Condo Flats Coming to Addison Texas at Meridian Square

No, Condo Flats is not the name of the latest rock band! Savannah Developers is building Meridian Square in Addison Texas, with townhouses and condos in the same development. These will be located on 4 acres at the south east corner of Quorum Drive and Airport Parkway, just north of Addison Circle.

The townhomes (2 and 3 stories) will be built first, then the condominiums. The first of the townhomes should be available in about 6 months.

Unlike the condos at The Aventura down the street, the condos at Meridian Square will be one level only (thus, condo flats). The first building with condos, projected to be for sale within 1.5 years, will have 27 units (3 floors with 9 units on each floor). Gated, secured parking will be under each building. Elevators will be in each building, making the condo flats ideal residences for anyone who no longer wants to climb stairs.

Units are at this time planned to range from 900 to 2000 square feet, with estimated prices starting at $200,000 and averaging approximately $173/SF. HOA dues will run about $250-$300/mo.

Virtual Staging: Before and After Pictures

Sometimes, staging a property is just not an option. I recently listed a $65,000 condo and the executor of the estate did not want to expend the funds to have the property professionally staged. The rooms in this unit are huge and without furniture and accessories, it is difficult to imagine the scale.

I read somewhere about virtual staging and approached the seller about utilizing this concept. With her approval, we had the condo virtually staged. Here are the before pictures I sent to the virtual staging company followed by the virtually staged photos.

The price? This 4-photo set was only $280. The cost to rent furniture for 3 months would have far, far exceeded this. Both the seller and I thought this was an exceedingly worthwhile investment since most searches for real estate begin on the Internet where you get one opportunity to make a good first impression.

Beyond the Gray Door: Identity Theft Deterrent

Is your mail secure when it's in your mailbox? Mine wasn't. But it is now. Over the weekend, I had a residential mailbox locking system installed.

Harry Kalenberg of Plano, Texas, invented a mechanism to deter thieves from stealing mail from your mailbox. The device fits inside standard mailboxes. There is a slot so the mail carrier can insert the mail, but a key is required to open the device to remove the mail. Harry not only invented the device, but he makes, markets, and even installs them himself.

SELLERS: Is your AGENT making it difficult to show your property?

I tried to set up a showing this morning. Rather than using a showing service, the listing agent has his number as the contact point for scheduling appointments. He did answer when I called, but we got, um, disconnected (he hung up on me?). Giving him the benefit of the doubt, I hit redial. It rang and rang and rang, then the call went to voice mail. He has not called back.

If you want your house SOLD, make it easy on the buyer agents who want to show your property. Most agents here in the North Texas area use Centralized Showing Service (CSS). Buyer agents can either call in to CSS to schedule appointments, or can set them up through the CSS website. You, the seller (through your agent), can control whether you'd like a courtesy call to let you know someone is coming, or you can confirm or reject appointments.

Sometimes you, the seller, make it challenging for us to show your house. But it is unacceptable when your listing agent makes it impossible to do so.

Addison Pacesetters Learn About The Vitruvian Park Development at Dunn Bros. Coffeehouse

Addison Pacesetters (the 50+ group) meet the first Wednesday of each month at Dunn Bros. Coffeehouse on Beltline Road and learn about the Town of Addison. This month, Carmen Moran, the Director of Development Services,spoke to us.

Here are some interesting tidbits from her presentation:

Carmen has worked for the Town of Addison for almost 26 years. she is a landscape architect by training and now is an urban planner.
The area where Vitruvian Park is being constructed was first built out in the 1970s with apartments that were meant to last 15-20 years.
Tom Lamberth and UDR purchased the 9 apartment complexes up and down Brookhaven Club Drive in Addison with the intent to "re-develop" the area. It is being rebranded as Vitruvian Park.
Addison Circle was raw land when it was built and was "developed" rather than "re-developed."
The concept of Vitruvian Park will be like what "The Village" off of Central Expressway was in the 1980s.
There will be extended jogging paths, public spaces, bridges, creeks, and parks on both sides of the Farmers branch of the Trinity River that runs through the area. The development will connect to the current Tom Thumb shopping center location.
UDR owns all properties up and down Brookhaven Club Drive in Addison, with the exception of the 39 townhouses at the west end of the street, and at the north end, all but the convenience store strip and the Lemons building at the Spring Valley intersection.
Phase 1A will have 663 apartments and they are now pre-leasing.
Addison has a $39 Million committment and is levering the investment. UDR's committment is $1 Billion. Addison did not provide tax abatements.
For the Addison Circle project, the town committed $11 Million and private investment totaled $340 Million.
If UDR had taken this project to Dallas instead of Addison, it would have been a 5 year process just to get started. They chose Addison because of the "can-do" attitude.
There will be 99 acres of residential and public areas and 20 acres of shopping.
The build out will take 15-20 years and Addison's monetary committment will also be spread out over this timeframe.

