In November of 2009 there were 15 homes that closed within the month for Holliston Massachusetts. This is an increase of 13 units as there were 2 homes that closed in November of 2008.

The Average list price for the homes that closed in Holliston for November of 2008 was $559,450

The Average list price for the homes that closed in Holliston for November of 2009 was $362,840

The Average sale price for the homes that closed in Holliston for November of 2008 was $522,500

The Average sale price for the homes that closed in Holliston for November of 2009 was $342,341

The Average Market time for the homes that closed in Holliston in November of 2008 was 95 days.

The Average Market time for the homes that closed in Holliston November of 2009 was 109 days.

9 homes went under agreement in Holliston Massachusetts in the month of November. The average list price of the homes that went under agreement was $395,311 The average time on the market for these Holliston homes were 36 days.

Through November there have been 116 homes sold in Holliston. At the same point in time last year there were 99 homes sold.

January - December 2008 Market Statistics for Holliston Massachusetts

In Holliston MA for the period of January to December of 2007 there were 171 properties sold.

In Holliston MA for the period of January to December 2008 there were 103 properties sold.

In Holliston MA for the period of January to December in 2007 the average list price was $473,871 the average sale price was $448,725 and the average market time was 192 days.

In Holliston MA for the period of January to December in 2008 the average list price was $415,954 the average sale price was $399,437 and the average time on the market was 108 days.

In comparing year over year longer term data for Holliston Massachusetts, it appears that there is still a downward trend in the average sale price for homes. There was a decrease in the days on the market for the same period in Holliston MA. Unfortunately, there was also a substantial decrease in the number of properties sold in the January to December time frame in Holliston MA.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. It does look like the Holliston market has started to stabilize and we may be getting closer to the Real Estate bottom.

What's Up With Metrowest Massachusetts Real Estate?

Every month those of you that read my blog know I like to put together my local Real Estate reports in a number of towns around the Metrowest area including Hopkinton, Holliston, and Ashland Massachusetts.

After working on my reports over the last few days I saw something that came as somewhat of a mild surprise. Sales in the month of November were up substantially year over year as compared to 2008!

The figures below were certainly nothing to sneeze at! In fact this was one of the largest jumps I have seen in comparing a month of sales in 2009 v.s the same month in 2008.

Here is a quick look at the three towns mentioned above:

While I expected the numbers to be better than last year it really blew me away by just how large a margin home sales have increased. Year to date there have been 138 homes sold in Hopkinton. At the same point in time last year there were 121 homes sold. In Holliston it is 116 homes sold v.s 99 at this point last year and in Ashland it is 121 to 111.

So what are the contributing factors to the improvement in sales? I would venture to guess it is number of things including the 1st time buyers tax credit, a continued low interest rate environment, and lastly more realistic pricing on the part of many home sellers.

While the luxury home market is still suffering, home values in the rest of the market have really started to stabilize. While I am cautiously optimistic, these indicators show we have probably seen the worst of the great Real Estate correction.

Since the peak of the Real Estate market in the Spring of 2005, the last four years have been marked by unrealistic pricing, bloated inventories, short sales, foreclosures and much longer days on the market. Could we be seeing signs that these trends are behind us?

It is quite possible the light at the end of the tunnel is finally here! Here is a toast to a great 2010.

Milford Massachusetts Real Estate Market Report November 2009

In November of 2009 there were 22 homes that closed within the month for Milford Massachusetts. This is an increase of 10 units, as there were 12 homes that closed in November of 2008.

The Average list price for the homes that closed in Milford for November of 2008 was $266,050

The Average list price for the homes that closed in Milford for November of 2009 was $287,023

The Average sale price for the homes that closed in Milford for November of 2008 was $256,234

The Average sale price for the homes that closed in Milford for November of 2009 was $273,570

The Average Market time for the homes that closed in Milford in November of 2008 was 116 days.

The Average Market time for the homes that closed in Milford November of 2009 was 134 days.

10 homes went under agreement in Milford MA in the month of November. The average list price of the homes that went under agreement was $253,720 The average time on the market for these Milford homes were 71 days.

