I was browsing through the May 2009 Issue of Vegas Magazine and ran across an Article written by Dan Van Epp entitled "TO BUY OR NOT TO BUY.... Is now the the time to get into the Real Estate Game? That's the Million-Dollar Question."

Dan is principal of The Van Epp Cos., a national Real Estate Consulting Firm and former President of the Howard Hughes Coproration. Van Epp oversaw the development of Summerlin, a Master Planned Community, which lies about 10 miles West of the Las Vegas Strip.

March 2009 Las Vegas Real Estate Update

It's been an interesting winter and a very busy one. One encouraging sign is that for the past 3 months. Las Vegas home sales have doubled year over year and the number of homes being sold each month total more than the total number of homes coming on the market.

That's good news because if we can stay on that plain, we will begin to see inventories shrink, prices stabilize and maybe even increase. Now don't get excited because when the prices begin to increase, it will be at a snails pace. Just getting prices to stabilize will be huge accomplishment.

There are other factors that will have an effect our market. One is whether the Obama stimulus plan will slow foreclosures to keep people in their homes and whether the issues with Wall Street will be worked out so people will be able to build enough trust to start investing again.

Las Vegas Real Estate Update January 2009

I know I'm late in extending my best wishes for a GREAT 2009, but we spent the better part of 2008 reinventing the way we approach our real estate business.

The result was that our 4^th quarter, of 2008, exploded with a combination of helping buyers find the "Home of Their Dreams in the Las Vegas Valley", and extending our bank owned home selling strategy, that has been successful in the Las Vegas Valley, into the California market where sales had not yet gotten off the ground.

So on December 1st, my husband, John, joined the Mary Kennedy Team in a more defined role as REO Marketing Administrator. Our process was simple, but challenging, because we had to get a great deal of work to get done in a short period of time.

So during Thanksgiving week and the first week in December we telephone interviewed RE/MAX Brokers in the areas of California where we had properties to sell. Then, John went on a initial set up road trip to:

Sign referral agreements and set expectations with each RE/MAX broker and their Preferred Service Providers to get the properties ready to sell.
Visited each property with the RE/MAX Broker to take pictures and put together a simple Quick Sale strategy for each property.
Train them in how set pricing, prepare repair bids for current and future properties and
Learn what disclosures had to be signed in California to complete a home sale.

To date, we have put 12 homes on the market. 9 are in escrow 2 have pending offers and 1 is being a little stubborn. The homes we have so far are located in Helendale, Victorville, Apple Valley, Riverside, Winchester, Alpine, San Diego, Escondido, Bakersfield, Visalia and Porterville. We are in the process of adding more properties in Lake Arrowhead, Hesperia, Lancaster, Temecula, San Jose, Sacramento, Modesto and Petaluma.

So, as you can imagine, we are staying busy and learning something new everyday about the current real estate market in the Las Vegas Valley and now in California. Rest assured, though, I'm still here in the Las Vegas Valley, working with buyers and sellers to do my very best to:

A Successful E-mail Blast that I sent Yesterday...Lot's of Calls and E-mails Back

A Listing Agents Foreclosure Experience in Las Vegas

Wow! August has been a month to learn a whole new side of the business!

Listing and Selling Bank Foreclosures in Las Vegas! There are some great values here, in the Las Vegas Valley.

Let me share the experience I have had so far:

1. The houses are empty when we get them. Some were owner occupied and some were rental properties.

2. In all cases they need a good overall cleaning and the carpet needs cleaning. There are some that need more work and repair, but we price them low taking the work that has to be done into account. That way, the new owners can do what they want.

3.Some have all of the appliances and some have been stripped.

4.We facilitate the repairs and clean-up the homes. The bank makes sure the utilities stay on and pay the repair and cleaning bills to our vendors. This allows us to stay focused on the listing marketing and selling the properties.

5. The pricing strategy has been to drop the asking price to about 60% to 75% of comparable sales in the area over the past 90 days. When we post the listing, we blast an e-mail, hit the phones and have multiple offers, bidding upwards, within just a few days.

6.The total bidding is complete and we know who the buyer is withing just a few days. The final selling prices are AWESOME!

