Watching tv I saw an ad for this site. The tips were so great I want to share it with everyone.

Compost garbage?? or use garbage disposal wisely

Wash your dog outside and rinse right on the grass.

Put stopper in tub when you start to fill it.

Bathe your kids together. (we use the water after they get out..for our little inside dogs)

Turn off shower when you lather your hair to shampoo

(I thought of this on my own inc shaving legs-ok more than you wanted to know)

Turn off water when you are lathering your hands. After all you only need it to wet them and rinse them.

Turn off water during the 2 minute (dentist suggested) toothbrushing time.

Throw kleenex into trash can not toilet ( this is really a no brainer)

I know one hard core ocean-caring-wonderful friend who goes even further-

he says to the kids..".if its brown flush it down if its yellow let it mellow" He is getting his Masters from Long Beach State in Ocean related studies, and did a wonderful interview documentary to save our local beaches from cigarettes dropped on the streets and storm drains that take it to our ocean, off of Redondo Beach or Hermosa Beach. Yuck. very uncool to litter the ocean with that. His video is called "No Butts"

Inman news had an Active Rain blog link with so many great comments on this google wave. I want one!

Years ago I did what I was told. I bought my domains like a very good realtor and took the things I owned LynnePope.com. Then thought...why did I do that...who am I lynne@lynnepope.com? I had some different email providers and when I got smarter I got my very own gmail account. I actually fell in love with its ease. My Yahoo husband never got any of my emails although I was in the very next room. Technology brings us nearer those in India, the Far East and Farther but even farther than our next of kin with some other place to hang their email. I think its cool that its got a ymail name now...so clever. Wonder how they ever thought that one up?

Then the discoveries on google.

Chrome.. fast but then kind of slow and ended up with just I don't know-s-!

Google docs and google calender all like Christmas to each and all.

A catnip pleasure that grows and grows.

Our area touches the ocean literally, Manhattan Beach, Redondo Beach, Torrance, Palos Verdes. So we want to climb on the next wave, wherever it is whenever it arrives.

So many people are losing their homes due to the mortgage...meltdown. I discovered a wonderful group. NACA.com They came to many major cities and are helping people lower the mortgage rates to keep them in their home. They were Boston Based in the beginning...and may still be. They are affiliated with www.CMACaudits.com = They evaluate your whole loan package and search for any errors, fraud and are finding 85% are with problems. (its called a Forensic Audit).thus positioning the homeowner to have leverage arm bending the bank to listen up and do something .....family by family,,,,home by home. If you had multiple homes they could not help you. This is for one home owned by a family with a loan or a balloon or problem paying. If you had another home but with a family member living in it (that seemed to be an exception) I am trying to say a lot in a little time. NACA had a small article in the LA times on a Thursday to come to the convention center. It was for 5 days. Droves of people filled the rooms. It looked like Disneyland. They herded us into huge rooms and had people on megaphones tell us to start here. go there fill in this...and eventually get a number...and get to meet with a person (if they didn't bring their loan papers- not just the bank statement- they had to go home and get them. they met with people in another room one family with one helper trained person....then they got to go to sit in sections labeled...CHASE, Citi,WAMU, whatever...A representative of that company would meet with you. CAN you BELIEVE IT! They would bring someone to the microphone and announce every loan reworked to tell the results. People were going from 7% to 3%. Please pass this legitimate information on. They do not charge...anything.

the treo is dying..in my very hands. Palms... My husband and sons are on i-phone.

The realtors I know are on treo or blackberries.

I just read Jeff Turner on reading books in the kindle app on his iphone. I think I am convinced.

Help me active rainers....I am so scared to learn a new phone. To leave sprint for ATT

what a monopoly. I would have to say that sprint gets me reception in Palos Verdes where many phones don't work at all. ( Agents should disclose it now if they are smart) Or the drops that I already know of right on Knob Hill in Redondo Beach. I know how to pace those calls.

I want to read I want a kindle what if I got it all in one place. what if I could get a phone that actually showed me the mls instead of this one??

What if it had email that I could find and a GPS..the treo email has eluded me. The gearshift has been replaced by electric!

Weight Watchers works...for me

I finally joined. I got the new package which includes the online e-tools. www.weightwatchers.com

This online activity is helping me figure out the simple value of foods. Im a typical Realtor, running around on empty, stop for an icy coke since I am starving and thirsty. When I started going I learned I am a salt craver even more than sugar. The whole room was the salt or the sugar. I learned simple things like the whole fruit is the filling food we can use before going out to dinner to curb eating all the bread on the table before the meal.

I learned to get back on when I fall off. Most of all I have found out how to eat foods with value to my feeling really full and that starving diets only work when I am starving.

