      <description>&lt;p&gt;The end of 2009 is right around the corner. Have you taken a few moments to look back at your year, your month or even your week. We all have gifts that we give and that we receive. I think the world has become more then ever one where people look for a reference or referral when they are looking to hire a professional or buy a product. Gone are the days of advertising being the way to get clients. The focus must be on relationships and bringing value.&lt;/p&gt;
&lt;p&gt;The question is what will you do in 2010 to bring more value to others. How will you become the go to person that people want to call when they need something since they trust you and your opinions more then anyone else in their personal circle.&lt;/p&gt;
&lt;p&gt;How will you ensure that the people that call you get the best service from the people you refer them to.&lt;/p&gt;
&lt;p&gt;Again I think everyone should look at their plan and have a true passion for the client. In the end if you want Raving fans you must provide more value.&lt;/p&gt;
&lt;p&gt;My hope is the above has gotten us all to think a bit and reflect on the year. That is the gift we can give to ourselves and others.&lt;/p&gt;</description>

      <title>November 30th and more info on 8k credit for MA buyers</title>

&lt;p&gt;The Home Buyer Tax Credit may help someone&amp;nbsp;who wants to&amp;nbsp;move back&amp;nbsp;to Holliston meet the goal.&lt;/p&gt;
&lt;p&gt;We have all been inundated with information as it relates to the government and their efforts in keeping the housing market moving ahead. Some of the information that I have heard on the radio and even read on the web is very far from clear. I am writing to provide the readers of the &lt;span style=&quot;color: #000080;&quot;&gt;Holliston&lt;/span&gt;&lt;span style=&quot;color: #ff0000;&quot;&gt;Reporter&lt;/span&gt;&lt;span style=&quot;color: #000080;&quot;&gt;.com&lt;/span&gt; some facts relating to the Tax Credit.&lt;/p&gt;
&lt;p&gt;1.&amp;nbsp;The credit is not only for people&amp;nbsp;who have never owned a home before. The credit is for anyone&amp;nbsp;who has not owned a principal residence in the last three years prior to the purchase date and is purchasing a primary residence.&lt;/p&gt;
&lt;p&gt;2.&amp;nbsp;The credit is phased out at different income ranges. For single borrowers the phase-out is for borrowers that have a modified adjusted gross income of&amp;nbsp;75k to 95k.&amp;nbsp; For married couples the income is from 150k to 170k. &lt;br /&gt; &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;br /&gt; 3.&amp;nbsp;To receive the credit, the borrower must close on the property by November 30th, 2009, the present deadline.&lt;/p&gt;
&lt;p&gt;4.&amp;nbsp;A person&amp;nbsp;will not qualify for the credit if buying a home from a close relative. This includes&amp;nbsp;a spouse, parent, grandparent, child or grandchild.&lt;/p&gt;
&lt;p&gt;The above information is not intended to be tax advice. I always recommend that clients speak to their tax advisors before making any home buying decisions. They can also go to IRS.GOV and get additional information as it relates to the tax credit.&lt;/p&gt;
&lt;p&gt;At this time there is no word from the government relating to any possible extension of the deadline date of November 30th.&lt;/p&gt;
&lt;p&gt;I believe that this credit could help people&amp;nbsp;who would like to move back to Holliston but never thought that they could afford to do so. The town of Holliston presently has&amp;nbsp;fifteen single-family homes on the market that are listed below $385,000. Source of reference: Realtor.com.&lt;/p&gt;