This strategy seems to be working! Out of the 7 test listings we put up starting on August 19^th, 1 has closed, 4 are in escrow for quick closures and we are still collecting multiple offers on 1. The 7^th one just went on the market yesterday.

Now that the testing phase is over, we will be ramping up more homes in a serious way over the next two weeks. As we add properties I'm sending out updates as to what's going on the market each time a listing comes up. If you want to be added to that list, just let me know.

The last thing that Flagstar Bank, the owner of these properties, is offering 4.99% money to buyers that have a credit score of 660 or higher. Flagstar Bank and I have been doing business for 4 years and have been great to work with.

The last thing is that I was approached by Flagstar Bank last week to list several bank owned properties here in the Las Vegas Valley. I'm starting with 7 homes to build an operating template with the help of John, my husband. We toured the empty homes last week and put together a list of what had to be done to the properties to bring them to a quick sell condition and everything we asked for has been approved. Las Vegas Real Estate Numbers are in for June 2008 are In and They Look Good

June's housing statistics suggest that the Las Vegas real estate market has entered a rolling "Goldilocks" recovery.

A rolling "Goldilocks" recovery is not hot. It is not cold. And, it may not be "just right" for everyone. Rather, as the existing home market recovers, it will roll the new home market segment into recovery. Those two market segments then "roll" the vertical market component into recovery.

LETS’S TAKE A LOOK AT EXISTING HOMES:

The Las Vegas resale market is already in recovery. It boasts three consecutive months of sales increases and eight consecutive months of diminishing inventory. The downward pricing spiral is slowing.

The 2,979 existing home sales in June were not just the highest total of the year, but the highest monthly total in 20 months. Almost three out of five existing home sales in June were bank-owned homes. The median selling price of homes not owned by financial institutions was $225,000 or virtually the same level as last month. However, because of the number of bank-owned homes sold (median price $203,000), the overall median price of an existing home dipped to $215,000.

Inventory slid for the 10th consecutive month to 20,554 - or at current sales rates, just about nine months of supply. In other words, existing homes are in a very nearly "normal" market state. And, the total of monthly foreclosures slid for the first time since November to 2,149, about 300 less than May.

NOW THE NEW HOMES:

The new home market still has some distance to go before recovery can begin. It may be approaching the "bottom."

As we've noted previously, a bottom sits on a 3-legged stool. The three legs are sales, inventory and pricing. Two of the three legs are slowly straightening -- pricing and inventory.

New home absorption continues to be dismal. June was the 5th month in this year to total less than 1,000 new home sales. The bad news is that the 922 total for June brings the first half of the year to a close with just 53% of the sales experienced over the same period last year. The good news is that sales have not fallen further and have remained relatively consistent on a monthly basis.

Better news is that median prices are fluctuating within a narrow range and may be near a plateau. The median price of new homes and condominiums was $255,341 in June, just $4,000 under the previous month.

Inventory in the new home arena continues to diminish rapidly. The number of active new home subdivisions fell for the 11th consecutive month to 460 - and about thirty of those have 25 units or less left to sell. New home permits totaled 750 this month. It is important to note that the total number of permits for the year so far is more than 2,500 less than the total number of sales for the year.

So we are headed back! The growth will be slow and controlled. The Feds are going to help about 400,000 homeowners that are nearing foreclosure. The Legislative Branch signed off last week and the bill heads to President Bushes desk for signing this week.

Is the Downward Spiral in the Housing Market Cause By Just a Few Cities or States?

I received a blog called Thoughts by Frank Schulte-Ladbeck, Professional Real Estate Inspector in Houston Texas today. One of the benefits of blogging is that you learn about what others are thinking and you have a chance to react.

I won't speak for the rest of the cities across the country, but I can speak about Real Estate the Las Vegas Valley. In my latest inquiry we led the nation in foreclosures for reasons unrelated to the rest of the economy. It's easy to blame 4 States and Cities for the economic downfall of the rest of the nation, but I encourage you to pull your head out of Houston TX. for just a moment and let's try to take a look at the big picture.

60% of the Las Vegas Valley homes in foreclosure have never had a resident living in them. What caused it? Builders built multitudes of homes to sell to investors that wanted to flip them using zero or 5% down loans from mortgage companies. Investors had purchased thousands of homes and were flipping them like crazy, and then the spigot of money got turned off.

