      <title>How I sold my home in 10 days--Selling a Home to the Internet buyer in Today's Market </title>
      <description>&lt;p&gt;Selling a home in today's market can be tough and that is an understatement for homeowners who bought in 2005-2007 in the Charleston SC real estate market.&amp;nbsp;I had to have a heart to hear with myself and take&amp;nbsp;my own advice I would give to any other seller.&amp;nbsp; The 2 biggest hurdles that I have to help sellers jump is price and condition.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;a href=&quot;http://activerain.com/blogsview/1263124/the-market-value-of-your-home-is-not-&quot; title=&quot;The market value of your home is not...&quot; target=&quot;_blank&quot;&gt;Appraised value and market value are 2 very different things&lt;/a&gt;.&amp;nbsp; In buyer's markets, value and price do not always meet in middle.&amp;nbsp; What you paid for a property or what you need to get out of it does not determine price either.&amp;nbsp; I admit I had this discussion with myself as I argued about what price to list my home.&amp;nbsp; After all, we had put over $25,000 in upgrades in this home and we should get our money back out, right? ...hardwood floors, ceramic tile, granite countertops, flagstone patio, landscaping, blinds, etc.&amp;nbsp; I'd love to just break even at least but the reality of the situation is that the builder had dropped prices, offering the same upgrades; there was a foreclosure listed at a significant discount around the corner AND there had not been a successful re-sale in my subsection in over 1.5 years.&amp;nbsp;&amp;nbsp;In today's market based on what has sold and what is on the market, I struggled on the price because what kind of realtor would I be if I put the sign in the yard and it stays up for months and months on my own house?!&amp;nbsp; Well, we bit the bullet and decided on a painful price slightly less than what we paid for the home and much less than the $25,000 we dumped into it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now the next hurdle, addressing the &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;condition&lt;/span&gt;&lt;/strong&gt;. I like to think we had a nice home, very trendy with lots of upgrades. Who wouldn't want to buy it?!&amp;nbsp; I had my stager, &lt;a href=&quot;http://www.activerain.com/mmarro&quot; title=&quot;Melissa Marro&quot; target=&quot;_blank&quot;&gt;Melissa Marro&lt;/a&gt; come in from the First Impression team for a staging consultation.&amp;nbsp; Per her recommendations, we did a lot of painting and packing to get ready. Then the showcasing began with the finishing touches by the stager to make sure furniture placement was right and add artwork and some missing pieces like a bed in the 3&lt;sup&gt;rd&lt;/sup&gt; bedroom and patio furniture outside.&lt;/p&gt;
&lt;p&gt;Then comes the &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;marketing&lt;/span&gt;&lt;/strong&gt;.&amp;nbsp; I took photos of every room including the exterior, yard, and screen porch and patio, making sure to find the best lighting and taking photos from different angles.&amp;nbsp; We even light a fire in the fire pit on the patio for photos so buyers could visualize using this additional space. I also took photos of the neighborhood amenities and streetscape. I made sure to upload the survey of the property, the Covenants and Restrictions, a copy of the floorplan, and created a flattering virtual tour to include photos of the house, yard, streetscape and amenities.&amp;nbsp; The home book had the Seller's Disclosure, along with the survey, Covenants and Restrictions, floorplan, name of utility companies and average bill, and HOA mgmt information. Any buyer considering this home had just about any piece of information they could possibly want.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Within the 1&lt;sup&gt;st&lt;/sup&gt; week, an agent that had not shown the home called me to say he was pretty sure he was going to be bringing me an offer but he just wanted to stop by to look at the house for himself. Turns out the buyers weren't coming to town for 2 weeks and they hadn't seen any other houses they liked. They didn't want to lose this house.&amp;nbsp; They wanted their agent to look at the house to make sure it looked as good in person as it did in photos.&amp;nbsp; On day 7 of listing the home, we had a contract from a buyer that had never stepped foot into the house.&amp;nbsp; We ratified the contract 3 days later at 99.5% of list price and we closed 3 weeks later.&lt;/p&gt;
&lt;p&gt;All that to say, &lt;span style=&quot;text-decoration: underline;&quot;&gt;buyers are out there looking for their perfect house&lt;/span&gt;.&amp;nbsp; What are you doing to make your listing their dream home?&amp;nbsp;I won't tell a seller to do anything I wouldn't do. That means, I'll give honest info about pricing your home even if it hurts. I'll make staging recommendations that are necessary so that we can have photos that show off your home in the best light.&amp;nbsp; We'll do everything possible to market your home but that means we'll need your help in following through with recommendations and obtaining property info like survey, Covenants &amp;amp; Restrictions, etc.&amp;nbsp; There is&amp;nbsp;an equation to get a property sold but it can require some elbow grease and work to get the property ready as well as making a tough decision on pricing. But in the end in my case, based on past sales, I saved over $25,000 in carrying costs (mortgage, utilities, landscaping, etc) by pricing it right and getting the house in showcase condition and selling it in 10 days versus 18 months.&amp;nbsp;&lt;/p&gt;

