Interesting - how some of us follow the rules and some like to break them...and then again others like to create their own Rules. Hmmm maybe that is like breaking them? :-)

Some colour within the lines and others look at them as an invitation to create something different.

Do you colour within the Lines in your Blog? Do your posts all follow a similar pattern and do you stick to it? If it works why fix change it? Do you experiment, do you try different formats, topics. Do you know who your audience is? Do you know who you want it to be?

Some things are so easy - things slip into place like some unseen power is pushing the chess pieces for us. Oher things take so much work and effort, work and effort, ummm and more work and effort! So is one meant to be and the other not?

When things are going smoothly we feel blessed, when things are rough and stressful we feel abandoned. But maybe both are blessings? Sometimes the lesson and the blessing is in the process.

Isn't it a rush when you've been challenged by something only to have it all come together? Testing has it's purpose - it tests our resiliance, it makes our self reliance grow and often builds our faith.

Even Better? To know that you can confront and overcome the obstacles in your path gives you the courage to dream bigger dreams.

So What Big Dreams Are You Dreaming for Next Year?

Well it's been a few weeks since Russel Ray's Nature and Marketing Contest - And like all good things - it showed me how to look at my photos in a whole new light. Thank you Russ!

Well....My Bags Are Packed...and I'm Ready to Go....

Remember that? Peter, Paul and Mary? John Denver?

This is the part I like the least about moving......The house is stripped....naked, brown boxes stacked everywhere, bare walls...nails poking out with no pictures to keep them company And I'm I'm not leaving on a Jet Plane.

The last time I cleaned behind my stove and fridge was, ummm I won't tell you - but I do know I 'm not the only one that has hidden treasures! I wonder are the new owners going to be as impressed when they see it empty and forelorn?

I move a lot - and yet this is one of the the few houses I've stayed in for longer then a year - 6 years to be exact - almost to the day. My kids are gone - so it's a little lonely packing. What should have taken a few days took a few weeks. It's that darn sentimental stuff that gets in the way.

On the other hand it's an exciting thing for me to have a new house with empty rooms to decorate. It's fun to have a fresh start. Life is a lot like that too isn't it? We can decorate our lives. Our presence shifts the energy in our surroundings. .

I'm sitting thinking about what mood I want to create in this new house, in this new stage in my life. The way I decorate or furnish my home is just one way. But the way I chose to speak to people, write to people will touch them and shift the energy more then anything else I can do.

Hopefully I'll express my deeper self - make my world more meaningful, beautiful and as welcoming as I make my home.

Sell and downsize or get a reverse mortgage?

I have received a couple of questions recently from people wanting to know which was better, selling a home and downsizing to something like a condominium, or simply getting a reverse mortgage and staying in the home where they have been for a couple of decades.

This is one of those questions where my only answer, not being a mortgage broker, a financial planner, a CPA, or a tax attorney, is, "I don't know."

However, I can offer some guidance, and I'm hoping that some comments from more knowledgeable ActiveRainers can add some good information.

To the best of my knowledge, reverse mortgage fees are usually higher than other types of mortgages.

Be very careful if you are considering a reverse mortgage because there are a lot of mortgage scams that target our elderly. Be especially wary if you are asked to invest your reverse mortgage proceeds into any sort of financial product at the same time, especially through the same company.

Consider that a home can have significant and ongoing maintenance tasks and costs associated with it, as well as insurance. If you are not physically capable of doing the maintenance yourself, or hiring trustworthy people to do the maintenance, selling and downsizing into a condominium can be a very good option. You'll have condominium owner's fees which will take care of grounds and exterior building maintenance, leaving you to care only for the inside of your condominium. If you have interior problems, such as plumbing, electricity, or heating/cooling problems, the condominium association often has maintenance personnel on staff or under contract to assist you at a much lower cost than hiring such personnel yourself.

Many condominium complexes have security guards for additional protection, and some, especially if it's a condominium assisted living complex, even have personnel who will help you to and from your car, as well as with packages needing to be carried from your car to your condominium.

The one thing that I think makes the difference between staying put and downsizing is whether or not you can oversee ongoing maintenance. The last thing you want to do is get a reverse mortgage, not be able to take care of your property, and have it deteriorate while you're still living there.

