Life in New Hampshire

This is one of those "just because I feel like it" posts... in other words it really has nothing to with real estate. When I left my house in Hampstead last Thursday morning and it was cold but bright and sunny.

The sun was sweet to see so I decided rather than highway driving I'd go the back way to Concord. As I drove up through Sandown and into Chester a sudden snow squall arrived and by the time I was in Auburn it was a full blown snow storm. I could barely see at times!

In fact Lake Massabesic totally disappeared from view. It was rather scary looking!

And then less than 45 minutes later the sun was shinning brightly in Concord!

This was the view that greeted me when I arrived at my meeting location.

Want to buy a NH Foreclosed property...

Often buyers will ask if they should consider buying a foreclosed property?

They want to know what the risks are?

If they can lose their deposit?

Can they have contingencies in the Purchase Agreement?

Would it be better to buy at the foreclosure auction?

Usually I answer by saying there are some fabulous buys out there in the foreclosed property arena BUT you need to have a stomach of steel and a ton of patience. Nothing happens fast when dealing with a bank owned property....unless of course if they want to foreclose on you, sorry I am being sarcastic here, but it sure does seems true. There are many Pitfalls when buying a bank owned home and a huge amount of disconnect and yes incompetent people including real estate agents ,I'm not going to sugar coat it. There are some crappy real estate agents running around.

NH Agents...New Agency disclosure form

As most New Hampshire agents know, there a have some changes to our Agency options with the adoption of Designated Agency and Facilitator.

All these changes become effective Jan 1 2009 and while no one has to adopt the changes right away they do need to use the new disclosure form immediately!

Even if your firm stays with the "traditional" practice of agency please understand that Non-Agency/Another Relationship goes away and Facilitator replaces it.

The new required Agency Disclosure form is now called Brokerage Relationship Disclosure and it is required to be used as of today January 1 2009.

The new form is 2 pages and it is the only Brokerage Disclosure form allowed to be used and approved by the NH REC.

It is posted on the NH Real Estate Commission website and on NHAR's website.

If you're showing homes and meeting the buyers for the 1st time make sure you are using this new form...Brokerage Relationship form.

Oh... The Real Estate Market has been Frightful

Without a doubt 2008 has been a frightful real estate year for many folks and I'm more than ready to say goodbye to it.

What a year it's been...the New Hampshire real estate market saw an increase in foreclosures which helped drive the market prices even lower.

Many home owners couldn't compete with the Bank owned homes and the days on the market increased dramatically. A storm brewed and simmered in New Hampshire and agents started to leave the business or take part time jobs just to help put food on the table.

Yes, 2008 has been a frightful real estate year and while many in New Hampshire suffered many others thrived.

Investors saw a Golden plum and started picking! Some home-buyers followed suit realizing that now is indeed the time to buy!

Even a recent NY Times article summed it up nicely. The article starts with these profound words.. "Five or 10 years from now, when the financial crisis has ended and housing prices are up smartly once more, we will look in the rear view mirror and realize that we missed a golden age for first-time home buyers."

Don't be one of those who look back and realize they missed a golden opportunity! Inventory is plentiful and homes prices are excellent all creating a perfect storm for home buyers.

A few twinkling Christmas lights...

The lights came on just in time for these folks.

We don't have a tree this year or any decorations up. I dunno I think I just ran out of time.

So it doesn't much feel like Christmas in my house and that's okay.

It's just the two of us anyway and I know it's Christmas in my heart and that is more important.

I've been very drawn to this house down the street and last night we drove over so I could take this picture.

These folks were without power for awhile during the NH Ice Storm and I wondered if they would be able to decorate their house this year.

They did! It put me right in the holiday spirit.

December so far has been a very challenging month for us.

We spent eight days without power in the cold during a terrible Killer Ice Storm that crippled the state. In fact today, 10 full days after that storm there are still many New Hampshire people without power.

It's amazing that something like that can happen in the year 2008...that people can freeze to death in their homes!

It also makes you realize what is important and puts a lot of life's day to day stresses in perspective.

In that light I say simply to all of you... May the simple joys of this season shed light, hope and fill your hearts with warmth and peace.

After 8 cold dark days I finally have my power back.

On Thursday December 11th New Hampshire was hit with an Ice Storm that knocked out the power to over 400,000 homes. Many of those people continued to live in cold homes and managed the best they could without running water. They always thought the power would go back on any minute. It never did. Some bought generators and tried their best to function. Others went to hotels or stayed with friends.

During that time my main vehicle of communication was my cell phone and Twitter.com. Those affected by the storm used the hash-tag #icestorm2008 or #icestorm08 on Twitter to keep track of what was happening around them. Even the power company @PSNH twittered.

Many of us felt isolated from the rest of the world as other people went about daily life, shopping for the holidays, we sat huddled and cold worrying about how to flush the toilet and how to take a shower. The simple things that we all take for granted we suddenly had to worry about. It certainly made you look at life a little differently.

Ice Storm 2008 is one I won't soon forget! The tree you hear cracking in this video finally split in half... I was safely out of the way.

I've been off Active Rain for nearly a week.

New Hampshire for those of you that are unaware has suffered a terrible ice storm.

Jay and I are lucky but very cold.

Our power went out SIX days ago... yes 6 days ago and to date is still out.

Today the temperature in our home was 45 degrees and dropping. We have no running water, no Internet, no heat and are very worried about bursting pipes.

We are indeed lucky we have a motor home and while it had been winterized and all items removed and stored for the winter we were able to get if filled with propane and can sleep in it.

It has a generator but little else. No running water or potty...but it has heat! Sleeping in a tin can (motor home ) not meant for 30 degree temperatures is better than sleeping in the freezing house.

Better yes, but I am very drained and trying hard to make the best of it.

I don't know when we'll get power back and people in NH have died trying to keep warm. Four so far...imagine people dying trying to keep warm!

We're lucky, I do know that and I am very grateful for what I have!

If I can't get back on for awhile...

Restaurant coupon offers...want to save some money?

It isn't often that we actually get a gift for no reason at all and like all things this gift has some strings BUT if you are planning on a dinner or lunch out then this is really a gift.

I received this information from someone who actually has used this service often, but so far Jay and I have not. We do plan on trying it and I have verified that the website does have restaurants that are local to me.

Basically what you do is put in your zip code on the web site and it will bring up participating restaurants in your area within 15 or so miles.

As I said, I checked our area and there are some excellent restaurants that participate.

Most restaurants offer gift certificates in various amounts and some with pretty steep discounts.

The kicker is you need to buy the gift certificates and of course you pay for them upfront so if you don’t use them the restaurants get their money. But if you do use them you could enjoy a $25.00 meal for only $3.00 excluding alcohol and tips of course.

For example recently there was a special buy a $25 certificate for 80% off (ended that day) which came to $5.00...then when you get to the check out, you type in for the promotion code the word "Surprise" and the total of the certificates you've ordered came up at $2.00 each!!!

Pretty cool! Buy, print them out and go enjoy a super cheap meal.

Most are good for a year but be sure to check out the expiration date just in case. Don't forget to type in the word "Surprise" for the added discounts if they apply!
