WOW! Opening my Own Real Estate Company

I woke up June 29th like any other day in 2009. Kids, Food, Cleaning house, whatever came I went with it. That after noon I received a phone call from my current Broker in Charge saying I would not be getting my paycheck and a lame excuse when I asked why. I decided at that moment that I was going to work for myself! I was tired of being jerked around by bosses!!

June 30 th in the wee hours of the morning, I wrote my resignation letter. I couldn't sleep anyway so why wait! As soon as I awoke after falling asleep, I sent the letter off by e-mail...WHEWWW!

What a great feeling of stress being relieved! I arranged to pick up all my things that my broker had removed from my sales center while I was out on sick leave. Yes I had just had surgery and been out with a doctors note for two weeks. While I was out on sick leave all my personal belongings had been removed and put somewhere that I was not made aware of.

After hours of 'discussing' my license, the items that I had of theirs and my items; I was finally able to head to Columbia SC to change over my license (we started this meeting at 8:30 am BTW). I got to Columbia by 3 pm which is a 2 hour drive. By 5pm I had my new license that said Mary Iacovelli Realty, LLC Broker In Charge! WOW! I did it! Spur of the moment as is most of my life but I did it! No turning back now.....

WOW! A friend sent me this e-mail below. KFC is giving away GRILLED chicken on April 27th, 2009. I couldn't even read this without saying 'FRIED' to begin with! That's all I think of when I think of KFC. I LOVE their Original Recipe Fried Chicken just so you know ;-)

What a great deal that we can get some free food during this economy! Our local Chick-fil-A gives away breakfast items the week of their anniversary (which was in March here). Moe's gives free kids meals with an adult purchase on Tuesdays for sure, maybe more days that I'm not aware of. All of this is in the Upstate of SC where I live but if you know of FREE food in your area, comment on my post and let's see what all is out there!! Zaxby's also has deals on their food but I don't have the flyer in front of me AND Quaker Steak & Lube is giving 6 Jumbo Wings for $.35 on April 20, 2009!! Their flyer said it is in celebration of their 35th Anniversary.

I get things like the Wings, KFC and others by e-mail but alot of these are just by going by and looking at their signs like Chick-Fil-A. Thanks for letting me know what you find!!!! Mary

My wife sat down on the couch next to me as I was flipping channels.

She asked, 'What's on TV?'
I said, 'Dust.'
And then the fight started...

My wife and I are watching "Who Wants To Be A Millionaire" while we were in
bed I turned to her and said,
"Do you want to have sex?"
"No," she answered.
I then said, "Is that your final answer?"
She didn't even look at me this time, simply saying, "Yes."
So I said, "Then I'd like to phone a friend."
And then the fight started....

Saturday morning I got up early, quietly dressed, made my lunch, grabbed the
dog, and slipped quietly into the garage. I hooked up the boat up to the
truck, and proceeded to back out into a torrential downpour. The wind was
blowing 50 mph, so I pulled back into the garage, turned on the radio, and
discovered that the weather would be bad all day

I went back into the house, quietly undressed, and slipped back into bed. I
cuddled up to my wife's back, now with a different anticipation, and
whispered, "The weather out there is terrible."

My loving wife of 10 years replied, "Can you believe my stupid husband is
out fishing in that?"
And that's how the fight started...

I rear-ended a car this morning. So, there we were alongside the road and
slowly the other driver got out of his car. You know how sometimes you just
get soooo stressed and little things just seem funny? Yeah, well I couldn't
believe it.... He was a DWARF!!!
He stormed over to my car, looked up at me, and shouted, "I AM NOT HAPPY!!!"

So, I looked down at him and said, "Well, then which one are you?"
And then the fight started.....

My wife was hinting about what she wanted for our upcoming anniversary. She
said, 'I want something shiny that goes from 0 to 150 in about 3 seconds.'
I bought her a scale.
And then the fight started...

When I got home last night, my wife demanded that I take her someplace
expensive...
so, I took her to a gas station.
And then the fight started...

After retiring, I went to the Social Security office to apply for Social
Security The woman behind the counter asked me for my driver's license to
verify my age. I looked in my pockets and realized I had left my wallet at
home. I told the woman that I was very sorry, but I would have to go home
and come back later.