      <title>What do clients look for in a Real estate agent or Mortgage person?</title>
      <description>&lt;p&gt;I have asked many prospects and past clients as well as people that I have not worked with that reside in states outside of MA the above question. &lt;br /&gt;It is interesting that over the last 5 years the the things that were important to people has changed. It appears that more people now want to ensure that the professional that the are considering working with has integrity. They also want to check references and in many cases have at minimum one meeting to get to know each other before passing any information to that person.&lt;/p&gt;
&lt;p&gt;I think all these trends are a great thing. It is time for the professionals to lead the way and the rest to get out of the business.&lt;/p&gt;
&lt;p&gt;Your mortgage person and Realtor should always be doing continuing education as well as building relationships with other professionals. The reason is simple a great mortgage person or Realtor will do much more then just get you a loan of get your offer accepted on a home, or get an offer accepted on your listing.&lt;/p&gt;
&lt;p&gt;They will be part of your day to day. What I mean by this is simple. They will make themselves available to you in off hours so that you the client can work with as Little interruptions as possible to your day. Today's world has many already worried about their own jobs they should with a good team be able to limit the amount of interaction that needs to take place at the work place.&lt;/p&gt;
&lt;p&gt;The building relationships with other professionals is key. If you the client needs an electrician to quote some work your team should be able to provide you a great one. If your new to the area your team should be able to provide you with an excellent local tax accountant.&lt;/p&gt;
&lt;p&gt;Again getting you a great rate and competitive closing costs is important but the key is to have that professional bring more to the table for you. You should at the end of the transaction want to go out of your way to refer the professional that you have used as long as they have brought you value.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I would love to hear others comments. Enjoy your day and in today's business market we should all be brining more to the table and expecting more when we are the consumer.&lt;/p&gt;

      <title>First time buyers in MA should slow down and</title>
      <description>&lt;p&gt;Hello All:&lt;/p&gt;
&lt;p&gt;I am finding more and more each day that first time buyers are not receiving the education that they deserve from their mortgage professionals. In the state of MA a loan officer that works for a Mortgage Broker office must be licensed with the state and has to completed continuing eduction. The fact is that a loan officer at a local bank or a big giant like BOA does not have to be licensed or do the educational training.&lt;/p&gt;
&lt;p&gt;It is very very important with all the changing rules. New ones to change again August 1st. That buyers work with a professional.&lt;/p&gt;
&lt;p&gt;I am also seeing to many people unhappy with the in-house mortgage firms. IE Coldwell Banker has NE moves and they are part of the same company. Buyers in many cases feel as though they are not being treated with the respect that they feel as though they should be. They often state that the mortgage person is more focused on the Realtors satisfaction then that of the client.&lt;/p&gt;
&lt;p&gt;Sad Sad stuff.&lt;/p&gt;
&lt;p&gt;I have been in the industry for 6+ years. I love what I do. My business is 100% referral. This is a great thing for clients since my only focus is their 100% satisfaction. Please see my linked in profile.&lt;/p&gt;

      <description>&lt;p&gt;Over the last month we have seen more media coverage on the Mortgage industry than we have in a long time.&lt;/p&gt;
&lt;p&gt;I wanted to share some facts&lt;/p&gt;
&lt;p&gt;1, In MA loan officers that are Mortgage brokers are each individually licensed. To work for a direct lender there is no such requirement. Each mortgage broker must do continuing education each year.&lt;/p&gt;
&lt;p&gt;2. Rates are at historical lows and government loans are a very attractive options for many potential buyers. Many local banks do not provide any government loans.&lt;/p&gt;
&lt;p&gt;3. I think the key for a first time buyer is education, education, education. The issue is there is a TON of miss information being spread in the market place.&lt;/p&gt;
&lt;p&gt;4. If your reading this and are a first time buyer I challange you to do a bit of investigation about me. Look me up on linked in. Call me and ask me questions as it relates to the industry or your own individual situation.&lt;/p&gt;

It is about family, friends, and so many other things. I am blessed to love what I do for a living. So the plan was simple make the best of each day. The focus is on enjoyment. If we all took a few more minutes to smile each day the better the world would be.&lt;/p&gt;

      <title>The Holidays are over now it is time to take an inventory of our gifts.</title>
      <description>&lt;p&gt;We are all blessed with different skills and abilities which are our own personal gifts. It is easy for us all to allow our gifts to go unused or get a bit dusty. The reality is that 2008 was not a great year for many.&amp;nbsp; It felt like every time we turned on the cable there was something negative being reported. It is very easy to have the negative around you prevent you from focusing on the things that are good. Again back to gifts. Today I received a gift and that gift was a phone call from a close friend. That friend told me point blank that several times this year he was disappointed in me because I had appeared to let my gifts get dusty. He stated that I was given the gift of energy and optimism but that on several calls over the last year that he felt that the energy was gone. He reminded that this energy was something that I was known for. Also that often this energy that I am blessed with aided others to get moving and energized on their own goals after a phone call with me. So today I wanted to thank that friend for straightening me out and allowing me to see that I had a gift that was wonderful but was letting it be wasted.&lt;/p&gt;
&lt;p&gt;I also thought that it was important to share this with others with the hope that they would take inventory of their own gifts and dust them off and put them back to use.&amp;nbsp; Enjoy the first month of the year and start off on the right foot.&amp;nbsp; Enjoy&lt;/p&gt;</description>

