History of Franklin Tennessee and its Neighborhoods

Founded just before 1800 Franklin is the county seat of Williamson County. Named for Dr. Hugh Williamson's (Williamson County) close friend and fello Continental Congress member Benjamin Franklin. Franklin was the site of one of the bloodiest battle of the Civil Wars, The Battle of Franklin in 1864. Over 8,000 casualties turned every building in the town into a hospital.

It took years after the Civil War to restore Franklin and Williamson County to its status as the wealthiest counties in Tennessee. Since the mid 1900's it has transitioned from a cozy farm community to the Number 1 Small Town in Tennessee.

Its quaint town center and Main Street is surrounded by some of the warmest diverse styled communities and neighborhoods. Downtown Franklin schedules several communtiy functions each year, from their Spring festival to Franklin on The Fourth, The Jazz Festival and Dickens of a Christmas.

Search for Homes in Franklin TN Neighborhoods

11th Off Main is a great new condo community in Historic Downtown Franklin. A great blend of modern living in the very traditional historic neighborhood.

Located near Cool Springs Galleria mall Ashton Park is a Gated Community in Franklin TN with homes ranging in size from 2000 to 5300 sq ft. All built in brick or or fiber cement siding this is a wonderful Luxury Home Community.

Avalon has homes from 3600 to 5000 square feet ranging from $370,000 to more than $5 million. As of this posting they are zoned for Kenrose Elementary, Woodland Middle, and Ravenwood High.

The Brownstones @ First and Church are Franklin Tennessee's greatest little gem. This block of Historic DowntownFranklin TN has 24 great Brownstone style homes with the urban appeal of quaint downtown Franklin. Currently 5 available between $850,000 and $2,500,000.

Carriage Park is a fantastic Victorian style townhouse community. Each unit shares only one common wall and is 3/4 surrounded by huge green spaces. Pool, Tennis Courts, quiet streets, close to Historic Downtown Franklin and exterior maintenance make this a great care free community.

The Gates at Carlisle is a great upscale garden patio community. So close to downtown Franklin, this gated community has everything necessary in a luxury home neighborhood.

Carronbridge has it all in Franklin TN.. Luxury Homes 3500 to 7500 sq ft, fantastic club house, pool, tennis courts, fitness center and quick and easy access to all the great shops and restaurants at the Cool Spring Galleria Mall.

Chardonnay is a Turnbury Homes developed and built community with homes from 3500 sq ft to 5200 sq ft. Prices range between $500,000 and $600,000. As of this posting they are zoned for Kenrose Elementary, Woodland Middle, and Ravenwood High.

Chestnut Bend is walking distance to Historic Downtown Franklin TN 2400 to 5700 sq. ft. homes great houses and great neighborhood.

Cheswicke is just a hop and skip from Cool Springs Galleria Mall, with easy access to I-65's new McKewn exit. The homes range from 2800 to 4000 sq ft, beautiful brick houses, underground utilities and community pool, in the middle of Franklin TN and close to Cool Springs Galleria Mall.

The Villages of Clovercroft

Cool Springs East is the perfect location to all the shops, restaurants and businesses that you could want. These luxury homes in Franklin TN have pool, clubhouse and tennis courts and easy access to all you could want or need.

Creekstone homes will be available from 1500 to 3800 sq ft and priced between $250,000 and $700,000. They are currently zoned for Moore Elementary, Freedom Intermediate, Freedom Middle, and Centennial High.

Fieldstone Farms a complete neighborhood, from Groceries, Restaurants, Schools, and Parks with extensive walking trails Just outside Historic Downtown Franklin TN

Founders Pointe is located on Rte 96 West of Downtown Franklin TN, it has brick homes from 2400 to 3600 square feet, just a short drive from the scenic Natchez Trace Parkway.

Franklin Green has large common areas, play ground and a community pool with a wading pool for children. it is located near Franklin TN's Jim Warner Park, football, baseball, soccer fields and skate park.

Forrest Crossing is golf course community on of course, Forrest Crossing Golf Course in Franklin TN. Underground utilities, community pool are some features in this single family, zero lot line and town house community

Like Jamison Station, Gateway Village combines Retail, office space and residential, upscale living, conveniently located near Cool Springs Mall and I-65 a skip and hop from Nashville, Brentwood or Historic Downtown Franklin TN.

Generals Retreat

Grant Park is located in the Cool Springs area. They are currently selling the single level condo units. They are 1000 to 1700 sq ft. and will begin occupancy in 2009. Prices range from $236,000 to $444,000.