      <title>Is your Perception vs. Reality Out of Whack??</title>
      <description>&lt;p&gt;I don't think I'm being a pessimist here. I prefer to be more of a realist.&amp;nbsp; Zillow published a report about this showing that homeowners across the nation are overly optimistic about the value of their home with 41% of homeowners surveyed believed that their home value will increase in the next 6 months.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;It's certainly never been a better time to buy with low interest rates, tax credit incentive, inventory galore and lowest prices in 6 years or more.&amp;nbsp; It's never been a better time to sell for the same reasons even for sellers that might be upside down. Believe me, we sold our home this year for less than we paid for it and brought money to the table even though we put 5% down and paid the mortgage down over 5 years.&amp;nbsp; But we are moving up to a bigger home for less money that we could have 5 years ago so now is the time for us to make a move into our dream home.&lt;/p&gt;
&lt;p&gt;In my opinion, the short sale and foreclosure projections are grossly underestimated and based on some of the leading real estate spokespersons that I respect (like Steve Harney), recovery is still a long way off, at a minimum 2014 and up to 2023 for some states like CA, AZ, OH, FL. There are signs in the Charleston area that things are improving, but I prefer to temper the optimism with the following information that may impact the market in the next year or two.&lt;/p&gt;
&lt;p&gt;Interest rates by this time next year will most likely increase 1-2 points. They can't stay low forever.&amp;nbsp; Higher rates will also contribute to more falling prices since buying a home at $200K at 5.5% vs 7.5% will throw many people out of the ball game because the principal and interest payment will increase by over $250 per month.&lt;/p&gt;
&lt;p&gt;What are we gonna do after the tax incentive ends? First time homebuyers are accounting for about 60% of sales.&amp;nbsp; Homeowners that want to move up and take advantage of the credit may or may not be able to if they can't compete to sell their home with existing resale, short sales and foreclosures.&lt;/p&gt;
&lt;p&gt;I have a rental property that I put up for sale a year ago that didn't sell. The lease is almost up and based on values, I have to list it for $15,000 less now.&amp;nbsp; I just don't realistically see values increasing anytime in the near future. The good news is that in my area, they seem to be static for the time being. This could be a false sense of security given by the 1st time buyer tax credit which has increase sales and held values somewhat steady.&lt;/p&gt;
&lt;p&gt;Buyers should make a calculated move on the decision to purchase.&amp;nbsp; If you have to move in 2 years, it's probably not a great idea to buy a house unless you plan to keep it as a rental (which isn't a bad way to build wealth, but it does take some consideration).&amp;nbsp; My opinion on values is that I don't think you will lose as much value as your value will be static for some time until the economy and real estate markets heal their wounds depending on where you purchase.&amp;nbsp; In order to re-sell your home and break even, on average with the cost of selling a home and paying a buyer's closing costs which is customary in our market, your home would have to appreciate approximately 9+ percent. It's possible that you get a stellar deal on a foreclosure or short sale and we have helped many buyers do this, but most people will pay market value. Even if you land a great deal, you are most likely dumping money into it to make it your own as banks do not care for properties that way owners do.&lt;/p&gt;
&lt;p&gt;We still have lending issues where lenders have swung from one extreme of loose lending to the other where it seems like you have to give a blood and urine sample to get your loan closed.&amp;nbsp; A balance will have to be struck in the financing world to assist in the recovery. And home buyers and owners will have to get back to the basics of living within their means and saving for a downpayment.&lt;/p&gt;
&lt;p&gt;While it's difficult to predict what will happen, I think we cannot be naive about it because buyers and seller alike need us to help them make good decisions.&amp;nbsp; For some people, that will mean not purchasing and non selling but it's important to give them good information so they can make that decision.&amp;nbsp; We have a short window of opportunity for the tax credit to stimulate the market but it is a fallacy to believe or lead consumers to believe that we will get back to the good ol days of soaring appreciation any day now.&amp;nbsp; We might call them overly optmistic homeowners, but I agree with Zillow that they are just most likely misinformed or confused.&lt;/p&gt;

