The plain Jane home sold within two weeks. The inside was clean but hopelessly in need of a makeover.&amp;nbsp; But no one would have gone inside in my opinion had they not painted the door, washed the front and planted the painsies.&lt;/p&gt;

      <title>The Perils Of Coffee Drinking</title>
      <description>&lt;p&gt;&lt;strong&gt;I am a coffee drinker.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Not the boutique kind that tries every new flavor of the month or the ones that resemble more of a milkshake than coffee, but instead I am the guy that likes regular straight up coffee, the stuff that goes for $4&amp;nbsp;per lb.in the supermarket and the kind old men order up at the corner diner.&amp;nbsp; I don't think Juan Valdez had in mind what is going on in today's coffee shops either.&lt;/p&gt;
&lt;p&gt;To me coffee is more of a routine than a habit. I get up in the morning and fire up my little plain &quot;Mr. Coffee&quot; 4 cup machine that has one button called &lt;strong&gt;ON-OFF.&lt;/strong&gt;&amp;nbsp;&amp;nbsp; I believe it cost me $18 at Walmart and it works...something the last 3 machines that had umpteen bells and whistles didn't do.&amp;nbsp;&amp;nbsp; One machine had a built in timer that started a built in grinder that automatically ground and brewed my coffee every morn ing.&amp;nbsp;&amp;nbsp; It broke.&lt;/p&gt;
&lt;p&gt;I usually have a morning cup and&amp;nbsp; then pour one for the road when I leave the house. Then another about mid morning and one later in the afternoon. I can drink another right before bed and it has no effect on me at all.&amp;nbsp; But there is another side to this coffee addiction. &lt;strong&gt;I am a committed coffee&quot;Spiller&quot; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Sometimes the first spill of the day begins with the coffee machine itself. I forget to empty the last pot then&amp;nbsp;pour in the water and hit the&amp;nbsp;brew button, leave the room, and come back to a kitchen drawer full of coffee.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;And usually once or twice a month I'll spill a cup either in my lap while driving , or on my shirt at the office.&amp;nbsp; Nevertheless I have learned to adapt and have no intention of giving up coffee due to a little spillage now and then! What's a few stains here and there, compared to the pleasures derived from a stiff cup of hot java? Besides I am convinced there is a direct link between success in business and coffee.&lt;/p&gt;

      <title>A Hunting Guide?</title>
      <description>&lt;p&gt;Our ranch is a game management preserve. It has to be managed. Each year so many does, and so many bucks have to be harvested. Because we have to take a large number this year I have offered up free hunts to friends .&amp;nbsp; Boy did I never realize ...this is work! Get up at 4 AM ...meet the friends . Take them to their hunting blinds. Help with the processing if they harvest one. Go Home and start over the next morning at 4 AM. Helpfully this next year we won't have to harvest so many. I value my sleep!&lt;/p&gt;

      <title>Are You Up On The New RESPA Rules And HUD Closing Statements?</title>
      <description>&lt;p&gt;I have taken two trainings recently on the new RESPA RULES and the new HUD closing statements used by Title Companies here in Texas. What else can I say? The world changes and the business of closing real estate transactions only grows more complex each decade. We just have to get used to it as professionals and work with the forms, the laws, and the programs we are given.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;br /&gt;The burden on lenders, title companies, and Real Estate Agents continues to increase. Did any of us really expect any&amp;nbsp;less under the current Administration and especially &amp;nbsp;given the problems lenders went through over the last few years?&lt;/p&gt;
&lt;p&gt;I understand&amp;nbsp;that many of these&amp;nbsp;changes that we see happening were put in place to&amp;nbsp;protect the consumer from unscrupulous lending practices and to help the consumer in making choices.......I think must of us are for those two things.&amp;nbsp; I am just concerned if the consumer will understand&amp;nbsp;what is put before him both&amp;nbsp;before and during the closings.....&amp;nbsp;&amp;nbsp;any better under the new rules than the old.&lt;/p&gt;
&lt;p&gt;Have any of you seen the new rules and forms?....they kick in in January.&amp;nbsp;&amp;nbsp; Better Be ready.&lt;/p&gt;</description>

      <title>The Spirit Of The Season</title>
      <description>&lt;p&gt;As My wife and I grow older, like many folks we tend to look forward to different things during the holidays other than what might come our way under the tree. Every Christmas we are part of a group that goes out and purchases gifts for kids in foster care. Most of these are pre-teen or early teens that have little to look forward to at Christmas time.&amp;nbsp; So a local organization raises the donations and we, along with several others go&amp;nbsp;shopping and have the special privledge of being able to select the gifts for a couple of kids that are in need. The budget is not huge but is adequate to get them some clothes and a couple of fun gifts too. We&amp;nbsp;don't &amp;nbsp;get to ever meet the recipients , but we can dream about the smiles on their faces on Christmas morn. :O)&amp;nbsp;&lt;/p&gt;

