One encouraging sign is that for the past 3 months. &lt;/strong&gt;&lt;strong&gt;Las Vegas&lt;/strong&gt;&lt;strong&gt; home sales have doubled year over year and the number of homes being sold each month total more than the total number of homes coming on the market. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;That's good news because if we can stay on that plain, we will begin to see inventories shrink, prices stabilize and maybe even increase. Now don't get excited because when the prices begin to increase, it will be at a snails pace. Just getting prices to stabilize will be huge accomplishment.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There are other factors that will have an effect our market. One is whether the Obama stimulus plan will slow foreclosures to keep people in their homes and whether the issues with Wall Street will be worked out so people will be able to build enough trust to start investing again.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;I know I'm late in extending my best wishes for a GREAT 2009, but we spent the better part of 2008 reinventing the way we approach our real estate business.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The result was that our 4&lt;sup&gt;th&lt;/sup&gt; quarter, of 2008, exploded with a combination of helping buyers find the &quot;Home of Their Dreams in the &lt;/strong&gt;&lt;strong&gt;Las Vegas&lt;/strong&gt;&lt;strong&gt; &lt;/strong&gt;&lt;strong&gt;Valley&lt;/strong&gt;&lt;strong&gt;&quot;, and extending our bank owned home selling strategy, that has been successful in the &lt;/strong&gt;&lt;strong&gt;Las Vegas&lt;/strong&gt;&lt;strong&gt; &lt;/strong&gt;&lt;strong&gt;Valley&lt;/strong&gt;&lt;strong&gt;, into the &lt;/strong&gt;&lt;strong&gt;California&lt;/strong&gt;&lt;strong&gt; market where sales had not yet gotten off the ground.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So on December 1st, my husband, John, joined the &lt;/strong&gt;&lt;strong&gt;Mary Kennedy&lt;/strong&gt;&lt;strong&gt; Team in a more defined role as REO Marketing Administrator. Our process was simple, but challenging, because we had to&amp;nbsp;&amp;nbsp;&amp;nbsp; get a great deal of work to get done in a short period of time. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So during Thanksgiving week and the first week in December we telephone interviewed RE/MAX Brokers in the areas of &lt;/strong&gt;&lt;strong&gt;California&lt;/strong&gt;&lt;strong&gt; where we had properties to sell. Then, John went on a initial set up road trip to:&lt;/strong&gt;&lt;/p&gt;
&lt;ol type=&quot;1&quot;&gt;
&lt;li&gt;&lt;strong&gt;Sign referral agreements and set expectations with each RE/MAX broker and their Preferred Service Providers to get the properties ready to sell.&lt;/strong&gt; &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Visited each property with the RE/MAX Broker to take pictures and put together a simple Quick &lt;/strong&gt;&lt;strong&gt;Sale&lt;/strong&gt;&lt;strong&gt; strategy for each property.&lt;/strong&gt; &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Train them in how set pricing, prepare repair bids for current and future properties and&lt;/strong&gt; &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Learn what disclosures had to be signed in &lt;/strong&gt;&lt;strong&gt;California&lt;/strong&gt;&lt;strong&gt; to complete a home sale.&lt;/strong&gt; &lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;&lt;strong&gt;To date, we have put 12 homes on the market. 9 are in escrow 2 have pending offers and 1 is being a little stubborn. The homes we have so far are located in Helendale, Victorville, Apple Valley, Riverside, Winchester, Alpine, San Diego, Escondido, Bakersfield, Visalia and Porterville. We are in the process of adding more properties in &lt;/strong&gt;&lt;strong&gt;Lake&lt;/strong&gt;&lt;strong&gt; &lt;/strong&gt;&lt;strong&gt;Arrowhead&lt;/strong&gt;&lt;strong&gt;, Hesperia, &lt;/strong&gt;&lt;strong&gt;Lancaster&lt;/strong&gt;&lt;strong&gt;, Temecula, &lt;/strong&gt;&lt;strong&gt;San Jose&lt;/strong&gt;&lt;strong&gt;, &lt;/strong&gt;&lt;strong&gt;Sacramento&lt;/strong&gt;&lt;strong&gt;, &lt;/strong&gt;&lt;strong&gt;Modesto&lt;/strong&gt;&lt;strong&gt; and &lt;/strong&gt;&lt;strong&gt;Petaluma&lt;/strong&gt;&lt;strong&gt;.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So, as you can imagine, we are staying busy and learning something new everyday about the current real estate market in the &lt;/strong&gt;&lt;strong&gt;Las Vegas&lt;/strong&gt;&lt;strong&gt; &lt;/strong&gt;&lt;strong&gt;Valley&lt;/strong&gt;&lt;strong&gt; and now in &lt;/strong&gt;&lt;strong&gt;California&lt;/strong&gt;&lt;strong&gt;. August has been a month to learn a whole new side of the business! &lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Listing and Selling Bank Foreclosures in Las Vegas! There are some great values here, in the Las Vegas Valley. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Let me share the experience I have had so far:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;1. &lt;strong&gt;The houses are empty when we get them. Some were owner occupied and some were rental properties.