Through November there have been 155 homes that have sold in Milford. At this same time last year there were 186 homes that had closed.

January - December 2008 Market Statistics for Milford Massachusetts

In Milford MA for the period of January to December of 2007 there were 130 properties sold.

In Milford MA for the period of January to December 2008 there were 195 properties sold.

In Milford MA for the period of January to December in 2007 the average list price was $344,279 the average sale price was $333,875 and the average market time was 142 days.

In Milford MA for the period of January to December in 2008 the average list price was $291,792 the average sale price was $279,800 and the average time on the market was 165 days.

In comparing year over year longer term data for Milford Massachusetts, it appears that there is still a downward trend in the average sale price for homes, as well as an increase in the days on the market for the same period in Milford MA. There was however, a substantial increase in the number of properties sold in the January to December time frame in Milford MA year over year! Milford is one of the few towns in the area that has had substantially more homes sold in 2008. This is due in part to prices dropping rapidly along with a good stock of affordable homes.

184 Fruit Street Hopkinton MA Real Estate Just Sold

Hopkinton MA Real Estate ~ Just Sold 184 Fruit Street Hopkinton Massachusetts. Bank Owned New Construction. Sold by Bill Gassett, RE/MAX Executive Realty on 11/30/2009 for $530,000.

This Hopkinton bank owned home was not your conventional run of the mill property. The home was being sold "as is" which always makes it more difficult but in addition the home also had some obstacles that many buyers needed to look past including the fact that the front door was about 15 feet from ground level and not a very usable lot.

Looking past these drawbacks there were a lot of great things to talk about. The home featured a dramatic two story family room with palladium style windows, BRAZILIAN CHERRY Floors, Double Trey ceilings and Columns. It was also roughed for a gas fireplace. The great room was the hub of the house and had an incredible balcony overlook from the 2nd floor. This awesome room took advantage of the outstanding views of the Saddle Hill Country Club Golf course!

Adjoining the family room was a beautiful kitchen with Maple Cabinetry, Granite counters, and tile flooring. The kitchen will need to be fitted for appliances allowing the buyer to customize to their tastes.

One of the other unique features of this home was the hard to find 1st floor master suite. There are so few homes constructed in the area that have a 1st floor master. This one was done well with sliders to a deck that overlooks the golf course. The Master bath was magnificent with a fantastic custom shower, separate tub, tile flooring, and double with marble top. In addition the walk-in closet was fit for a king. Rounding out the 1st floor was a study with french doors for privacy.

The 2nd floor included 3 bedrooms. One of the bedroom has it's own private bath and the other 2 share a bath. One of the bedrooms also housed one of two laundry rooms in the home.

The lower level in this home was nearly complete and will add an additional 1900 square feet of living area. There is flooring needed and one room needed a finished ceiling. The basement ceiling height is over 12 feet and gives the area a real sense of spaciousness. The lower level included a large entry foyer, a room set up for a home theater area, a full bath, laundry room, and another room that could be used for just about anything. Given this space was not complete the new owner will really have the chance to add their personal touch.

Other features included a Massive Deck, 4.5 baths, extensive moldings and woodwork, french doors ect. In total there is approximately 5230 square feet with the lower level completed. The is set on 1.38 acres of land. Once the buyer gets this property completely done it should become a great place to live in and and outstanding Hopkinton value! I was fortunate enough to work with both the buyer and the seller in this transaction (Hingham Savings Bank).

The commuting location for this home is excellent as it is only a few miles away from the T stop in bordering Southboro. It is also not that far from Route 9 in Framingham.

This Milford Massachusetts luxury home was located in one of the best areas of town off of Whitewood Road on an absolutely spectacular lot! The home is set back over 250 feet off the road and can not be seen from the Street. Before you even walked in the door the land said WOW! Grafton MA Real Estate ~ Just SOLD 10 Alfalfa Drive, Grafton Massachusetts. Listed at $294,900. Sold at $290,000. There was also a $5000 credit at closing to the buyer. Sold by Bill Gassett, RE/MAX Executive Realty on 10/30/2009.