The woman said, 'Unbutton your shirt'. So I opened my shirt revealing my
curly silver hair. She said, 'That silver hair on your chest is proof enough
for me' and she processed my Social Security application

When I got home, I excitedly told my wife about my experience at the Social
Security office.

She said, 'You should have dropped your pants. You might have gotten
disability, too.'
And then the fight started...

staring at a drunken lady swigging her drink as she sat alone at a nearby

My wife asked, 'Do you know her?'

sober since.'

'My God!' says my wife, 'who would think a person could go on celebrating
that long?'

Study Reveals inequities in SC Property Tax System

Living in The Upstate of SC is AWESOME!! But We have to discuss the Great, the Good and the Ugly! This is One of the Uglies! In 2006 the state rallied for Tax Reform which the Realtors of SC disapproved of but the general population voted into effect. Why did the general public vote it in you say? Well they were not aware of the effects of this reform in my opinion. The public was told all the Good Things about the tax reform (better parks, lower taxes, etc) and almost nothing about the Ugly Things this would do (inequities, increased taxes when you sell, etc)!! Below is information from the SC Realtors Association about a the new Study showing some of the effects. It's unfortunate that this passed in the first place now lets work together to get it reversed and back in line with what WORKS for our state! Study reveals inequities in South Carolina's property tax system

COLUMBIA, S.C. (March 23, 2009) - A research study conducted by Professor Tim Allen, Ph.D., Director of the Carter Real Estate Center at the College of Charleston, concludes there is considerable inequity in South Carolina's property tax system. Changes made to South Carolina tax laws in 2006, particularly Point of Sale Assessments, create different tax rates for property owners.

Under the South Carolina Real Property Valuation Reform Act, the taxable value of property that does not transfer ownership is limited to an increase of 15 percent over five years. However, when a property does transfer owners, the taxable value is then based on the value of the property at the time of sale (commonly referred to as Point of Sale Assessment).

Point of Sale Assessment results in different tax rates for properties of the same value. When properties of similar value are taxed at different effective tax rates, the property tax system is classified as "inequitable." The inequity can influence decisions to enter into real estate transactions, and affect supply and demand conditions in the real estate market.

The results of the study showed:

Under the current property tax system in South Carolina, property owners face different property tax burdens relative to their properties' values. Thus, the system is "inequitable."
Point of Sale Assessment exacerbates the inequity in the state's tax system. When property values are rising, the taxable value of the property may increase without limit.
Values increasing: Point of Sale Assessment leads to the "Lock-In Effect" and decreases demand for property. The owner is reluctant to relocate to a property of the same value because the move will trigger an unlimited reassessment on the new property.
Values decreasing: Point of Sale Assessment leads to the "Motivator Effect" and increases the supply of property. The owner is encouraged to relocate to a property of the same value because the tax liability of the new property will be lower.
Extending the 15 percent limit on increases in assessed to properties involved in assessable transfers of interest will improve the equity of the state's tax system.

Easiest delicious chocolates you'll ever make!

1 package butterscotch chips - a name brand seems to make it taste better than store brand
1 package chocolate chips- semi-sweet
1 can of spanish peanuts

In heavy saucepan or double boiler mix and melt both package of chips at one time. Stir constantly and don't let it scorch, as they melt quickly. As mixture gets smooth, pour in the spanish peanuts. Have wax paper on trays ready and drop spoonfuls of mixture onto wax paper, each one being the size of a turtle chocolate you would buy at the store, or larger if you like. Chill in refridgerator until firm. These are melt in your mouth good and my family gobbles them up. They can't sit out too long at a party, as they will start to melt if left at room temp for really long periods of time.

Boy Scout Popcorn Recalled!

SIGNS OF RECOGNIZING A STROKE!

STROKE IDENTIFICATION:

During a BBQ, a friend stumbled and took a little fall - she assured everyone that she was fine (they offered to call paramedics) .she said she had just tripped over a brick because of her new shoes.

