Have we hit bottom yet?

We're often asked this question by friends, family and clients and while it's important to clarify that not all homes hit bottom at the same time, if we look purely at local MLS numbers and current market activity, we can safely say that Redding's Real Estate market in general has seen the bottom.

The decline of home values has slowed down in our area and our "pending" sales continue to increase every month...causing sales activity to remain solid. A recent index by Zillow, indicated that Redding's home values for the month of September were up 0.1% compared to August and down 20.6% compared to September 2008. In one of their recent surveys, we see that 84% of homeowners believe their home has reached bottom. Some interesting statistics in this survey indicate that:

41% think their home's value will increase in the next six months
43% think their home's value will stay the same
17% think their home's value will decrease

Experts in our industry are reporting favorable home prices in many parts of the country, including our home state of California. Bidding wars you say? Yes. Prices so good that they have ignited bidding wars as first-time buyers compete with investors for many of the same foreclosed properties. It's been years since we've seen property values so low that people (normally not investors) are investing in great neighborhoods and creating some positive cash flow for themselves.

On the other hand, one must also consider several external elements before speculating on how soon home values will begin to appreciate again.Some of these factors include but are not limited to;

The economy
Unemployment
National Issues
Consumer Confidence

With all that being said, I personally believe we have hit bottom here inthe beautiful North State, but I'm staying realistic to the fact that it will take at least a decade if not longer for home values toreach double-digit appreciation. To say that we are at a turning point is more accurate, and that dear friend, is good news!

The National Roofing Contractors' Association (NRCA) recommends that homeowners conduct seasonal roof inspections and be aware of their material options in case their roofs ever require repair or replacement. Checking your roof for repairs each fall is good ay to prevent expensive damages that come from improper roof maintenance. Cleaning your gutters should be part of this process, and can be dangerous, both should only be done by a licensed professional.

Redding's 24th Annual Turkey Trot!

If you are new to Redding, CA you must know that the Turkey Trot is coming!

Shasta Regional Medical Center's annual Turkey Trot is just weeks away, and while the race is competitive, it's also open for nonrunners who would just like to participate in the community event.

"It's a competitive race," said Tori Parks, race director of the Turkey Trot and officer of SWEAT Running Club. "But we encourage people of all skill levels to come out."

The main event of the race is a 6-mile loop around the Sacramento River Trail, but there are additional events, including the Diestelhorst Dash, a quarter-mile sprint for kids, a 2-mile walk/run, and a 6-mile wheelchair division.

"For participants who don't have an athletic base to work from, I'd recommend the 2-mile walk/run," Parks said.

The 6-mile race drew 741 runners last year, according to the SWEAT running club.

Both Parks and Deron Cutright, co-owner of Fleet Feet Redding on Hilltop Drive, agree that the 6-mile race shouldn't be too much trouble for those with an aerobic background.

"Or if you're just plain stubborn," Cutright said. "I know a guy who never runs, but he always staggers across the finish line every year."

For those who would rather enjoy the event, Cutright recommends taking a more leisurely pace.

"If you have to, just slow your pace down," Cutright said. "You don't have to run the whole thing."

As part of its plan to stimulate the U.S. housing market and address the economic challenges facing our nation, Congress has passed new legislation that:

·Extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.

·Expands the credit to grant up to $6,500 credit to current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010.

Who Qualifies for the Extended Credit?

·First-time home buyers who purchase homes between November 7, 2009 and April 30, 2010.

·Current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight.

To qualify as a "first-time home buyer" the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.

Which Properties Are Eligible?

Primary residences, including: single-family homes, condos, townhomes, and co-ops.

How Much Is Available?

The maximum allowable credit for first-time home buyers is $8,000.

The maximum allowable credit for current homeowners is $6,500.

How is a Buyer's Credit Amount Determined?

Each home buyer's tax credit is determined by two additional factors:

1. The price of the home.

2. The buyer's income.

The credit decreases for buyers who earn between $125,000 and $145,000 for single buyers and between $225,000 and $245,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income-over $145,000 for singles and over $245,000 for couples are not eligible for the credit.

Can a Buyer Still Qualify If He/She Closes After April 30, 2010?

Under the Extended Home Buyer Tax Credit, as long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close.

Will the Tax Credit Need to Be Repaid?

No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during this three-year period, the full amount credit will be recouped on the sale.

Redding CA Real Estate Market Update

Home inventory is going down and sales activity is going up! That is great news for the Shasta County real estate market. Anything under $200,000 sells...that seems to be where the buyers are. This is primarily due in part to the First Time Home Buyer Tax Credit which was recently extended through 2010. For those that waited "until prices come down", their patience was well worth it!