&lt;p&gt;When I opened the account, I was clearly told that I would not be assessed any monthly fees as long as I maintained a minimum balance of $10,000 between my 2 accounts.&amp;nbsp; Easy enough so I agreed.&amp;nbsp; I contacted BOA and the customer service man was nice enough to refund me 3 months worth of monthly fees, but that still left 6 more months of charges I was out.&amp;nbsp; He said I would have to call back and speak to the center where I started my account.&amp;nbsp; No where on BOA's website could I find this number so I called back to the same number.&amp;nbsp; The lady told me that I should have checked my savings account statements for suspicious activity and I could have reported it sooner.&amp;nbsp; While, I check my checking account statements to balance my checkbook, I never thought in a million years, I would have to check my savings account for suspicious activity from my BANK!!!&amp;nbsp; Ok, so maybe it was my fault for not catching it, but I assure you that I would have NEVER started a separate account had I not been told I would be assessed any fees as long as I maintained the minimum balance between my 2 accounts.&amp;nbsp; Strange enough, I told her I wasn't charge this fee when I started the account and she told me they usually give a 3 month waiver.&amp;nbsp; Ok, well, from checking my statements, I wasn't charged a fee for 5 months.&amp;nbsp; She couldn't explain that.&amp;nbsp; Then there was one month I was charged the fee, but I had at least the minimum balance supposedly required.&amp;nbsp; Then she said, oh, but there was one day the balance went below.&amp;nbsp; What the heck happened to average daily balance?!&amp;nbsp; She couldn't give me another contact to speak to. She only suggested that I walk into a banking center. I have a feeling they will not be able to help either and I have a feeling, I will be closing this account and taking my money elsewhere.&lt;/p&gt;</description>