If any readers have any comments to add, they would be greatly appreciated since reverse mortgages are not my forté.

There's lots of talk these days about 'Carbon Footprints'... What about Blogging Footprints?

We wouldn't be writing if we didn't expect our blogs to have an impact - but what kind? Sometimes they're informative or helpful, sometimes they provide love and light and then again sometimes not. We can have a myriad of effects on those people that read our Blogs.

Our Blogs carry with them their own energy. They can be fresh, creative and inspiring...or negative, critical and stagnant. They can bring laughter and tears and their own special 'Aha' moments.

What kind of space does your Blog create? Is it harmonious and nourishing and does it create positive feelings? What is your Intent?

Blogs can be like a sponge, it's interesting how they can absorb the comments of all who pass through it. Posts are spaces people move through each day have seen many people come and go. Does your post or comment footprint you leave behind invigorate or drain?

We have control of the energy footprint we leave behind. We each have a subtle energy that can shift and affect not only our own experiences in that space but also the experiences of the individuals who will enter the space after us. While we may never see the effects our post has, you can be sure it has one!

I always get a kick out of accents. I love them actually - and its so much fun trying to guess where people are from. I know my American friends tease me about my 'ehs'......and of course I take a double take at their 'ahuh's' ........But apart from that how cool is it that every State has their own accent? How does that happen?

My daughter Sarah is in England right now and she's been up to Scotland a couple of times and just recently ran into an American girl and said to me : "mom its the first time in 2 months I've really understood what the heck they're talking about"! And that's when everybody is speaking English!

Now who doesn't like a Sexy French accent........or Sean Connerys Scottish brogue? mmm mmm

Or Antonio Bandera's hot hot hot ...

Yesterday I was reading on of Seth Godin's posts where the title was "What sort of accent do you have? " He talked about how we all have accents in more then just the normal sense of the world. That it wasn't just about geography but more about attitude. And not just about how you speak but also about how you write and act! Hmm interesting eh? :p)

So for example.....an accent could be how 'long your sentences are'......or the type of punctuation you use...guess what I'm guilty of? Yep I'm addicted to those 'ellipses'! :-) It can be about the words you use, or how you spell, how you use fonts and colours and even your graphics. Your political viewpoint has an accent...your 'rules' have an accent.....your 'belief system' are all an accent of sorts.

That being said then, YOUR Blog has an Accent! It's good to be conscious of that. What's your accent?

Please Mr. Victoria Banker..Pre-Approve our Mortgage Properly

Just this Week..I was referred to a New Home Buyer by her Parents. She had been to see her Mr. Victoria Banker and they told her she was good to borrow up $220,000, and she qualified to get cash back which she can use for her down payment.

This Lady was excited with the thought of owning her 1st home... she is a retail store area manager and has a another business she manges that is her own.. Good income and stable person.

I called her parents right away and thanked them for referring me their Daughter to help her Buy her first home.

Wow..I like helping first time home buyers as they appreciate your advice and listen..After our first meeting I recommended she get her mortgage approval in writing and explained why. She agreed to call and we set a date to view homes For Sale on her day off.

Fast forward.....we met and found two Condo's she liked and we discussed her Dad viewing them. I asked her if she has talked to her Victoria bank about getting her mortgage pre-approval....she said she called them for an appointment and went in to see about getting a pre approval in writing...

Get this...... they told her she Did Not need a pre approval and to just make an offer on a home Subject to being approved for a mortgage..The Hair went up on the back of my neck, I knew they had not taken a proper mortgage application.

Knowing her mortgage may not really been pre-approved by Mr. Victoria Banker, I recommended she talk to a mortgage broker, and I gave her a phone number to call. I did not want my new home buyer to go through negotiations and be turned down,and I felt a few more days would be good business..

You guessed it the mortgage broker called me and said my Buyer does Not qualify, but she will by the Spring time.

I was Happy and Disappointed.... I knew my client would be disappointed, but better knowing now, not after trying to buy a home and losing out because we acted on a verbal approval by her Mr. Victoria Banker.