The investors continued flipping until the market just flat stopped and just walked away from the homes they couldn't sell. If half of the investor foreclosures fell off the charts, we would be right in the mix on a per capita basis with everyone else.

I have personally been very busy since around March 1, 2008. My clients have been Baby Boomers, with money that have retired or on the brink of retiring. They are paying cash or are putting 20% down with a strong credit score. I have also been working with many clients that are doctors/ nurses, people in the building trades and teachers from cities like Detroit, Philadelphia, Chicago, Cleveland, and yes even New York City. What's happening in those cities?

My clients tell me that the loss of manufacturing jobs in the auto, steel and shipping industries have led to layoffs, which have caused people to move, which leads to layoffs in the types of jobs that I listed above. Not only that! What happens in those cities trickles into other service types of jobs in and outside of those cities. That affects our nation as a whole! Now for the people that rented in these cities decide to move to the Las Vegas Valley to start their new life, it's a no brainer for them, in this buyers market, to buy rather than rent if they can. Did you know that FHA and the VA have new programs with little or nothing down if you have a strong credit score?

On the other hand there are a lot of people who have already moved to Las Vegas now, to work, that own homes in the cities, mentioned above, that have to rent until their house sells. I know people who are renting here that have had homes on the market in these cities for up to a couple of years. They can't sell them because there is no sustainable growth in the economy for companies in those cities to hire people. Those markets are shrinking and so are the home prices.

So let me ask! What does Las Vegas have to do with dragging down their home values? If anything we are creating opportunity for these families to start a new life. The Las Vegas Valley leads the nation in job growth! Period! We were the last city into the sub-prime fray and appear, by last month's home sales numbers to be one of the first cities out of the sub-prime mess.

Without putting a so called positive spin on the issues, WE ARE IN A BUYERS MARKET! PERIOD! Financial institutions are going to have it rough for awhile. Heck! They weren't complaining 3 or 4 years ago when they were handing out money to people that were stating their incomes with little or nothing down for a home. As for sellers, they are just going to have to wait awhile just like buyers have to wait when prices get beyond their reach to purchase a home. But have confidence, this rough period shall pass.

My last point is this! Let's take a look at the nation as a whole for a moment. Oil and Gas prices are at an all time high. We have been involved in a war about oil for the last 6 years. (Iraq owes us-BIG TIME!) The stock market has dropped 400 points in the last 2 days (as of the time I'm writing this). Ford and General Motors stocks are trading at an all time low. The Airline Industry is in the tank. What has been the cause? I'm going to tell you now! DON'T BLAME THE LASVEGAS VALLEY. I said it before! I can only speak about the Las Vegas Valley. I wouldn't dare try to tell you what's going on in your city when I have never even been there. But I would offer this!

Whether you're a Republican, Democrat, Independent or a non participant, you better start asking the politicians in your area who they are looking out for and hold their feet to the fire for some answers. Based on what I'm seeing these past few months, I don't think it's us.

Las Vegas Foreclosures...An Interesting Process for Learning

It was quite and April and May for Las Vegas Valley Real Estate. So far June doesn’t seem to be slowing down. It’s a GREAT market for buyers! Homes currently in escrow that are scheduled to close have doubled over the past 2 months. That’s the good news! The not so good news is that all the homes on the market from foreclosures are keeping prices down. So if you’re a seller that’s not in a hurry, WAIT!

Now, a thought or several about the buying process for a foreclosure. I have shown well over 100 foreclosures and put buyer offers in on 10. The homes are not stripped and are in decent shape. We have been lucky and have closed on 5 of them.

The banks or mortgage companies generally have a Real Estate Management company working on these properties. The list price for the property is what they want for the property plus 3% more to cover the closing costs. That’s it! It’s a waste of time to write the offer below the list price. They price the property low to attract multiple offers and they get them. I’m working on one now that currently has 19 offers on it.

You are not able to find out if there are multiple offers on a property until we put your offer in. Once we submit your offer, a letter will come from the management company telling us that that there are multiple offers on the property. A multiple offer form is enclosed to fill out asking for the best price we are willing to pay. Once we determine that price, we send the form in and wait for a letter of acceptance or rejection.