Green Valley has many ranch style one level houses on acre or better lots. It is built in the 1970's and 1980, and on the southern part of Franklin TN.

Hardison Hills some great brick townhouses in the south west part of Franklin TN. Great 2 and 3 bedroom town homes between $100,and $200,000.

Henley - Custome Franklin TN homes, located off Mack Hatcher Pkwy. Values from the $550,000s to the $800,000s, by several notable local builders. You can't find a cozier neighborhood more conveniently located in Franklin. These are from 3500 sq ft to 4600 sq ft. Currently zoned for Franklin Elem., Freedom Intermediate and Middle Schools, and Centennial High.

Hurstbourne Park is a new Franklin TN neighborhood located east on Hwy 96. Drees Builders is building custom style homes between 3000 and 6000 square feet and priced between $400,000 and $600,000. Bring your agent by and see what options are available on their new builds.

Jamison Station is nearing phase 1 completion in 2009, is a multiuse urban style condo/loft/townhouse community. It will have a great commercial, residential and retail mix near The Factory of Franklin TN; this is excellent upscale living

Located on Hwy 31 at the southern point of Franklin TN, Keystone has great custom homes between 3000 and 5000 sq ft. Perfect for quiet suburban living in a rural setting with easy access to the Rte 840 interchange. It has a community playground, clubhouse and pool.

The Highlands at Ladd Park

Maplewood is an established Franklin TN neighborhood tucked away off of Hwy 96 near the Mack Hatcher intersection. Many traditional wood and brick homes built in the 1970's and 80's priced around the $200,000 and $300,000s ranges.

McKays Mill has it all, shopping, olympic size community pool, great club house. Single family or townhouse there are many fantastic choices here back alley driveways and garages keep the street scape open. Closely located to the new Franklin TN McKewn entrance to I-65.

Going Postal - My Apologies to our Postal Workers

I remember the time when a postage stamp and a cup of coffee both cost a dime. Big deal, I have a good memory. I do have a point to make.

Every time someone wants to point out the ineptness and cost of anything run by the federal government they simply mention the Post Office and snicker. It seems that every time we turn around the price to mail a letter in the USA goes up.

When I think about it though, I am still amazed. I can walk to my mail box at the end of my driveway in Franklin Tennessee and put a 46 cent stamp on a letter and two, perhaps three days later somebody anywhere else in the US can have that letter in their hands.

The reason I bring this up is each morning as I pull into the office parking lot, there are cars lined up around the building waiting to pay ten times the amount it takes to mail a letter just to buy a cup of coffee. It may be a "fancy" coffee, but it is still only a cup of coffee. They are probably burning more gas in that coffee line than the cost of a first class stamp. Yet, if you asked them to cite an example of US Government inefficiency, they would say, the Postal Service. Even President Obama snickered recently when he mentioned the Postal Service.

When I think of the costs of other things around the time I paid 10 cents to mail a letter and their cost today, I have to rethink my prejudice regarding the post office. I just want to extend my apologies to the men and women of the US Postal Service and say thanks for the job better done than anyone will ever give you credit. Especially in this holiday season. Thank you US Postal Service and keep up the good work.

A Gelato Bar in Franklin TN - Nucci's Italian Ice and Gelato

Yes, there is a gelato bar in Franklin TN. It is Nucci's Italian Ice and Gelato locate off Carothers Parkway just east of the Galleria Mall in Cool Springs. If you are in the Meridian Office Plaza off of Carothers Pkwy, you have to check out this place for breakfast or lunch. My favorite is the soup and sandwich. They serve you a great panini with home style Italian soup, chips and a drink. Great flavors you would not have thought available in Franklin TN.

My personal favorite is the Romano panini and Italian wedding soup (you know, with the little meat balls). As for dessert, I don't have a favorite, yet. Let Steve and Connie give you samples, if you have room after lunch double up, they have great Italian Ice and gelato combinations.

There are great spots over that way for evening dining. My suggestion, skip dessert and stroll over to Nucci's for their cool treats. Home made in Franklin TN, the way we like it.

Franklin TN - Carnton Plantation - November 28, 29 and 30 are BLUE AND GRAY DAYS

Reenactments and remembrances take place this time of the year on the grounds of the Carnton Plantation in Franklin TN. The old house was used as a hospital and later the grounds became the cemetery for one the last and one of the most costly battles in human lives and injury of the Civil War.