They got her cleaned up and got her a new plate of food. While she appeared a bit shaken up, Ingrid went about enjoying herself the rest of the evening

Ingrid's husband called later telling everyone that his wife had been taken to the hospital - (at 6:00 pm Ingrid passed away.) She had suffered a stroke at the BBQ. Had they known how to identify the signs of a stroke, perhaps Ingrid would be with us today. Some don't die. they end up in a helpless, hopeless condition instead.

It only takes a minute to read this...

A neurologist says that if he can get to a stroke victim within 3 hours he can totally reverse the effects of a stroke....totally. He said the trick was getting a stroke recognized, diagnosed, and then getting the patient medically cared for within 3 hours, which is tough.

RECOGNIZING A STROKE

Thank God for the sense to remember the '3' steps, STR . Read and Learn!

Sometimes symptoms of a stroke are difficult to identify. Unfortunately, the lack of awareness spells disaster. The stroke victim may suffer severe brain damage when people nearby fail to recognize the symptoms of a stroke.

Now doctors say a bystander can recognize a stroke by asking three simple questions:

S *Ask the individual to SMILE.

T *Ask the person to TALK and SPEAK A SIMPLE SENTENCE (Coherently)
(i.e. It is sunny out today)

R *Ask him or her to RAISE BOTH ARMS.

If he or she has trouble with ANY ONE of these tasks, call emergency number immediately and describe the symptoms to the dispatcher.

New Sign of a Stroke -------- Stick out Your Tongue

NOTE: Another 'sign' of a stroke is this: Ask the person to 'stick' out his tongue.. If the tongue is 'crooked', if it goes to one side or the other, that is also an indication of a stroke.

Tax Withholdings for New Homeowners

There are many tax benefits to homeownership. One of them is to reduce our income taxes paid to Uncle Sam at the end of the year. A common mistake that new homeowners forget to do is to adjust their withholding exemptions adjustments on their paychecks.

Since mortgage interests are now a tax-deductible line item on your Form 1040 Income Taxes, you may be a candidate for Itemized Deductions on Schedule A instead of taking the Standard Deduction. If you had not made adjustments to your withholdings to anticipate for these additional benefits, you would more than likely have a tax refund at the end of the year. Why let Uncle Sam have your money interest-free?
The extra take-home pay you take back can be put to better use: savings, paying off consumer debts, or better yet take the extra money you have and put that back towards your mortgage as extra principal payments. That sounds like a sweet deal to me.

Standard Deductions for 2008 are:
Single(s) $5,450
Married couple(s) $10,950
Head of household(s) $8,000

Depending on when you purchase your home this year, you may or may not qualify for the Itemized Deductions. Also, don't forget to add your property taxes to the mortgage interests on Schedule A. Typically, these two line items make the largest number on the schedule. If you have old furniture you do not want to move into your new home, donate it. Uncle Sam also helps you with a charitable contribution line item on your tax.

IT'S NOT THE $4,700 RAISE - IT'S THE PRINCIPAL

This is from my Fellow Blogger "Double I" and I am in agreement and want to get the word out!

Via Richard Iarossi, Crofton MD Real Estate, Annapolis MD Real Estate (Long and Foster® Real Estate, Inc.):

For those of you who don't yet know, Congress gets an automatic pay raise each year, unless, and get this, they vote NOT to get the raise. This years contribution from American taxpayers amounts to $4,700 per Representative.

Their salary will increase from $169,300 to $174,000. Not a bad increase when you consider the current state of the economy in the country. Unemployment is now averaging close to 7%, and much higher in some areas of the country.

Please tell me why we should reward a Congress who has allowed the economy to collapse on their watch?

As of now, legislation has been introduced to fore-go next year's raise but, shocker, it doesn't have a great deal of support with just 34 co-sponsors. 218 are required for it to get a chance of passage.

I watched some of the hearings when Congress was berating and questioning the auto industry executives. While they don't deserve any sympathy either, the hypocrisy of our Congressional representatives is stunning. Forcing them to sell planes and convincing them to take a $1/year salary, all the while knowing they're in line for a pretty good raise themselves. I guess that's just the way it is in Washington, DC.

Wait! Maybe they're on to something. I think I'm going to vote myself a raise for 2009.