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;2. &lt;strong&gt;In all cases they need a good overall cleaning and the carpet needs cleaning. There are some that need more work and repair, but we price them low taking the work that has to be done into account. That way, the new owners can do what they want.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;3.&lt;strong&gt;Some have all of the appliances and some have been stripped. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;4.&lt;strong&gt;We facilitate the repairs and clean-up the homes. The bank makes sure the utilities stay on and pay the repair and cleaning bills to our vendors. This allows us to stay focused on the listing marketing and selling the properties.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;5.&amp;nbsp;&lt;strong&gt;The pricing strategy has been to drop the asking price to about 60% to 75% of comparable sales in the area over the past 90 days. When we post the listing, we blast an e-mail, hit the phones and have multiple offers, bidding upwards, within just a few days. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;6.&lt;strong&gt;The total bidding is complete and we know who the buyer is withing just a few days. The final selling prices are AWESOME!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This strategy seems to be working! Out of the 7 test listings we put up starting on August 19&lt;sup&gt;th&lt;/sup&gt;, 1 has closed, 4 are in escrow for quick closures and we are still collecting multiple offers on 1. The 7&lt;sup&gt;th&lt;/sup&gt; one just went on the market yesterday. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Now that the testing phase is over, we will be ramping up more homes in a serious way over the next two weeks. I'm starting with 7 homes to build an operating template with the help of John, my husband. Once we get the process working a smoothly as we can, we will be adding more homes and Realtors to take the calls and show them for quick sales. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;We toured the empty homes last week and put together a list of what had to be done to the properties to bring them to a quick sell condition and everything we asked for has been approved. For those of you that know me, rest assured that these homes are going to be top notch condition when I put them on the market.&lt;/strong&gt;&lt;/p&gt;

      <title>Is the Downward Spiral in the Housing Market Cause By Just a Few Cities or States?</title>

One of the benefits of blogging is that you learn about what others are thinking and you have a chance to react.&lt;/p&gt;
&lt;p&gt;I won't speak for the rest of the cities across the country, but I can speak about Real Estate the Las Vegas Valley. In my latest inquiry we led the nation in foreclosures for reasons unrelated to the rest of the economy. It's easy to blame 4 States and Cities for the economic downfall of the rest of the nation, but I encourage you to pull your head out of Houston TX. for just a moment and let's try to take a look at the big picture.&lt;/p&gt;
&lt;p&gt;60% of the Las Vegas Valley homes in foreclosure have never had a resident living in them. What caused it? Builders built multitudes of homes to sell to investors that wanted to flip them using zero or 5% down loans from mortgage companies. Investors had purchased thousands of homes and were flipping them like crazy, and then the spigot of money got turned off.&lt;/p&gt;
&lt;p&gt;The investors continued flipping until the market just flat stopped and just walked away from the homes they couldn't sell. If half of the investor foreclosures fell off the charts, we would be right in the mix on a per capita basis with everyone else.&lt;/p&gt;
&lt;p&gt;I have personally been very busy since around March 1, 2008. My clients have been Baby Boomers, with money that have retired or on the brink of retiring. They are paying cash or are putting 20% down with a strong credit score. I have also been working with many clients that are doctors/ nurses, people in the building trades and teachers from cities like Detroit, Philadelphia, Chicago, Cleveland, and yes even New York City. What's happening in those cities?&lt;/p&gt;
&lt;p&gt;My clients tell me that the loss of manufacturing jobs in the auto, steel and shipping industries have led to layoffs, which have caused people to move, which leads to layoffs in the types of jobs that I listed above. Not only that! What happens in those cities trickles into other service types of jobs in and outside of those cities. That affects our nation as a whole! Now for the people that rented in these cities decide to move to the Las Vegas Valley to start their new life, it's a no brainer for them, in this buyers market, to buy rather than rent if they can. Did you know that FHA and the VA have new programs with little or nothing down if you have a strong credit score?&lt;/p&gt;