The average days on the market for homes in the Redding, CA area are around 130 days. Almost 50% of our unsold inventory is a foreclosed property or pre-foreclosure (short-sale). Homeowners who have not been able to sell are being challenged by these rock-bottom, foreclosure properties.

Have we hit bottom? It depends who you ask. The local news-reporter will say one thing, while the local real estate agent will say another which will be entirely different from what a home-buyer or home-seller will say. One thing is for sure, it will take many years before we will begin to see double-digit appreciation on home values, California (and Redding for that matter) was out of control. We were past due for some correction and equilibrium of the market. Personally, we're keeping our eyes on unemployment and consumer confidence indexes. It's simple really, low unemployment means confident consumers, which equals more home purchases. The truth is, Redding is still facing double-digit unemployment rates, almost 15% as of October 2009, more than doubled from 2005 numbers when it was 6-7%.

United States Census 2010

The countdown to the 2010 Census has begun, and the U.S. Census Bureau is looking to the community to ensure an accurate count. Census day is on April 1, 2010, therefore it is extremely important that people are aware and ready to participate, ensuring the accuracy of the data. The 2010 Census will have one of the shortest census questionnaires in the history of the United States, dating back to the nation's first census in 1790; it will focus on questions such as name, gender, age, race, ethnicity, relationship and whether the householder owns or rents their home. They are hoping by making the form easier and less tedious, more participants will be willing to take the 10 minutes complete the questionnaire. The Bureau wants to stress that all answers are protected by law and strictly confidential.

Some of the main reasons residents should be aware of the 2010 Census :

• The federal government uses census numbers to allocate more than $300 billion in federal funds annually for community programs and services, such as education, housing and community development, health care services for the elderly, job training and more.

• State, local and tribal governments use census information for planning and allocating funds for new school construction, libraries and other public buildings, highway safety and public transportation systems, new roads and bridges, location of police and fire departments, and many other projects.

• Community organizations use census information to develop social service programs, community action projects, senior lunch programs and child-care centers.

• The numbers help businesses identify where to locate factories, shopping centers, movie theaters, banks and offices - activities that often lead to new jobs.

• The census totals are used to determine how many seats each state will have in the U.S. House of Representatives (Extremely Important!)

Hello everyone, and thanks again for visiting “Blogging About Redding”. As most of you already know, we are in October which means “Breast Cancer Awareness Month”. On Thursday the 15th was a day where many cities and communities came together on behalf of Think Pink Breast Cancer Awareness Day, and Redding, CA wasn’t the exception! Besides the many activities that were happening around town that day, the biggest and most visible was on our very own Sundial Bridge. Check out this video! From www.redding.com: Hundreds of people strolled the Sundial Bridge tonight to see the Redding landmark bathed in a pinkish glow for Think Pink Breast Cancer Awareness Day. “It’s pretty cool. It’s totally different,” Redding resident and Shasta Photo Club member Aaron Patterson said after lugging his camera equipment from the bank of the Sacramento River. Patterson and many others brought their cameras to take pictures of the Sundial Bridge, which was illuminated in pink for breast-cancer awareness. The outline of a pink ribbon gleamed on one side of the bridge. Morpheus Lighting of Redding had placed gel filters over the bridge’s lights to give the span its special hue. The pink lights were due to be turned off at 10 p.m. Earlier today, Nor-Cal Think Pink organizers distributed about 40,000 bags containing breast cancer information and handed out pink carnations throughout the north state to bring attention to their cause, Think Pink coordinator Erika Wiechman said. When is the best time to buy a house? With many markets reporting an abundance of homes for sale, and interest rates remaining at near historic lows, now might be one of the best times in recent memory. While today's real estate market does offer advantages to buyers, consumers still need to be savvy in order to get the best deal they can.

Following are some valuable home buying information that the professionals at Coldwell Banker Real Estate LLC think every homebuyer should keep in mind:

Don't Try to Time the Market. When home prices are lower, it is very tempting for potential buyers to try to wait as long as possible in the hopes that prices will decline even further. This strategy can be detrimental because when there is high inventory, smart sellers price their homes properly - not according to past sales but according to current conditions - so their homes will sell in a timely fashion. Once a home is priced to what the current market will bear, buyers will make offers.

Shop Around. But Don't Wait Too Long. The National Association of REALTORS reports that homes are staying on the market for several months. Recent increased inventory gives homebuyers a great opportunity to compare homes that meet their needs. However, this does not mean that homebuyers should procrastinate. If you find a house you love, put in your bid and negotiate. Don't provide an opportunity for another buyer to make an offer.

