      <title>OPEN HOUSES - Coffee, Tea, Water, Cider?</title>
      <description>&lt;p&gt;&lt;strong&gt;OPEN HOUSES: what do you serve? coffee, tea, bottled water, cider? cookies, candy, pastries?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I wanted to throw this idea out to my activerain bloggers - to gather ideas on what others are serving, if anything, at their open houses.&lt;/p&gt;
&lt;p&gt;Since I am in Ohio, on cold wintry days, I have a pot of coffee made - but I have heard cider is very inviting and makes for a great aroma.&lt;/p&gt;
&lt;p&gt;On hot, summer days, most coming to my open house were very thankful for a cold bottled water.&lt;/p&gt;
&lt;p&gt;I have another real estate friend who gives out a package of microwave popcorn with her card attached, along with a catchy phrase.&lt;/p&gt;
&lt;p&gt;Another real estate friend brings a tray of pastries - but she claims lately, the tray of pastries ends up going back home since traffic is off - and ended up gaining 10 pounds over it.&lt;/p&gt;
&lt;p&gt;I believe in Open Houses, because I first hand, have sold many of my listings this way, including writing one up at the sellers table during an open house.&lt;/p&gt;
&lt;p&gt;Any comments?&lt;/p&gt;

      <title>Real Estate - OPEN HOUSES</title>
      <description>&lt;p&gt;&lt;strong&gt;Open Houses - how are they working in your market?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Is there a day, time, that is better than others? Do you participate in Open Houses all year long? Have you tried having an open house during the week?&lt;/p&gt;
&lt;p&gt;Having an open house is easy - ask any &quot;for sale by owner&quot;! Just put up a sign, run an ad, buyers will come. Or will they?&lt;/p&gt;
&lt;p&gt;Yes, anyone can have an open house, but having a &quot;successful&quot; open house takes planning and real experience - or consider it a waste of time, for all parties involved. My success rate with Open Houses has been extremely successful! And I have been fortunate to sell many of my own listings this way. Do I have secrets? You bet I do!! Don't you?&lt;/p&gt;
&lt;p&gt;Remember first, what is the REAL purpose of having an open house. Do you think it is an excellent way to pick up buyers? Believe me when I say, that is only a small part of what your true&amp;nbsp;expectations should be. My honest, true intention of holding an open house on a particular home is &quot;I am going to SELL&amp;nbsp;IT today&quot;. Attitude is everything. Having the correct mind set is extremely important. All efforts should be in focus on getting&amp;nbsp;THAT listing sold for your client.&lt;/p&gt;
&lt;p&gt;Focus, Planning, Attitude are all ingredients in having a successful, productive open house, or why else waste time doing them. Do I hold open houses often? You bet I do!! On a regular basis. It's a lot of work, but experience has helped me streamline most of the tasks ahead of time.&lt;/p&gt;
&lt;p&gt;I strictly follow my Open House Checklists faithfully. I have a &quot;BEFORE&quot; open house checklist and a &quot;DURING&quot; open house checklist, then a &quot;AFTER&quot; Open House Checklist. Keeps me on track, totally prepared.&lt;/p&gt;
&lt;p&gt;Here's a testimonial from&amp;nbsp;a couple&amp;nbsp;of my clients:&lt;/p&gt;
&lt;p&gt;&quot;We had our home listed with another company for six months, with little showings, and only 1 open house during the 6 month time frame. When I asked the listing agent why it wasn't held open more, I was told that open houses don't work. We interviewed agents when&amp;nbsp;our listing expired. Carla seemed to have a fresh outlook on how a home should be marketed, truly believed she could sell it for us. When our listing expired with the other company, we had originally priced at $114,900 but by the end of our term, had lowered it down to $104,900. Carla showed us comps for the area &amp;amp; we listed with her for $110,000 with the promise that she would hold the house open within the first week. Carla kept her promise, had an open house on Sunday - and sold it to a buyer who came. We couldn't believe it - and it closed within 30 days. &lt;p&gt;&quot;Our home had been on the market for 6 months with a well known real estate company. There had only been a couple open houses and was told that nobody came. We really felt that our agent forgot about us, so when it expired, we found Carla. The other company had our home listed at $169,900 and wanted us to reduce it. Told us that our price was too high. Carla showed us a very detailed marketing plan with pricing, and we listed our home at $170,000. Carla held our home open, it sold within 10 days from a buyer that had come through. We received a full price offer, too, $170,000!&quot; (name withheld at this time)&lt;/p&gt;
&lt;p&gt;&quot;I listed my home with Carla because she believed in open houses and told me that she believed&amp;nbsp;my home&amp;nbsp;would sell. There were many homes in my neighborhood that had been for sale a year or more. Again, Carla told me not to worry about the other houses for sale.       <description>&lt;p&gt;I am the proud owner of 2 beautiful doberman&amp;#39;s, Seren &amp;amp; Xena. Seren just celebrated a birthday, so I wanted to post a pic of my baby. You can see that her youthful figure is going (gained a few pounds here &amp;amp; there), more white hair coming in, but she truly is aging gracefully, in spite of several fatty tumors that have recently appeared. Our vet tells us it is nothing to worry about - but she is like one of my children.       <description>&lt;p&gt;&lt;strong&gt;Yes, It has Got to be here Somewhere! &lt;/strong&gt;I try to prepare my buyers for what is needed for a loan application, such as current payroll stubs, bank statements, income tax returns, etc. And there seems to be 2 types of buyer groups out there, those who have all of their important documents in one file, clearly labeled, organized, ready at a moment's notice when needed. And then we have the other type of buyer who just knows their important paperwork &amp;amp; documents are in a very &quot;safe &amp;amp; secure&quot; location, but just 'where' that particular location is right now, is anyone's guess. And this is what I hear: It has Got to Be here Somewhere....&lt;/p&gt;