I offer this not as anyone connected to weightwathers. The little simple things I learned were sometimes small aside comments. "I am a picker the speaker said and I pick at all the food my kids leave on their plates"

That triggered the memory of never leaving food on my plate growing up, it was not allowed. We grew up that people in India were starving. Appology India, we now get our best tech support there. Times.. they are a changing!

I am eating turkey bacon, whole grain bread (toast) whole apples, popcorn, instead of a diet shake.

We live in Redondo Beach. We have to skip the pie (easy) if you want to wear a bathing suit at the beach instead of all your clothes.

Back when...all this started. The sales just...stopped. It took time for people and the press to start to comment. Realtors were like sailboats on an ocean without wind. We just suddenly sat there. Some of us had just bought or sold property and were caught unprepared out on the ocean. We have been paddling in ever since.

Many of us are using our savings to stay afloat. Many went to other industries. The numbers in California are that we had 50 thousand Realtors. Only about 1200 sold 5 or more homes. Only 700 sold 6 or more homes. Staggering information. In the South Bay area, right here in Hermosa and Redondo Beach we couldn't find lenders to loan over the 629K. This alone hit the sales in these ocean view properties well over 1 million.

Cash for clunkers worked for car sales. It helped the green America idea for cleaner air.

All the things we do are synergistic. All things are connected. We need cars to go to work. We need power for the cars, We need homes for our families and home taxes to pay for our schools and public services.

Right now we are in the clean up of our generation. I pray the leadership in our country will make miraculous headway in creating the History they can proudly bears their name.

Appraisals- my seller says I don't give a "darn"

My seller says his home is worth what its worth and he could care less.

Does the July 30th lender rule change our market? Sellers don't see it yet if they are actively showing their home.

Does the BANK know? Oh yes, and they are having to lower the prices. This is because they are dealing with so many. They have to bend over, and over.

The seller dealing with one house to sell.. well how many opprotunities do they get to practice.

We need that buyer...and they need that loan. I would love to see some comments on this.

Several deals right now have caused people to remove the appraisal as a contingency.

This might not be the time to do that.

Living near the beach is a plus. Does the out of area discount appraiser need to keep his job secure first? Or will the appraiser consider the summer rush to find a home near the beach, in top LA school district WEST HIGH in Torrance.

rinse in 9 parts water to 1 part Listerine ie 9- 1/2 c water and 1 -1/2 cup Listerine

give a omega 3 pill 1 x a day ( I squeese it into their mouth_)

They smell good too

for the added itches during the week I put on a bit of the Listerine water on a cotton ball and soothe away my dogs irritation. homeopathic maybe?

as for a real recipe

uh...

split hot dogs in half long ways , grill , toast the bun and enjoy it. Otherwise stop by 7/11 and they have a 2.99 special dog, chips and drink, maybe only in California

why I love active rain

I have a great website (I think) but is kind of lonely. With active rain I feel the energy of the voices inside. I get responses, I have connected, I have friends.

My friends have something worthwile to say. Its better, way better than high school but there is a bit of that too. There are the Popular bloggers, the cute way of saying things, the ones who know everything, the smartest, the teachers pets, the overachievers, the underdogs. Its ok here at active rain, we all have a space, a place and a voice.

Thats a lot to love. The way its not like high school is that its cool to share your knowledge. Active rain took me to Inman, to REBAR camps, and it connects me to my real estate friends everywhere.

White Butterflies -angel messages

White Butterflies -angel messages are a reward to me and a message. Not long after my mother passed away I saw a white butterfly in an unusual place and I caught the idea..the feeling it was a message from mom. She lived in Tampa and I lived in Los Angeles. I always felt her call before it came. I have that with a lot of close friends. We feel it first and the call comes soon, every time. So it was no surprise that I soon learned it was a new way to feel mom sending a message to me. Its spiritual.

Did you ever try and follow a butterfly? Impossible. They flit over and fly away. Its like mom to stop in give me a lift and then move on. My grand-kids know all about my mom and me and white butterflies.

They get as excited as I do when we see one. Its a visual proof we like to have around that life is eternal.

It appears short or long however you view it but the butterfly is a comfort to me in the richest deepest sense of the word. I adore my mom. She taught me to love Truth. She was an English teacher in High school. She always said Truth is the one thing nobody can ever take from you. Only I can treasure Truth and only I can lose it. Its my open doorway to happiness. Truth is simple and amazing. As you see Mom and truth are synonymous for me.

Those white butterflies. They sometimes are a pair. They had another name once "flutterby"

I read that somewhere. It feels right.

What about just a house for sale?

What about that? This week in Glendale a story evolved on a house for sale. It was listed for 449,900. 3 bedroom 2 bath. So many people came that they had to wait to go through the house during viewing times (The agent had to guard that the cats did not get out) They asked for sealed bids there were getting to be so many. They had never in 30 years seen this reaction on a house.

