Sutter Creek’s $399,000 median price is on two different listings today one is a 2686 square foot 3/2-1/2 on over a half-acre, in Sutter Crest Estates, the other its neighbor is a 5/4, 3248 square foot home with tons of room and great views of the valley.

The average listing price in Plymouth is $ 677,111, up a good bit from last month’s $ 604,350 but that is just the way statistics change in this kind of small market. Houses have set on the market for an average of 158 days. In the last month Plymouth has had 4 new listings. One listing has sold.

Plymouth’s median price listing for this month is offered at $ 519,000. It has 3 bedrooms and 2-1/2 baths, an attached garage and sits on 6.5 acres. This home has 1902 square feet, and a pool.

This month Plymouth’s least expensive listing is a 960 square foot 3 bedroom 2 bath manufactured home in Plymouth Mobile Home Park offered at $68,000 and $ 240 per month space rent.

This month Ione has 56 active residential real estate listings, down 1 from last month’s 57 listings.

The average listing price in Ione is $ 317,729 321 down about $3,500 from last month’s $ 321,222.

The number of days that properties have been on the market is about the same as last month at 180 days.

In the last month Ione has had 6 new listings and 8 listings have sold.

This month two homes tie for the median priced listing in Ione. One is a 1588 square foot 3/2 in Edgebrook Estates. It sits on a .14 acre lot. The other is a “Cowboy’s or Cowgirl’s dream.” 6.7 acres on Jackson Valley road. It has a 1212 square foot 2/1 and space to spare! It is a short sale but both of these are offered at $ 259,000.

Ione’s lowest priced home right now is a 1248 square foot manufactured home in The Oaks park. This home is offered at $50,000.

Again this month the “highest priced listing” in the area is the three bedroom three bath 5100 square foot custom with three master suites, huge pool, gym, unbelievable landscaping, a caretakers home (3/2) and a 900 square foot guest/pool house. All on 97+ acres. The asking price for this one is $3,500,000.

One way that the National Association of Realtors defines markets is by months of inventory. If a market has less than six month’s of inventory it is often called a sellers market because the supply is low for the level of demand. Right now Ione has seven months of inventory at the level of sales last month. So using that rule of thumb the Ione market is doing pretty well. Now if we see that continue and prices start to rise…

The Pine Grove and Pioneer areas of Amador County have 128 current residential real estate listings for sale. Down 16 from last month. Right now the average asking price in the area is $ 277,552, down from last month’s $ 281,255 average. So, still dropping slightly. The average time it is taking to sell a home is 230 days. Up a bit from last month’s 218 days. In the last month 19 houses have been listed and 15 have sold. The average price of the houses that sold was $ 149,703 with an avg. list price for sold’s of $ 160,387 showing a sale to list price ratio of 93.34%.

This month’s median price listing is a short sale 3/2 with 1520 square feet, 6 spaces in the garage and hardwood floors. This one is in Mace Meadows so if you like golf… It is offered at $ 235,000. It is on a half acre lot.

Again this month a manufactured two bedroom two bath in Meadow Pines is the least expensive home listed in the area. Last month this one was asking $28,000, but the price has dropped a whopping $18,050 to just $ 9,950 with $490/month space rent. Lots of storage and a nice yard.

The priciest listing in the Pine Grove/Pioneer area continues to be the 3-bedroom four-bath 4200 square-foot beauty with great views and all that upcountry charm. On 11.38 acres it is offered at $1,875,000.

Inventory is again slightly down this month…   Today, December 2, 2009 the Amador County Association of REALTORS® MLS shows a total of 378 active residential listings in Amador County, down 16 from last month’s 394.

These listings have a $ 368,463 average listing price, up about seven thousand dollars from last month’s average of $361,509. Maybe we are finally seeing prices stabilizing a bit...

The average number of days on market for these listings is 214 days, statistically the same as last month’s 213 days.

In the last month Amador County has had 58 new listings and 41 listings have sold.

Today the lowest priced listing is The same 960 square foot manufactured home on a large .30 acre lot in Meadow Pines (Pioneer) It has 2 bedrooms and 2 baths, new carpet, vinyl, paint, and fixtures and even a pellet stove in the living room. This home was listed at $28,000, Now it is down to just $9,950 without the land. Space rent is $490 per month. Water is $34.96 per month Septic is $18.50 per month. This park DOES include children.