Please Mr Victoria Banker..Pre-approve our mortgage properly, so our clients do not get disappointed and lose out and be discouraged with the home Buying Process in Victoria.

I spoke with my Client today.....she is okay with waiting and very glad she found out before making an offer to buy a home.

Here is a short list from my Mortgage Broker why home Buyers should get pre-approved for a mortgage:

to hold an interest rate for up to 120 days.

to ensure that the client qualifies for a mortgage based on income.

to ensure the client’s credit score is sufficient to meet lender guidelines.

to speed up the approval process at the time of offer. If a pre-approval has already been done including a credit check and income verification, then when an offer is accepted it just has to be added to the already reviewed details.

to ensure the client isn’t looking at properties they can’t afford based on qualification.

to confirm if the client could be looking at properties in a higher price range, which may open up more listings to view

to confirm not only the maximum monthly payment that the person can afford, but to ensure that this payment is comfortable for the client.

Giving Thanks - Black Friday - and Football

I wrote part of this post last year but I thought it was worth reposting :-)

When I think of Thanksgiving... I think of Normal Norman Rockwell and the perfect Family Dinner......We really have so much to be thankful for right? The leaves are changing into beautiful golds, oranges and reds.....Smoke is starting to curl out of the chimney again...and there's that Autumn smell in the air...apple cider, pumpkins........mmmm.....

Deep sigh - Wouldn't it be Something ? Hmmm we put a fair bit of pressure on ourselves don't we? Why do we think that families that don't get along the rest of the year will somehow be all lovey dovey on Thanksgiving - or Christmas for that matter? We really do tend to set some pretty high expectations for ourselves !

Holidays tend to be hard on most of us....The expectation and the reality don't always match. It a little funny how people in their 30's, 40's and 50's can revert right back into the roles that they played when they were children. Now who doesn't have a whopper of a story to share? Care to? You're more then welcome to! :-)

Running around shopping, decorating, trying to wrap up work and STILL make the perfect meal can be kind of overwhelming...

Think he's looking stressed? Hmmm just wait 'til dinner.......

Commercial Avenue -Vancouver's Italian Quarter

Last week I had some time to spend in Vancouver - where I don't get to go often enough. One of my favorite places is...Commercial Drive!

There's this homemade pasta shop right next to this Wall Mural - I go here to pick up these huge FAT spaghetti that my dad loves! And then I'm of to a Croatian Deli that sells all his favorite dried meats and sausages. This is also where I get my Mom her favorite Plum butter and Rosehip Jam!

I popped by and picked up a luscious Italian torte for somebody's birthday...and some yummy Italian cheese and bread...

Enjoyed an expresso and watched the guys go by...:-)

Frankly, most of the Posts are for you! It's my attempt to Reach Out and Touch You! :-) I try to think of myself - in my PRE-REALTOR DAYS - and remember the questions and concerns I used to have. Then I think of the questions my Clients today bring up.

There was a time when just about everything we wanted to know we could find on T.V. Well now the internet is like our T.V. and Blogs are your Current Events and Info!'

There are so many things that we as Realtors can take for granted. For us so much of the information is 'old hat' we deal with it day in and day out that it's easy to forget that for you it's not! There's that old saying: You don't Know What You Don't Know! :-)

So this is my goal ~ to inform and educate & hopefully anticipate the questions you might have. Then I try to sprinkle it with a little bit of this and a little bit of that. That little bit of this and that might have to do with stores and business in your community; or maybe some localism - information and links in our neighbourhood or backyard. Other posts give you a glimpse into My World - and hopefully help you get to know me about before you make that all important decision How Do I Find a Good Realtor? From That Chilliwack Girl!

Granville Island Market ~ Vancouver's Piece de Resistance!

Each major city has their own Public Market - or three! Vancouver's is the Granville Island Market! Last week I was in Vancouver hanging around waiting for my son to have some work done with a dental specialist....and I thought ~ it's been ages since I've been -I should go check it out!

The first thing that caught my eye was a little stand that sold CHESTNUTS ROASTED ON AN OPEN FIRE! Oh my word! I waited a few minutes watching them roast and then slip into a little bag just for me! :-) It was the perfect thing to munch on on a gorgeous late autumn afternoon.

