      <description>&lt;p&gt;Nordstrom's just announced that they are going to open a Nordstrom's Rack at Arrowhead Crossing shopping center located on the south west corner of 75th ave and Bell.&lt;/p&gt;
&lt;p&gt;This is going to be the 3rd Nordstrom's Rack in the valley and the first on the west side.&lt;/p&gt;
&lt;p&gt;The store is scheduled to open in the 3rd Quarter of 2010&lt;/p&gt;

      <description>&lt;p&gt;As is have been reading blogs and looking for information throughout ActiveRain i have notices a disturbing trend, People obviously with very little to say other than get the 225 points to blog.&lt;/p&gt;
&lt;p&gt;The most prevalent of these are the &quot;my listing flyer's&quot;, there is a rule that you cant get points for advertisements and there is a area for Activerain listings that is nor used,&lt;/p&gt;
&lt;p&gt;All these do iis clog up a great forum for sharing information and become a version of spam.&lt;/p&gt;
&lt;p&gt;Why even bother if there is nothing for the group to benefit from?&lt;/p&gt;

      <title>Short Sales, A to B to C transactions, are they legal and or Ethical?</title>
      <description>&lt;p&gt;I have been witness to a lot of talk about A to B to C transactions, these are transactions where&amp;nbsp;A is the original seller, B is a investor and C is the end buyer,&amp;nbsp;B puts the home under contract with A, then sells the home to C while in escrow with A, then there is either a simultaneous close or B takes down the home and sells it to C within a short time at a huge profit.&lt;/p&gt;
&lt;p&gt;All the practitioners that i have heard about all say its legal, they have legal advice and it is all disclosed. if its so transparent why does the bank in the short sale not just sell it&amp;nbsp;to C in the first place, is the Realtors in the transaction treating all parties fairly as the code of ethics say, &amp;nbsp;what happens when the A seller receives a notice of deficiency and has to pay taxes on a loss that is greater than they should have.&lt;/p&gt;
&lt;p&gt;My feeling is that this practice should be against the law, it is profiteering at the expense of us all, banks take a bigger than needed loss, we have to bail out the banks and it gives responsable realtors a bad name.&lt;/p&gt;

      <description>&lt;p&gt;My primary market is the REO arena and way too often i am&amp;nbsp;the first person to let&amp;nbsp;the occupant know that the home has been foreclosed, more and more i am finding that the occupant is a&amp;nbsp;tenant that does not know what is going on.&lt;/p&gt;
&lt;p&gt;to protect yourself&lt;/p&gt;
&lt;p&gt;1. Make sure that the landlord is paying the mortgage, request proof of payment of mortgage when they collect the rent.&lt;/p&gt;
&lt;p&gt;2. Have a clause written into the lease that the security deposit is not to be released to the landlord.&lt;/p&gt;
&lt;p&gt;3. Monitor the home through Maricopa.gov website, on this websit you can find the notices of foreclosure that are filed.&lt;/p&gt;
&lt;p&gt;4. Review if something is posted on your door, seek legal advice&lt;/p&gt;
&lt;p&gt;5. Remember when all else fails you have rights.&lt;/p&gt;

      <title>Home sales are up over 2008 in Arizona but</title>
      <description>&lt;p&gt;&amp;nbsp;but many involve foreclosures:&amp;nbsp;&amp;nbsp;Sales of existing homes around the Phoenix area are up from last year, but a large number of those sales continue to be foreclosed properties. According to ASU's Realty Studies department, the region recorded more than 6,100 home resales in October. That's roughly the same as September, but up sharply from about 4,500 in October of 2008. Despite the strong annual growth in home sales, a big portion of the transactions this October were sales of previously foreclosed properties - a whopping 45 percent. According to ASU, more than 3,800 homes were foreclosed on during October. That's up from the September foreclosure total of more than 2,900. &quot;Typically, a housing recovery happens in a growing economy and with declining interest rates,&quot; says associate professor of real estate Jay Butler, author of the new housing report. &quot;However, the current recovery is limited with the possibility of higher rates and a continuing weak job market. Further, the housing tax credit could be dissipating the pent-up demand for new buyers to get into the market, weakening their influence in the future.&quot; Butler added that all of these foreclosures will eliminate some households from being able to obtain financing to buy a &quot;move-up&quot; home. Others may be &quot;seriously limited by declining neighborhood values (on their current homes) and restrictive debt amounts.&quot; The median single-family home price in the Valley in October was $143,000, up from September's median price of $140,000, but still far below last October's median of $167,000. &quot;For the last year, approximately half of the home resales in the Phoenix area were foreclosed homes that were sold again with a median price markdown of 19 percent,&quot; Butler said.&lt;/p&gt;