      <description>&lt;p&gt;Everyday people come up to me or my wife and say wow, it must be tough for anyone in real estate related industries these days since the banks are not lending money. I was puzzled why this theme seemed to be recurring time and time again&lt;/p&gt;
&lt;p&gt;Then I took a few minutes and really started listening and watching the news. I found that often we would see in big letters on the news THE ECONOMY IN CRISIS. Then during many segments of the news we would hear how companies like CITI Corp or the small restaurants in Boston were having difficulty borrowing money.&amp;nbsp;It is true that many commercial firms are having issues with accessing lines of credit for business. &amp;nbsp; The fact is that this has nothing to do with the availability of mortgages to individuals trying to buy owner occupied homes for their families or for families that are trying to refinance their loans to improve their overall financial picture.&amp;nbsp; &amp;nbsp; Yes, the days of getting mortgages&amp;nbsp;by people&amp;nbsp;who did not have any income or assets are gone. The reality is that those people should never have been able to get loans. Also the days of people getting 100% financing in adjustable rate mortgages that were not in their best interest are gone. Many people know these loans as subprime mortgages. &amp;nbsp; Now let's bring us up to date to today's Real Estate Market. This is a great opportunity for home ownership for first time buyers. The prices of homes in Holliston and the surrounding area have come down greatly. There are options for families to buy a single family home in Holliston, Ashland, and Medway for less than $295,000. Turn the page four years ago and you could not find a home in any of these towns for less than $350,000. Now those same buyers have many more choices. The end result is that the buyer has a greater chance of finding a great home that will fit their family's needs. &amp;nbsp; So where is all the money? The fact is that many first time buyers do not have a great deal of funding for down payments. Those people are best served by government loans that allow, in some cases, for 100% financing with 30-year fixed interest rates. These loans are much safer then the subprime loans that were used in the past by many people purchasing a home. &amp;nbsp; The fact is that the government loans as well as conventional mortgages are available for people.&amp;nbsp;There is NO SHORTGAGE of available mortgage funds. It is more important than ever to be working with a professional when considering the options of buying a home or refinancing a home.&amp;nbsp;However not all mortgage firms or banks are the same. Many are not licensed to provide government loans. &amp;nbsp; In our world today so many are worried about the possibility of being laid off from their jobs and being out of work for many months&amp;nbsp;before finding new employment. These people should have an overall mortgage review done before they become unemployed, since at that point in time, they will no longer be able to get a loan. &amp;nbsp; In today's world of negative information from the media outlets I thought it was time to show the positive.       <description>&lt;p&gt;The reality is the 2008 year is almost over. Tomorrow is the 1st of December.&lt;/p&gt;
&lt;p&gt;I have committed to myself to reach out to all of my past clients and business contacts over the next two weeks with a phone call and vm to each. This list will be over 300 contacts.&lt;/p&gt;
&lt;p&gt;In past years my clients all received a Yankee candle and personal handmade card from me. This year I have decided to use those funds to donate to the local food pantries. To me this is something that is much more needed and will have a much better impact for my clients on the community.&lt;/p&gt;
&lt;p&gt;Again I feel blessed to be in the mortgage industry. I would gather that for every 300 mortgage professionals that worked in the business in MA full time in December of 2005 that their is less then 30 of them still in the industry. Many to be honest should never have been in the industry in the first place.&lt;/p&gt;
&lt;p&gt;I am committed to keeping positive and continuing to read and listed to information that challenges my thoughts and ways of doing things.&lt;/p&gt;

      <title>Baseball</title>
      <description>&lt;p&gt;I live in MA. Baseball is still the top game in BOSTON. We have been blessed with great teams over the last few years. We have had some of the most exciting young talent. We have one of the best GM's in the game. Baseball is a year long sport for many. We are able to follow baseball even when the season is completed. Now it is called the HOT STOVE season.&lt;/p&gt;
&lt;p&gt;The point that I am trying to make is simple. Baseball is very much like realeastate. Everyone I know is interested in realestate and what is going to happen to the market in the next few weeks, months and year.&lt;/p&gt;
&lt;p&gt;There is no off season is real estate. Very similar to baseball for Redsox fans.&lt;/p&gt;