&lt;li&gt;It is a fact ....that a huge majority of sellers that originally go it alone finally end up either listing their home or working with a buyer's agent to get it sold. Yet knowing this, so many sellers &amp;nbsp;still have to go through the sometimes miserable and usually very lengthy process of marketing, negotiating, repairing, contracting, re-negotiating and sometimes actuallygetting the deal to closing.&amp;nbsp;It can be a masochistic experience.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;It is a fact that ..... most sellers that do it themselves simply&amp;nbsp;&lt;strong&gt;&quot;Oversale&quot;&lt;/strong&gt; their home.&amp;nbsp; They hoover over prospects and spend all their time selling and never listening.&amp;nbsp; They have little knowledge of the entire process and often scare a buyer away. They do not understand buyer &lt;strong&gt;&quot;signals&quot;&lt;/strong&gt; and typically have no concept about pre-qualifying the total strangers walking through their home. They make a 16 page brochure describing a tract home that resembles the other 200 in the neighborhood.&lt;/li&gt;

&lt;p&gt;If you need income....&amp;nbsp;then take a look at &amp;nbsp;&lt;strong&gt;For Sale By Owners..............&lt;/strong&gt;chances are they need you worse than&amp;nbsp; you need them!&lt;/p&gt;

But it is worth every minute of the drive especially the&amp;nbsp; lovely 7.5 mile portion&amp;nbsp;on 2549.&amp;nbsp; Once described by a major publication as one of the most scenic sections of highway in Texas .......And I will personally vouch that it truly is! Seeing is Believing.&amp;nbsp;&lt;/h5&gt;
&lt;h5&gt;Rolling hills, small lakes,&amp;nbsp;Pine trees, dogwoods and blackjack oaks that turn deep red-purple in the fall,&amp;nbsp;cattle, horses, donkeys, and a&amp;nbsp;real variety of birds and wildlife can all be spotted between State Hwy 6 and Hwy 79 on FM 2549 sometimes referred to as Arrowmoon Hwy.&amp;nbsp; Camp Arrowmoon, a&amp;nbsp; district boy scout camp is located just off 2549 on Arrowmoon Road.&lt;/h5&gt;
&lt;p&gt;&lt;strong&gt;There are a variety of ranches and ranchettes located on FM 2549 from a couple of acres up to a couple of thousand acres. If you are passing through this part of the Lone Star State make a point to side track for a few minutes an drive one of the Pretties Drives In Texas! You will be glad you did... I promise!&lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;I cannot tell you when was the last time I went to a real live&amp;nbsp;carnival ....but I can say it was easily 25 years ago.&amp;nbsp; Growing up even years before that it was always an exciting prospect to hear that the Carnival was in town, especially back then when Bryan College Station Texas was so much smaller. I can remember however, losing a lot of one dollar bills at a particular shooting gallery where you shoot a small rifle at a row of metal ducks on a conveyor belt and I remember catching the operator of that booth cheating.&amp;nbsp;&amp;nbsp;He ran me out of that booth for even questioning his integrity as a professional carnival&amp;nbsp;operator extraordinaire.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;A dollar was a lot back then. Not surprised? .....well I was pretty gullible then. So I dropped a few ones to the scamer. I wonder how many times I have done that to an on line Scam-er trying to get me to take a new web site and have unbelievable SEO.....&lt;/p&gt;

      <description>&lt;p&gt;We were not able to make the game today in College Station but wished I had been able to! Texas A&amp;amp;M mauled the Baylor Bears 38-3 !&amp;nbsp; And as a result there is more good news. Christine Michael was able to set a new school record with a 97 yard run&amp;nbsp;which is the longest play from scrimmage in the history of Texas A and M. Also the Aggies are now eligible for a bowl game. Let's Hope!&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;Sure you have one. You know you do! We all do.....&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;My personal favorite is &lt;strong&gt;the dressing&lt;/strong&gt;&amp;nbsp; (stuffing) and gravy that goes with turkey. And if you are from the south you know how your grandmother made it... and it wasn't with bread , it was with cornbread!&amp;nbsp; And you also now that it has got&amp;nbsp;to be slightly moist , not dry, and there is a second part to delicious cornbread dressing&amp;nbsp;and it is real homemade &lt;strong&gt;giblet gravy&lt;/strong&gt; that has to be generously drizzled all over the cornbread dressing. Now , both my grandmothers and my mother always added a few extra tidbits to the gravy and the one that really is the difference maker is ....chopped boiled egg...the difference between gravy and great gravy!&lt;/p&gt;