The battle took place in 1864 and in the short span of 5 hours there were more lives lost than the two days of fighting at Shiloh. In all the South took on 6,252 casualties 1,750 resulting in death. The North forces ended in retreat with loss of 189 lives and 1033 wounded. Additionally 6 generals were mortally wounded in the battle.

Today the Carnton Plantation hosts these commemorative events to honor those who fought so bravely on both sides. It is open year around for tours and special events, including summer concerts in the gardens and weddings. Enjoy today's peaceful slides below.

The Results of the Terrazzo Auction with the actual winning bids, Nashville, TN 11/21/09

Some great information here provided courtesy of Gabrielle Dodson who was in attendance for the bidding.

Like all auction situations, the terms and conditions of The Terrazzo auction specified that the auctioneers could change the rules at any time, and they did stop this auction after 21 units were sold, and 14 units were not auctioned. The sold price is to the right in my handwriting, and those with a box around them are what they offered as a one time price after they stopped the auction. When they stopped the auction, they gave those interested a chance to meet with a sales person and receive a one time price for the units. The price I wrote in on the left is what they were asking for those units as the one day price, however, when I left which was after the room was almost entirely clear, the other 9 units had still not sold.

There will be another auction at The West End on Saturday, December 5th. Here is a website re: the auction and showing the units that will be auctioned, their last list price, and their price per square foot. There is no reserve on these, as there were at the Terrazzo, however, the owner does have a chance to reject the winning auction bid. Historic Franklin TN - Statue in The Square

If you've been to downtown Franklin TN you have seen the monument of the soldier in the Town Square.

The statue was placed there in 1899 by the Daughters of The Confederacy to honor the Franklin TN men who fought and died in the Battle of Franklin.

If you seen the Franklin statue, you may have noticed the chip in the brim of the soldier's hat. The chip was there even on the day the monument was unveiled. The hat was chipped when they raised the monument in November of 1899.

Craigs List Rental Scam

As we experience more and more technological

advances there will be schemers who are

determined to cheat and steal hard earned

money from the honest folks we service. It is for these honest folks that I am posting this warning.

Beware, if something appears to good to be true, then most likely it is.

A customer who logged into my website sent me two links and a question. One of the links was to a listing she found on my website, the other was to the same property posted on Craig's List for rent.

Her question went like this:

Message: Hi there - can you confirm that this property for sale is also this one posted on craigs list for rent? here is the post. We are just confirming the accuracy of the posting before we rent.

It was late in the evening when her lead came in so I sent her a note with the listing and told her I would call the listing agent in the morning to inquire about the rental.

In the morning I looked up the Craig's List post and saw a ridiculously low rent amount and a very low security deposit request. I called the agent with the listing in front of me and asked, "Is this for rent and is this the correct amount". The listing agent explained, it is a SCAM.

She explained how it works: the scammers find a listing, swipe the photos and post it as a Craig's List rental at a very low rate and modest security deposit. Naturally it attracts a lot of interest and after a couple of emails they send you a very convincing letter and this link:

If you would like to set up an appointment, go to the link below and request the free copy of your rental / credit report. We use this company for all the properties we manage. Just fill out the form and indicate that you want the free credit report. The actual scores on the report aren't important to us; it's more of a formality to have it on file, to make sure you are who you say you are.

I removed the link but it goes to a very official looking website with Equifax, Experian, and TransUnion all prominently displayed. After filling out a registration form and a click to submit it another form asking for, yep, you guessed it, your credit card info and the trap is set.

I have also heard of a variation on this where you mail your security deposit (cashiers check), most often out of the country, to hold this great deal of a rental property. Needless to say that is money you will never see again.

So please people, if you take nothing else away from this remember, if it appears too good to be true, it most likely is.

WOW, St. Martin Square - Brentwood TN Condos

As we looked at the condos at St. Martin Square Condos in Brentwood TN I couldn't help but agree with my client. These were more than a place to live, these were a "life-style".

St. Martin Square has luxury condos and living at very reasonable prices. All of the units had great design features and wonderful views. The courtyard pool and fountains made everyday life seem like an island vacation.

Even the most basic build features are upscale quality and design. We looked at one, two and three bedroom units, with attached and detached garage parking. If you want to look at these, give me a call, I would love to show them again, and again.

Uggg, My Love - Hate Relationship with Technology - Anti Virus Software

Anti Virus Software. I don't know how the rest of you feel, but I feel like I am dealing with the Sopranos when I am ordering my PC Anti-Virus protection.