&lt;p&gt;So if you fall into this last buyer type grouping, thinking of purchasing a home...it might be a good idea to start that search for the needed documents &lt;strong&gt;now&lt;/strong&gt;. If you can't locate certain documents, such as divorce decrees, bankruptcy papers, proof of medical collections paid, bank statements...think about where you could find them, or perhaps request a copy. You will make the loan process go much smoother if you are well prepared at the start.&lt;/p&gt;
&lt;p&gt;So, don't be throwing away your payroll stubs, don't be shredding your bank statements, remember where you put those last 3 years tax returns along with W-2's, if you had a divorce - look for a copy of that divorce decree, been through a bankruptcy - look for your copy of the bankruptcy report showing what accounts were claimed &amp;amp; have a copy of the discharge paperwork, are you paying child support or receiving child support - documentation needed there as well.&lt;/p&gt;

I have yo-yo dieted off and on, but I know what works for me (well it did in the past). I have a class reunion I need to get back in shape for, plus a vacation planned where I would like to feel ok to head to the beach again. So, my plan is this, back to toning classes on tues/thurs and learning how to use the &amp;quot;beast&amp;quot; in my basement (bowflex monster). I will go back to my Protein, little carb diet, and plan on getting back down to 145. (Ok, I&amp;#39;m brave, but not brave enough to say how many pounds I need to lose to get there!).&lt;/p&gt;&lt;p&gt;Thanks Derek, for giving me the motivation to do it. After making this tea my &amp;quot;start the morning&amp;quot; drink, and using it for months now. I must tell you that my blood pressure is great, 120 over 80 or better, my blood tests are great - with good levels, but the biggest thing I love about it and I DO give it 100% credit for, is my skin. It is very clear, radiant...in fact, all I use is a simple moisturizer (1x am &amp;amp; 1x pm) with a little mascara, that&amp;#39;s it. I do not wear any other makeup. This is a recent pic - do I look like I am in my 50&amp;#39;s?&amp;nbsp; Anyway, I know in order to lose weight, I have to curb what goes into my mouth (lower portions), get back into my exercise routine, while keeping a positive attitude (because when I start to feel down - here comes the carton of ice cream, my nemisis). I just wondered if anyone else here, has tried WU-YI Tea. It&amp;#39;s advertising said Ophrah uses it. Hmmm. But if you are, what have your results been on weight loss? Should I be drinking this more than 1x a day? Well, my scale is tipping high, gotta get the weight down. Thought about starting South Beach Diet? Any advice?       <title>Does Time Management Work For You?</title>
      <description>&lt;p&gt;There is no wrong or right answer, just a question I want to throw out into this active group of successful real estate agents within this online community of bloggers. Seriously, does time management work for you, keeping to a pretty close schedule? Or are you like me, with great intentions...but ending up with last minute appointments that&amp;nbsp;turns&amp;nbsp;your whole day outta whack? I schedule appointments even a week or so in advance, but believe me, it&amp;#39;s never how my day turns out. It&amp;#39;s a crazy business we are in. &lt;/p&gt;&lt;p&gt;Here is a today example: I begin my day logging into my outlook, checking emails while eating bites of breakfast. (I am always multi-tasking). Open up my scheduler, ah yes, listing appt at 2pm, ads due by 4pm, nothing pressing. Looks like I&amp;#39;ll have time to do a grocery run before dark. Totally prepared with all docs &amp;amp; details for listing appt, hmm, what to do first...let&amp;#39;s get ads out of the way. Phones are quiet, good timing to finish up that task. Things are qoing well but phone rings. Problem, lock box not working, agent can&amp;#39;t get inside. Sellers are away, really needs this home sold, agent offers to come back IF I can get them inside (they will go on to next home &amp;amp; circle back). Yep, extra key, off I go, need this home sold &amp;amp; what the heck is wrong with lock box. On my way there, 15 min drive, another call - listing appt needs to be moved up from 2pm to 12 noon now. Ok, no problem, everything ready for that appt, just get to the home - yep, lockbox is stuck, won&amp;#39;t open, but I replace it &amp;amp; let agent inside with her buyer - I leave, another phone call...salesman wanting to sell me a lead generation something, end call, another call, salesman wanting me to check out how he can put me on the 1st page of google - am I by the computer to show me how, no time for this. Oh no, starting to rain. I had wanted to retake a picture of one of the homes to update picture for ad since I was in the area. Next time. Phone call, another salesman, wants to give me an unbeatable offer of search terms to purchase - am I by a computer. Are you having days now where the majority of incoming calls are salesman, trying to sell us something? Which breaks my concentration at times. How about you? I get back to home office, check emails again, 2 incoming leads...good news there, pull files on homes asking about, call back these leads. Yes, one wants to see the home, but I want to schedule appt with a loan officer first, buyer fine with that. Anyway, not to bore you with all the rest of the days details, but I can&amp;#39;t ever seem to follow a schedule! My days do NOT go as planned. BUT I love it.