      <description>&lt;p&gt;The market is an interesting one. I would like to learn more about what people in the industry are doing differently. I believe it is key for us all to learn from others.&lt;/p&gt;
&lt;p&gt;I have started doing more reading. I have done much less on-line with active rain. I have started doing annual mortgage reviews with my past clients. I have worked a great deal with Linked in and used it as a tool to help others through my human capital to reach their goals.&lt;/p&gt;
&lt;p&gt;I believe that we all must try different things. One way to find out about different steps that others are doing is to simply ask. So that is what I am doing I am asking!!!&lt;/p&gt;
&lt;p&gt;My hope is that 1000 of you you will provide me comments on these questions. The reality is this would be less then 1% of the members.&lt;/p&gt;

      <title>Role Models</title>
      <description>&lt;p&gt;Do you have a Role Model?&lt;/p&gt;
&lt;p&gt;I will tell you a bit about my role model. Her name is Sylvia. She is a great women in her 70's. She lives life to it's fullest every day. She has a focus of helping others. She is the definition of significance in my eyes. She does everything that she can to impact the lives of others. She is the head of our local food pantry. She has made the&amp;nbsp;environment of the pantry one of respect and hope for many. Everyone that uses the pantry is called a client. They are able to choose from the items that they need and are not just handed a brown bag with things already in it which is the way many other towns run there food pantry's.&lt;/p&gt;
&lt;p&gt;The way that she lives her life is one that many look to her as a role model. I had a client recently ask me where he should make his November donation to in the area. I told him to call my friend Sylvia. On my advice he did just that. In the end he donated several gift certificates to the Holliston food pantry. He then called me and thanked me for introducing him to Syliva and stated that he was a better person for having met her.&lt;/p&gt;
&lt;p&gt;So who is your role model? What are you doing to highlight there great acts of service? What are you going to do this week to me a better person and keep that role model in mind when your making your daily decisions this week.&lt;/p&gt;
&lt;p&gt;Again consider your actions and how a role model is made.&lt;/p&gt;

      <title>Time</title>
      <description>&lt;p&gt;It is interesting how people try to manage time but the reality is that it cannot be managed. What can be managed is the events that we try to accomplish during the time in a day a week or a month.&lt;/p&gt;
&lt;p&gt;We always here people say (I do not have enough time!!!) The reality is once an hour has passed you cannot get it back. I have taken 7 days off from Active rain. What I found is that time can be a cure to many things that effect you. What I would like everyone that is on active rain for more then 1 hour a day to take a moment and think about something else they could do with that time. Not all of that time but just 1/2 hour. Maybe it would be write a note to a friend. Maybe offer to do the errands for an elderly person in the neighborhood. Maybe it is take time to read a book. If you have children maybe take a half hour and bring them to a soup kitchen to help people in need. Or the local pantry shelf.&lt;/p&gt;
&lt;p&gt;In the end we must honor and respect the time we have and see it as a blessing.&lt;/p&gt;

      <title>Education is the key</title>
      <description>&lt;p&gt;Hello All:&lt;/p&gt;
&lt;p&gt;What a time it is for the first time buyer to purchase a home. The first time buyer has a TON of options. In Holliston MA we have several homes in GREAT neighborhoods that are under 300k. The reality is that first time buyers should take their timie and have a pre application consultation with me. The reason is simple it allows them to discuss their goals, concerns and options. This ensures that they have information that will allow them to make better decisions before starting the search process.&lt;/p&gt;
&lt;p&gt;Yes there is still 100% financing available. It is a goverment backed program. The loan type is USDA. Ther is also other options that allow for low down payment as well as the option of having a non owner occupant be on the loan with the first time buyer to increase their options. These loans are FHA.&lt;/p&gt;

