$8,000 Home Buyer Tax Credits May Stimulate Buying

Recently, the Senate added a significant homebuyer tax credit to the housing stimulus plan. Here are the key elements of the plan:

*The tax credit is for the amount of $8,000.

* The tax credit is available to first-time home buyes for purchases of any home closing from 01/01/09 12/31/09.

* Able to claim the credit against the 2009 tax return. This is big to get out to clients in terms of stimulating a purchase in the early part of this year. More info on this to come.

* Buyers must occupy the home for three years as their principle residence

* Purchases of homes by investors are ineligible.

* Sunsets the previous $7,500 Housing Tax credit on the date of enactment.

* The credit is not repayable. (The $7500 credit previously in place was at a zero interest rate but had to be paid back over 5 years).

The details of the bill are not set in stone as of this writing. The President is expected to sign the legislation, part of the Economic Recovery and Restoration Act, within days. 8000 credit

Though Some Agents Think Listingbook Falls Short, I believe It Works Well

Several agents have complained that it sucks that in MN Listingbook does not have a search category for duplexes. I have been using it for awhile and I can safely say, aside from that, the search is adequate. My clients, both buyers and sellers, are having a lot of fun with it, and using it regularly. It keeps the agent at the center of the transaction, offers clients the information they need, a place to keep up to date on the market and a way to make sense of it all.

To describe it in a few words is tough because it does so much, but it has been described as being like an MLS on steroids. You should check it out. Invite a client to use it. The free version may be all you need to get started, but for less than 10 bucks a month, you get a customized, full featured website, IDX with map search.

Do You Have The Money?
Homes and Minnesota first time buyer financing are closely intertwined. (Financing is the difference between the purchase price and the downpayment, commonly referred to as debt or the mortgage.) The good news is that over the years new and innovative MN loan programs have evolved which require a 5 percent downpayment or less. In fact, some programs still allow purchasers to buy Minneapolis real estate with nothing down.

In addition to a down payment, Minnesota home buyers also need cash for closing costs (the final costs associated with closing the loan). Several newly emerging Minnesota loan programs not only allow the purchase of a home with no money down, but also underwrite closing costs.

Not everyone, however, elects to purchase Minnesota homes with little or no money down. Less money down means higher monthly mortgage payments, so most homebuyers choose to buy with some cash up front.

The Green Home movement is catching on! Growth in the next five years is expected to explode.

Fairview Green, of which I am a part, is a team of Minneapolis Real Estate professionals committed to the Green Home movement in Minnesota. This week we had a rooftop meeting on the Phillips Eco-Enterprise Center (a state-of-the-art environmental business center) with one of the top leaders of the green movement in the country and the World, Corey Brinkema. Corey, who resides in Minneapolis, a good guy, and it’s easy to see by meeting with him why he is such a great leader.

Our Fairview Green group, led by Investor Tom Kaul of Greenwood, is dedicated to learning, educating, communicating and implementing energy efficient strategies into the new home industry. We had a rooftop meeting with Corey Brinkema, of www.GreenInstitute.org Minneapolis, a nationally-recognized leader in and the sustainable real estate development and eco-industrial business. Corey has nearly 20 years of experience in the real estate and environmental industries with many projects around the United States and globally. Corey developed the Phillips Eco-Enterprise Center, a state-of-the-art environmental business center that has become an international model for the sustainable development of commercial-industrial facilities. Corey serves on the board of the national Eco-Industrial Development Council and the steering committee for Eco-Industrial Estates Asia Network.

Our rooftop rendezvous was fun not only because were building relationships and networking, but because it was a beautiful Fall afternoon in a the middle of a Minnesota prairie garden, and it was quite an experience to witness a garden growing ON A ROOF.

We all benefited from the meeting because we came away with a better understanding of each other as people and as organizations with many common goals. We are committed to a set of guiding principles, which includes leaving the World a little better place than when we found it.
