In Chestermere and Everywhere A Home Inspection is a Wise Investment.

We recently wrote an offer on a home in Chestermere with a subject to a satisfactory home inspection condition.

As this home had changed hands a few times we wanted to be sure that there was no evidence of mold in the home. To best do this an inspection of the attic is required. Most home inspectors will pop the attic lid, but few of them will actually go up and take a look.

Because we had viewed rust on the vacuum canister, and the basement floor had been painted I had some concerns as to this history of this home. There was also some evidence that there had been high humidity on the tag of the hot water tank, and condensation from the fresh air intake on the furnace. The furnace room had had drywall over top of the vapor barrier, which is unusual in a home where it is just a furnace room.

Had it been a grow house before? It looked just fine, except for these little things. The current owners were not aware of this I am sure. I checked the grow op directory, but it does not go back that far, and I am sure that not all grow ops are busted. A great many of them go right back on the market and the people who buy them never know. I even called the last realtor that had sold it, she was sure that it had not been a grow house.

I called around until I found a home inspector that would agree to go up into the attic and look for further signs of excess moisture.

What we found shocked us. When Ron McCraken of Inner City Inspections (403-708-7662) opened the attic hatch he was very surprised. The insulation had tunnels from mice and a dead mouse was right next to the hatch. There was so much mouse waste that all of the insulation would have had to been removed. There was venting that had been removed and just left there. You could see daylight coming through the roof where the venting had been changed. We did not see evidence of moisture damage, but because the ventilation of the home had been changed, the house was not tight and the mice had found a perfect home.

We thought, well if they are only in the attic maybe we can have the insulation removed. That would have cost $1200. It would cost another $1000 to have new insulation put in. But we have not got rid of the mice. We would have to call an exterminator for that. We have also not found how they are getting in and they may have done damage to the electrical, resulting in a fire down the road.

While I was on the phone trying to get prices for all of this, the home buyers found mouse droppings under the stove, fridge and china cabinet.

We then went downstairs and we found that the mice had been nesting in the insulation in the basement as well. When I lifted up a T-Bar tile a mouse went running by.

They were everywhere!!!!

My clients were disappointed that this great buy was not such a good deal after all, but relieved that they had had a home inspection on a home that looked perfectly fine on the night we had viewed it. They could not proceed to buy a home with this big of a problem.

This is not our listing but I still feel bad for the current home owners. From looking at the history of this home we think they bought directly from a previous owner. They may not have known that they had an option to have a home inspection. Most realtors will highly recommend a home inspection, because not even the current residents will be aware of problems in a home. Had they had one they maybe would have found the change in the venting and had it repaired before the mice had moved in.

However, the current home owners had to have known that there was a problem with mice and they should have taken care of it right away. It is now a major problem that will cost thousands to fix.

In our opinion this defect must now be disclosed to potential buyers as clause 11.4 of the standard listing contract states.

"Sellers are required by common law to disclose defects that are hidden, not visible or discoverable through a reasonable inspection of the Property, and that render the property dangerous or potentially dangerous to the occupants or unfit for habitation."

So now we are off to look for another home for our clients, and we are happy to show more homes until we find the right one. We are very grateful that we had a home inspector that would humor us and go up into the attic because we had a suspicion that something was not right.

Chestermere neighbours Gary Dagg and Gills Mallett (and their families) are hosting a haunted inn in a garage at 113 West creek Blvd. The NIghtmare Inn will be open on October 10 from 7 to 10 pm and on October 31 from 6 to 10 pm. It is set up like a maze that will take about 10 minutes to walk through. It is designed to be scary so the little ones may enjoy the events at the community centre more.

Last year they had about 400 visitors. The tour is free but please bring a donation for the Chestermere food bank.

This is just another great example of the community spirit that makes living in Chestermere so special.

Chestermere To Be Home to Major New Sportsplex!!!

The dome will be 10 storeys high and it will cover 4.9 hectars and house multiple playing fields. It will be North America's tallest air supported structure. It will house four baseball diamonds, four soccer pitches, a CFL sized football field, which can be a FIFA soccer pitch, 17 golf driving range stalls, a sports bar, restaurant launge and other amenities to be announced later.