      <title>Buyers Get 2nd chance: Tax Credit extended, Military Incentives added!</title>
      <description>&lt;p&gt;The $8,000 tax break for first-time buyers, which was set to expire at the end of this month, will continue until April 30. Buyers would have to have signed a contractual purchase agreement, but not necessarily close on the sale. Another 60-day cushion beyond the end of April would be provide to complete the closing to June 30, 2010.&lt;/p&gt;
&lt;p&gt;The measure removes the first-time-only stipulation opening the tax benefit up to existing homeowners who've lived in their current residence for at least five years but want to relocate to a new primary residence. The incentive amount for those buyers is $6,500.&lt;/p&gt;
&lt;p&gt;The income limits for both first-time buyers and existing homeowners would be $125,000 for individuals and $225,000 for couples - up significantly from the current first-time buyer thresholds of $75,000 per individual and $150,000 per couple.&lt;/p&gt;
&lt;p&gt;The tax break would only be offered on homes priced at $800,000 or less, and beneficiaries who sell the home or stop using it as their primary residence within three years would be &lt;strong&gt;required to repay the credit. &lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;We just took a listing that has previous been on the market in Goose Creek for over 10 months.&amp;nbsp; When we reviewed the past listings prior to our listing appointment, we instantly knew the problem(s) and how we could improve the odds of selling.&amp;nbsp; The problem was &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;presentation!&lt;/span&gt;&lt;/strong&gt; It's the first rule in marketing IMHO.&amp;nbsp; The product must be appealing and packaged properly. This is a lovely home with a fabulous floorplan in a wonderful community but the previous listings didn't convey this. If buyers don't like what they see in the photos, they aren't going to step in the door.&lt;/p&gt;
&lt;p&gt;During the first listing, the house was occupied and wasn't showcase properly to entice a buyer.&amp;nbsp; This home is in a neighborhood competing with new construction and&amp;nbsp;a model home making it irrestible to buyers. In second listing, the house was vacant. &lt;p&gt;UPDATE 11/16/09: We've been on the market 10 days and we just got our first showing and an offer!!&amp;nbsp; While it was a low offer and I'm not sure if we'll work it out, it goes to show staging works! We took care of it for you and there's no charge. Have a great day!&quot;&amp;nbsp; It was everything in me not to bear hug this man.&amp;nbsp; I said, &quot;Are you sure? Didn't charge me for it and then give me a rose.&amp;nbsp; Talk about knowing how to treat a lady!&amp;nbsp; I've never gone anywhere else for anything they can do.&amp;nbsp; Granted they are always busy so there may be a wait, but there is always a friendly face to greet you and I know I will get an honest assessment. And I know you will too! Also, if you purchase your tires from Geralds, they offer free tire rotation and flat tire plugs and patches for the life of your tires. Can't beat that!&lt;/p&gt;

Now is the perfect time to buy, enjoy homeownership and be on the incline in the next 5 years. As a seller, you have to ask some tough questions. Can I hang on to the property for at least 5 years? If the rent doesn't cover the mortgage, can I pay the difference? Can I afford the necessary maintenance that may come up in the next 5 years i.e. water heater, dishwasher, HVAC, or roof replacement, HOA fees, regime fees, landscaping, carpet replacement, etc. Sometimes, it may be better to cut losses now when you consider the cost of maintenance and repairs.&lt;/p&gt;

      <description>&lt;p&gt;We certainly understand that is a tough time to sell a house as a seller, particularly for those who purchased after 2004 competing with falling prices, new construction, foreclosures and short sales.&amp;nbsp; Sellers and agents should be reminded of the following when determining price or making counteroffers.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The market value of a home is not...&lt;/strong&gt;&lt;/p&gt;

Well, not really but it seemed like I was telling them to with removing all the stuff out of the house.&amp;nbsp; Sometimes when sellers have so much stuff, it's hard for the agent and any buyers to look beyond the &quot;stuff.&quot; And that even includes me!&amp;nbsp;This home in Goose Creek, SC wasn't so bad, but it doesn't bring me to a point about what is better, a room without a defined function or a vacant one?&lt;/p&gt;

The house must allow a buyer to envision him/herself and their family in the space.&amp;nbsp; Most people are visual learners which means they are also mostly visual buyers.&amp;nbsp; The house must look and feel a certain way-so that they can see themselves in it.&lt;/p&gt;

      <title>Why YOU Must Carefully Choose Your 1st Four Photos in MLS</title>
      <description>&lt;p&gt;Sounds kinda silly, but it can make a difference in the marketing of your listing/home.&amp;nbsp; It drives me nuts to see the 1&lt;sup&gt;st&lt;/sup&gt; four photo all exterior shots from different angles. The first picture is usually an exterior photo.&amp;nbsp; This picture should demonstrate curb appeal to the max because if a buyer likes what they see here, they definitely want to see more.&amp;nbsp; I can speak from experience because we are in the process of purchasing and we pass over homes that don't have the &quot;look.&quot;&lt;/p&gt;
&lt;p&gt;Curb appeal means a lot of things and will include a well kept lawn, pressure washing the exterior, removing any debris, etc. Curb appeal can also be enhanced by pops of color.&amp;nbsp; Use hanging baskets with colorful flowers if you have a front porch, potted plants or topiaries on either side of the door, and freshened up flower beds with pinestraw and fresh flowers. Don't forget that &lt;em&gt;curb appeal doesn't stop on the outside&lt;/em&gt;. &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;The use of the Internet brings your curb inside&lt;/span&gt;&lt;/strong&gt;.&lt;/p&gt;

