BTW - as so many people have already found out, if you've found a Palm Beach Gardens home that you really like, then you need to get serious about making an offer. I run into people all the time that want to wait 'just a bit longer' only to come back to see that someone has already bought 'their' home.

It doesn't even have to be a long wait - I showed a newer listing last week that was actually under-valued. In the few hours that the prospective Buyers stalled, someone else bought the house. I hate to say 'I told you so...".

How Much is Your Palm Beach Gardens Real Estate REALLY Worth?

You're interested in finding out the value of a particular home in the Palm Beach Gardens area.

Maybe you're looking to purchase and you want to find out what the home is REALLY worth OR
You already own a home and want to refinance OR
You're a serious seller and you want to price the home to sell, not to sit OR
You just want to find out how much your place is currently worth to see if you made a good investment.

The reason doesn't matter - you just want to know the value of Property 'A' and you need the figure to be as accurate as possible.

Without a doubt, the BEST way is to hire a Professional Appraiser

For any one Appraiser to be successful he/she needs to be as accurate as possible. Valuation is all that they do so if they don't do their very best, they won't be around the business for long. BTW, if financing is involved, using an Appraiser is your ONLY choice.

Next best would be to get a CMA from a Real Estate Agent or Broker

They will take a look at your home and compare it to the most recent sales (w/in the last 6 months) of the most comparable properties or COMPS. It's very important that you use someone that specializes in the area you're interested in because they have detailed local knowledge.

Finally, we've arrived at the WORST possible choice - automated on-line property valuations.

People like to use them because they are anonymous, free and quick. However they are incredibly inaccurate! I'm not going to mention a specific company because they are all bad.

As an example, let's specifically look at Palm Beach County. By one site's own admission, only 54% of the homes sold in the County come in within 20% of the site's estimated value. In other words, their values are off by more than 20% in 46% of the cases! Granted, garbage in, garbage out - if the site hasn't collected enough accurate data they can't be expected to be too accurate.

The problem crops up when the general public runs a search on one of the sites and takes the value as the end-all-be-all.

If you want to see just how inaccurate the values are, try several of the sites the spread of values on the same piece of property will make you laugh (or cry).

When dealing with what will probably be the biggest purchase of your life you need ACCURATE, not QUICK.

Do NOT Raise the Price on Your Palm Beach Gardens Real Estate!

Now that the word is spreading that the worst of the housing crisis is over, some homeowners are starting to do some incredibly stupid things.

(BTW, if you're offended by that you should take a very close look at what you are currently doing.)

The BIG question is "Do you REALLY want to sell it, or do you want it to sit on the market for a looooooooong time while the houses around it DO sell"?

Believe it or not, some people are starting to RAISE the prices on their homes! Folks, please, get a grip. If your home has not sold in a reasonable amount of time you should lower the price NOT increase it!

I've seen several owners in the area do this - but what really caught my eye was a listing in one of the local golf / country clubs that had been wallowing on the market for a long time.

All figures will be approximate as to not insult the people who should, well, really be insulted! But keep in mind that I am trying to help here.

This particular home sold in 3/08 for 435,000 and a few months later it was re-listed for more then DOUBLE. This happened when values were still headed down.

What were they thinking?

The price comes down a bit over the next few months and it winds up in the high $700's - still way too high. Can you guess what the next step was? I hope you're sitting down - not only do they raise the price, they take it up to nearly 1 million!

Mind -boggling.

Forget 'what' are they thinking, now the question is: ARE they thinking AT ALL?

Sorry to be the bearer of more good news....

An article written by Anne D'Innocenzo titled "US Consumer Confidence Soars in April" starts off this way:

"Hopeful signs that the worst may be over for the economy boosted Americans' moods in April, sending a closely watched barometer of sentiment to the highest level since November.

The New York-based Conference Board said Tuesday that its Consumer Confidence Index rose more than 12 points to 39.2, up from a revised 26.9 in March. The reading marks the highest level since November's 44.7 and well surpasses economists' expectations for 29.5."

So not just an improvement, A BIG IMPROVEMENT as measured by the US Consumer Confidence Index.

Now, as the typically negative media would be quick to point out, it is still on the low side but no one realistically expected things to turn around overnight.

This is a start - a very good one - and not just for Buyers and Sellers of Palm Beach Gardens real estate but for the entire country.

We've been beaten up by all of the negativity. Some of it real of course - but quite a bit created out of thin air by our 'friends' in the mass media who know that negativity sells. It may sell newspapers, but it only helps to stall the economy's recovery. I don't know about you, but I'm sick of it.

Anyway, back to reality....

Mortgage Modifications - Will the BS Ever End in the Mortgage World?

The latest buzz in the home finance world is................. Mortgage Modification.