What makes Granville Island so unique is...it'a Public Market with fresh and fabulous floral bouquets....cheeses and pastas to make you drool.... AND aneclectic mix of shops, boutiques and galleries. Everything from exotic stationary, to the funky hat and lamp stores; the Maritime Market with all things ocean related: kayaks, boat rentals, marine souvenirs and of course, seafood.

My Kids always adored the Kid's Market. Oh there were many a day that my kids would hang out at the water park there and then lunch here. There's a unique selection of atypical toys, books, games, clothing, candy and adventure offer a refreshing alternative to the usual.

Granville Island is so cool with its array of arts-and-crafts studios and galleries, yummy restaurants, a yacht club and fabulous Arts Club Theatre! Staying in Vancouver for the Olympics? Hop on a water taxi and come on down!

Also home of the Emily Carr University of Art and Design, The Granville Island Hotel, B.C. Potter's Guild AND The Granville Island Brewing Company! You can find Granville Island just under the Granville Bridge, across from downtown Vancouver.

How do You Avoid Hiring a Contractor from Hell?

Everyone's heard horror stories about Renovations. Seldom on budget or on time ~ how do you make YOUR renovation a thing of beauty? Well it probably begins and ends with the Contractor you Hire - so how do you avoiding hiring a Contractor from Hell?

A good place to start is with family and friends. Ask them for referrals! Other good sources are the local building and supply company, building inspectors and there's always Google!

It's always a good thing to interview a few different contractors to get their feedback and suggestions. Start By:

* meeting first to see if you 'click'.....make this one just a 'meet and greet'; ask them how long they've been in the business - or what they specialize in.......do they have their own crew or do they sub-contract? Do they offer a warranty and what does it cover? Do they provide liability insurance and will they give you a written contract? Then ask for references and 'google' their name!

* get three quotes -but don't necessarily go with the cheapest!

*ask for references - and go and check out their previous work but old and recent!

*check the Better Business Bureau for filed complaints.

*always ask for a written contract; have it itemize the product, material, and labor costs and a timetable. Don't sign a blank contract or one with blank spaces.

*try not to make changes after the work begins- it's a surefire way to lead to delays and cost overruns.

*no matter how small the job don't do it 'under the table' for 'cash'...you could lose your deposit and or end up with poor workmanship and find yourself with no recourse! Pay be cheque and to the company and not the individual. A 25-30% deposit is reasonable upon delivery of materials but only make your Final payment when the work is done and you're happy with it!

*read the contract carefully - be sure to note the promised time frame - and have a back up plan if it runs behind!

The Contract Should Include:

1. Address of where work is to be done

2. Your name and address

3. Contractor's name and address, phone and GST numbers

4. Detailed description of work to be done including plans, drawings, type, quality and model of material to be used

5. The right to retain a lien holdback as per provincial laws

6. Clause insuring that work will conform to all applicable codes (ie. building, safety and fire codes)

7. Start and completion dates

8. Price and payment schedule

Remember the Contractor's Responsibilities Include:

- public liability insurance

- property damage insurance

- identifying any required permits and make sure all the legal requirements are met

- that there is Workers Compensation for all the Contractor's employees or sub-contractors

- removal of construction debris when job is done

- responsible for all his work and that of the sub-contractors - with a warranty for all work and materials for at least 1 year

Everything was perfect. I had a first time buyer that was pre-approved and motivated to find their dream home. We spent countless hours together. He relied on my expertise and market knowledge, and I happily showed him house after house. We met for consultations.

Then we wrote two offers together. One finally got accepted, but the whole house inspection turned up sour, so we began the process over again. I thought everything was going great. Until the phone call...

John: "Hi, Kristina? This is John Doe. Did I sign anything with you saying I had to buy a house through you?"

Me : <stunned silence> "Umm, well not specifically. Why?"

