Making Home Affordable program.

The Obama Administration Making Home Affordable program will offer assistance to as many at 7 to 9 million homeowners. The program is geared towards those homeowners who are making thier best effort to make their mortgage payments while attempting to prevent foreclosure. As we know the effect of ongoing foreclosures has a devestating impact on familities and communities. The American Recovery and Reinvestment Act works to save or create new jobs, and the Financial Stability Plan works to get credit flowing, the Make Home Affordable will aide recovery in the housing market and ensure workers are able to continue to pay off their mortgages.

This plan includes a Home Affordable Refinance program for Responsible Homeowners suffering from falling home prices. There is also a comprehensibve $75 Billion Home Affordabel Modification Program that will reach up to 3-4 million wilth incentives to Serives and Borrowers. U.Va. Sheds light on foreclosures .....what Buyers should be doing.

Released today was a great overview on foreclosures. The analysis shows that most of the home foreclosures have been concentrated in California, Florida, Nevada, Arizona and a small portion of metro areas in other states. Most notable was the quote that '66% of potential housing value losses in 2008 and subsequent years may be in California, with another 21 percent in Florida, Nevada and Arizona. for a total of 87 percent of national declines.

DO lick on the link for the full article and the impact of the Obama proposed foreclosure prevention program. Even more important is that potential homebuyers who are qualified should BUY NOW and lock into a 30 year fixed rate mortgage. WHY? Becuase there is talk that at the back end of this fallout we will face steep inflation. Locking in to a long-term rate will fix some of your living costs as a consumer. In periods of high inflation, rents, interests, and other costs only go up,up and up. Mortgage rates are low, inventory is good and housing is well priced.

No matter what I try to reframe, I work in the resort community of Lake Geneva, Wisconsin. It is hard to get Buyers into the community to look at property when it is snowing and February. I keep thinking 'tell me it isn't so' but it is. Now, there are some folks back looking and it is either under 200K or over 4million. (No, not all my customers!) But I am tired of waiting to have people walk into the office....yes I advertise, but you know what I mean. So, I decided to bring the show into the Chicago area which is about 40-50 miles outside Lake Geneva. Our Buyers are all from the Chicago marketplace. I am holding an Open House at the Hampton Inn and Suites on Old Orchard Road in Skokie on February 26th, from 1-8 p.m. 'Lake Geneva Real Estate on the Road' I am ready to answer questions, print information, hand out listing information and be available to my Buyers, potential Buyers and my current clients with second homes. Area growth 'healthy' amid national issues

The growth in property values in southeastern Wisconsin slowed last year but increased by a "still healthy" 6%, the Public Policy Forum said in newly released research.
Walworth and Kenosha counties, probably benefiting from their proximity to Chicago and northern Illinois, led the way. But the region as a whole held up well amid the problems that have beset real estate nationally, forum President Rob Henken said.

Southeastern Wisconsin's property value growth fell off the 10.7% pace of 2005-'06, but other parts of the country have seen values decline, Henken said. "It certainly looks to be very good news ....that that has not happened here as of the 2007 data, and having a 6% growth rate in the region is not anything to feel bad about," he said. "Even these numbers may be higher than some had expected."Walworth County's total value rose 10.5% last year. The county has gained 121.4% in value over the past decade.Kenosha County posted the next highest increase, 7.2%.

Increases in the rest of the region were: Ozaukee County, 6.6%; Washington County, 5.7%; Racine County, 5.6%;Milwaukee County, 5.5%; and Waukesha County, 5.1%. Henken called the greater growth of the Illinois border counties "a valuable piece of information for policy-makers." "It again points to the benefits of public policies, which are going to take advantage of our proximity to northern Illinois," he said.

Property values for the state as a whole rose 6.2%. The report also shows the range in the value of property per person in the region's communities.

As you probably know, while the nation sorts out the housing downturn and caution on a possible recession, Lake Geneva, Wisconsin while 'influenced' is not affected in the same way. Generally our inventory isn't climbing that much and our prices aren't falling that much. Especially in our secondary home market. Those home with lake access, deeded boat slips, waver runner ramps and assocation lake rights are even in more demand as a long winter begins to recede. However, Buyers who don't understand this market area are influenced by the media to delay deciding, as they may be in their own market.

Real Estate is like the weather....it only depends on what is happening in your local area.

Whether properties have been on the market for awhile or have adjusted pricing the reality is that those properties will be placed under contract and won't be available within the next four weeks. Visitor traffic will increase and Buyers looking to take advantage will arrive to pick them off in order to get organized and on the Lake by Memorial Day weekend. Don't delay if a property is catching your eye.......

Marketing a condo development in a gated community

Hi all,

Can you supply me with ideas for marketing and of course, selling new construction condos within a gated community. We have a sales center at the front of the community and customers need to be escorted by an Agent. We have done extensive open houses but that was really for the walk-in traffic from the golf courses or folks up for the weekend that may wish to 'buy-up'. Postcards mailings have been done, new contruction incentives have been put in place. Advertising is starting to drive Buyers to an 800 number that connects to me. Any other ideas that I am missing or you may have tried? Appreciate an insite you have. Thanks.

Web Design - never done!

Hi, I logged on to see a slew of blogs on web design. Working with a designer can be an experience but I knew what I wanted. That is the easy part! But the maintenance is continual. I thougth I had it 'done' but now realize that there is more to do or move or whatever....in the process again. What is reallly great is that you can see the results. I keep trying to visit as a Buyer or Seller. What am I missing? What could be easier? Does this stand out or should I take it out. Endless.

Yes, the market has changed but we are still doing business. So, this has become my reply to customers and clients that are hoping to get a real bargain or wondering if it is a good time to sell or buy. I am in a secondary home market and impacted more by consumer confidence in the stock market than by sub-prime problems. I am interested in what others are saying to make the decision process faster.