There's nothing wrong with trying to get your home loan modified so that it becomes more affordable - it's done every day and it really can help out a lot of people.

BUT...

Did you know that you can do the work yourself?

That's right, you don't need to pay someone thousands of dollars to get your mortgage modified - what you need to do is call your lender and discuss your situation directly with them.

There's no guarantee that they will be able to do exactly what you want, but all it takes is a phone call to get the ball rolling.

The only time I would suggest having someone do the work for you is if you have absolutely no extra time to do the work yourself - then you are basically paying for someone to do a bunch of annoying phone / paperwork.

If you do decide to go that route, just make sure that you run screaming in the other direction if someone even hints about an upfront charge.

Another thing you want to avoid is a self-titled 'Mortgage Modification Expert' - trust me, there aren't any! The program just started.

I don't know why the mortgage industry keeps spawning more and more garbage, but the flow seems to be endless!

Yesterday, 4/9/09, President Obama talked about the record low interest rates available for home loans and how this is a great time for millions of homeowners to refinance.

Quite a few news sources criticized him for sounding too much like a salesman - but hey, they have to have something to complain about....

Regardless, the fact remains that interest rates on mortgages are STILL available below 5%.

So if you're looking to change your adjustable-rate loan to a fixed, or just get the rate dropped on your current fixed-rate home loan, NOW would be a great time to do it.

Or, like so many people are inclined to do, you can wait and wait - until rates go up again and you can start with the "I wish I would have" game.

So, you have real estate in Palm Beach Gardens and you want to (or have to) sell it-

More than anything else PRICING the home properly is going to determine when/if the property is going to get viewed and eventually sold.

A recent article by Amanda Gengler of Money Magazine makes many good points, but the following really stands out:

"Stop deluding yourself. Ignore list prices and base your asking price on what similar homes in your area have actually sold for in the past three months."

Short and to the point.

Palm Beach Gardens is filled with Agents/Brokers that will do anything to snag a listing - including agreeing to a listing price that they know will NEVER work.

Why?

Just to get the listing - then once they have it they start beating you down on the price until you get to where you should have been in the first place!

It's idiotic, but I see it every day. Too many people hear nothing but price when talking to the Agents that they interview.

Case 1: The Agent provides ample proof of why the home should sell for, say $500,000.

Case 2: The next Agent brings zero proof of how they arrived at the price - but they're sure that they can get you AT LEAST $750,000!

You know where this is going..... All too often the Homeowner goes with the second Agent, even though they have presented no facts to back up their claims.

Then the house sits and sits and sits......

Oh - and can you say 'appraisal'?

Back on December 15th I wrote a post about those people who refuse to believe that things are improving with Palm Beach real estate.

"Those Who Wait, Lose" was dedicated to those who keep looking and looking, thinking they have time to waste because as they say: 'Nothing's selling - we have PLENTY of time'.

Well.... things ARE selling and those folks who continue to wait continue to lose out.

The South Florida Business Journal recently posted two articles:

Florida Home Sales Up, But Prices Still Down

"Statewide, sales of existing, single-family homes was up 13 percent in the fourth quarter, compaired to the same period a year prior...."

"FAR also reported a 3 percent gain in statewide sales of existing condominiums..."

Home Sales Up in Florida, Down Nationwide

"Florida's existing home sales rose 24 percent last month, the fifth consecutive month to show an increase in activity..."

Here's an example that should open your eyes: Yesterday a client and I reviewed 14 homes listed for sale. Two of the 14 already have accepted offers... from other people.

So, in the simplest terms possible - if you want it, you had better make an offer before someone else gets the home that YOU want.

The Local Paper Prints a POSITIVE Real Estate Article-

I'm certainly no fan of print media.

Let's face it, with all that's available on-line, newspapers really are on their way out.

On Tuesday a friend of mine mentioned that the local paper had not only printed a POSITIVE real estate article but it was the first article on the front page!

I found a copy of the Palm Beach Post - and there on the front page it said:

Hope Builds: Home Sales Up, Prices Flat

I was shocked. Not because of the statement, I already knew that sales were up. What I couldn't believe was that the paper actually ran the story!

The mass media has been incredibly negative all through the housing downturn. For them to actually say that things are improving..... I couldn't believe my eyes.

Several good points were made including the facts that the home price decline had stabilized in December and that low interest rateswere aiding the improvement.

People are still guarded when looking at purchasing homes and that certainly isn't a bad thing when you're talking about a transaction of that magnitude - however, don't make the mistake of wating too long.

I had to let a client of mine know that a property he expressed interest in was no longer available. Why? Because it had sold. Against my recommendation he had decided to 'wait for the price to go lower' and not make an offer.

Things ARE improving and this is the busiest time of the year for luxury real estate in Palm Beach Gardens - so if you're interested, it's time to get going!