John: "Well, I knew you had family obligations today so I was driving around on my own. I drove past one of the houses you e-mailed me, and I really really liked it. So, I called the agent on the sign. She came out right away and showed it to me. And you know, what? She told me I could actually get a better deal if I bought directly from her. We went straight to her office and wrote an offer and guess what? It got accepted by the sellers! Isn't that awesome? I just wanted to tell you thanks for all your hard work. I'll send you a Christmas present."

I felt like the wife that just found out her husband cheated on her. Did the buyer know any better? Probably not. He wasn't trying to keep me from getting a paycheck. He simply didn't know - because I didn't tell him any different. He thought I would be sincerely excited that he got the house he wanted. Did the agent know better? Probably, or he wouldn't have asked me if he had signed anything.

This was back in 2005, when I first got my license. Since then, I've found that I have to be the one to educate my buyers. Although I've still had a few buyers get cold feet, their financing falls apart, or they just flat out change their minds - I rarely have a buyer call the agent on the sign.

So how do you keep your buyer from straying? It's simple - just educate them about the process. If you don't focus on building a relationship with your buyer and explaining to them that they have responsibilties in the process too, who will? The answer is either no one or another agent. Remember, most buyers (especially first time buyers) don't know the inner workings of real estate. These are the five key points I tell all of my buyers.

1. Don't call the agent on the sign. I will do everything in my power to be available during the times that you need appointments, but I'll need some notice. If I can't show you homes at that time, my partner can.

2. I'm your advocate. I'm looking out for your best interests, and I want to get you the best deal. I'm on your side in this process and we are a team.

3. I don't get paid a salary, or per house I show. I only get paid when you buy a house.

4. I'm making a commitment to you to share my time, expertise and market knowledge. I need you to make a commitment to me that I am your agent. (After a few showings or when it's time to write the first offer, this is when I bring out the buyer's agency agreement.)

5. If we work together, we can have a successful outcome.

The key point is this - Never forget that although we do this every day, not everyone does. It may seem simple to us, but to others it's not. Help your buyers understand how the process works - it's not just for your benefit, but for theirs.

Should I Go Through Open Houses on My Own ?- After All I Know My Realtor is Busy and I Don't Want to Waste Their Time!

What is the Protocol involved in Looking at Open Houses?

1.) You're planning on looking at Open Houses this Weekend? If you're working with a Realtor - and planning on viewing the Open Houses on your own - Give them a Call and Let them Know. Don't assume they won't have time to go with you. If they can't this will give them the opportunity to call the Listing Realtors and let them know and make sure that they're o.k. (co-operating). You see some Realtors will not pay a Selling Commission to the Buyer's Agent if they first viewed the house during an Open while travelling Solo!

2.)The REALTOR® at the open house is acting as a host on behalf of the Seller. They may or may not be the Listing Realtor - they may just be Hosting it - in which case they are looking for new clients. So If you are working with a Realtor - please let them know in the beginning. That way if there are other people at the Open House they can focus their attention on them.

Also if you tell them right away they can let you know if they have any objections with you viewing your home without your Realtor. It's also a good idea to carry YOUR Realtor's business cards with you. Most Open House Realtors will Co-operate but it's good protocol to follow.

3.) If you're not working with a Realtor and are asked to asked sign a guest register before viewing the home, please do so. It is not uncommon for the Seller to want to have a record of who was viewing their home when they were not present.

4.) If you're working without a Realtor - and the Open House Realtor gives you the option of a guided tour or going through the home at your own leisure, feel free to go off on your own. But the Realtor might be able to point out features of the home you might otherwise miss looking on your own.

5.) Wear slip on shoes and remove them at the door. Don't bring food into the house. Don't bring your pets with you into the Open House.

6.) It's not really a good idea to share your negative opinions of the home while going through the open house. It's funny how walls have ears at the most inopportune times!

7.) The furniture belongs to the owner and is not part of the Purchase package so please don't open up their private dresser drawers etc.

8.) Probably not a good idea to use the bathroom at an Open House :-)

9.) If you have kids - keep them with you at all times. Don't let them play on furniture or run through the house unaccompanied.

10.) Grab a highlight sheet and business card from the Open House Realtor - and make notes ~ after seeing a few homes you'll forget which home had what!

You've found your New Home, the Contract is Signed Sealed and Delivered - Now What?

