It seems like everyday... someone is calling with some great product or service... Lets not talk about e-mail and post office mail.. never ends someone is selling something... If I want it...I'll find YOU..

I think it's true for many folks that being pressured by a sales person, regardless of industry, is not something they find useful, appealing or pleasant. Indeed, for many it has the opposite effect - to annoy and irritate them, and drive them away rather than result in a sale. Yet is still seems to happen so often.

The mentality and attitude that you cannot let that customer who walks in your store, or onto the car sales lot, or who tours your time share, leave without purchasing still seems to be flourishing.

Telemarketers, too, seem to know this well, droning on and on despite protests of not being interested. Hanging up the phone may be the only way to shut them up

Overcoming objections is clearly part of many companies' training programs (and of course it is part of our business as well).

And no doubt there are folks in sales whose own attitude, belief and personality is such that not making a sale is just not acceptable to them.

I was at a Broker Open house for a high end ocean view home the other day. I was interested to see this property for some clients I have been working with, although because of location I suspected the home would have some issues that my buyers would not be able to overcome at any price.

To my dismay, I encountered not one but two agents who, in my mind at least, epitomized the obnoxious, pushy, won't-take-no-for-an-answer-and-I-need-to-show-you-everything-there-is-to-see-in-the-house-and-convince-you-to-bring-your-buyers approach to real estate. I couldn't turn a corner or explore the property on my own without one of them offering up yet another reason why this was THE home to buy. There was a feeling of desperation in their approach as they followed me around or appeared out of thin air when I thought I had escaped into another room.

That's not to say I don't appreciate hearing about unusual features, or of things that are not obvious. But I was not there to buy, and at one point I almost said..."I don't want to be sold, I don't need to be sold, so please stop it!" It made me very uncomfortable and I couldn't wait to sneak out. I can imagine how some buyers must feel when visiting an open house.

It made me wonder how often some agents may come across that way with their clients, or prospects.

How do you come across to other agents, and your buyers and sellers?

And how do you deal with that agent who simply does not know when to be quiet and stop pushing?

Ever since we started using ActiveRain, I have been waiting for this feature to be available and finally, there is now an easy way to add social bookmarking and sharing to your ActiveRain blog. Even better, once you set this up, it is applies to all of your previous post at once and all future articles. Scroll down to the bottom of this post to see it in action.

Before I get into the steps to accomplish this for your own blog, let me emphasize that implementing this is a huge opportunity and there is no downside whatsoever, so do not just bookmark this post and come back later, but do it now, while reading this post :) It is a one-time setup option and only takes a few minutes to complete. Once done, your readers (and you) can easily tweet your post, share it on Facebook, email it to their friends and in general, generate more traffic with minimum effort on your side.

What you need:

An ActiveRain blog - obviously

A free AddThis.com account

Step 1 - Getting your AddThis social bookmark code

I suggest to create a free AddThis account so that you can track sharing statistics later, but you should be able to do this without even registering with them. It takes only a few seconds to set up your AddThis account and the stats they provide for registered members are very valuable. Once you have the account, click "Get Your Button" on the top and select the preferred button style. I selected the one highlighted with the arrow on the screenshot. I like that the most because it shows the Facebook and Twitter icons inline while providing quick access to other social sharing services. Select the one that you prefer.

Once you clicked the "Get the Code" button, you'll see the AddThis code. Copy that to your clipboard. You will have to add it to the new AR Signature field as explained below in Step 2.

Step 2 - Adding the button to your ActiveRain settings

Adding the AddThis social bookmaring button to your ActiveRain settings is pretty straightforward. There is only one trick to know about. So here we go:

Go to your ActiveRain settings page

Find the new "Signature" text box

Important and not obvious: Click the "HTML" icon on the editor bar as highlighted on the screenshot below

Paste the AddThis code that you copied in Step 1 into this code window, rather than the WYSWYG default editor

Once you submit it, do not mind that the WYSWYG editor does not show the correctly rendered social bookmark button. It will work on your blog posts anyways.

Click "Update" below the form to finalize the changes.