      <description>&lt;p&gt;After a 2 year drought central Texas has finally received about two months worth of good moisture. As a result the hay cutters in our area were really getting overloaded. To make things tougher the rains have been sporadic and when you cut hay you need a couple of good dry days before you can rake and bail it. If it rains too much on the fresh cut hay Coastal Bermuda Hay&amp;nbsp;....it can be ruined.&amp;nbsp; Nothing is sweeter than the smell of fresh hay. It is almost intoxicating. The cows love it too!&lt;/p&gt;

      <title>Gotta Be Looking In the Right Places For Documents!</title>
      <description>&lt;p&gt;While working on trying to interpret a subdivision plat today and explaining some joint access&amp;nbsp;&amp;nbsp;easements to another gentleman, it became painfully obvious to me that something was missing on the drawings. I knew from past experience in this subdivision that there was an access easement on this land.&amp;nbsp;My firm had been involved with the development of the tract some 20 years prior. The city had gone through a lot of changes since then, adding zoning ordinances, etc. And we had used the best attorney we could find to take care of the legal work. &amp;nbsp;Well a lot can change through time, but not the drawings. The blueprints had never left our hands. So we scratched heads and rubbed chins for a few minutes.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Finally I got to thinking there was one more possibility, so I called the title company working on this transaction and asked them to check on the county clerk records on any easements or other conveyances that had occurred about the time we filed the subdivision plat with the city. And lo and behold there it&amp;nbsp;was , and it covered everything as I thought it would.&amp;nbsp;&amp;nbsp; A document that showed it was what we thought it was&lt;/p&gt;
&lt;p&gt;The easment and maintenance of the easement agreement said what I hoped for. This document had been properly executed and filed with the the the county clerk.&lt;/p&gt;
&lt;p&gt;Always check deed files and other written records when trying to figure out a plat.&amp;nbsp;&lt;/p&gt;</description>

      <description>&lt;p&gt;Today&amp;nbsp;I &amp;nbsp;thought about a friend who served our country during a very rough time ...the Viet Nam War.&amp;nbsp; He has always been very humble and quiet about that period in his life.&amp;nbsp;Said very little. &amp;nbsp;But I know he is a hero. One day I asked him if he had ever been wounded in battle and he answered&amp;nbsp; &amp;nbsp;&quot; 3 times.....       <title>Forclosure, REO, ORE, Bank Owned Property</title>
      <description>&lt;p&gt;&amp;nbsp;Whatever you call it...... &lt;strong&gt;Foreclosure, REO, ORE, Bank Owned Property&lt;/strong&gt; it doesn't matter..... it still is most likely a property foreclosed on by a mortgagee, for non-payment of the note. By the time this has occurred things like work-outs, short sales etc are no longer an issue. They don't matter. Too late.&lt;/p&gt;
&lt;p&gt;Recently I heard an interview on a national radio program with an individual that was pursuing trying to rescue his home that had been foreclosed on already. This individual insisted that he had not received proper notice as to the impending and eminently &amp;nbsp;forthcoming foreclosure.&amp;nbsp; He openly &amp;nbsp;admitted he was severely &amp;nbsp;delinquent and that he had tried in vain without response&amp;nbsp;from the lender&amp;nbsp;to work something out with them&amp;nbsp; But, nevertheless&amp;nbsp;he still stood his ground on the fact that his deed of trust required the mortgagee to give the &amp;nbsp;proper require&amp;nbsp;notice of foreclosure. Whether or not they did, is beyond me. I just found it to be an interesting discussion about foreclosure that brings up questions. None of us really know how we will react or respond personally to a foreclosure until it actually faces us.&lt;/p&gt;
&lt;p&gt;Recently a friend of mine lost his home, even though he had about a 45% equity in that home. Could he have made it work? I think he could have . He just put it off for to long and by the time the final letters were sent and the posting was at the courthouseit was just too late for him to do anything at all. I had advised him 6 months prior to put his home on the market or figure out a way to come up with the shortages. He chose to ignore the warnings and paid a dear price. I felt for him a lot as this was his home for many years.&lt;/p&gt;
&lt;p&gt;Another individual came to us recently with a letter showing they were behind on payments. That person indicated that they had been uniformed about the fact that their property tax escrow would be raised considerably on the next year&amp;nbsp;and that she could no&amp;nbsp;longer afford the home because the taxes had gone up so much. I would place money on it that the lender had explained that on new homes they may&amp;nbsp;start out at the vacant lot rate at first, if the tax appraiser hasn't seen there is a home on the lot yet. Then the next year the taxes go way up.....naturally. Still she protested that she had been mislead.&amp;nbsp;&amp;nbsp;Personally I just feel she had bought more home than she could handle. Unless something changes foreclosure could be on the horizon for her. Can She stop it? Maybe if she obtains a quality short sale expert.&lt;/p&gt;