This is easy for me right now - because it's exactly what I'm doing. I've just sold MY house so...

First and Foremost Let's Review Closing costs - I'm sure this was brought up before -but perhaps you weren't ready to hear it yet.

- Property Transfer Tax

- GST if New Construction

- Legal Fees - $400-1200 (range) - this is when you want to get quotes from Notaries and Lawyers

- Pro-rated Strata Fees ( *If purchasing strata)

- Pro-rated House Taxes

- Moving Costs - Interview moving companies and get quotes

*Get your funds in order - even if it means lining up a line of credit to cover the extra incidentals - you don't want to come up short on Closing Day!

O.k. so Now That's Handled Let's .......

1. Get organized! - I like to take photos of all the rooms and all the walls of my New Home. That way I can sit down and figure out where I'll place my furniture and pictures etc. It also helps me decide what to keep and what to find a new home for.

2. Selling my home - helps me decide what to keep and what to get rid of. This might be a good time to get rid of those boxes you never unpacked after the last move! Get rid of what you don't want or use
will not only cut down on clutter in your new home, but also moving costs. If You have Time - Plan a Garage Sale and/or if you're savy that way do a Virtual Garage Sale.

3. Craig's List and Kijiji can be 2 of your best friends! You can list anything you want to sell for free.....barter for somethng you need - or purchase items you'll be needing - at a fraction of the cost you'd pay for new.

4. Once you've decided what you'll be getting rid of Call Canadian Diabetes, Big Brothers or Bibles For Missions (they'll even pick up furniture) and arrange for a pick up. If your move is more then 2 months away - I schedule two!

5.) Relocating or Moving because of your job? Keep your receipts - your expenses might be tax deductible or covered by your employer!

4. Shop around for movers, who will properly transport and handle your belongings. Some companies will send someone to give you a free estimate. Also many companies will provide you with free used mover's boxes if you ask! Don't forget to find out what their insurance policy is as well - just in case something gets broken or lost.

5. Don't forget the utilities - Just before you move into your new home, contact telephone, electric, gas, cable, garbage, water and any magazines or subscriptions you might have to either tell them that you are discontinuing service at your current residence, and have it transferred to your new home. It might be a good idea to have a one day overlap of services - so you don't end up at your new place moving in with flashlights!

6. Move valuables yourself - things like jewelry, legal documents, family photos, etc., are often irreplaceable and should be handled with care.

7. Pack an "open first" box - nothing like digging through 10 boxes to find those essential things you need as soon as you move in; ie. toiletries, cleaning supplies, a first aid kit, towels, linens, tools, etc. Packing these items in a box labeled "open first" will make things easier once you have moved.

8. Make home improvements before moving in - if you can swing it, making your home improvements, whether its painting, new flooring or more serious renovations, prior to moving in.

9. Leave pets and kids with friends
On moving day, you may want to consider leaving you pets and younger children with a friend, sitter or family member. it'll be a stress saver!.

10. Order Pizza or Chinese food and treat those helping you move - then kick back - have a bubble bath and enjoy! You did it!

I wasn't going to do a post about my birthday today - it hasn't been the best of birthdays......but heck its hard to beat those birthdays of old when you we were 5 years old!

Or 5+1 like like last year A Year Ago Today - Fifty and the Big ONE....A Happy Birthday....

I did get a slew of wonderful birthday messages and well wishes today on Facebook though - and they did sweeten my day - thanks gang I love ya!

And Sylvie did do a great B-Day post for me :-) HAPPY BIRTHDAY, LIZ MORAS - thank you friend! :-)

I didn't get the long awaited phone call from my daughter in England :-( but she did send flowers. My daughter from Toronto called and sent me some amazing colour changing mugs with family pics revealed in them as the mugs get hot) . It was my first birthday every without my girls...:-( However, I did have a nice dinner with my folks and son Chris - and I do know I'm blessed to have them still with me.

And i did get phone calls from cousins in Germany - and that was sweet.

Then tonight I got this email from my cousin Deb in Winnipeg - and I have to say it put a big smile on my face so I decided to share it - and maybe it'll make you smile too! :-)
