      <title>The U.S. Housing Market: Better Times Ahead</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;A friend of mine recently attended a Conference sponsored by Charles Schwab.&amp;nbsp; James Smith, Chief Economist with Parsec Financial Management presented a program entitled &amp;quot;The U.S. Housing Market: Better Times Ahead&amp;quot; .&amp;nbsp; In his presentation Mr. Smith brings up some very interesting points regarding home ownership in the United States, the demographics of home ownership and what these statistics signal for the future.&lt;/p&gt;&lt;p&gt;From 2004 through 2006 home ownership rates ran about 69% with a slight downturn in 2007 to 68.4%.&amp;nbsp; Many housing experts believe that due to U.S. demographics and mobility habits of Americans a ceiling of approximately 75% is realistic.&amp;nbsp; Mr. Smith looked at how home ownership rates varied by age group, the lowest rate of home ownership was among people under 25 years old.&amp;nbsp; This group had an ownership rate of 24.8% in 2006.&amp;nbsp; There is a sharp increase in ownership in the 25 - 29 year old group, to 41.8%&amp;nbsp;and a further increase to 55.9% in the 30-34 age group.&amp;nbsp; Home ownership peaked in the 70 - 74 year old age group at 83% followed closely by 82.4%&amp;nbsp;ownership in the 65 - 69 year old group and 81.5% in the 60 - 64 group and 80.4% in the 55 - 59 year old group.&lt;/p&gt;&lt;p&gt;With baby boomers making up 77 million of our 300 million population, the home ownership rate should continue to increase for years to come.&amp;nbsp;&amp;nbsp;Baby Boomers (those people born in the U.S. between January 1, 1946 and December 31, 1964) according to Mr. Smith, have&amp;nbsp;changed most other aspects of life in the U.S. as they have aged, so it shouldn&amp;#39;t be surprising that their impact on the housing market has been, and will continue to be, enormous. &lt;/p&gt;&lt;p align=&quot;left&quot;&gt;These home ownership rates should continue having a large effect on the Prescott area.&amp;nbsp; Many of those individuals in the high ownership groups&amp;nbsp;are retirees looking for the small town atmosphere and mild climate that the Prescott area offers, so I agree with Mr. Smith, The Prescott Area Housing Market will see Better Times Ahead!!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Help-U-Sell Annual Conference</title>
      <description>&lt;p&gt;On Thursday I returned from the annual Help-U-Sell Conference in Las Vegas. You always come back from those meetings pumped up and ready to get back to work.&amp;nbsp; We had some great speakers, Steve Murray, the editor of Real Trends, Allan Dalton, President ans CEO of Move, Inc and REALTOR.com, John Featherston, President of RIS Media (publishers of Real Estate Magazine)&amp;nbsp;and Jamie Clark an explorer of over 40 countries, author and inspirational speaker.&lt;/p&gt;&lt;p&gt;It is reassuring to know that these extremely bright, hard working professionals are the voice of our industry.&amp;nbsp; They are extremely well informed regarding the issues that face our industry and embrace the changes that we face in the future.&amp;nbsp; &lt;/p&gt;&lt;p&gt;The consensus is that the industry although going through a slow down, the fundamentals are still strong, interest rates are good and unemployment remains low.&amp;nbsp; &lt;/p&gt;&lt;p&gt;The internet remains the big issue when it comes to marketing your properties, over 80% of buyers are now&amp;nbsp;using the internet when searching for a home.&amp;nbsp; It is more importnant than ever to have increase your presence on the internet.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Jamie Clark was the highlight of the conference, he told the story of his pursuit to summit Mount Everest.&amp;nbsp; The adversity that he faced, the rejection (it took 3 attempts before he succeeded) the incredible sense of accomplishment, the passion.&amp;nbsp; If we all had the passion for what we do that he has, we could not do anything but succeed.&amp;nbsp; I learned the importance of being prepared (I was a Boy Scout, I should have&amp;nbsp;remembered that), planning, dedication, enthusiasm and love of what you do.&amp;nbsp;&amp;nbsp;We need to be passionate about what&amp;nbsp;we do, be proud of our profession and have the desire to succeed. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <description>My wife and I were out in the forest last weekend and decided to stop by the Lynx Lake Marina for a bite to eat and a cold beer after a short hike.&amp;nbsp; I hadn&amp;#39;t been to the store in a number of years and was pleasantly surprised to find a great little restaurant.&amp;nbsp; On Friday nights they have a fish fry and on Saturday evenings you can enjoy authentic German food, like my grandmother used to make.&amp;nbsp; You can enjoy a quiet meal and take in the sites of beautiful Lynx Lake.&amp;nbsp; Next time you are in the area, stop by, you will enjoy the experience.</description>

      <description>&lt;p&gt;Well the numbers are in for 2006 and overall it was not a great year.&amp;nbsp; Sales for the area were off by about 30% from the year prior and December, typically a slower month, did not show any signs of improvement.&amp;nbsp; One of the biggest impacts on our are is the downturn in Phoenix and Southern California, areas where many of our buyers came from.&amp;nbsp; &lt;/p&gt;&lt;p&gt;So the question keeps coming up, &amp;quot;how long do you think this will last?&amp;quot; &amp;quot;when do you see this thing turning around?&amp;quot; &amp;quot;should I just rent my home and wait for the market to turn?&amp;quot;.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I don&amp;#39;t think anyone really knows the answer to those questions, we must realize&amp;nbsp;that markets change, they go up, and they go down, but people will continue to move to&amp;nbsp;our&amp;nbsp;part of the country looking for the quality of life our area offers.&amp;nbsp; There are homes selling every day, the key is to list your home right in the beginning, or you will find yourself chasing the market as prices adjust.&amp;nbsp; I hear more sellers telling me &amp;quot;but I need $XXXX in order for me to move to _______________.&amp;quot;&amp;nbsp; Reality is, I don&amp;#39;t think buyers really care what you need to get to the next place, they are interested in buying your home at, or below&amp;nbsp;the current market value.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Slowly I see sellers in our area coming to the realization that if your home has been on the market for an extended period, it is time to look at the price and condition of the property&amp;nbsp;and if you need to sell make the necessary adjustments to attract a buyer.&amp;nbsp; As the unrealistic remove their homes from the market and prices adjust, inventory will be reduced, prices will stabilize and buyers will once again enter the market and then here we go again... &lt;/p&gt;</description>