&lt;p&gt;Buyers are attracted by certain things but you have to at least have the photos for them to even look. Following are my suggestions that should be included in your top 4 photos.&lt;/p&gt;
&lt;p&gt;&amp;bull;1.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Kitchens can make or break a house. One of the number #1 features I have found a buyer have requirements on is the kitchen. This room must be clean and uncluttered with plenty of light.&amp;nbsp; Upgraded kitchen will win buyers over!&lt;/p&gt;
&lt;p&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Family rooms especially when photos demonstrate they are part of an open floorplan and have features such as fireplaces, vaulted ceilings or a view.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;3.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Bathrooms are #2 on the make or break a house features.&amp;nbsp; If you have a stunning bathroom, this should be featured.&lt;/p&gt;
&lt;p&gt;&amp;bull;4.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Outdoor living spaces are an extension of a home and bring value to a buyer.&amp;nbsp; If you have a nice size deck, screen porch, gazebo, pool (if it's an asset vs liability), large private backyard or a view, this photo should make the top 4.&lt;/p&gt;
&lt;p&gt;All other photos should follow. &amp;nbsp;The Charleston MLS allows up to 24 photos so the more, the better. If you aren't showcasing the home with multiple photos, what are you telling sellers who are researching listing agents about your marketing skills?&amp;nbsp; What other features are worthy to make the top 4 photos?&lt;/p&gt;

      <title>What will sell a house that costs less than your 1st price reduction?</title>
      <description>&lt;p&gt;Mr. Seller called me and needs to tell his house in Dorchester County, SC ASAP because he really can't afford a mortgage payment and rent payment.&amp;nbsp; Besides who wants to throw money down the drain? He relocated his family out of state 2 years ago and rented the property out when it didn't sell.&amp;nbsp; I spoke to the tenants who were more than happy to help the seller sell the home by making the property available for showing because they had been in those shoes before.&amp;nbsp; I previewed the property and stopped in my tracks.&amp;nbsp; I'll just say...clutter, clutter and way too much furniture.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I advised the seller that while this was going to seem painful for him, it would be more painful to start the marketing process before his home was in showing condition.&amp;nbsp; Why? &lt;p&gt;Many agents might have opted to list this property once it became vacant because it looks better empty that it did cluttered.&amp;nbsp; What you can't see if that&amp;nbsp;this home had been gently used and without furniture and dressings, a buyer wouldn't be able to get over all those gently used things (i.e. walls and carpet).&amp;nbsp; Don't get me wrong, they will notice it, but staging a property propertly helps to control where the buyer looks.&amp;nbsp; When done by a professional, it helps create an atmosphere so that the buyers can feel themselves living in a home and they can be more objective to look at the space. After some convincing, the seller agreed on my marketing plan to include the staging. It was painful again b/c of the cost upfront, but it has been my experience that &lt;span style=&quot;text-decoration: underline;&quot;&gt;proper&lt;/span&gt; staging and pricing equals SOLD! With the staging package, I recommend a price of $200,000. If he chose the option not to stage, I recommended the price of $189,000 because the average sold per sqft in the neighborhood is $86/sqft. Also, the average days on market for this neighborhood was&amp;nbsp;130 days.&lt;/p&gt;

Here are some before and afters.&amp;nbsp; The pictures convey a completely different house!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Due to the seller's situation, we agreed that if we didn't get 7-10 showing within the first 45 days or an offer, we would reduce the price to $195,000. The cost of a 3 month contract to stage the living, dining, breakfast room, 2 bathrooms and the master bedroom was $1600.&amp;nbsp; The &lt;strong&gt;GREAT NEWS&lt;/strong&gt; is that we didn't have to reduce the price because we got a contract for $196,000 on Day 42!! We closed on this property last week!&lt;/p&gt;
&lt;p&gt;So this seller could have opted not to do the staging and would have most like received an offer close to $189,000 but it might have taken 94 days which would have meant he had 94 days of carrying costs to pay the mortgage, electric and water bill and lawn service but instead, he netted $8000 more for an investment of $1600!&lt;/p&gt;

