THE ASTORIA BICENTENNIAL CELEBRATION

Did you know that:

Astoria, Oregon was established in 1811 by the John Jacob Astor fur trading party, and became the first permanent U.S. settlement west of the Rocky Mountains.

City leaders began planning for a huge 200th. birthday celebration as early as 2008. Committees have been actively planning for the event, which will include many educational & community-wide events of interest to the entire family. A permanent exhibit at the Heritage Museum will enlighten us on the founding of Astoria, John Jacob Astor & the race for the beautiful Pacific Northwest.

Clam digging for the highly coveted razor clam or crabbing for the ever popular Dungeness crab are but a few of the coastal pastimes that this area has to offer. Gearhart Elementary School Rocks!

I have the pleasure of living near the quaint Gearhart Elementary School located in the small berg of Gearhart, OR. This great little school happens to be rated exceptional by the State of Oregon. Additionally, GreatSchools.net rates GES with a rating of 8 out of 10. It's my understanding that very few Oregon public schools receive the distinguished rating of an 8!

This school is beloved by many as the student to teacher ratio is 16 children to every teacher, making it a sought after school by local parents. Currently 280 students are enrolled in the K-5th. grade school where there are 2 highly qualified teachers at each grade level. Addition staff is comprised of a PE Specialist, a School Counselor, Music Instructor, a Reading/Math Specialist, an English Language Instructor & one Special Education Teacher.

One of the many fine benefits of this job is helping people achieve their dreams. My very first client expressed a desire to find small Gearhart cottage as her first home. Her desire was to be within walking distance to GES so that when her daughter, Lucy was old enough she could walk her to school. I found her that perfect little cottage that has served them well. She was even able combine her accupuncture studio in an extension of the home. Fate is a funny thing. Amazingly enough, my husband & I build our little Gearhart cottage on the next street over. Until recently, I was able to watch her walk little Lucy (who has since matured into a wonderful young girl) to school everyday! Seaside, Oregon- Year To Date Sales, 2009

As you can see, upper tier sales have been soft in the Seaside marketplace due to a lack of secondary home buyers. Seaside has been impacted by the economy as secondary home buyers took to the bleachers when the stock market collapsed in 2008. Trends reflect that there were two additional sales above $ 500,000 with the biggest sale y-t-d being an ocean view property that sold at: $ 810,000.

Opportunists should be aware that for the first time in many years deals are abundant on ocean front homes that have historically listed for atleast 1 million + Today, a total of: 4 ocean front properties are available at under $ 900k.

The overview remains the same, properties listed at above $ 300,000 continue to languish on the marketplace for the second year in a row. The time to buy is now as the deals are HOT and inventory is a plenty!

Warrenton, Oregon - Year To Date Sales, 2009

Warrenton remains the land of opportunity. Economic growth is concentrated in this marketplace as we anxiously await the opening of the biggest Costco ever. One cannot fathom the introduction of such retail giants as Wal-Mart & Big 5 coming to our area. The growth is welcomed as it brings employment opportunities to our needy area.

That being said, Warrenton remains the land of affordable homes. New home construction has been the driver as first time homebuyers enter the market. One needs to look only at the Warrenton market for evidence of impact of the governmental First Time Home Buyers Tax Credit. I believe with great confidence that Warrenton is the place to invest for future dividends in the real estate market. Consistent with other cities in our county, sales are concentrated in the $ 200-250k price range. Let's hope that the addition of the "move up" clause that was just added to the First Time Home Buyer's Tax Credit will stimulate upper tier sales.

One note, the two existing sales are attributed to property sold in the gated community of Surf Pines, that reflects a Warrenton address.

Astoria, Oregon - Year To Date Sales, 2009

As you can see from the sales trends above, the highest concentration of sales is in the $ 200,000-250k price range for the second year in a row. The introduction of the First Time Home Buyer's Tax Credit is to be acknowledged for the growth in these market segements. For the first time in many years we're seeing the re-introduction of home listed below $ 200,000. This is due in part to the entry of bank owned properties & short sales. Inventory in our area continues to drop from the record highs of 2008. Continued inventory declines are to be expected through the end of: 2009, when I expect another 100 listings to expire. I'm optimistic that we'll start see signs of a recovery in mid-2010.

Astoria has long been reported as a top Retirement City. Now is the time for those looking to capitalize on some of the many market opportunities.

Clatsop County Real Estate Update!

Just thought that I'd provide you with a status update on our current market conditions. The number of active listings are continuing to fall! At the present time, there are currently a total of: 563 532 (down 31 listings since last reported in 9/09)active residential listings. This is a significant decline vs. this time last year when there were roughly 750 residential homes for sale. A far cry from the 2004-2005 inventory levels of: 150 to 165. It actually took until 1/06 to build our residential listings to a high of: 200! Needless to say, a happy medium would be greatly appreciated by all!

Inventory will continue to decline over the next several months. I strategically align my property listings to expire at year end. My goal is to give the listings a rest over the winter and re-list in the spring when there's a resurgence of buyer interest.