There were 28 offers. 10 were over 500K and the highest offer was 550K. 27 dissapointed buyers. 27 people and counting are really really upset over trying to buy a house right now. Hearts broken.

This was not a trick or agent manipulation. There were few comps sold in the area.

This was not a short sale or bank owned.

It was nice, cute, it had wood floors and so much potential. It was lovely.

Also, it needed work, the yard (big) was mostly dirt and rocks. It had not been painted in a long time,

How many buyers thought of all they could do...if only they could get...this one.

Buyers are buying...if they can get one.

The long wait with a short sale

What they are. Short sales....are really long sales in time. The short part is the owners problem in that the loan is short of what someone will pay for the house. One makes an offer, it can sit there for several months before a response from the bank.

Each bank seems to handle them differently, and the first and second many be with 2 different banks (that's more time). The buyers make offers get tired of the wait and go find another property. The bank is finally ready and the buyer is gone, Or worse is when you make an offer and wait a month or 2,3,4 months and a few days before they get to the file a higher offer or better terms comes in and knocks yours out of the place. Lenders helping FHA buyers with 3.5 % down are frustrated because the bank will pick the one with more money to put down and FHA gets the last place in line to be chosen.

I have had 2 short sale listings and 1 short sale buyer. And we all survived, houses got sold and bought and they got good deals on prices like back to the value that it was several years ago, in 2003 and 2004. If you have the ability to try it and wait the short sale may be for you. The good interest rate is what often upsets the short sale person waiting. They think.."I am missing out waiting here and that pushes them to find another property.

Sometimes we see a short sale where the bank has already gotten word of the price they will take. I like those because a lot of the wait is over and you can step in. It also means they had an offer that fell through. Rarely is it the fault of the house either, more common is that the buyer found another one. There are some agents and lender/agents(don't get me started on those) who are letting greed take over their behavior. They want to take the whole pie instead of a slice.

More short sales are out there now than ever and it is a definite major part of the inventory. It is like a bank owned in that there is little to no money to ask for any repairs. Termite work is also rarely included and part of the expense the buyer will have to take on. Prices vary on that. 2 to 4 thousand is common. Again, that is nothing to the deal on the house saving easily 40,100, even 400 thousand dollars from the amount the owners paid for it.I wont even talk about millions but that too is happening. Monopoly anyone?For example, in Redondo Beach, one short sale closed just under 450K and the prior owner paid 800K.

The bank owned properties are getting multiple offers and selling fast wherever they are. People will look up bank owned Torrance, Manhattan Beach, Hermosa Beach and all the nearby areas to what we call the South Bay. I doubt they will look up short sale Redondo Beach or Gardena.

Healing- they are really happening

I've e been on Active Rain for a while. Its a sharing Realtor place that I have learned so much on, that I think what the heck, I'm gonna stick my neck out. and share healings. Yep! I'm a healer too. My mom before me. The thing is the world as a rule just doesn't believe this. or it will ok a modified version. Not only have we had many healings within our family, or school friends, also our friends. One person is Randall Roberts. his blog is devoted to his healing and progress.

cats eyes healed from some irritation They were shut for a while then he started blinking and then he was ok all in about 10 minutes

Dog healed. Vet said it was hopeless. He was healed totally in several hours

I have been a Christian Scientist since I was 19 years old. I'm not trying to convert anyone either. I just am willing to share. My neighbor reads the christian Science monitor online every day and just likes the impartial news reporting. My mother was healed simply by reading Science and Health with Key to the Scriptures, by Mary Baker Eddy. She read it 2 times for that healing and after that our whole family began to read it. Plenty of animals are sure glad we did.

Clutter busting and wholesale mortgage

So much I didn't know. I didn't know that this is one of the top things on people list with excercise, time with family and paying off debt! What if you could see a link to debt and clutter?

Remember the joke of how do you eat an elephant? One bite at a time. That is a big part of dealing with the job. Focus on one room, or area at a time and a short interval or specific one ok, from 1-4 I am devoting to this job. ( I had one room of stuff for 3 years-just things from 3 careers that I couln't get to) I cleaned it up on one day. 3 trash cans full later I feel great. I actually emptied out the room before bringing anything into it.

There are professionals. Clutterbusting.com is the one I hired. Brooks Palmer is the gifted, amazing talented person that saved my inner life. His book Clutter Busting-Letting go of whats holding you back, is a great read. It would be a good book for any pack rats you know and love. He helped me chip away at the iceberg of hidden dreams under the clutter. I am just beginning to breathe more freely. It is emotional. He came over to my house in Redondo Beach two times to get me started. He can now come to you anywhere in his book.

I just did a cut and paste but it didn;t show up quite the same. We have 3 offers right now and 2 are over asking...Sound familiar? That is what is happening in the South Bay of Los Angeles in this price range.