If you already had the custom signature set up, be careful when you add the AddThis code in the HTML view. I suggest to add it to the very bottom of your post, so make sure you place the cursor at the location where you actually want the button to appear at.

You can see it in action on all of our ActiveRain blog posts. I hope you found this tutorial useful. There are many other contents you could add to your signature like a call for action for your visitor to subscribe to your RSS feed via FeedBurner or a TweetMeme button to encourage retweeting your post. I have not tested those yet, but once we have them added, I will let you know and I will write another tutorial.

White mountain commute to pick up a few items from the hardware store. With my ever present camera I decided to shoot a couple of pictures of my route through Franconia Notch State park.

When You live in the country it's a 20 minute trip to a chain-hardware store. There is a premium given to good planning. If you get home and have forgotten the most mundane item the project comes to a halt till another day. Entering Franconia Notch heading towards Littleton NH.

The Cannon Cliffs are about half way to my destination. I have my list, and don't want to have to come back through this mountain pass again today.

Almost out of the notch...what else was I supposed to get at home depot.

The site of the former old man of the mountain...Just about to the store I know there was something I needed for the Pergola I'm building.

Yeah I forgot something...oh well I do have my clubs in the car, I could go play golf, and work on that project some other day.

Just another day in the White Mountains, everywhere you go the view is incredible- even on your way to home depot for forgotten parts.

Commuting to and from the office can mean a lot of time spent in your car. Traffic and rude drivers can be frustrating, but as tempting as it may be to react to these stressful situations, resist the urge to make a bad situation worse with these driver safety rules:

Follow the rules of the raod. Avoid such dangerous behaviors as speeding, tailgating & erratic lane changes.

Plan ahead. Give yourself plenty of time for delays.

Don't tap your brakes when someone is tailgating you. You might simply be trying to give another driver a friendly reminder not to follow too closely, but it may cause an accident or be interpreted as a hostile act.

Don't respond to aggression and don't make eye contact. Although you may want to tell other drivers how you feel about their driving, there is no way to know another person's frame of mind, & you don't want to risk escalating the situation.

Never get out of your car. A verbal confrontation is not worth the risk of violence. If another driver approaches you, lock your doors & close your windows. If you can drive away, do so. If you have a cell phone call the police.

It occurred to me, as I was celebrating my 69th birthday last week, that I just may be the oldest active Active Rainer

I decided to start a campaign to find out.

If you would let me know if any of you are older than 69, I'd appreciate it. Maybe we could start a new group -- of the young at heart and young in spirit.

Maybe we should have a contest to come up with the proper name for the new group.

Please re-blog this so that we can reach as many as possible. Oh, wait, I bet Bob Stewart or Brad Andersohn could get us that information.

But, come to think about it, AR does not ask for your birth date. So, back to my original proposal of the re-blog.

WE HANDLE SHORT SALES IN AVENTURA • BAL HARBOUR & SUNNY ISLES BEACH

There have been so many posts written about short sales on Active Rain lately. When I first started blogging on Active Rain in June of 2007 there was only us and Dan Forbes that were writing series on how to do a short sale. At that time I would say that 90% of all the comments that we received were that agents were refusing to list or sell short sales. In fact, there were brokers who dissallowed the agents in their offices to participate in Short Sales.

It only took about a year or so before agents started to realize that if they did not at least show their buyers short sales that they may not stay in this business. Although I don't believe that to be true because there are many niches to conquer in real estate- but that is another subject. There are now designations and certifications so you can call yourself a short sale expert even if you have never done a short sale through to closing.

As soon as Nestor got his real estate license in Texas many moons ago- his very first listing was a short sale and after they had an offer he closed the short sale in 2 weeks. Yep, 2 weeks is how long it used to take to get a short sale approval. We did short sales back in the 80's recession also.

Short sales are not new. They are not foreign. They have been around as long as mortgages have been around. Do you remember or still see those signs anywhere in your state from the company, We Buy Ugly Houses? They were doing short sales long before most agents knew what the term meant.