&lt;p&gt;Buyers need to understand that it is sometimes best not to wait for the absolute bottom. Sometimes buying on the left side of the curve isn't so bad.&amp;nbsp; Sure you may not get the absolute best price, but you're going to get a good deal nonetheless.&lt;/p&gt;
&lt;p&gt;Right now in our market we are seeing homes going for $50,000 or more above list price.&amp;nbsp; Cash is king.&amp;nbsp; Home buyers who are buying homes as residences are getting pushed aside by investors.&amp;nbsp; It's the old adage of swimming with the sharks.&amp;nbsp; These people know what they're doing.&amp;nbsp; If you're inexperienced at the game, you probably shouldn't be in it.&amp;nbsp; That's where waiting for the bottom is a mistake. Now you have to play with the big boys.&amp;nbsp; And they play for keeps.&lt;/p&gt;
&lt;p&gt;Hopefully everyone is learing some strong lessons in this market.&amp;nbsp; But history tells me that the same mistakes will be made in the future.&lt;/p&gt;

&lt;p&gt;If I have a buyer approved up to $250,000, I first investigate the list to sale ratio of the type of homes in the areas they are interested in.&amp;nbsp; If the average list to sale ratio is 95%, instead of searching up to $250,000, I would increase the search parameter by 5% up to $262,500. &amp;nbsp;This would provide more and hopefully better options to the buyer.&amp;nbsp; If the average list to sale ratio is 95%, then it can be reasonably expected that a buyer would still be able to stay within the amount he/she is preapproved by negotiating this price down.&amp;nbsp; May not work all the time, but it is a thought.&amp;nbsp; I always ask for my buyer client's permission to do this and explain that if a property is already priced below market value, it might be tough to get the seller to come down more.&amp;nbsp; Most buyers opt to exercise this choice.&amp;nbsp; It's amazing what might be available for only $5,000 or $10,000 more.&amp;nbsp; You&amp;nbsp;will be your buyer's hero.&lt;/p&gt;

Most people might choose something simple like your full name or your first initial with your middle name for your username.&amp;nbsp; But in case your 1&lt;sup&gt;st&lt;/sup&gt; choice is not available, I'd like make a suggestion if you are using facebook or twitter as a business tool. &lt;p&gt;This 3 BR 2 BA 1575 sqft home&amp;nbsp;was originally listed at $163,000, dropped to&amp;nbsp;$153,000, then $145,900, then $139,000, and this week, it was just reduced to $129,900.&amp;nbsp;This property is a bank owned property that has been on the market since November 2008.&amp;nbsp; My buyer wanted to see more pictures of the interior since there was only one photo (the exterior) which is the minimum required by our MLS.&amp;nbsp; Since the listing agent did not include them, the only way for this to happen was for me to preview this property, take photos and send them to her.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As you can see, you really can't tell much from this photo. It's taken vertically which don't do this house any favors.&amp;nbsp; As a seller's agent, I view it my fiduciary duty to help a seller (regardless of whether is a a bank owner or resale) to maximize the sale in the shortest amount of time for the most amount of money. Most buyers and agents assume that if a property doesn't have multiple photos, it must be a dog inside--which is EXACTLY what I expected to find when I preview this foreclosure.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;To my surprise, this home is an absolute GEM for the price!! Check out these photos I took of this property. Why on earth would take a vertical photo of this house.&amp;nbsp; I can understand why someone might think to do so when a garage is a large part of the front of the house, but if you take the photo straight on, it does not focus on the garage.&lt;/p&gt;

What I notice about the days on market and price history is very sad.&amp;nbsp; I really believe with multiple photos, this home would have gotten the exposure it deserves and would have sold at a higher price.&amp;nbsp; So seller, please ask your agent to send you a link to the MLS listing if they have not sent it to you and don't be afraid to ask for multiple photos.&amp;nbsp; It could cost you days on the market and thousands of dollars.&lt;/p&gt;
