The List: Google's 200 Search Engine Ranking Factors!

You would think that listing all the factors that Google uses to determine your ranking would be a near impossible task, right? Well, apparently not. Today we have your first sneak peek at the list of the almost 200 search engine ranking factors used by Google.

How did this list get started? Well, apparently Mr Google, Matt Cutts, mentioned at PubCon recently that there are over 200 variables in the Google algorithm. So the folks at the WebmasterWorld set themselves a challenge to list them all.

Here is what has been included so far:

An Unreasonable First Time buyer just say N-E-X-T!!!!

I meet with my potential client, she tells me she wants a home from 300k-350k, after analyizing here income and resources with a mortgage rep, she says to me Oh Wow we can only afford something in the 280k range, I comply and I agree.

So I go through my whole buyers presentation and tell here about the "Buyers Agency" agreement and how it would benefit her she agress to work with me exclusevly for several months to find a place, we are all in agreement and I even give here an easy out if there something I'm doing wrong or not meeting her expectations etc. I would release her from the agreement.

NOW! here is the kicker she tells me where she wants to live and it has to be a "GOOD" area not the Ghetto she says to me hmmmm ok well for a 3bedroom home in my area under 300k that you can just move into its very hard to find, but I did find one within in her budget and it had 4 out of the 5 things that she requested, she decides to pass because she says the street is to busy etc.

Ok well this client is now giving me a hard time setting up appointments for her, one excuse after the other of why she can't meet me for a showing, she also has a deadline of February, so a couple of days later I recieve and e-mail saying "I have found another realtor and chose to work with them" and when i asked why she said well I went out with this agent and he showed me a bunch of homes in my price range, what she forgot to mention was the areas he was showing her, see she is not aware of the so called lesser desirable areas of certain towns in my area, so that being said I allowed her to cancel the agreement between me and her and now she is somehow offended and angry with me?

I am not a novice at this I did what she asked me to and I also told her to be careful where she is buying since she does not know the area, anyhow this was just a venting session all i can say is N-E-X-T!!!!

New Short Sale Rules For 2010

2. $1000 cash incentive to lenders for completing a short sale

3. $1500 to sellers to cover closing costs or for moving expenses

4. Up to $1000 towards paying the junior lien holders to release their lien.
