FHA will approve more than 1.67 million home loans

Home buyers across the country are turning to FHA loans in record numbers to achieve the dream of homeownership.

The Federal Housing Administration will approve more than 1.67 million home loans before the year ends. Today, close to 66 percent of all new home buyers are using government-insured loans, according to a recent survey by a major California real estate consulting firm. Most of those are FHA loans.

The reasons are increasingly clear: FHA loans come with no low down payments and a federal guarantee, a layer of protection that often translates into competitive rates and excellent loan terms for qualified borrowers.

On top of that, the government’s $8,000 tax credit for first-time home buyers has helped thousands of consumers maximize the financial benefits of an FHA loan Scores of borrowers are capitalizing on the tax credit to help defray down payment and closing costs.

Even those who won’t fit into that “first-time” category can reap the benefits of a flexible, low-cost FHA loan. Credit and income standards are often less stringent on FHA loans than other conventional loans, and prospective borrowers don’t need perfect credit.

In fact, borrower with a history of bankruptcy or foreclosure may still qualify for a loan.

Along with the low down payments — as low as 3.5 percent — FHA loans come with a host of financial benefits, including:

Competitive rates compared to conventional loans (within about .125 percent)
Some borrowers can finance almost all of their home purchase. A few qualified borrowers can finance 100 percent of the home when their FHA loan is combined with other specialized loan
The cost of private mortgage insurance (PMI) can be rolled into the overall loan
No financial penalties for pre-payment on the FHA loan
Higher debt-to-income ratios than most conventional loans

TRIVIA ABOUT THE EVENT:

Trinity Strand is 7.8 mile stretch hike/bike commuter and recreational trail that will run along the course of the original Trinity River,

“Strand” plays a key part of the redevelopment vision for Trinity River Corridor. Strand will connect Katy Trail to Trinity River Levee Trail and entire Trinity River Greenbelt. Unites many Dallas neighborhoods and offers residents commuter access to many business districts, in addition to the obvious recreational benefits of the trail.

The Friends of the Trinity Strand Trail, a non-profit organization, raised over 12 million dollars in public and private funds for the trail.

An additional ten million dollars is required to complete construction of the trail and trail connections in the next few years.

Things to ASK if you interview a webmaster publish

a site on your behalf.

Doing a Google search I saw a "new website" never heard of the real estate broker, thought I would explore, MY THOUGHTS WERE why would XYZ broker change their name to ABC broker ... XYZ been established in Dallas area for years.

WHY I was assuming a name change

BOTH OF THE WEBSITES ARE exactly the same !

cost is $4,000 publish a site through this group !

I vested my time flip through pages...of each location

EVERYTHING EXACTLY THE SAME, pages, lay out and etc.

I also investigated Texas Real Estate Commission website determine if anything would have connected the two... NO ....made calls NO connection between the two !

If I paid that much money for a website with same content I would not want my location duplicated of another site.

Home Improvement Recommendation

Today I am completing another room in a total gut of a home.
Attempting to hang a heavy mirror dimensions DO NOT WORK where studs are located.
I determine "go explore" hooks I seen on TV which state hang these heavy items in seconds
Commercials are CORRECT, NO HAMMER, NO DRILL, little pressure on wire hook DONE !
BAM you are done... they work, inexpensive ! ! ! ! !
IF YOU DON'T LIKE where the item is located only leaves an extremely small pin hole ....at best you can remove hook easy from the wall in seconds change location !