      <title>Roller Coaster how is it impacting your business</title>
      <description>&lt;p&gt;Wow the stock market has been on a wild ride over the last few months. At the same time the mortgage backed securities portion of the bond market has been on a wild ride as well. The volatility has had us see mortgage rates be almost a full point swing in a 60 day period.&lt;/p&gt;
&lt;p&gt;My question is what feedback are you getting from buyers and sellers as it relates to their concerns on interest rates. The key one being the 30 year fixed mortgage rate?&lt;/p&gt;
&lt;p&gt;The movement of rates in the amount of a full point can effect ones buying power. The reality is that can be offset by getting the price of the home reduced from the asking price. In the end the buyers have a number that they are comfortable with spending each month. As rates go up that reduces how high of a price home they can buy. My question is what are Realtors doing with this information to educate their sellers and discuss possible price adjustments on their active listings?&lt;/p&gt;
&lt;p&gt;How many times have we seen a listing expire with one agent only to be listed with another a few days latter at a much lower price. How do agents deal with this in advance to prevent the sellers from jumping ship after you have done all the work. To me I would use market information and education. One item I would highlight would be rates and the impact they have on peoples buying power. If you are a Realtor and have a solid mortgage person they should be able to do you up a data sheet that you can present to your sellers to help educate on this.&lt;/p&gt;

      <title>Are you using your gifts to impact others in need?</title>
      <description>&lt;p&gt;I was inspired by a great blogger today. A blogger local to my area has a great ability to bring people to his site and educate them on real estate and other items. So I started to think about gifts that we all have and if we use them to aid others. This blogger I thought could highlight some non for profits in his community that are making an impact and that he respects their work. In the end his gift is getting people to read his blog now he would share the benefit of that with a non for profit by getting the organization highlighted to his readers.&lt;/p&gt;
&lt;p&gt;I have a gift of having no fear asking people for help. Often I will highlight to people that I know the impact that our local food pantry has on our community. The pantry is headed by a wonderful women in her 70's and she has energy like no one else I know. She has made the pantry a place of respect and aid for the people that are in need. She looks at these people as her clients and has shaped the pantry in the format of a store. This allows the people in need to go and not feel shame but instead feel respected and treated like they were in a store. They have the option to choose what they need. To many that have not ever been to a food pantry may not realize that many towns that have them just hand the people that are in need a bag of random food and they have no choices. Again I think educating people is the key.&lt;/p&gt;
&lt;p&gt;My challenge to anyone reading is to use their gift to help others in their community. We all have gifts and we should share them. I promise if you do you will feel better for it.&lt;/p&gt;
&lt;p&gt;Remember a gift need not be a monetary donation but instead a gift of your talents.&lt;/p&gt;

      <title>What book have you read this month that had an impact on you?</title>
      <description>&lt;p&gt;I must recommend the ultimate gift. It is a book that forces you to review your own character and the life you live.&lt;/p&gt;
&lt;p&gt;In today's world of constant media and day to day events I think it is more important then ever to take time in our days to read for pure enjoyment. If that reading then adds value or helps impact your life then that is great as well.&lt;/p&gt;
&lt;p&gt;Another favorite of mine is stone soup. This book is a very short children's story but the point of the story has is one of community and change.&lt;/p&gt;
&lt;p&gt;Again I would like to hear about the books you have read. Thanks for sharing. If you are not presently reading I challenge you to change that. Take a night off from AR and go to the library.&lt;/p&gt;</description>

&lt;p&gt;Are you proud of the way you treated the people around you during the week?&lt;/p&gt;
&lt;p&gt;Are you proud of the level of effort that you put into your business this week?&lt;/p&gt;
&lt;p&gt;Are you proud of how much positive impact you had on others this week?&lt;/p&gt;
&lt;p&gt;Did you live your life with purpose this week?&lt;/p&gt;
&lt;p&gt;I think at the end of each week me must look back at the week and reflect on what took place and how we feel about it. Then we must learn from the good and bad of the week. This allows us to be a better person the next week. This relates to work and home that should be reflected on.&lt;/p&gt;