Even as short as last week, here in Florida- I was asked by a real estate agent who was setting up a showing for one of our listings, "What is a short sale?". I was about to ask her what rock did she just crawl out from under, but instead I educated her about what a short sale is and how to write up an offer for a short sale and how to explain it to her buyer.

Of course writing short sale posts on Active Rain is great for Google Juice. I have seen a huge increase in real estate agents on Active Rain writing posts about short sales and many of these posts are being featured. The only problem with that is that much of what is being written are simply not facts.

Much of what agents write about is one or two or three listings that they have closed on as short sales. While it is fine to write from one's own experiences and tell the process as it pertained to that particular short sale it is not a good idea to write blanket statements about short sales.

I highly recomment that if you are not an authority on short sales that you do not write articles as an authority. Instead for your protection and to do the consumers justice with correct information please preface your posts with disclaimers:

If you are writing about certain customs in your state- let the public know that your post is about your state. This way a seller in Florida does not read a post from someone in California and form the wrong opinion such as- the state of California is a non deficiency state for owner occupied primary residences and the state of Florida is a deficiency state. This is a huge difference.

I don't think that consumers understand the law in different states so if you are writing in generalities- don't! This is NOT fair to homeowners who may have found your blog online and then take your word as gospel.

If you are basing all of your short sale article on just one or two of your closings and you are sharing that information to the nation and the world in a public post- be careful. You need to make sure that you crossed all your T's and dotted your I's. I read posts written here on Active Rain where what transpired during the short sale process was NOT in the best interest of the seller. This is not information you want to share with the world and have someone come back at you later.

Know what a short sale is. Even today I am reading on Active Rain definitions of what a short sale that are not true or factual.

A short sale is a seller's lender agreeing to accept less than what is owed to them. Period. End of story. Nothing more, nothing less.

Anyone can ask their lender to accept a short pay off. There are so many articles giving false information on the Internet and on Active Rain about sellers' having to qualify and who can get a short sale approved and who can not. This is extremely unfair to the consumers reading your blog. You may not want to list certain short sales but the fact is that anyone can ask their lender to accept a short pay off. If you do not want to list certain short sales because of your judgment that is a call you make because it is your business but don't spread it all over the Internet that property owners of certain circumstances can not do a short sale. Your ethics may not be their ethics.

The extent to which it will be approved will depend upon the real estate agents' ability to negotiate. I will write another post about that.

I want to apologize that my short sale book is not ready. I am on my last few chapters and then it will go to the editor.

Potato Chips

A little boy wanted to meet God.
He knew it was a long trip to where God
lived, so he packed his suitcase with a bag of potato
chips and a six-pack of root beer
and started his journey.

When he had gone about three blocks,
he met an old woman. She was sitting in
the park, just staring at some pigeons.
The boy sat down next to her and opened his suitcase.
He was about to take a drink from
his root beer when he noticed that the old lady
looked hungry, so he offered her some chips.
She gratefully accepted it and smiled at him.

Her smile was so pretty that the
boy wanted to see it again, so he
offered her a root beer. Again,
she smiled at him. The boy was
delighted! They sat there all afternoon eating
and smiling, but they never said a word.

As twilight approached, the boy realized
how tired he was and he got up
to leave; but before he had gone
more than a few steps, he turned
around, ran back to the old woman, and gave
her a hug. She gave him her biggest smile ever.

When the boy opened the door to his
own house a short time later, his
mother was surprised by the look
of joy on his face. She asked him,
"What did you do today that made you so
happy?" He replied, "I had lunch
with God." But before his mother could
respond, he added, "You know what?
She's got the most beautiful
smile I've ever seen!"

Meanwhile, the old woman, also radiant
with joy, returned to her home.
Her son was stunned by the look
of peace on her face and he asked,
"Mother, what did you do today
that made you so happy?" She replied,
"I ate potato chips in the park with God."
However, before her son responded,
she added, "You know, he's much
younger than I expected."

Too often we underestimate the power
of a touch, a smile, a kind word,
a listening ear, an honest compliment,
or the smallest act of caring, all
of which have the potential to turn a
life around. People come into
our lives for a reason, a season, or
a lifetime. Embrace all equally!

Have lunch with God........bring chips.