All of the properties are sold on an as is basis. If your offer is accepted, I tell my buyers to buy a home inspection ($300-$400) and get done right away to make sure that there’s not a major issue with the home that could not be seen with the naked eye. Examples of a major issue may be mold, faulty air conditioners or furnaces. If you find major issues, you have two choices.

Buy the house and make the repairs at your cost or

2. Back out of the purchase within 10 days due diligence or sometimes less.

Now, please don’t think that I’m trying to scare you away from foreclosures. There are some great buys out there and there will continue to be probably through 2009. The process for buying a foreclosure is just a little different. Plus, I have a 500 batting average and every one I sell is a new learning experience. I will keep you posted!

Up and Off the Bottom! At Last, Positive Signs in Las Vegas Housing.

Dear Mary Kennedy Newsletter and Blog Reader,

April and so far in May have been very busy. The people working around me have been busy as well. So I have been wondering why the news reports have not reflected the busyness that I have been experiencing.

Then, all of a sudden here comes good old Hub Smith from the Las Vegas Review Journal with a story integrated with the Greater Las Vegas Association of Realtors data this morning and guess what?

1.The April 2008 data shows that our Real Estate Inventory has stabilized at 22,942 homes.(3.1% higher then last year)

2. The data also shows that pre-existing homes sales are up 30% year over year, housing prices are down 3% from March 2008 and 22.7% for the same period 1 year ago.

So now it's dawned on me! My blog and e-newsletters are at least 3 to 4 weeks ahead of the media accounts. The reason? I live and work on the front lines of the Las Vegas market everyday. Based on my experience, I and some other Realtors on my team have learned to anticipate and understand what the daily trends mean in the longer term. We talk about it day in and day out. If you go and READ MY BLOG, you will see that most of what I have been writing about is actually happening in some form 4 to 6 weeks later.

I also receive regular Google Updates on Las Vegas Real Estate and up until yesterday all there was to read was about the gloom and doom of the Real Estate market here in Las Vegas. Most of what was written was by experts that don't even live or work here.

Like Yah! WHAT DO THEY KNOW!

If you talk to the experts in Residential & Commercial Real Estate, that have LIVED & WORKED here for years, you will find that the Las Vegas Valley is usually the last in and the first out of these economic corrections that effect the whole country.

Finally, I want to THANK YOU for reading my e-mails about the Real Estate market here in Las Vegas. I know that I really get to the point from time to time, but that is what I think you want from me. I hope that you find them to be informative and valuable.

You're on my mailing list because, at some point you or someone you know is going to want to buy or sell a house. If you're looking to buy and have been waiting until we hit bottom, we are in that vortex of time right now and it's time for home buyers to get pretty serious about what they want to do because the prices are really down right now. "Getting Off the Bottom of the Real Estate Market in Las Vegas"

Dear Reader,

On January 15, 2008, I sent an e-mail and the Subject Line was

"I can feel the Real Estate Market Start to Turn in Las Vegas"

I received a lot of feedback on that e-mail. The most I have ever received! Mostly from readers with an opposing point of view accusing me of being way too optimistic and that there will be no way out of this mess for at least 2 more years. One person even suggested that I find another career. That was a little drastic, but I'm a big girl and I can take it. Plus, I enjoy the debate and I learn from each person that sends feedback. So keep the feedback coming!

Since that e-mail, I'm even more optimistic. Here are my talking points:

1. December 2007, January and February of 2008 were my busiest since the last half of 2004.

2. My sales have been to couples that are 50 plus. Retiring Baby Boomers a couple of younger couples coming here for New JOBS.

3. It's my opinion that Las Vegas is coming off the bottom of the market and I'm pointing you to 3 links below that reinforce my thoughts as we "Get off the Bottom" in Las Vegas.

NEVADA ECONOMY: Indicator of jobless decreases

My husband, John Kennedy, attended a breakfast yesterday put on by "In Business Las Vegas" The speaking panel was made up of 3 Real Estate Developers that are working on the Commercial/Residential Projects downtown.

All 3 representatives on the panel confirmed that the Mortgage Crisis has turned many potential home buyers that would have qualified for at the sub-prime level 6 months ago, into good renters for the foreseeable future. If you combine that fact, with another that new home builders are now selling down their inventory, rental property demand is on the rise.