The highest priced listing is a big operating vineyard on over 137 acres in “The Valley.” It is offered for $5.1 million. This one has not dropped.

This month two houses, one in Lake Camanche Village and one in Plymouth are in a tie for the median priced listing. The Lake Camanche Village home is an 1860 square foot 3/2 on over a half acre, and the Plymouth home is a 3/2.5 Short Sale on over 5 acres in the Willow Creek area. They are each offered at $ 275,000.

At the rate of sales last month, it would take less than 10 months to deplete the current Amador County Real Estate inventory (if no new listings were made). This is often looked at to decide basic market trends. This number is down from last month’s 10 month’s inventory. Showing a good trend that the market might actually be recovering, a little… But we still have a long way to go.

The Pine Grove and Pioneer areas of Amador County have 144 current residential real estate listings for sale. Down 12 from last month. Right now the average asking price in the area is $ 281,255 down from last month’s $ 283,191 average. So, still dropping slightly. The average time it is taking to sell a home is 218 days. Up a bit from last month’s 193 days. In the last month 15 houses have been listed and 8 have sold. The average price of the houses that sold was $ 207,925 with an avg. list price for sold’s of $ 219,237 showing a sale to list price ratio of 94.84%.

Three properties tie for this month’s median price listing. All three are in Pioneer and they are offered at $ 249,000. The first (in no order) is a 1490 square foot 2/2 on just under a half acre. The second is a two story 3/2 on .30 acre with 1246 square feet. Third is a 1232 square foot 3/2 on .50 acre. None of these are Short sales or REO (bank owned) just old-fashioned sales!

Again this month a manufactured two bedroom two bath in Meadow Pines is the least expensive home listed in the area, asking $28,000 with $490/month space rent. Lots of storage and a nice yard.

The priciest listing in the Pine Grove/Pioneer area continues to be the 3-bedroom four-bath 4200 square-foot beauty with great views and all that upcountry charm. On 11.38 acres it is offered at $1,875,000.

Inventory is slightly down…   Today, November 1, 2009 the Amador County Association of REALTORS® MLS shows a total of 394 active residential listings in Amador County, down 32 from last month.

These listings have a $ 361,509.00 average listing price, up over a thousand dollars from last month’s average. Maybe we are seeing prices stabilizing a bit...

The average number of days on market for these listings is 213 days, up 19 days, from October first’s 194 day average. This could be due to the rush for that $8,000 tax credit.

In the last month Amador County has had 48 new listings and 39 listings have sold.

Today the lowest priced listing is a 960 square foot manufactured home on a large .30 acre lot in Meadow Pines (Pioneer) It has 2 bedrooms and 2 baths, new carpet, vinyl, paint, and fixtures and even a pellet stove in the living room. Looking at today, September 1, 2009, Amador County has 451 current active residential listings of homes for sale, forty-eight less than the 489 on August 1 and thirty-eight less than the 479 on the first of July.

These listings have an average asking price of $ 370,218 down about eight thousand dollars from the $378,356 on August 1st, and about seven thousand down from the July first average of $367,624.

The average number of days on market for these listings is 201 days, down 21 days from August first’s 222 day average

In the last month Amador County has had 61 new listings and 27 listings have sold.

Five Listings tie for the median priced house for sale in Amador County. Three in Pioneer, one in Sutter Creek and one in Ione. Each is offered for $ 279,000. That median price is down $20,000 from last month.

The lowest priced home for sale in Amador County is a 2/2 manufactured home in Meadow Pines Park, Pioneer. This home is on almost a third of an acre, with storage buildings and room to garden. Space rent is $490 /month Water is $34.96 and septic is $18.50. This park allows children.

The highest price home in the area remains this month, the “turnkey operation”-producing producing vineyard in Fiddletown, on over 137 acres with a 3250 square foot 5/2.5, with an asking price of $5,100,000.

At the rate of sales last month, it would take 17 months to deplete the current Amador County Real Estate inventory. This is often looked at to decide basic market trends.