Julius Casear will be performed by the Dallas Shakespeare in the Park cast on October 7-11 & October 14-18 in Addison Circle Park, Addison TX. General admission is $10, and $7 for students and seniors. Showtime is 8:00 pm.

On Saturday, October 10th, Target is sponsoring a free pre-show, with activities that include teaching artists, master classes and period costume photos. The pre-show begins at 6:00 pm.

Addison: The Windy City?

Picture a water tower. A 195-foot tall water tower. Now, picture this water tower with wind turbines on the top. You are imagining the vision of Addison's next water tower, expected to be built in 2010, at the intersection of Arapaho Road and Surveyor Boulevard (at the west end of the Arapaho Road Bridge).

This water tower will be among the first in the nation to be powered by wind turbines. The plan is for 10 eight-foot-tall wind turbines, enough to supply power to run the tower and the street lights on Arapaho Road.

There will be a community classroom in the pedestal base, where wind energy and water distribution lessons can be presented to area school children.

Keeping with the "green" philosophy of the town, the project also calls for use of native and drought-tolerant landscaping.

Wind and water - what a combination!

It's time for my favorite Addison event: the community garage sale!

Under the big tent in the Sam's Club parking lot is where you will find hundreds of shoppers making purchases and finding bargains from dozens of Addison residents selling their unwanted items. Although the event officially opens at 8:00 am to the public, savvy shoppers arrive at dawn when the locals set up and unload their boxes and trunks.

Addison, Texas residents can also recycle old computers and peripheral devices in the parking lot. Hard drives will be sanitized accoring to the standards of the Texas Commission on Environmental Quality. There will also be a company doing document shredding. The recycling and shredding are FREE to Addison residents.

Sam's Club is located at 4150 Belt Line Road, Addison TX, 75001. The hours of the sale are 8-2. There are no booths available - all have been sold out!

It Only Takes One

I held one of my listings open this afternoon, the second Sunday in a row. Last week I had 9 families come through, mostly neighbors. Today, I had two sets of neighbors, and one unrepresented buyer who really, Really, REALLY likes the house. She has a great job (works for the government), has been with the same company 20 years, has a pre-approval letter, and is approved for more than the list price of this home (it's amazing what unrepresented buyers will tell you, but that's fodder for another post).

So, I as drove the neighborhood picking up the open house signs, I reflected on one big difference between traditional real estate sales and the real estate auction business. In an auction, it takes 2 bidders to hold an auction. I may have found One buyer for this property. And, it only takes one!

Addison Jogging Trail Dedication: You Are Invited!

On Tuesday, October 13, rescheduled for October 20, 2009 at 6:00 p.m., the Town of Addison will dedicate the Les Lacs/Midway Meadows jogging trail in honor of former Mayor Jerry Redding. Jerry Redding was Mayor of Addison from 1975 to 1988 and was a visionary leader who guided the development of Addison in its early years as a city. His passions were customer service, community beautification, and attention to detail. Mayor Redding instilled those goals in the entire Addison organization, and they are still known as "the Addison Way."

A plaque honoring Mayor Redding will be installed at the bend in the jogging trail, and smaller markers will be placed at all entrances to the Trail. The ceremony dedicating the plaque will be open to all Addison residents and light refreshments will be served. The event should last about 15 minutes. Join us in the park area behind Sherlock Dr. Then, stay for the Midway Meadows National Night Out, scheduled to begin at 6:30 in Dome Park at the corner of Sherlock and Dome in Addison Texas.

Addison's WaterTower Theatre: 2009 Season

The 2009 season of Addison's WaterTower Theatre kicks off on October 1st with Grey Gardens the Musical. Book by Doug Wright, music by Scott Frankel; lyrics by Michael Korie.

Edith Bouvier Beale and her daughter "Little Edie" - the eccentric relatives of Jacqueline Kennedy Onassis live behind the closed doors of a dilapidated mansion, alongside fifty cats and piles of rubbish.

Two shockingly different worlds are depicted inside the mansion walls: the resplendent Grey Gardens of 1941 and the Grey Gardens of 1973 - a crumbling shadow of its former self.

Based upon the groundbreaking documentary film by David and Albert Maysles, Grey Gardens is the hilarious and heartbreaking story of two women whose combative and codependent relationship is the one pillar in a constantly eroding house.
