan and a process on how to complete the project most efficiently without disrupting daily business operations.&amp;nbsp; Following my consultation with the business owner and his contractor, I turned them loose to begin the work.&amp;nbsp; There were frequent phone calls and a few visits to assure that things were on track to meet a deadline for a big promotion that was to begin mid-August.&amp;nbsp; While there are details to finish up on and some new lighting to install, the results are clearly apparent.&amp;nbsp; Customers are noticing the new look immediately and staff is noticing more sales and a new ambience in the place. The owner is certain that the changes will improve the business's image as a professional and customer oriented music mecca.&lt;/p&gt;

&lt;p&gt;As promised I'd offer up some Internet nourishment from the Millionaire Real Estate Agent Book by Gary Keller. I firmly believe this book is a fundamental foundation to success in real estate. However, many of us dont necessarily have time to read entire books cover to cover. So here is some food for thought.&lt;/p&gt;
&lt;p&gt;Step 1) Staging and Pricing strategies&lt;/p&gt;
&lt;p&gt;Have you ever walked into a subdivision with multiple homes for sale and the model home is the only one thats furnished and staged? Tastefully decorated, beautiful color schemes on the wall, a hint of vanilla smell and fresh coffee. The home is warm and inviting with a little touch of light music playing. Your buyers are busting at the seems to know where the decor came from and this home seems to be absolutely perfect.&lt;/p&gt;
&lt;p&gt;However, you as the agent see the minor imperfections that all homes share. Your ability to recognize these minor imperfections and incorporate them into the sales presentation bares no weight on the buyers emotional attachment to this home. Ultimately the buyers buy the home and they are happy. You have created a relationship for life.&lt;/p&gt;
&lt;p&gt;Now, tell me how many times this has happened in a home that is vacated or furnished by its current home owners? I can tell you how most of your showings go. Because I too was once a real estate agent.&lt;/p&gt;
&lt;p&gt;You walk into the home, and their is an odd smell. Maybe something that was cooked and not properly cleaned up. Maybe someone forgot to take out the trash? Beds arent made, dirty laundry piled a mile high in the large spacious utility room. Their is a monster sectional and gigantic TV that occupies 3/4 of the living room and bleeds into the dining room making that room appear smaller as well. The kitchen is cluttered with appliances hiding the beautiful counters and back splash.&lt;/p&gt;
&lt;p&gt;The home itself fits the buyers need perfectly. Location, price, product itself. You obviously can see that. And you incorporate it into your sales presentation. Ultimately, it bares no weight on the buyers emotional unattachment to the home. All the buyers in their mind see is a cluttered home, funky smell, and unimpressive home. Which means... no sale for you.&lt;/p&gt;
&lt;p&gt;I know this has happened to you. It happened to me more than I care to share. That is the power of staging. Happy Selling&lt;/p&gt;

      <description>&lt;p&gt;One of my teenaged daughters recently left home for a summer student exchange program in Costa Rica.&amp;nbsp; Now... I have forever been a real travelbug so I'm thrilled to hear of her adventures and to learn about the details that define the culture of the small, Central American country. After I read her e-mails, I find myself Googling everything I can about Costa Rica even real estate for sale. Bright colored, stucco homes with courtyards wait in quiet villages for the right family to come along.&amp;nbsp; I peruse the photos, wondering what retirement in a warm climate would be like...Retirement???? Way too far away for me. So instead, my thoughts drift toward entrepreneurship there...Oh to be the one to bring home staging to the forefront of real estate marketing in some sunny, exotic place where siestas reign as a favorite pastime, barefoot is the dress code and the sound of wind in the palms beats out the sound of rain on the rooftops. We were thrilled to find hardwood flooring underneath that was in pretty good condition.&lt;br /&gt;&lt;br /&gt;The following week, donations for area rugs, 2 new sofas and miscellaneous items were received to help provide warmth in the transformed spaces.&lt;br /&gt;&lt;br /&gt;Above is a group photo of the carpet removal team and below are a few action shots from everyone hard at work.       <description>&lt;p&gt;&lt;span&gt;I recently saw an article on another real estate/staging related blog which I'm declining to share just because my related spike in blood pressure has made me forget where I first saw it. But I will tell you that the first few lines of the article referred to staging in terms like &quot;House Fluffing&quot; , &quot;House Primping&quot; and &quot;the art of decorating&quot;.&amp;nbsp; I'm hoping to use that as an opportunity to educate consumers and even professionals in the real estate industry about&amp;nbsp; REAL&amp;nbsp; home staging.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt; Professional staging is a much more involved process than fluffing or primping or decorating might imply.&lt;span&gt;&amp;nbsp; &lt;/span&gt;I stress to REALTORS I work with and to my clients that Professional Home Staging is an essential MARKETING TOOL. A good stager knows the market, knows the target group and knows how to package a product (your home) for sale. Its like the difference between how a window display at an upscale boutique might look compared to an aisle endcap at a discount department store. While decorating may be part of the staging package, the real objective of professional staging is to highlight the positive features of a home, address any challenges or obstacles to potential buyers and to use a universal style to create a space that will appeal to a broad range of buyers. Its important that consumers (sellers) work with experienced home stagers to take advantage of all the substance professional staging offers.       <title>A Flair for a Fundraiser</title>
      <description>&lt;p&gt;This past weekend, 2 colleagues of mine from the Mid-Valley Professional Stagers (MVPS) group and I had an opportunity to do a community service project.&amp;nbsp; The Salem Art Association had its annual fundraising auction and dinner, ClayBall.&amp;nbsp; We professional stagers recommended the layout for the festivities, hung the art for auction and &quot;staged&quot; displays for 3-dimensional art and the many non-art items up for bid.&amp;nbsp; Where plain paper describing a weekend in Ashland laid, we placed medieval candlesticks, a book of Shakespeare's works, a framed photo of the playwrite and of course, a rose.&amp;nbsp; Beach stays were highlighed with sea shells, beachbags and sandals and cooking classes drew attention from bidders with colorful kitchen accessories and cookbooks.&amp;nbsp; The staging, which I've done for the Art Association for 3 years, added a richness to the event and encouraged the bidders to linger and really look at all the great things being offered at the auction.&amp;nbsp; I'd like to think that along with the great wine, the staging had much to do with the success of the fundraiser.&amp;nbsp; It was a long day with set up and take down of over 100 items but the chance to enjoy such an event was well worth it.&lt;/p&gt;

New home sales are down. The entire housing market is down and forecasts aren&amp;#39;t indicating an upturn in the immediate future. Because these new homes sit vacant, builders and owners take losses month after month, tying up funds that are needed to keep construction businesses going.&lt;/p&gt;&lt;p&gt;Professional Home Staging is a long-proven tool that provides the competitive edge for home sales in any market. &amp;quot;Staged&amp;quot; homes sell faster -two to three times faster-and most often at full asking price than comparable un-staged homes.