Controversy on billboards and wrapping buildings in Los Angeles is at an all time high as we have the all time low in incomesl.People are trying to figure out how to get their ads out there is the papers are closing down. You read about the guy who broke all the rules and defies anyone to stop him/ He starts with a big Statue of Liberty. or some national treasure.monument whatever. Then when the rule is fought down the new wrap will be a paid ad. Proliferation of bad taste.

Our church pays for the bus bench ads outside our building to keep it in line with advertising appropriate for a church. Think of the irony the church with bus bench ads for some really- weird stuff.

Notice the big ads in our cities....do they add anything?

The overnight skin over buildings are also covering up exits and windows to buildings.

The owners are asking for some problens.

Sunny California gets a dark day in rental scams

We may have to create a safe way for people who lease properties to KNOW the person taking their money is the rightful owner. It came up first in a REMAX PV EXECS meeting. Our broker told about the word coming out this was happening. People were misrepresenting ownershop, taking deposits and taking off with the money. I heard it first hand today from a local couple in Torrance . Someone who was forced to leave his home turned around a falsly took money from innocent people trying to lease.

CAR is requiring the new business cards to have the realtors number listed. Many properties locally are with westside rental. It is free and any owner can get them the property info. Search out the proof that they can provide you to be sure of the ownership. Be safe with qualified business people and companies.

There are good people all over the place. The few cheaters out there require you to really verify and be sure of the people you are dealing with.

Bank Owned, REO, and forclosures are out there. Make sure you are not renting one by a fake owner.

Pier Ave was the spot to be to see the best wonderful place to sit. Candy is tossed and handed to the sideline families. Our group met near Valley and Ardmore after ballet class in Redondo Beach studios.

The economy be darned we know how to have fun with what we have in our town.

Catalina in Gardena short sale

My costume designer's home in Gardena is a great spot for someone who wants a lot of storage. The bonus room has one long closet with mirror doors. Isn't it darling. She fell in love with the parquet wood floors. She went on to add the bamboo through all the bedrooms. New flooring in the kitchen-laundry and bathroom and new kitchen appliances grace an already great home. The fruit trees are mature and bearing. The driveway can park 4 cars plus a 2 car garage. This is for professionals who need to drive only a short way to access the freeways. It is blue and white charming.

I have it showcased on Realtor.com in Gardena. It is also on Trulia, and a ton of other sites. I'm about to add it to Craigs list too. I am open to ideas from other agents on marketing on the internet.

Short sale facts. They are long sales. They get offers and the bank cannot respond quickly. The buyers walk away and new buyers come along. Who is first....first or most money. I've seen it go both ways. The deals are often a result of the last offer in or remaining.

Redondo Beach Tulita school at Barnes and Noble

Book night at Barnes and Noble had a great event with the principal reading several stori es to the families, students and customers.The books sold received a portion of funds for the library. The event followed a book signing by an author.

The principal read a favorite book from her childhood days. I had never heard it before but it was masterful as it was pure fun. Kerplunk, Kerplunk the story had the blueberries fall into the pail. A mix up on a mountain of the mother and mother bear an d their babies.

Only a few months ago this principal had a baby girl of her own.

Redondo Beach on the Pier put on another great event. The annual competition is an established day people look forward to every year. Trump is not rags to riches but the American Dream and Hero all the same. How dare I compare? It's a free country. They both lost it all, found it, lost the girl, found her. So many things to say. First of all they were both true to their dream. In the same earth where so many sell out only for the money, they didn't. Trump is legit, he does it with Real Estate, Books, Speeches, TV, just call it seeing what is working and making it fit. That is leadership, showmanship all together. He says buy up properties now. Those who can are. Those who can refi will.

I believe in Spirit. Spirit of Christmas, Spirit of hope and goodwill. The ability of people to overcome against great odds. Our country, our earth is turning over and over. The inventors are working to create a new vision of transportation. The current fossel fuel, craft and graft of so long is expopsed. The dream Buckminster Fuller had of housing and sharing energy for world peace may have its day. If you don't know about the plan he had it is well worth researching and finding. In a nutshell- take the earth map and flatten it out. See the sun as it moves across the map and let it power and share as it goes across. The old power plants that turn off and on take more energy to start than to run the whole day. So keep it going and move it along to give to the next in line for the sun path. Give energy to the places in the world without, keep it going along the circle of the earth. Countries sharing power will not go to war, they are already sharing what they have most vaulable of all, energy.

We have bought homes over time and missed the pain of the wrong market. We have a rule. Never buy a home we don't love. We are going to be with it for a very long time. We bought at the top of the chart Nov. 2005 some say. Like the slumdog we will have to work smarter, look for opportunity, and be ever so grateful for so many things. The We I refur to is the greatest thing of all that I have and it is this "We" my husband since 1976. Our family is our treasure.