This townhome at Hill Top Farms in Grafton was in exceptional condition! It was an End unit that was truly pristine and showed like new.One of the harder to find features was the fact that it had 3 bedrooms! The majority of condo neighborhoods in the area only offer two bedrooms.

The features that made this condo worthwhile were the spacious open floor plan with large living room open to nice oak kitchen with sliders to deck. In addition there is a formal dining room with hardwood floors and crown moldings to round out the 1st floor. Adding a Facebook Fan Page to Your Point2 Website

As a Realtor who has a decent grasp of social media marketing, I am constantly looking for ways to drive traffic to the various sites I have including my website. In fact my website is my most important marketing vehicle because I OWN IT!

There are many great sites online that I have a very good online presence at including Active Rain but what if one day you woke up and Active Rain was no longer around? The thought of this happening is just terrible but don't think for a moment that it is not possible.

There are many Realtors and others in the Real Estate industry that get so wrapped up in blogging and other social media marketing that they neglect their website. I can tell you that this is a huge mistake!

I will get back to this point shortly but for those who do not have a Facebook fan page here is an easy to understand video that shows you how to go about creating a fan page.

Once you have created your fan page you can then easily create a page at Point2 and have a stand alone page that has your Facebook fan page on it!

A visitor would then be able to become a fan right from your website.

Once you have your fan page up and running and have invited a few friends, notice the box on the left column that says promote with a fan box. If you click that link you will be taken to a page where you can get the code that you will need to add to your point2 site. You will want to click the button that says "other" and not "blogger". It will give you the code that will allow you to generate your Facebook fan box.

To see what this will look like view Bill Gassett's Website Facebook Fan Page. Having a Facebook fan page is a great way to draw traffic to website or blog. You can add almost anything you like to your page.

The advantage to having a Fan page as opposed to strictly a profile page is that it is indexed by the search engines! Although I had created a fan page a long time ago, I never did anything with it. I have just started to use it as a means of communication.

By creating a fan page on your website a visitor can become a fan right from your site!

Hopefully if you have a Point2 site you know how to create a page! If not I would encourage you to learn everything you can about doing it (Maybe a blog for another time). Trust me it is very easy to do.

If you do not have a Point2 site but another platform that allows you to work with HTML you should be able to add a fan page there as well.

This Milford Massachusetts Gambrel Cape home was located in terrific neighborhood setting on the Hopkinton line off of Purchase Street!

There were many excellent features in this home that would be attractive to many buyers including the bright white cabinet kitchen with hardwood floors and sliders to deck, as well as the firplaced dining room or family room directly off the kitchen with hardwood floors.

The current owners did an exceptional job of opening up this floor plan by making the living/dining room area into one large front to back family room. The open floor plan really made this home seem larger than the actual square footage.

Grafton MA Real Estate ~ Just SOLD 43 Lincoln Lane at Forest Hills, Grafton Massachusetts. Sold at $350,000. Sold by Bill Gassett, RE/MAX Executive Realty. This townhome was a Short Sale with two different lenders.

If you are not familiar with what a short sale is I would encourage you to visit the link above. Generally speaking most short sales will be sold at a discount to the current market value of like properties. This Grafton Massachusetts townhome was located in the Forest Hills neighborhood and was in fantastic shape.

The townhome had the look and feel of a stand alone home and did not remind you of the typical condo interior. 43 Lincoln Lane was one of the former Amherst models and was loaded with upgrades & extras. In a word the property was stunning!

Some of the highlights included an exceptional Cherry kitchen with GRANITE counters, STAINLESS Appliances, and a custom pantry. This Ashland Massachusetts home was certainly what you would describe as a "fixer upper" or "handyman special".

After going through a home inspection it was discovered that the home had a structural issue as well as old termite damage. This is the reason why you see such a disparate difference between the list and sale price for the property. The new owner is a building contractor who is willing to deal with the issues.

The attraction with this Shore Road home is the neighborhood in which it is located. The Shore Road subdivision has an excellent location on the Ashland/Framingham town line. There is a nice blend of colonial's, cape's, ranches and split levels in this well kept Ashland neighborhood.