      <title>Are you like an elastic</title>
      <description>&lt;p&gt;Have you ever thought about an Elastic? How you can pull or stretch it and it does not break but instead just snaps back. I have been doing a good deal of thinking about the Real Estate market that we are in. I personally think it is a great time to be in the business and even a better time to be a buyer since they have some many options of homes to choose from and at the same time great loan programs that are government supported.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;At the same time we are hit every day with negative from the media. Negative from the amount of houses that are boarded up due to foreclosures. Negative of people thinking that they can not ever get a loan since their brothers friends sister saw something on the news that loans are hard to get.&lt;/p&gt;
&lt;p&gt;So that is where we go back to the elastic. It is simple we must become an elastic if we are going to do well in this industry. We know that we must always be bringing value to our past clients, business contacts, and the overall community that we live in. So when something hits you that is negative you must bounce back VERY VERY quickly and get refocused on what is important.&lt;/p&gt;
&lt;p&gt;If your family is healthy. If you enjoy what you do for a living. If you know that you can impact other lives in a positive way then all is great and you should snap back like and elastic.&lt;/p&gt;
&lt;p&gt;I am blessed to be in this profession. To be an expert in the mortgage field in MA. To have a healthy and happy supportive loving family. To that I say good night and please consider being and elastic this week.&lt;/p&gt;</description>

      <description>&lt;p&gt;Tonight is the 7th and deciding game of the series for the American league and the winner will be headed to the WS this year.&lt;/p&gt;
&lt;p&gt;What are you going to do in your 7th game of 2008? What I mean is that we are at the end of the year and we all have choices to make. The things we do now will effect the future. What are you going to do to ensure that you have balance in your life. That your living it with purpose. That work is only one part of your overall life and not something that is taking over your life.&lt;/p&gt;
&lt;p&gt;Again it has been a very challenging year for many. I have learned lessons in 2008 that will have a positive impact on me for the rest of my life. I am happy for this.&lt;/p&gt;

      <description>&lt;p&gt;It is family.&lt;/p&gt;
&lt;p&gt;It is freedom that my career choice has provided me and honoring and valuing it.&lt;/p&gt;
&lt;p&gt;It is a great love for helping others ensure they are on the correct path.&lt;/p&gt;
&lt;p&gt;It is things that are much great then I am like a child's overall benefit of having their father be active in their childhood.&lt;/p&gt;
&lt;p&gt;It is about being able to give back.&lt;/p&gt;
&lt;p&gt;It is about enjoying solving problems that impact the lives of others.&lt;/p&gt;
&lt;p&gt;MOST of all it is a desire for simplicity. The act of hitting my business goals will allow for simplicity to be a bigger part of my life.&lt;/p&gt;

      <title>Do you build a long lasting relationship with your clients?</title>
      <description>&lt;p&gt;I have been in the mortgage industry for just under 6 years. I am still surprised at how few in real estate and mortgage industry actually build strong long lasting relationships with there clients. I have over the last several years asked people what they thought of their Realtor and mortgage person from there last transaction. Only 1 out 10 at best would have something very positive to say about them. In the end this shocks me. I am always thrilled when I answer my phone and it is a new prospect calling because a past client has referred me. I have always made it part of my process to not be selling loans but instead to be the person that provides information and education so that the prospect leaves the call or meeting in a better position then they were before they talked to me. In doing this it has allowed me to build true relationships that have lasted for years. It is a fact that 100%&amp;nbsp; of my business is referral and I could not see it being any other way. This only happens through high levels of client satisfaction and a true desire to impact peoples lives. I have had prospects that were referred to me that did not end up working with me but in the end have referred me 5 or more people since they found value in our meeting or call and wanted there contacts to receive that same value. When following up with those that have referred me that did not work with me I always say thanks then ask them why they referred me and in almost all cases they say because you are REAL and when I ask them what that means they state that I look out for the prospects best interest at all times and have a no push approach.&lt;/p&gt;
&lt;p&gt;I am blessed to have had a great education of finance and customer service in my first 12 years of my career in financial tax and accounting. In the end my team or departments role was to provide numbers and data that allowed the owners or GM to make the best decisions for the overall business unit or company.&lt;/p&gt;
&lt;p&gt;Mortgages in my opinion is very similar if treated correctly. It is my job to provide the information to the client for them to be able to make the best decision in financing their home.&lt;/p&gt;
&lt;p&gt;I also believe that it is our job to find out if their are other areas that we can help our clients. By asking them questions about their satisfaction level with their tax professional or mechanic or landscaper. It is all about building the relationships on value.&lt;/p&gt;
&lt;p&gt;Tell me more about your perception of the real estate and mortgage community and if you think they do a good job with this.&lt;/p&gt;