Watch Mortgage Rates. As of early 2009, mortgage rates were continuing to fall to historic lows. This presents a strong opportunity to enter the real estate market, particularly for first time homebuyers who have no need to sell another home. Simple mortgage calculators widely available online can help you determine just how much you will pay per month, based on a given rate. For example, a monthly payment on a 30-year fixed 5.875 mortgage rate on a 300,000 loan will be $1,774.61.

Negotiate on the Incentives. Sellers eager to move may offer you a variety of incentives such as cars, trips, furnishings and even credit card bill payment. If you accept an incentive, make sure it makes sense for you. Instead of having your bills paid, you may opt to have the seller renovate the master bathroom or install new flooring. Of course, you can always ask the seller to simply deduct the amount in question from the list price.

We still remember...

It never fails, every year on September 11 we wake up feeling kinda strange...the memories of 911 all of the sudden become fresh again. No, we weren't there but we felt the pain, we cried and we still remember. Today, we send out this beautiful Bible passage to those who lost a loved one in the most devatating attack America has ever endure:

This spectacular waterfall issues from an underground spring. Even when the above ground stream dries up in the summertime, the falls continue to roar over the 129-foot face of the falls at a chili 47 degrees.

Sundial Bridge

The Sundial Bridge is an actual working sundial (the largest working sundial in the world that is also a bridge) that casts its shadow on a giant garden-lined dial plate at the north end. Be sure to visit the bridge at night time too, it has become the favorite subject of many great photographers.

The Palo Cedro Honey Bee Festival is a part of the Palo Cedro Community Park and is dedicated to "Building a better Community through Parks and Recreation".

Buyers Rush to Beat Tax Credit Deadline

Real estate professionals report that first-time home buyers are flooding the sale market, pressed to finalize a deal before the federal government's $8,000 tax credit offer expires on Nov. 30.

Because mortgage approvals, residential inspections, and other steps in the buying process typically take about two months, buyers hoping to take advantage of the incentive will need to have a contract by the end of September.

The new flurry of activity now as house-hunters try to meet the deadline is triggering bidding wars and energizing the property market, which historically is slow at the end of summer. As a result, more homes are getting their full asking price.

Preventing Home Break-ins

This morning I received an email from a local Locksmith rep, I normally rush through some of this information because like most of you, I'm always in a hurry and so on. But I found some of these statistics and information astonishing and valuable so I'm passing it on (thanks for the info David).

Quick Facts:

Fact #1: More than 6 million residential break-ins occur every year - that is 1 every 10 seconds!

Fact #2: About half of all home burglaries are committed without force, through unlocked windows, patios and doors!

Fact #3: Many of those homes are burglarized using keys that belonged to a previous owner. (You never know who has a key to your home if you don't have it rekeyed immediately upon taking possession).

Fact #4: The average cost per break-in was approximately $1,500 (not including the costs of replacing any broken windows or doors)!

Fact #5: 1 of every 10 homes will be burglarized this year in the United States. Will you be next?

What should you do?

This is common sense but re-key all your locks when buying a new home!
Make your home look occupied even if you're only gone for a few minutes
NEVER leave on your home voicemail that you're away from home or on vacation!
NEVER leave your key under a doormat - many of us are guilty on this one.
Don't forget to close all windows before you go to sleep at night (it only takes once).
Have your neighbor pick up your daily newspaper if you'll be gone (or temporarily stop service)

Useful Tools from NAR

I don't know about you but I really enjoy getting my monthly NAR magazine and when possible I read it cover to cover.I'm always picking up new ideas, implementing new tools and it is thanks to a 2006 article that I learned about Blogging.

One of the latest things I discovered in the last two issues is NAR's willingness to "be there" for us in these tough economic times. For those who have not noticed, NAR is making available hundreds of products, resources and services FREE (for members only) or at reduced prices. I don't work for NAR but I have benefited from many of the articles and tools they have online. Here are a few that we've personally have put to use:

3. Moving Forward: 50 and Beyond Home Buyer Survey (I saved 50%, paid $15)

4. Homebuyer's $8,000 tax credit (free promotional letter)

NAR's new program, The Right Tools Right Now is clearly an indication of their efforts to helping us during challenging times...and I appreciate that! They also want to see more of us members get involved in networking and learning more at conventions and events, so they have significantly reduced their prices on registration fees. Notice, NAR's Annual Conference & Expo will be in San Diego this year (11/13 through 11/16), all the details are on p.18 of this month's Realtor Magazine. The cost is $300 for the full conference, or $25 to attend the Expo only for all four days (not bad at all!).

Oh, I almost forgot about their dynamic and very informative webinars. Lawrence Yun was featured last month where he talked about current market conditions. Short Sales was another of last month's topic (pretty powerful stuff) and if you missed it, go to the recordedpage to get download it all.