      <description>&lt;p&gt;Here in Arizona we are approaching 10 percent unemployment, some people are hiring including myself, I have posted a job opening on craigs list and in the posting i have requested a number of things to be done when the applicant reply's, respond to add ##### when you respond and do not attach your resume, paste it into your email.&lt;/p&gt;
&lt;p&gt;I have recieved over 50 responses for the position and only 5 have bothered to read the requirements, 45 people wasted their time responding to a job posting for a executive&amp;nbsp;assistant because they failed the first test.&lt;/p&gt;

&lt;p&gt;Its hard to believe that its almost Christmas again, one thing we as a family have loved to do over the past 5 years is to take teh Polar express from Williams to the north pole.&lt;/p&gt;
&lt;p&gt;It is a train that leaves from Williams AZ, teh conductor reads teh book the polar express to the children, tehre is a sing along, they all dress in pajamas and drink&amp;nbsp;hot chocolate and cookies.&lt;/p&gt;
&lt;p&gt;I would recommend staying gin Williams overnight as it is fun for the kids from Phoenx to wake up in the snow the following morning.&lt;/p&gt;

&lt;p&gt;The KP Trail starts in an alpine meadow and meanders along the South Fork of KP Creek. About 3 miles along, where the South Fork joins the North Fork, hikers will find two lovely waterfalls.&lt;/p&gt;
&lt;p&gt;&quot;It's a neat place to pack a lunch and go to,&quot; Dyson said.&lt;/p&gt;
&lt;p&gt;From Alpine, drive south about 28 miles on U.S. 191. Turn east and go about 1.3 miles to the KP Cienega Campground, where you'll find the trailhead.&lt;/p&gt;
&lt;p&gt;Flagstaff&lt;/p&gt;
&lt;p&gt;Edelstein calls the Weatherford Trail, which starts at Schultz Tank, a &quot;sweet fall hike&quot; that goes through a dense stand of aspen.&lt;/p&gt;
&lt;p&gt;It's only 1.7 miles to the junction with the Kachina Trail, but you gain about 800 feet of elevation on the way.&lt;/p&gt;
&lt;p&gt;From Flagstaff, take U.S. 180 north about 3 miles to Schultz Pass Road. Turn right and go about 6.7 miles to the trailhead, just a past Schultz Tank.&lt;/p&gt;
&lt;p&gt;Globe&lt;/p&gt;
&lt;p&gt;The Icehouse Trail provides one of the most botanically varied hikes in Arizona. But it's tough, gaining a little more than 3,000 feet in elevation. Lower stretches of the trail aren't anything special, but before long it leads past maples, sumac, walnut and aspen.&lt;/p&gt;
&lt;p&gt;From Globe, follow the signs to the Besh-Ba-Gowah Archaeological Park. Just past the turnoff to the park, turn right onto Icehouse Canyon Road (Forest Road 112) and go 1.7 miles to a stop sign. Continue straight for 2.5 miles, then turn left at the sign to Trails 197 and 192 and go about a quarter-mile to the Icehouse CCC Recreation Site&lt;/p&gt;
&lt;p&gt;North Rim&lt;/p&gt;
&lt;p&gt;From Jacob Lake, go south on Arizona 67 about 26.5 miles (0.7 mile south of the entrance to the DeMotte Campground). Turn east on Forest Road 611 and go 4 miles to the East Rim Overlook.&lt;/p&gt;

      <title>Shaddow inventory</title>
      <description>&lt;p&gt;I was talking to a agent from Las Vegas recently and he brought up the term &quot;Shadow Inventory&quot; when we asked him what it meant he explained that as more and more homes go into default and the banks do actually take them back, many former homeowners and / or renters are left to live in the home, thus even though it is a foreclosure it is not available to sell and does not show up on the MLS / Housing numbers.&lt;/p&gt;
&lt;p&gt;There are areas of the valley where this is very evident, Marley Park in Surprise and Queen Creek come immediately to mind.&lt;/p&gt;
