The Mini Myrtle Beach Real Estate Shift

I have been in real estate hell for almost two years and I feel as though I am out! Why? The Myrtle Beach Real Estate market is making what I call a mini shift! We are writing more contracts, taking more calls, and the action is back. Buyers are starting to come to the market faster than we can deal with them. Offers are going in on short sales, foreclosures, developer close outs and more. There are many reasons but just like the media crushed the real estate market the media is talking now is the time to buy. Depending on who you talk to would determine on whether you belive it or not but the bottom line is the prices are at five to seven year lows, interest rates are low and cash buyers are on the way.

Myrtle Beach Short Sales are still a very difficult process but you can find great deals if you can find the right team that knows how to deal with the process. Make sure you ask your realtor about the best way to find short sales and deal with the bank.

Myrtle Beach Real Estate

With existing home sales rising across the coutry and spring in the air Myrtle Beach Real estate is picking up. We have put over ten contracts in over the past few days. The best deal going are the condos at World Tour in Myrtle Beach. You can get a two bedroom as low as $109,900 and a three bedroom at $149,900 all with golf course views. These prices are .50 on the dollar from the developer and we only have a few units left. Now is the time to buy!

Other exciting new is www.myrtlebeachforeclosures.net just added a new MLS feature to it's site and has quickly become the most visited site for Myrtle Beach Foreclosures in the area. Our team sells 90% of all assigned bank owned listings!

The buzz word is still forelcousres, short sales, etc....but get them while they are hot because this market is moving!

Myrtle Beach Short Sales

This week has been so busy with requests for us to list people's Myrtle Beach Short Sales. Our websites are getting more traffic but many people are upside down and need a way out. With the new bailout and banks backing off now is the time to work on short selling your home. We just completed a short sale at the Coral Beach Resort for a corner one bedroom that sold for $135,000. The deals are everywhere and like buses you just have to know which one to hop on. Short Sales are easier to work with now because banks have had over a year to learn how to deal with them however most realtors don't know the first thing about what type of information is required from thier sellers. There is allot of paper work that is necessary for getting the short sale done quickly and effectively.

Both short sales and Myrtle Beach Foreclosures are both on the rise but thier are more buyers in the market than I have seen in over three years. This is going to be the last spring people get to buy properties at fifity cents on the dollar. If you want an oceanfront house or a vacation condo now is the time. Rates are low, property values are at ten year lows, and banks are dropping prices. It's a buyers pariadise.

Myrtle Beach Condo Market

Since January 1st there have been one thousand two hundred and nine condos sold in the Myrtle Beach area. However that is only nine percent of the total inventory on the market.

In today's market sellers must choose an agent with a track record of closings not listings. Our team has sold over two hundred properties in the past twevle months with unique marketing efforts that most realtors don't implement. Just posting a lisiting on MLS does not work in today's market conditions. We give our sellers exposure on over three hundred websites worldwide and have a closing ratio of over ninety percent listed versus sold.

I want to say a special thanks to all fathers who spend time with their families. I was lucky enough to have a father that put family first.

Happy Fathers Day to All Dads!

Hark Rock Park

Thanks to everyone who has gone out to support the new Hard Rock Park in Myrtle Beach. Hard Rock has been a great addition to the area and we look forward to all the new amenties and attractions that it will bring.

The condo deals on two bed two bath units within walking distance of the park that are priced to sell. I have a line on a few foreclosures and short sales that can be picked up at .50 to .60 cents on the dollar.

Don't let high crude oil prices scare you into not enjoying today. These prices will come down soon because Americans have already changed their driving habits and this will be reflected in three to four months.

I hope everyone enjoys the weekend.