Chestermere has always been a very active town with families coming here for the recreation opportunities. This is absolutely a great place to have this facility. We are only 5 miles from the Calgary city limit, so all of this area will benefit.

They believe that the Dome will open in the Spring.

The town of Chestermere gave Armourdome the land in exchange for a share of the profit. Good work Town council, this is the boost in the arm that this area needs!

When Selling Your Home Less is More!

Recently I showed a home that looked like a clearance sale for Winners. They had many beautiful vases and boxes and decorations, so many that you could not see the house.

When you are selling a home, nice furniture and accessories can help, but not if they are overdone. They can make the space feel smaller and cluttered.

What you want to create is a space that buyers can imagine as their own. You want the buyers to be able to move around the home without bumping into any thing.

If you are selling a home to empty nesters, kids toys all over the place (even if neatly stacked) will detract from the charm of the home.

Your big oversized furniture that you bought for your next house, may be making your current home look cramped and uncomfortable.

I would recommend that you make sure that your bathrooms and bedrooms are inviting. Rich plush bath towels with a matching bath mat will make your bathroom so much nicer. Treat yourself to a new comforter and pillows for your bedroom. These things will make your current home more inviting and you can take them with you to your new home.

A good realtor can give you some tips that will make your home easier to sell. But sometimes a home stager can save the day.

Rather than a price reduction, some professional advise from a home-stager may be what the home needs rather than a major price reduction, particularily if your home is priced at market and is still not sold.

Price will fix every problem, and if you keep dropping the price eventually you will get an offer. But you the seller will be leaving money on the table that would be better in your pocket than in the buyer's.

The Chestermere Agricultural Society is presently organizing its 20th Annual Country Fair for Friday, September 18th, Sneak a Peak from 6 – 10 pm and Saturday September 19th from 10 – 5 pm. This fair is intended to provide a connection between the historic rural community and the fast growing urban development.

The Red Ribbon Contest is a cornerstone of this event. We would like to invite area families, organizations, groups, services and businesses to be part of Chestermere’s largest annual special event. This is an opportunity to get your name out there and meet the community.

You can enter a float in the parade on Sat morning - a time commitment between 8 and 11 am. Floats could be decorated shopping carts, riding lawn mowers, ATV’s, flat beds etc. Clowns, horses and music are always a hit! Use your imagination and be sure to throw candy for the kids and give out some promo material to the adults. Anyone seen Strathmore’s parade? Lots of ideas there! • If you are a business owner encourage your staff to volunteer to supervise activities in our KidZone and to assist with parking. Be sure to have your staff/participants wear their uniforms or name tags to promote yourselves and bring along any promo material you would like to give out.

You could Sponsor an activity such as the Mini Golf Course, the Climbing Wall or the Petting Zoo and post your signage as sponsors. We would love it if your staff would man the activity and give out your promo material!

Chestermere Regional Community Association hosts: Energizer 2009 on Wednesday September 9th from 6 to 8 pm at the Chestermere REc. Centre in the Main Hall.

Upcoming programs and services in the Chestermere area will have Information available and most will be taking registrations that evening!

Some of the participants are: CRCA Soccer and Rec Programs, Figure Skating Club, Fit Kids Gymnastics, Community Services, Focus Tae Kwon Do, Community Services, Town of Chestermere, Canadian Tae Kwon Do, Community Basketball, Chestermere Art Guild, Chestermere Chiefs Football, Whitecappers 50+ group, Calgary Yacht Club, Chestermere Beavers, Scouts and Guides, Abstract Dance Academy, Rocky View Adult Education, Chestermere Playschool and many more.

Don't forget to purchase your CRCA Community Membership in the Foyer. Most programs at the Rec Centre do require a current membership as this is one of the few Recreation Centres in rural Alberta that is not funded by municipal or provincial tax $$$.

School starts on September 1 for all students attending Rockyview schools. That would be Chestermere Middle and High School and Prairie Waters. For more information you can visit their website at www.rockview.ab.ca

Boston Pizza Opens August 3rd in Chestermere!

The wait is almost over. Boston Pizza will be open for business on August 3, holiday monday for the public. They have been training staff and making sure that your experience will be a good one. This is a much needed addition to the Chestermere lifestyle. It will be great to have another family restaurant in town.