McAfee came with the trial version on my laptop. I ignored the people that advised against extending the McAfee contract for a year and within a week regretted not listening.

Although I paid, updated and installed the McAfee product, my daily PC tasks were constantly and continually interrupted by McAfee's pop-ups saying that my PC was unprotected and I should extend my contract. To say the least, a virus would have been more welcome that these annoying pop-ups. Especially given the fact that I bought and paid for protection.

After seemingly hours of waiting on the phone with McAfee customer service, because I was "next in the que" and my call "was important to them", I finally gave up and went to their on-line chat support. I asked for a refund, but their refund folks redirected me to their tech-support to resolve the problem. I am not sure how much time I spent with them, but they walked me through several steps and insisted the issue would be resolved.

Weeks later the issue was still there, so I wrote McAfee back and asked for a refund of my money, after all, it is McAfee insisting that my PC is "unprotected" after I paid them and installed their product. Their response was, my "refund period" had expired. Well, it hadn't expired the first time I asked but was redirected to tech support. My reply to them, was please extend me a refund and money to repair whatever viruses I have been infected with while your paid-for product was not protecting me. They bumped it up to their superiors. I am expecting a visit from Tony Soprano, with him at least you get what you pay for.

Currently looking for alternatives, suggestions are welcome.

The data below is the Williamson County Tennessee Home Sales for October 2009 report. The information was compiled by the Williamson County Association of Realtors® via the MLS data and reposted here with the permission of Theresa Wilson.

The data and charts represent Williamson county including, home sales in Brentwood TN, Franklin TN, Spring Hill TN and all of the surrounding areas .

There has been an increase in the overall number of sales in the county with prices still remaining down from the past few years. Much of this can be attributed to increased sales at the entry level from First time Buyer's Tax Credit. If you were waiting for the bottom of the market, perhaps you missed it. While there are still many great buys out there as the increased sales trend continues and the market inventory decreases the best buys won't last long.

Nashville Home Sales Up for October 2009

Are The Nashville Home Sales on the Rise?

It is official, The Tennessean reported today that in October sales have climbed to 23% over last year's sales for the same period.. That's the largest increase in 3 years. This is great news for people that need to sell to move.

Great interest rates along with incentives such as First Time Home Buyers Tax Credit. The prices are not where they were a year or two ago, yet, but people are out there buying. Perhaps they are seeing neighborhoods they dreamed of at prices they can now afford, or they are first time buyers that took advantage of the tax credit. Whatever the reason, the news is good and if the Nashville real estate market is moving, can the rest of the economy be far behind?

The GNAR (Greater Nashville Association of Realtors®) also reported that home sales prices on the median house sale in Nashville has remained steady for the past 3 months. Though still down 6% from a year ago.

Posting this because someone on AR recognized another castle near this one in another blog. As it turns out she fished the spot in my profile photo and may even know my friends that live near there.

A Man's Home is His Castle, but in this case not so. My Speechless Sunday Post will be for readers to add the story. I know there are a few of you out there that recognize this boat house, yes boathouse! Perhaps they can help me tell the rest of the story. The actual castle is on higher ground.

The Best Time to Plant a Tree

Thirty years ago we bought a house. We had saved and scrimped and were able to put 20% down on a $40,000 house. It was our dream house, in that the house we would raise our 3 girls and a boy. It was in the neighborhood where I grew up and it was the house I always dreamed I might someday own.

The house was 100 years old then and 2400 square feet with solid oak floors (perfectly level throughout), two fire places, a summer porch, a winter porch and it sat on a treed corner lot of a street with a center parkway. We loved it there.

Then I was transfered, packed up my family, sold
brand new house. My kids graduated high school
so we sold that house to move into our 3 bedroom

our house, moved to Tennessee and bought a and and college in Tennessee, then moved out, condo.

Why am i telling this story? It is ancient history to any first time buyers. Well here is the money part of the story. The house we paid $40,000 for in 1979 sold for $105,000 in 1994. The new house we bought in 1994 at $144,400 sold for $225,000 in 2003. Was it a better time to buy a house 20 or 30 years ago? You bet it was. The lesson here is now is definitely better than it will be 20 years from now. The first house is the hardest to buy. After that you fold your equity into the next homes.

It is like the old proverb about planting a tree... The best time to plant a tree is twenty years ago, the next best time is today.
