      <title>In Chestermere and Everywhere A  Home Inspection is a Wise Investment.  </title>

&lt;p&gt;As this home had changed hands a few times we wanted to be sure that there was no evidence of mold in the home.&amp;nbsp; To best do this an inspection of the attic is required.&amp;nbsp; Most home inspectors will pop the attic lid, but few of them will actually go up and take a look.&lt;/p&gt;
&lt;p&gt;Because we had viewed rust on the vacuum canister, and the basement floor had been painted I had some concerns as to this history of this home.&amp;nbsp; There was also some evidence that there had been high humidity on the tag of the hot water tank, and condensation from the fresh air intake on the furnace.&amp;nbsp; The furnace room had had drywall over top of the vapor barrier, which is unusual in a home where it is just a furnace room.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Had it been a grow house before?&amp;nbsp; It looked just fine, except for these little things.&amp;nbsp; The current owners were not aware of this I am sure.&amp;nbsp; I checked the grow op directory, but it does not go back that far, and I am sure that not all grow ops are busted.&amp;nbsp; A great many of them go right back on the market and the people who buy them never know.&amp;nbsp;&amp;nbsp; I even called the last realtor that had sold it, she was sure that it had not been a grow house.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I called around until I found a home inspector that would agree to go up into the attic and look for further signs of excess moisture.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What we found shocked us.&amp;nbsp; When Ron McCraken of Inner City Inspections (403-708-7662) opened the attic hatch he was very surprised.&amp;nbsp; The insulation had tunnels from mice and a dead mouse was right next to the hatch.&amp;nbsp; There was so much mouse waste that all of the insulation would have had to been removed.&amp;nbsp; There was venting that had been removed and just left there.&amp;nbsp; You could see daylight coming through the roof where the venting had been changed.&amp;nbsp; We did not see evidence of moisture damage, but because the ventilation of the home had been changed, the house was not tight and the mice had found a perfect home.&lt;/p&gt;
&lt;p&gt;We thought, well if they are only in the attic maybe we can have the insulation removed.&amp;nbsp; That would have cost $1200.&amp;nbsp; It would cost another $1000 to have new insulation put in.&amp;nbsp; But we have not got rid of the mice.&amp;nbsp; We would have to call an exterminator for that.&amp;nbsp; We have also not found how they are getting in and they may have done damage to the electrical, resulting in a fire down the road.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;While I was on the phone trying to get prices for all of this, the home buyers found mouse droppings under the stove, fridge and china cabinet.&lt;/p&gt;
&lt;p&gt;We then went downstairs and we found that the mice had been nesting in the insulation in the basement as well.&amp;nbsp; When I lifted up a T-Bar tile a mouse went running by.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;They were everywhere!!!!&lt;/p&gt;
&lt;p&gt;My clients were disappointed that this great buy was not such a good deal after all, but relieved that they had had a home inspection on a home that looked perfectly fine on the night we had viewed it.&amp;nbsp; They could not proceed to buy a home with this big of a problem.&lt;/p&gt;
&lt;p&gt;This is not our listing but I still feel bad for the current home owners.&amp;nbsp; From looking at the history of this home we think they bought directly from a previous owner.&amp;nbsp; They may not have known that they had an option to have a home inspection.&amp;nbsp; Most realtors will highly recommend a home inspection, because not even the current residents will be aware of problems in a home.&amp;nbsp; Had they had one they maybe would have found the change in the venting and had it repaired before the mice had moved in.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;However, the current home owners had to have known that there was a problem with mice and they should have taken care of it right away.&amp;nbsp; It is now a major problem that will cost thousands to fix.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In our opinion this defect must now &amp;nbsp;be disclosed to potential buyers as clause 11.4 of the standard listing contract states.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&quot;Sellers are required by common law to disclose defects that are hidden, not visible or discoverable through a reasonable inspection of the Property, and that render the property dangerous or potentially dangerous to the occupants or unfit for habitation.&quot;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;So now we are off to look for another home for our clients, and we are happy to show more homes until we find the right one.&amp;nbsp;&amp;nbsp; We are very grateful that we&amp;nbsp;had a home inspector that would humor&amp;nbsp;us and go up into the attic because&amp;nbsp;we had a suspicion that something was not right.&lt;/p&gt;</description>

&lt;p&gt;Chestermere neighbours Gary Dagg and Gills Mallett (and their families)&amp;nbsp;are hosting a haunted inn in a garage at 113 West creek Blvd.&amp;nbsp; The&amp;nbsp;NIghtmare Inn&amp;nbsp;will be open on October 10 from 7 to 10 pm and on October 31 from 6 to 10 pm.&amp;nbsp; It is set up like a maze that will take about 10 minutes to walk through.&amp;nbsp; It is designed to be scary so the little ones may enjoy the events at the community centre more.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Last year they had about 400 visitors.&amp;nbsp; The tour is free but please bring a donation for the Chestermere food bank.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This is just another great example of the community spirit that makes living in Chestermere so special.&lt;/p&gt;

&lt;p&gt;And you will get a lot more than a pumpkin here.&amp;nbsp; You will also have the satisfaction that you are helping this worthwhile group raise funds for projects right here in Chestermere.&amp;nbsp;&lt;/p&gt;

This fair is intended to provide a connection between the historic rural community and the fast growing urban development.&lt;/p&gt;
&lt;p&gt;The Red Ribbon Contest is a cornerstone of this event. We would like to invite area families, organizations, groups, services and businesses to be part of Chestermere&amp;rsquo;s largest annual special event. This is an opportunity to get your name out there and meet the community.&lt;/p&gt;
&lt;p&gt;You can enter a float in the parade on Sat morning - a time commitment between 8 and 11 am.