So for people who own a Las Vegas residential property that

1. Is empty and has been on the market for awhile or

2. You are not having a lot of showings or

3. You're getting low ball offers, consider this!

Add a For Lease to the For Sale listing and the yard sign. If you end up leasing the property for a year, take it off the market. Today, 5 to 6000 people are moving here per month. Yesterday's panel predicted that as the jobs open up downtown next year, the number of people moving to Las Vegas could go as high as 10,000 per month starting in 2009. New home inventories will still be down because building permits tend to lag behind and when they do come back, it will be at a slower pace. That will create a better environment for pre-existing homes sales in the Las Vegas Valley.

The Time is Right for the Las Vegas Real Estate Market

I’m going to change from my traditional newsletter format this month to focus more on the some information I would like to share about the Las Vegas real estate market.

During the month of December, 40% of sales in all of the Las Vegas Valley were bank owned properties. The message is that the banks have become more realistic with pricing. This is an indication that the market is turning around.

On January 22^nd, the interest rates were lowered ¾ of a percent. The media is reporting that another cut of up to ¾ of a percent is coming. Taking all of this into account, along with the jobs that are being created by $40 billion of construction on the strip, I’m seeing that we are in the right place at the right time for a recovery.

The key to job creation is affordable housing. That’s why the banks are doing the right thing by accepting reasonable offers for properties. The number of listings for Single Family Resale Homes in January was under 24,000. 90 days ago it was near 30,000.

This is not a call for everyone that was thinking of selling to put their house on the market because the prices are still down and you want to list when we are safely into the turn and inventory stabilizes.

Now, if you are a potential buyer this is the time to get serious and start looking at your options. Las Vegas will be well ahead of the rest of the country in the turn and you want to be educated about what’s out there for you. The people that have been at my open houses are renters that have been in Las Vegas from 6 months to 2 years with one of those new jobs and they are getting ready to buy. The time is right!

Good News for Future Las Vegas Real Estate Buyers.

I have some good news for future Las Vegas Real Estate Buyers.

We performed a search of statistics today and I wanted to share some information with you.

1. Today’s search showed that 2045 Las Vegas Homes have been reduced in price in the past 7 days.

2. New Las Vegas Home Builders have dropped prices up to 20% on their standing inventory and it’s making Las Vegas real estate very appealing.

3. Two listings in Las Vegas Golf Course communities have been dramatically reduced in price from their highs.

a. One in Spanish Trail that was originally listed for sale for $374,000 is now being offered by the home owner for $295,000 (a 21% price decrease) and

b. Another home in Rhodes Ranch Country Club on the golf course that was once listed for $900,000 was just put on the market by RE/MAX Central for $750,000 or a 17% price decrease from the market highs.

If you take the information listed above, combine it with the recent cuts in the prime rate with maybe another cut coming in the near future, interest in Las Vegas real estate will go up.

Let’s face it, Las Vegas is one of the most exciting cities in the world and is always reinventing itself so the interest in Las Vegas real estate is always high and when prices are right, it sells.

In an effort to consolidate Las Vegas Real Estate Information for Buyers, Sellers and other interested parties, I have posted some articles of interest that I and others have written in a centralized area at Localism.com.

Quite frankly, I'm tired of reading and listening to people outside of Las Vegas tell us all the bad things that are going on in this market. The fact is, we still have 5000 to 7000 people moving here each month. Some of them are buying homes and others that can't qualify, at the moment, because of the sub-prime mess will rent until the mortgage industry improves. Is our foreclosure rate high? YES! But again, take a look at the hard numbers. Alot of the foreclosures were driven my investors that plowed money into properties and didn't sell soon enough. Many of those homes have never been lived in. If you look at the hard numbers, that is why our market pricing is not dropping as quickly as other markets across the country. In fact, I don't see it dropping alot more because of the high demand for places to live.

So my purpose is to organize Las Vegas Real Estate Information and Opinion from someone who works in the trenches. RIGHT HERE IN LAS VEGAS! The goal is to educate potential sellers, buyers and even Real Estate Professionals from other cities across the country about this great place to live.