&lt;p&gt;On the other hand there are a lot of people who have already moved to Las Vegas now, to work, that own homes in the cities, mentioned above, that have to rent until their house sells. I know people who are renting here that have had homes on the market in these cities for up to a couple of years. They can't sell them because there is no sustainable growth in the economy for companies in those cities to hire people. Those markets are shrinking and so are the home prices.&lt;/p&gt;
&lt;p&gt;So let me ask! What does Las Vegas have to do with dragging down their home values? If anything we are creating opportunity for these families to start a new life. The Las Vegas Valley leads the nation in job growth! Period! We were the last city into the sub-prime fray and appear, by last month's home sales numbers to be one of the first cities out of the sub-prime mess.&lt;/p&gt;
&lt;p&gt;Without putting a so called positive spin on the issues, WE ARE IN A BUYERS MARKET! PERIOD! Financial institutions are going to have it rough for awhile. Heck! They weren't complaining 3 or 4 years ago when they were handing out money to people that were stating their incomes with little or nothing down for a home. As for sellers, they are just going to have to wait awhile just like buyers have to wait when prices get beyond their reach to purchase a home. But have confidence, this rough period shall pass.&lt;/p&gt;
&lt;p&gt;My last point is this! Let's take a look at the nation as a whole for a moment. Oil and Gas prices are at an all time high. We have been involved in a war about oil for the last 6 years. (Iraq owes us-BIG TIME!) The stock market has dropped 400 points in the last 2 days (as of the time I'm writing this). Ford and General Motors stocks are trading at an all time low. The Airline Industry is in the tank. What has been the cause? I'm going to tell you now! DON'T BLAME THE LASVEGAS VALLEY. I said it before! I can only speak about the Las Vegas Valley. I wouldn't dare try to tell you what's going on in your city when I have never even been there. But I would offer this!&lt;/p&gt;
&lt;p&gt;Whether you're a Republican, Democrat, Independent or a non participant, you better start asking the politicians in your area who they are looking out for and hold their feet to the fire for some answers. Based on what I'm seeing these past few months, I don't think it's us.&lt;/p&gt;

WHAT DO THEY KNOW!&lt;/strong&gt;  &lt;/p&gt; &lt;p&gt; If you talk to the experts in Residential &amp;amp; Commercial Real Estate, that have LIVED &amp;amp; WORKED here for years, you will find that the Las Vegas Valley is usually the last in and the first out of these economic corrections that effect the whole country.&amp;nbsp; &lt;/p&gt; &lt;p&gt; Finally,&amp;nbsp;I want to &lt;strong&gt;THANK YOU&lt;/strong&gt; for reading my e-mails about the Real Estate market here in Las Vegas. I know that I really get to the point from time to time, but that is what I think you want from me. Is empty and has been on the market for awhile or&lt;/p&gt;&lt;p&gt;2. You are not&amp;nbsp;having a lot of showings or &lt;/p&gt;&lt;p&gt;3. You&amp;#39;re getting low ball offers, consider this! &lt;/p&gt;&lt;p&gt;Add a&amp;nbsp;For Lease to the For Sale listing and the yard sign. If you end up leasing the property for a year, take it off the market. Today, 5 to 6000 people are moving here per month. Yesterday&amp;#39;s panel predicted that as the jobs open up downtown next year, the number of people moving to Las Vegas could go as high as 10,000 per month starting in 2009. New home inventories will still be down because building permits tend to lag behind&amp;nbsp;and when they do come back, it will be at a slower pace. Two listings in Las Vegas Golf Course communities have been dramatically reduced in price from their highs. &lt;/p&gt;  &lt;p&gt;a. One in Spanish Trail that was originally listed for sale for $374,000 is now&amp;nbsp;being offered by the home owner for $295,000 (a 21% price decrease) and &lt;/p&gt;  &lt;p&gt;b.       <description>I hope you are having a good week! &lt;br /&gt;&lt;br /&gt;In an effort to consolidate Las Vegas Real Estate Information for Buyers, Sellers and other interested parties, I have posted some articles of interest that I and others have written in a centralized area at Localism.com.&lt;br /&gt;&lt;br /&gt;Quite frankly, I&amp;#39;m tired of reading and listening to people outside of Las Vegas tell us all the bad things that are going on in this market. The fact is, we still have 5000 to 7000 people moving here each month. Some of them are buying homes and others that can&amp;#39;t qualify, at the moment, because of the sub-prime mess will rent until the mortgage industry improves. Is our foreclosure rate high? YES! But again, take a look at the hard numbers. Alot of the foreclosures were driven my investors that plowed money into properties and didn&amp;#39;t sell soon enough. Many of those homes have never been lived in. If you look at the hard numbers, that is why our market pricing is not dropping as quickly as other markets across the country. In fact, I don&amp;#39;t see it dropping alot more because of the high demand for places to live. &lt;br /&gt;&lt;br /&gt;So my purpose is to organize Las Vegas Real Estate Information and Opinion from someone who works in the trenches.
